What is a SRES?
Kathy Torvick obtained an SRES designation in 2008. An SRES agent is a real estate agent who has completed specialized training in working with clients over the age of 50. The Marketing Plan Highlights
Each property is unique, therefore a customized marketing plan will be developed to best present the home to prospective buyers.
1 Prepare and explain all the necessary paperwork and assist you with filling out the forms.
2 Provide you with referrals for pest inspectors, property inspectors, and contractors, etc.
3 Arrange for a REALTY EXECUTIVES yard sign to be installed in the front of the property.
4 Acquire a sign rider for an “On-Demand” QR code providing instant photos and details about the listing.
5 Obtain a key to the house and install a digital lockbox for agent access.
6 Complete the Multiple Listing entry form with review and approval from Sellers.
7 After the staging is completed arrange for digital photos of home and grounds and to use in the marketing process.

We receive an offer!
Review the Offer(s) with you highlighting the price, terms, and conditions.
1. Negotiate the highest possible price and most favorable terms for you.
2. Request a pre-qualification letter from the buyer’s agent and verify the buyer’s ability to qualify for a loan or in the case of a cash purchase, request proof of funds.
3. Attempt to coordinate the close of escrow with a corresponding purchase (contingency of sale of other real estate) or negotiate a rent-back position with the buyers.
After the Negotiations
1. Insure escrow has been open and the information the escrow officer has is correct.
2. Insure the deposit is made in accordance with the purchase contract terms.
3. Coordinate any inspections requested by buyer, obtain the reports and review them with you.
4. In the case of requested repairs, discuss the request with you and coordinate the repairs or negotiate credit in escrow.
5. Stay on top of all contractual deadlines to ensure escrow closes on time.
6. Request Estimated Closing Statement from the escrow officer to verify all dollar amounts are charged or credited properly.
7. Accompany you to the signing at the escrow company.

8. Arrange for the buyer’s agent to obtain the keys to the house once escrow is closed.
9. Confirm that the deed has been recorded and ESCROW IS CLOSED!!!
10. Confirm that you have received your proceeds check.
11. Follow-up with any issues that may remain.
Closing Escrow
The actual "close" of escrow occurs after funding has occurred and title recorded at the county recorder’s office. Once the loan documents has signed by the buyers, they are sent to the lender along with a funding request (release of funds). Depending upon the lender, this may take anywhere from one to three days to review the package and fund the loan. Once the lender has determined that funds can be released, they notify the Escrow Officer. The Escrow Officer then calls the Recorder’s Office to get the recording in the queue. At this time, most title firms will institute a last minute recheck of public county records to insure that no additional liens have been recorded. If a new lien should appear, the title recording is pulled and the close of escrow is delayed until the lien can be satisfied. Once final title check is complete, the title company calls the Escrow Company to confirm that all documents have been recorded and to provide the final title and lender payoff costs. The escrow company then balances your file, prepares a closing statement, and disburses the funds. Once the above is completeyour escrow has closed! Congratulations!!!
