When Alicia Miller took her family on vacation at the end of December 2021, she expected to enjoy some much needed relaxation and family bonding time with her husband and two to of their three college age sons. She expected to recharge and return to Colorado ready to help people find their ideal home. She expected her house to be waiting for her.

Instead, Alicia watched helplessly from afar as the Marshall fire swept through her neighborhood and the neighborhoods of her beloved clients. Her home was gone. And for the first time in a long time, she was forced to focus on herself. Helping others is easy. While reeling from her own loss, Alicia managed to get two of her clients, who also lost their homes in the fire, under contract within a month. Alicia says, “Seeing the relief and comfort on their faces was amazing.” It feels good to help others. But accepting help can be one of life’s most difficult lessons. Alicia was lucky to be surrounded by goodhearted people who truly wanted to see her succeed. In particular, RE/MAX of Boulder stepped up. They gave her the time, support and resources she and her family needed to get back on their feet and begin to move forward. It’s no surprise Alicia had a tribe waiting to support her because she has always loved working with and supporting others. People describe her as having integrity, perseverance and ambition.

Alicia still has the travel bug she fostered as a flight attendant. She and her family love discovering new placings and experiences. They have cultivated strong relationships with family in Belgium and France, traveling to see them and hosting them here in Boulder County. Alicia is impacted by how family- centered and welcoming her extended family are. “We are so busy all the time,” she says, “They [other cultures] are more about individuals and people and spending time with them.” Her extended family prioritizes a slower pace of life and take the time to get to know people and share history. Her great uncle once told her “in life, you should work to live, not live to work” and that has always stuck with her. While traveling, Alicia is interested in hearing the stories of people she meets. During a trip to Puerto Rico, she listened to one couple explain how they bought a coffee plantation on the island to live their retirement dreams. They’ve weathered literal hurricanes, but Alicia is most impressed by how they managed to escape the rat race of New York City to build a fulfilling life in what feels like a whole other world. Alicia believes, “Even in the midst of tragedy, there still are silver lin ings.” While she may have lost her house in the Marshall fire, Boulder County is still her home. The trag edy has magnified the importance and true meaning of home, for her self and those she serves. By focus ing more on herself, she’s developed a better work-life balance and made more time to connect with her family, just like the people she admires in other cultures. For the last decade, Alicia has helped people find homes. She’s a believer in the relationship-based Nija Selling program and feels it has helped her efficiently grow her business in a personally ful filling way. She considers some of her recent biggest successes getting first time home buyers under contract in such a competitive market. In the next year or so, Alicia believes prices will stabilize for a more balanced local market. While she adores her clients, Alicia also loves a good challenge. One of her favor ite aspects of real estate is the search to match people’s personalities and indi really know what they want, she enjoys finding properties that meet and exceed their “must haves.”
Alicia comes from a family of Realtors®. She grew up touring homes and new construction back in the days when houses were staged with fake fruit and French bread. She loved it. However, after college, she spent a few years as a flight attendant. She enjoyed seeing so many new places and meeting people from across the globe. After getting married, Alicia spent several years rais ing their three boys. As they got older, real estate called to her. “My parents really encouraged me to get into real estate because of how much I love peo ple,” Alicia says. They saw her strong relationships and desire to help others. And she’s happy to report all three of her sons have expressed an interest in getting into the industry. Real estate is turning out to be her family’s business.

Todd truly wants to see the people around him succeed; that’s what makes him such a great managing broker for RE/ MAX of Boulder. Todd likes to say, “My dad is a lawyer, and my mom is a psychologist, so I had to be a managing broker of a real estate company.” But Todd didn’t start out as a broker. When asked if he had any advice or predictions for the future of real estate, Todd said he sees real-life people, REALTORS®, still being the best source of good service. Like many industries, there’s a big push for technology in real estate to make the process easier and more streamlined. But a home is the biggest purchase most people will make in their lifetime, so they want help from an expert the managing broker for RE/MAX of Boulder was the opportunity to stop driving a star pattern across the state and to fill the role left by his mentor DB Wilson and help his company face the challenges of a changing industry. Todd stayed and loves his current role because of the company culture and the people he gets to work with every day.
A BIT OF RE/MAX OF BOULDER HISTORY RE/MAX of Boulder was started in 1977 and is often viewed as a part of a big franchise, but Todd wants people to know it didn’t start that way, and it doesn’t feel like that. RE/MAX of Boulder has kept many of the same people since its creation because of its amazing company culture. The people at RE/ MAX of Boulder genuinely want to help each other succeed; they want to collaborate. If an agent or staff member needs something, there is an actual person happy and qualified to help. The owners are involved and know how to support people used to running their own business. That kind of work atmosphere allows RE/MAX of Boulder to weather different markets and issues. They are the kind of brick-and-mortar office people want to go to. “You can feel the warmth,” Todd says. Todd supports his office by listening, offering advice where needed and assisting in negotiations. He calls a lot of what he does the art of de-escala tion. When a real estate agent is in the middle of a stressful deal or shift in the market, they often need someone to talk it through and brainstorm with them. Todd has become something of a Rolodex for “what if” situations in real estate. He collects stories of how situations have been han dled in the past to help his agents figure out what to do in the present. THE FUTURE OF REAL ESTATE
RE/MAX of Boulder consistently wins real estate awards like the 2022 Outstanding Brokerage of the Year award by RE/MAX International (an award based on volume and intangibles like leadership, integrity, brand ambassadorship and community involvement) and does a large percentage of the sales in Boulder County. However, they are especially proud to be doing well in a place filled with excellent real estate agents. It’s one thing to be a good player on a terrible team. It’s another to be a good player on a winning team. The real estate agents in Boulder County are a winning team, and Todd and RE/MAX of Boulder really respect and admire how well the local industry works with one another. The charity that holds a special place in Todd’s heart is Share a Gift, which he has supported as a board member and past president for over a decade. This organization supplies gifts to under privileged children during the holidays in a unique way. Todd explains, “What I absolutely love about that organization is the parents are shopping with out children. This is such a unique and empowering part of the event. Volunteers need to step out of the way to make sure parents are the providers and not the organization. If it is done right, children never know about us.” Similar charities want to see the kids’ faces, but Share a Gift understands they are not only giving the children a gift, but they are also giving the parents a gift by allowing the parents to be the heroes. Todd knows rates of domestic violence and suicide go up around the holidays because, despite being a time of celebration, they put a lot of pressure on people. He didn’t realize the real need for support in Boulder County until he got involved with Share a Gift, and now he says he will never leave the organization.

Todd’s family has called Boulder home for six gener ations. His great-grandfather was the first University of Colorado Boulder Outstanding Senior Graduate in 1900. One of Todd’s grandfathers was chair of the CU theatre department, and the other was the principal at Boulder High School and the assistant superintendent for Boulder Valley School District. After a brief stay in Durango for college and plenty of travel for devel opmental work, Todd is happy to keep his family in Boulder County. When not at work, Todd enjoys working on his house and spending time with his family. While his family likes to camp, hike and fish, Todd and his wife, Allyson, are at the point in every parent’s life where they spend more time chauffeuring and watching their kids do various activities than participating. That said, they still managed to entertain for every Avalanche playoff game and enjoy eating outside most nights as a family. Todd especially likes being spontaneous on the weekends and making happen whatever his family is into that day.

The decision to own an investment property means you must allo cate a certain amount of funds to ensure you have them when unexpected expenses arise, and they will. Remember that you can’t ask a tenant to “live with the inconveniences” like you might when it is your own home. Also, you have to remember that there are laws in place by the State of Colorado in reference to the war ranty of habitability to repair items within a reasonable timeframe. Whatever the circumstances are, often, your emotional attachment to the house is deeper rooted than you might think. It’s important to realize that you are making your personal home (with all the wonderful mem ories and years) into an investment, which is a business trans action. It is best if you prepare yourself for the fact that no one will care for your home the way you did, including your yard, and that your home may have “more” normal wear and tear than you put on it. If you cannot detach from the home and the emotions of it, you should consider if this is the best decision for you to turn it into a rental. A rental agreement between you and a tenant is a business transaction, and you need to treat it this way, leaving ALL the emotions aside.

Greg had a background in management consulting and process improvement. Curt had worked for the Navy and had owned a home inspection business in Florida before relocating to Colorado. The two believed their approach to home inspection was a better way to move the industry forward.

The Colorado business has now grown to have more than 20 employ ees and services homes throughout the Fort Collins, Boulder, Denver and Colorado Springs areas. In their first year, the team inspected 430 homes. Last year, they did more than 2,600 homes. The company is growing by more than 40% a year. This past year, they brought on an operations man ager (Sarah Stocker-George) and a general manager (Adrienne Pierce).
“We’ve built out our own digital, customized report template that contains almost all the possible items an inspector might find,” Greg stated.
