It has been an eventful first half of 2023 for the Cape Town property market. Despite the ongoing increase in interest rates, there has been a notable rise in sales compared to the same period last year. Particularly, the upper end of the market (properties valued at R15m and above) has experienced exceptional activity, with a majority of purchases made in cash. This is likely due to affluent buyers holding a significant portion of their wealth in USD, GBP, or Euros, enabling them to take advantage of the current favourable exchange rate and the unmatched value that Cape Town offers compared to other major cities worldwide.

Both sales and rental stock are currently at a low, with appropriately priced homes selling rapidly and rental properties being quickly snapped up. The primary reason for this is the effect of semigration, as more individuals are moving from Gauteng and KwaZulu-Natal to the Western Cape, particularly Cape Town. This trend has led to a healthy increase in property prices and rental rates, as demand currently exceeds supply in the market.

Winter is typically a quieter period in the Cape Town property market, and it has been observed that May and June have seen slightly less activity compared to January through April. Sellers are generally less inclined to list their properties during winter, but buyers continue to show strong interest, and the colder months have not negatively impacted the properties that do become available on the market.

As we enter the third quarter and the second half of 2023, we anticipate a bustling market, with momentum picking up from August through spring and into the summer months.

South African ceramic artist, Zizipho Poswa recently exhibited iiNtsika zeSizwe (Pillars of the Nation) in the USA. This exhibition marks Poswa’s first solo presentation in the United States and her inaugural collection created entirely in bronze.

Poswa’s monumental sculptures, with a tendency towards modernism, draw inspiration from the spirituality and traditions of her Xhosa culture. iiNtsika zeSizwe builds upon the thematic interests of her initial series of significant ceramic sculptures, which involved stacking abstract forms on voluminous bases to create totems representing female strength and resilience. These works delve into the practice of “umthwalo” (load), in which African women carry heavy items on their heads, often walking long distances in rural areas.

Each ceramic form in iiNtsika zeSizwe, Pillars of the Nation has been named after a significant woman from Zizipho Poswa’s home village of Holela in rural Eastern Cape, South Africa. The titles have been formed by blending the Xhosa term ‘Mam’, meaning ‘mother’, and the respective name of each honoured woman. The body of work pays intimate homage to the women within the artist’s extended community, the mothers, sisters, providers, healers and caretakers.

They are custodians of Xhosa ritual and custom, preserving traditions as they are passed on from one generation to the next. The loads they carry reach beyond physical offerings essential to the survival of their communities. They bear the symbolic weight of womanhood with an unyielding generosity of spirit.

Honouring another local woman, the name Sayini means trace or presence. The work’s form represents a bundle of sticks. Firewood is collected from the village’s nearby forest to be used in the cooking of the community’s shared food. The gathering of wood is one of the most physically demanding tasks for the local women. The women work sustainably, only harvesting wood from fallen or dead trees. The chore requires numerous hands, offering the opportunity for coming together, exchange, problemsolving and connection amongst the village’s women.

Named after an important woman in Poswa’s home community, the Xhosa name Bongile means to praise or give thanks. The work’s depicted load – an ample stalk of bananas – honours the women of West Africa. The region is home to major banana-producing countries where the fruits are a vital source of economic empowerment for women.

This work honours another matriarch from Poswa’s village whose name, Answari, is a derivation of the English word answer, meaning response or solution. Mama uNoAnswari is a keeper of livestock in the village, tending traditional farm animals including chickens, goats and cattle. The work’s depicted load is a plate laden with carrots. Poswa has childhood memories of Mama uNoAnswari cooking carrots, pulled from the earth of the village’s garden and shared with the community.

The name Sekshin is a phoneticisation of the English word ‘section’. Mama uNoSekshin’s husband, like many men in the community, works in the mines to financially provide for his family. When a bride is welcomed into the groom’s family, they are given a name that carries particular significance. Her gifted name refers to the particular section of the mine in which her husband works. The load depicted in this sculpture is a bundle of oranges which, though not commonly farmed in the region surrounding Poswa’s village, are a fairly inexpensive and nutritious fruit frequently available at the local market.

Mam’uNoNezile is titled after a neighbour and matriarch from Poswa’s village. The woman – Mama uNoNezile – is a local farmer, breadwinner, and single mother to her family. The work’s abstract form represents an amalgam of different loads. These abstracted fruits and vegetables are symbolic of both nourishment and maternal abundance.

This work is titled after Poswa’s neighbour and friend, Mama uNoMathemba, the Xhosa name meaning hope. The work’s load is an abstracted bundle of corn, the most widely grown grain crop in South Africa. Produced throughout the year and able to flourish in diverse environments, this staple crop is used to make a variety of foods and is also used as feed for the community’s livestock.

The name ‘Zinzile’ means steadfast or unwavering. The work’s load speaks to the oblong form of a wooden barrel lying on its side. Traditionally gifted to Xhosa women on the occasion of their marriage, the barrel is a significant customary gift. Initially used to brew beer for the wedding ceremony, the barrel’s ample capacity to store hardy provisions, like maize or grain, is essential to sustaining the family through the winter seasons

As the winter season settles in, shorter days and longer nights become the norm. During this time, lighting plays a vital role in creating a cosy and inviting atmosphere in our homes and workspaces.

“Lighting is a well-considered tool in the interior design industry extending well beyond functionality,” explains Savage, outlining how it is used to create ambience, emphasise colour tones and highlight focal points in a room.

“There is a synergy between paint colours and lighting which further enhances the warmth of a room when paired with yellow lighting,” Savage says. “When you walk into a room, your eye is naturally drawn to the best-lit areas, so use it to accentuate artworks or sculptures.”

According to Savage, it is also important to think of it beyond the typical hanging lights, table, wall or floor lamps, and use it in unassuming ways such as in cabinetry or shelving.

By effectively utilising both natural and artificial light sources, you can maximise the amount of light in your environment and create a warm glow that uplifts your spirits and combats the winter blues.

We chat with Clinton Savage from Clinton Savage Interiors and Architecture about maximising natural light and using artificial light to create a warm glow in your home.

HERE’S HOW:

Maximising Natural Light:

Clear the Way: Start by ensuring that windows and skylights are clean and free from any obstructions. Dirt, grime, or frost on the glass can significantly reduce the amount of natural light entering a space. Regularly cleaning your windows can make a noticeable difference in the brightness and clarity of the light.

Window Treatments: Consider using sheer curtains or blinds that allow ample natural light to pass through while still providing privacy. Avoid heavy drapes or dark-coloured curtains during the winter months, as they can block out precious daylight. Opting for light-coloured, translucent window coverings will help to maintain a bright and airy feel.

Reflective Surfaces: Strategically place mirrors or other reflective surfaces near windows to bounce and disperse natural light further into the room. This technique helps to amplify the available light and create a sense of spaciousness.

Trim Outdoor Vegetation: Trimming trees and shrubs near windows can prevent them from obstructing natural light. Prune any overgrown branches that may cast shadows and reduce the amount of sunlight entering your space.

Using Artificial Light to Create a Warm Glow:

Warm-Toned Bulbs: Choose light bulbs with warm tones (measured in Kelvin). Look for bulbs with colour temperatures around 2700K to 3000K, which emit a soft, golden light resembling the warmth of daylight. Avoid cooltoned bulbs (above 5000K) as they can create a sterile and harsh atmosphere.

Layered Lighting: Incorporate multiple light sources in a room to create depth and ambience. Consider using a combination of overhead lighting, task lighting, and accent lighting. This layering technique allows you to adjust the intensity and direction of light according to your needs and desired mood.

Dimmers and Smart Lighting: Install dimmer switches or use smart lighting systems that allow you to adjust the brightness and colour temperature of your artificial lights. Dimming the lights can create a cozy and intimate atmosphere, especially during the evening hours.

Use Warm-Toned Lampshades: Opt for lampshades in warm colours, such as cream, beige, or soft pastels. These shades help diffuse the light and contribute to a warm and inviting atmosphere.

The Best Winter Plants

“Winter gardening in the Western Cape is a great time to accomplish a number of garden tasks, chief among them being cleaning up or cutting back in preparation for the next growing season, to encourage shrubs to be bushy and to tidy them up, plus we take note of the lower arc of the sun and trim tall bushes and trees to bring in light, especially on lawns,” explains Chris Maddams of Red Daffodil. According to Madams, it’s also a great season to take stock of what worked and what struggled in the last summer and look to replant, using the wet weather to help your new plants bed in so they are ready for the growing season in Spring and well-rooted into cooler, deeper soil by the summer, especially in gardens without irrigation. “A lot of people feel it’s a time without much floral activity, but fynbos has plenty of plants that bring warmth to the garden, and more importantly feed the local fauna in the cold months.”

Aloe Vera

Aloe Vera is a must-have plant for any Cape Town garden. This resilient species not only adds an exotic touch but also serves as a natural first-aid kit due to its healing properties. Aloe Vera is well-suited to the city’s winter climate, as it prefers drier conditions and can tolerate cooler temperatures. It requires minimal maintenance and can be a stunning addition to rock gardens or containers. “We tend to plant it for its medicinal purposes, and needs a sunnier location,” says Maddams.

Cape Honeysuckle

The Cape Honeysuckle is a versatile and vibrant shrub that blooms with stunning clusters of tubular flowers throughout winter. “It’s available in a few different — colours, orange, red and a lovely soft salmon,” Maddams says. Its long blooming period adds a splash of colour to your garden, attracting nectar-feeding birds. Cape Honeysuckle thrives in full sun and well-draining soil. Pruning after flowering helps maintain its shape and encourages new growth.

Blue Plumbago

Blue Plumbago is a South African native plant known for its stunning clusters of sky-blue flowers. This evergreen shrub provides yearround interest in the garden, with its green foliage contrasting beautifully against the blue blooms. It is drought-tolerant and can handle the cooler temperatures of Cape Town’s winter. Blue Plumbago thrives in well-drained soil and benefits from occasional pruning to promote bushiness. According to Maddams, aside from what the name suggests, it is also available in white.

Pelargoniums

“Pelargoniums, commonly known as Geraniums, commonly referred to as Geraniums, but that is a different genus, our indigenous ones are noted for their scents which add an extra dimension to your garden,” says Maddams. These hardy plants can tolerate both heat and cold, making them an excellent choice for Cape Town’s winter gardens. They come in a wide variety of colors, including pinks, reds, purples, and whites, allowing you to create captivating floral arrangements. Pelargoniums prefer well-drained soil and can thrive in both garden beds and containers.

Wild Garlic

Wild Garlic, also known as Society Garlic, is a lowmaintenance perennial herb that flourishes during the winter months. “I loathe the smell!” Jokes Maddams, before adding “its notably featured on a number of menus around Cape Town these days with the popularity of foraging-style menus.” It features clusters of purple flowers atop long, slender stalks and emits a delightful garlic-like scent when brushed against. Apart from its aesthetic appeal, Wild Garlic also acts as a natural pest repellent. It thrives in well-drained soil and is an excellent choice for borders, rockeries, or container gardens.

Cape Snow Bush

“This grey fine-leaved foliage makes a super contrast against more traditional green plants,” says Maddams. It’s more commonly known as Wild Rosemary and is a compact, aromatic shrub that produces clusters of small, white flowers resembling delicate snowflakes. It’s fragrant foliage and unique appearance make it an eye-catching addition to any Cape Town garden. Cape Snow Bush thrives in full sun and well-drained soil. Regular pruning helps maintain its compact shape and enhances bushiness.

The hot toddy is a classic winter drink with a long and storied history. Some say it originated in Scotland in the 18th century, where it was used to disguise the taste of raw Scotch. Others believe it comes from the Hindi word “tārī,” a cold drink made from the sap of the toddy palm.

No matter where it came from, the hot toddy quickly became popular throughout the British Isles.

The Classic:

Ingredients:

• 60ml Scotch Whisky

• 120ml hot water

• 1 tsp honey

• 1 lemon wedge (or 15-25ml lemon juice)

Preparation:

Pour the Scotch into a mug. Add honey. Slowly pour hot water over the spoon used for honey. Squeeze the lemon wedge and drop it into the mug. Let it stand for 5 minutes before serving. Grate a pinch of nutmeg on top if desired.

The Tea:

Ingredients:

• 60ml London Dry Gin

• 120ml hot water

• 1 tsp honey

• 1 herbal tea bag (chamomile, Rooibos, Honeybush)

Today, we know that alcohol doesn’t cure colds, but it can still be a soothing and comforting drink. Here are three recipes for hot toddies that you can try this winter.

The recipes are for single servings, but you can easily make a larger batch in a slow cooker or on the stove top. So gather your ingredients and get ready to warm up with a delicious hot toddy!

Try these three winter elixirs to fight off colds and keep the chill away:

• 1 slice of lemon

Preparation:

Steep the herbal tea bag in hot water. Add the gin and stir in honey. Add a slice of lemon and serve.

The Herbal Healer:

• 1 tsp finely chopped ginger

• 2 cinnamon sticks

• 2 cloves
