Fifteen years ago, Staufer Team Real Estate started a relationship with Monarch High School’s Indoor Percussion team and it has been the primary source of their funding. The high school students help Justen and his parents deliver local advertising in exchange for fundraising monies.

Growing up, music encompassed a large part of Justen and his four siblings’ lives (two of whom attended Monarch High School). Justen has been delighted to continue that support even through the pandemic and the uncertainty it brought, particularly to groups like these whose ability to be together and participate in fundraising was incredibly limited during this time.

Justen believes all potential buyers and sellers should interview more than one REALTOR®. Buying and selling a home is an important decision. This

decision should be led by someone a family feels extremely comfortable with and trusts. He also suggests asking many questions to guarantee they are a good fit. One of the biggest challenges he helps his clients overcome is dealing with stress and the emotions that arise during the home buying and selling process. He advises that in this line of work, a REALTOR® always needs to be “emotionally charged.”

This means that a REALTOR® needs to be on top of their game in order to help their client handle all the twists and turns the transaction process can hold.

In his free time, Justen enjoys spending quality family time with his wife, Jennifer and their two children Morgan (5) and Arwen (2.) As a family, they enjoy many famous Colorado pastimes such as hiking, skiing, and attending Broncos or Avalanche games. Justen loves playing ice hockey, guitar and gardening.

Very much a strong seller’s market for all property types and price points, the housing market from the Wyoming border down through the Denver metro area is seeing intense competition, with buyers often paying thousands of dollars more than the asking price. With our beautiful state continuing to attract new residents from across the country — Colorado has added nearly 1.5 million people in the past two decades — and builders struggling to construct enough new homes to keep pace with population growth, the inventory of homes available for sale remains uncomfortably limited.

In spite of the fact that these trends have created a troubling state of affairs that has worsened in recent years, the situation is not quite as bleak as it appears at first glance. But that doesn’t mean realtors should stop being aggressive in helping their clients navigate this seemingly sparse housing market.

Now, as an experienced real estate professional, you might be saying to yourself, “That doesn’t make sense because the inventory of existing and new single-family homes for sale both in Colorado and nationwide is historically low.” And while that is true, using “active inventory” to measure the number of homes available for sale does not provide the most detailed picture of the region’s housing market and why it might be so merciless.

Generally speaking, “active inventory” is a number calculated by simply adding up the residential properties marked as active when the calculation is made.

However, that number is almost infinitely variable since statuses can change any given day, week or month. As such, “active inventory” only provides a snapshot of a moment in time: Whatever is on the market today is the “active” count of listings available.

so rapidly the number of available homes for sale continuously goes down, which is the case across northern Colorado.

Consider the following statistics from Information and Real Estate Services (IRES), a Lovelandbased regional multiple listing service (MLS) that serves Boulder, Weld, Larimer, Logan and Morgan Counties, as an example of this phenomenon.

In June 2019, the inventory of homes for sale was more than 15,000, but that number fell by more than 25% to 11,730 last June. Looking at this year’s inventory of homes for sale across the region IRES serves makes the situation appear even more dire as there are just over 5,000 homes for sale — a massive 55.6% decrease from 2020 and less than 1/3 of the 2019 inventory.

So, while your client’s dream home might appear to be incredibly difficult to find because of what is being characterized as scarce inventory, be sure you’re not confusing the most commonly used supply-side housing metric — active inventory — with new listings. Throughout northern Colorado, the inventory of homes for sale appears to be plummeting for various reasons, but it’s not because sellers haven’t matched the enthusiasm of buyers. In fact, the number of new listings has remained relatively consistent — and even grown — over the past few years.
