Your Colour Selections
At Kincaid, we believe your home should be reflective of your unique style. That’s why we offer you the opportunity to choose from an extensive selection of colours, fixtures, and finishes for the external and internal of your home. With beautiful palettes created by our expert interior design team, you can confidently lend your personal touch to create “your home”.
Our streamlined and boutique approach ensures your colour selection process will be simple and enjoyable, so your home is perfectly aligned with your vision.
Begin by selecting your external colour scheme. Choose from our comprehensive range of included options at no additional cost, or explore our premium upgrade selections. Your external colour scheme will encompass roof tiles, bricks, garage doors, render, cladding, gutter, fascia, downpipes and windows.
Once you have selected a colour scheme, you will have the option to upgrade various products and brands for an additional cost. For example, you may choose to upgrade your coloured concrete driveway to an exposed aggregate driveway.
Next it’s time to select your internal colour scheme. This covers colours and styles for your stone benchtops, cabinetry, splashback, floor and wall tiles, internal paint, timber floors and carpets.
Once you have selected an internal colour scheme, you will have the option to upgrade various products and brands for an additional cost. For example, you can choose to upgrade your tiled splashback, to a glass splashback.
During your colour selections, your Customer Service Co Ordinator will show you all the included items in your build that do not form part of the colour selection. These included items have all been included in the price of your building contract.

In anticipation of your Contract Presentation and Signing Appointment, you will receive a copy of your Build Contract. This is sent to you by your Customer Relationship Coordinator so you have time to read it and prepare for your meeting.
Usually conducted online, with the Building Contract available on DocuSign this meeting is led by your Customer Relationship Coordinator, who will guide you through the Build Contract, checking your selections and drawings are correct, and addressing any queries you may have.
In anticipation of your Contract Presentation and Signing Appointment, you will receive a copy of your Build Contract. This is sent to you by your Customer Relationship Coordinator so you have time to read it and prepare for your meeting. Usually conducted online, with the Building Contract available on DocuSign this meeting is led by your Customer Relationship Coordinator, who will guide you through the Build Contract, checking your selections and drawings are correct, and addressing any queries you may have. Your Customer Relationship Coordinator will ensure you have a thorough understanding so you can proceed to signing your Build Contract with full confidence.
You also have the options for an in-person contract signing meeting with your Customer Relationship
Coordinator at our head office. Upon the signing and exchange of your Build Contract, you will receive an invoice reflecting the agreed variable option fee. This payment is due within 7 days.
When your land has Titled, you will be called to settle on your block of land. Once settlement has taken place, we require proof of settlement. This is when we begin compiling all required documentation for the application of your build permit.
If applicable, Developer Approval marks a pivotal stage in the build process. The submission of comprehensive house plans to the estate developer for their approval includes precise site positioning, landscaping plans, facade drawings, corner treatment detail, and exterior colour schemes. Your home plans must meet the estate guidelines in full. This endorsement ensures that the building complies with the Developer’s vision for the estate, and is also a requirement for receipt of the build permit.
Your formal finance approval for construction needs to be submitted to your Customer Relationship Coordinator at this time.
Working alongside our engineers we will begin to finalise your home plans. Once completed these will be presented to you for final sign off in preparation for your building permit application.
When we have received your signed drawings, we will complete the final steps in preparing to make a site start on your home.
In order to commence construction we must hold a building permit for your home.
We submit all necessary documents including your detailed plans and Developer Approval to an independent building surveyor for review.
When the review is completed, the plans are submitted to your local council for final approval, and issuance of the building permit.
When all local and state regulatory requirements are met, the building permit is issued and we officially receive the Authority to Commence Construction.
Once all preparations are finalised, we formally notify you via email of the anticipated date for Site Start, marking the official commencement of construction for your home.
Base:
This stage includes the installation of the underground services, and the construction of your engineered slab. The foundation is specifically engineered for your land and meets all the required Australian Standards.
Frame:
Your frame includes the installation of all walls, trusses and windows. All work is inspected by the nominated certified building surveyor and the Kincaid construction team to ensure the highest levels of quality are maintained.
Lock up:
The lock-up stage of the construction journey signifies the completion of the roof cover , external cladding including the installation of external doors and locks, making the building weatherproof and secure from unauthorised entry. This stage is pivotal for commencing interior work and marks significant progress towards the home’s completion.
Fix:
During the fixing stage, we will install plaster to walls and ceilings, install cabinetry and internal doors, skirting boards, architraves and the completion of all joinery work. At this stage we see open spaces becoming functional. Your home will be ready for painting with attention to details begin given to all the finishing touches.
Completion:
The house is practically complete, and ready for the Certificate of Occupancy to be issued.
Completion of the home signifies completion of all construction tasks. Inspections have been carried out to ensure adherence to quality assurance
requirements. The building is ready for occupation or use, with all systems and amenities fully functional. Handover procedures are coordinated with your Customer Relationship Manager transferring ownership of the home to our customer.
During the 90-day maintenance period, we allow your home to settle. After this period we carry out an inspection and address any defects as a result of normal home settlement. As the proud owner of a Kincaid home you receive added peace of mind with a Lifetime Structural Guarantee.

We have worked hard on improving the service to our customers, with exceptional systems and a focus on continually improving our design and construction process to ensure your home lasts the test of time. We are now proud to be able to offer a lifetime structural guarantee at no extra charge to you. This guarantee is given in addition to any guarantee, statutory insurance or home builders liability scheme in force in Australia and is subject to the terms below. The Kincaid constructions lifetime structural guarantee is not transferable to subsequent owners and is specific to the owners named in the building contract and applies to all contracts signed with Kincaid from the 1st of July 2023.
