We work closely with the Colliers office brokers to track and provide analysis on lease comparables, tenants in the market, and market trends across the DFW metroplex. We aim to arm brokers with market data and insights utilizing best-in-class resources to better advise their clients.
Jörg is an Executive Vice President at Colliers, a senior partner, and the co-leader of the Dallas Multifamily Advisory Team. He is involved in all aspects of the team’s business and concentrates primarily on business development and transaction origination. Jörg has over 20 years of commercial real estate experience acting as both a principal and a capital markets intermediary with a transaction volume exceeding $4 billion. Previously, he was at JLL, where he rose to lead the Dallas Multifamily Investment Sales team. Before joining JLL, Jörg was a partner at a pair of real estate development companies where he was responsible for developing various multifamily and mixed-use projects such as Mockingbird Station in Dallas, TX and So7 in Fort Worth, TX. He earned a Master of Business Administration from Texas Christian University (TCU).
Chris is an Executive Vice President at Colliers, a senior partner, and the co-leader of the Dallas Multifamily Advisory Team. Although he is involved in all aspects of the team’s business, he concentrates on transaction execution paying particular attention to debt and equity originations. Chris has over 35 years of experience, completing 150+ transactions and over $2.5 billion in deal volume exclusively to the multi-housing industry. Previously, he founded and operated LaPaul Partners, a boutique commercial real estate investment advisory firm that specialized in the sale and financing of institutional grade multifamily properties in Texas and throughout the southern U.S. Chris graduated from Southern Methodist University (SMU) with a Bachelor of Business Administration degree in Finance.
Danny is Vice President at Colliers and a junior partner on the Dallas Multifamily Advisory Team. Although he is involved in all aspects of the team’s business, his primary focus is originating and executing all types of capital market transactions for non-institutional clients or in secondary markets. Danny has over 10 years of commercial real estate experience working on both the investment sales and debt & equity side of the business. Previously, he held positions at HFF, Newmark, and JLL. Danny attended Nottingham Trent University (NTU) in the United Kingdom on an athletic scholarship and graduated with a ‘joint honors’ degree in Business Management and Accounting and Finance.
O’Neal serves as a Financial Analyst for the Dallas Multifamily Advisory Team. He underwrites all the team’s transactions and prepares their broker opinion of values and offering memorandums. O’Neal has previous work experience in the commercial real estate industry that includes development, private equity, and leasing. He earned his MBA from Southern Methodist University (SMU), concentrating in real estate. Additionally, O’Neal has a master’s in finance and a B.A. in Economics from SMU.
Grace is the Client Services Coordinator for the Dallas Multifamily Advisory Team. In this allencompassing role, she performs several functions including transaction management, due diligence, market research, business development, as well as handling all of the marketing and organizational efforts for the team. Prior to joining Colliers, Grace was a Marketing Specialist at Hillwood for their industrial leasing team. Grace has seven years of experience in the commercial real estate industry and holds a BS in Communications from the University of North Texas.
Mike leads all research efforts for Colliers' Dallas-Fort Worth professionals. He has over 23 years of experience in gathering and analyzing research data for all commercial real estate property types. Mr. Otillio specializes in providing insightful information found from scouring various resources, and often crucial in the design of real estate solutions our advisors provide their clients. His knowledge of online commercial real estate tools make him a powerhouse resource. Mike received a BS from the University of Louisiana at Lafayette.
Amber oversees all marketing and implementation strategies for Colliers' Texas Region. She leads the local marketing team supporting over 80 brokerage professionals across multiple service lines, asset types, and geographies. Through collaboration, they empower their sales experts with an elevated level of support propelling Colliers' Texas Region to a competitive edge and accelerating growth. Ms. Ryan brings over 11 years of direct experience in marketing for commercial real estate assets with expertise in business development, positioning, and developing best practices. She holds a BS in Finance from the University of Texas at Dallas.
Andy is a talented design professional with over 17 years of experience across a diverse portfolio of projects. From Disney to Hasbro to Hot Wheels, Andy has specialized in designing for large scale exhibition graphics, Monopoly game boards and everything in between. At Colliers, Andy has consistently demonstrated his value as a vital member of the marketing team providing design expertise and continues to build on his skill set. Andy received a BA Honors degree from Southampton Solent University in the United Kingdom.

Dallas Multifamily Advisors were tasked with creating a marketing strategy, conducting a competitive process, and ultimately identifying a highest-price buyer that could provide surety of close. Following, are challenges the Team encountered and strategies that were implemented:
Challenge: The seller was concerned regarding impending adverse events taking place in the capital markets and wanted to sell the property as fast as possible.
Strategy: Colliers designed an abbreviated marketing process that targeted 20+ investors that were identified as the top prospects for this opportunity.
Result: This Bespoke marketing strategy yielded 10+ offers.
Challenge: Selected buyer was too uncomfortable with the overall risk in the lending market and chose not to move forward.
Strategy: Colliers’ target list initially included several institutional all-cash buyers as a hedge against leveraged buyer fallout.
Result: The deal was awarded to an all-cash buyer that The Team had strategically kept engaged throughout the process.
Challenge: Before the selected buyer started their due diligence, they were informed by their debt broker that all potential lenders had pulled out of the market.
Strategy: Colliers leveraged existing lending relationships in order to source additional financing options that would allow the selected buyer to move forward.
Result: Colliers received multiple term sheets from lenders at terms acceptable to the buyer.
Colliers’ hands-on approach and technical expertise resulted in a positive outcome for the client. The property is currently under contract to one of the institutional all-cash buyers. The final pricing is less than a 3% discount from the previous leveraged buyer’s price.
Obstacle 2 Obstacle 3Surfside at Sapphire Bay is a 315-unit brand-new suburban, luxury apartment community located within the $1 Billion mixed-use, master-planned community named Sapphire Bay located in the DFW Metroplex on the shores of Lake Ray Hubbard. Below is additional background on the project:
• The sponsor closed on the site, worked through the entitlement process with the City of Rowlett, and had already received their building permits
• The building permits required construction commencement to begin within six months of issuance
• The sponsor had previously raised JV capital from friends and family; however, due to the sizeable equity requirement and sense of urgency engaged Colliers to raise institutional JV equity

Challenge: Colliers anticipated potential investors having concern about the unproven nature of the site. Although Sapphire Bay had a tremendous amount of development projected, Surfside would be one of the first projects to start.
Strategy: Colliers crafted a marketing plan to emphasize the stand-alone strength of the Surfside site, even before other development was in place. This strategy was facilitated by the sponsor owning all three parcels at the front of the Sapphire Bay development.
Result: Colliers successfully executed JV equity placement with an out of state institutional firm, which allowed the sponsor to break ground prior to the expiration of the building permits
Colliers’ hands-on approach and technical expertise resulted in a positive outcome for the client. The successful JV equity placement in the face of a challenging market allowed the sponsor to achieve his objectives and meet his projected construction timeline. The combination of Colliers’ vast capital markets knowledge, development expertise and multi family specialization contributed to the successful outcome of this nuanced and complicated transaction.
