He worked at a popular Irish bar in Denver for the first year as he got his bearings. This is how Mark met his wife, Jennifer. He had convinced the owner to keep the bar open during the soccer World Cup outside of their normal business hours. The once-every-four-year tournament was held in Germany that year, so the live games aired during the morning Colorado time. Jennifer was studying to become a nurse and had decided to get celebratory drinks with fellow students after finishing a final exam. Much to her surprise, there happened to be a bar open in Denver late-morn ing. Four years later, they married on a beach in the Bahamas attended by family and friends.
On October 2, 2015, Jennifer gave birth to identical twin girls she claims were so eager to meet Mark and her, they arrived three months early. Despite the early start in life, twins Tara and

Nyla have thrived. They are the best of friends and definitely have that twin connection. Both girls are excellent swimmers and love to bike trails. They both agree that Moab is epic. Tara and Nyla get a lot of attention on the slopes. Their small frames speeding down the moun tain is a sight to see. Knowing how much the girls enjoy skiing, Mark and Jennifer recently purchased a condo in Keystone. Since Summit County has appreciated so much in the past decade, they were waiting until another economic downturn like
2008 to buy. But Covid has changed the dynamics of mountain living, so they decided to bite the bullet.
Mark and Jennifer love to travel. Prekids, they experienced Ireland and Italy, cycled from Vienna to Prague, and climbed Kilimanjaro. With the writing of this article, Mark is travel ing to the Grand Canyon to attempt a bucket list item: traversing the Grand Canyon from South to North rim in one day. It is approximately 24 miles with a combined elevation loss and gain of over 10,000 feet.
The Kennedy’s moved into a new build in the Calmante subdivision in Superior late last year. “Every couple of years we move so that I can keep my empathy for both buyers and sellers top of mind,” says Mark. While his home was being constructed, Mark began helping his soon-to-be HOA with planting trees in the common areas. He felt this was a solid investment to his new community. Today, Mark serves as a board member on the HOA.

company name is a combination of “decor” and the promise of “exceeding your expec tations”. These days, Mark conducts the initial bid and final walkthrough with the homeowner. He leaves the painting in the very capable hands of his dependable crew who are trained with an eye for detail.
Mark obtained his Real Estate license in 2012 when he decided he wanted an additional income stream. He works for ReMax Elevate in Louisville. “It’s a great group of people with a very supportive owner”, he says.” It has been a sellers’ market for more than ten years. With the Fed’s attempt to curb inflation by increasing interest rates this year, I have experienced the closest thing to a buyers’ market since I started in Real Estate. It is a confusing time to advise and strategize because both buyers and sellers think that they are in the driving seat. I feel that no matter what the market is doing I am still a full time psychologist who occasionally sells homes.”
Mark’s clients describe him as having integrity, perseverance and a highly motivated get-it-done attitude. Mark feels fortunate to be where he is. Like many Real Estate agents, he follows the teachings of a fellow Irish emigrant, Brian Buffini, who promotes common sense strategies irrespective of the economic or real estate environment. “Brian is certainly living proof that America is still the land of opportunity and anything is possible with the right attitude and hard work,” says Mark. He attributes his growing database as the key driver of his real estate business. As far as his painting company ‘Decorex’ is concerned, Mark says he is never too busy for your referrals.

JENNIFER MEET
JENNIFER GILLIGAN
RRaised just outside of cool, trendy Chicago in the suburb of Wheaton, Jennifer Gilligan moved all around the windy city before she arrived in Boulder.
Like most young people in their 20s, Jennifer was constantly out with friends until she felt like she wanted to change her world to a more “rea sonable” lifestyle, especially one that includes children. She began her work life in event planning and dot.com before dot.com sort of went away. And being a spontaneous soul, when her husband suggested they pick up and move to Colorado right away, she said, “OK, I’ll go.”
As triathletes, Jennifer and her husband ini tially met racing in Chi-town. They participated in events such as Mrs. T.’s Triathlon and Lake Geneva Triathlon, racing in syncopation on the beautiful
lakefront. Now, Jennifer says, “It feels good to awaken early, work out and accomplish things; it makes it so much easier to feel good about our selves.” She still rides “on a hill, anything on a hill.”
Moving to Colorado in 2000, they were able to find hills galore. She craves that endorphin rush and, when she isn’t exercising, finds her happiness at bay.
After arriving in Denver, Jennifer worked for Colomer USA, which produces and distributes hair products like American Crew for Men, MOP and ROUX, for eight years. She became close with her business associates who she maintains friendships with to this day. Jennifer and her husband lived in Denver for three years. They came to Boulder often for running and biking and figured since they frequented Boulder, why not live here?
In 2009, with a newborn son, Jennifer quit her job and yet knew she wanted to do something that was fulfilling and meaningful to her. She had always worked, was not the stay-at-home mother type and wanted to create something outside of moth erhood that she loved. It

was a decision between exercise physiology and real estate. With her daughter in kindergarten, she studied for her real estate license exam and was very driven. When people tell her that she can’t do certain things, she ups the ante and pur posely does her darnedest to be a success. Being told the first time one takes the real estate exam, she would most likely fail motivated her to pass the first time around. And, of course, she passed with flying colors.
One thing Jennifer says that everyone was right about in real estate is this: the REALTOR® wears many hats — finan cial advisor, marketer, salesperson and psychologist. Her favorite part about real estate is house hunting with cli ents. She says, “walking into a person’s home is like walking into their soul. Their exteriors are sometimes surpris ingly different from the interior; kind of like people.”
Her family is all about healthy. With family in New York and Chicago, Jennifer broke the mold, so to speak, finding her tribe here in Colorado with trail running, biking,

volunteering at Bear Creek when her children were in elementary school, coaching the Mountain Lion running club and teaching spinning at CO Athletic Club. Her list could make one tired, just thinking about it. Jennifer’s energy is soaring!
Jennifer’s charity work begins at home, where she volunteers with everything that has to do with her chil dren. Her head is truly connected to her heart when she says she wants to keep her kids off electronics as much as possible, making sure that their social and emotional health is a priority. She just wants her chil dren to be happy and makes sure she is available for them. Jennifer says, “These days, kids aren’t supposed to make mistakes because when they do, it’s posted on social media platforms like Instagram and Snapchat. And it’s immediate.” She says, “This generation must be thick-skinned because when a child is left out, they know it because it’s in your face.”
Jennifer is blessed to have a busy, complete life. With her real estate career, volunteer work, house, husband, two children—a son on the swim team and a daughter in dance—and two dogs, a golden and a lab mix, her life is full.

OOne of Amanda Nader’s biggest passions is travel. “I’ve always loved traveling and hotels,” she says. Amanda has been to Boston, New England, Dubai, and Denmark and explored lighthouses, beaches and leaves changing color in Maine. While traveling, she tries to live like the locals and says, “the best times are going to local coffee shops and restaurants to learn how local people live.”
Every year, Amanda spends weeks in Lebanon connecting with her husband’s family and experiencing the simplicity of the country’s lifestyle. “[It’s] an amazing country that has a culture so rich ... it embodies everything we are searching for,” she says. Amanda also loves the unbelievable beaches and the opportunity to speak Arabic—even though the Lebanese
dialect was new for her. Arabic is her first language; it’s what her parents spoke at home. “I had to learn English quickly in school,” she says. Language is part of what drew Amanda and her husband and mentor, Jacques, together.
She’s even had the opportunity to use Arabic in real estate. Amanda translated for a client who was more comfortable speaking Arabic than English. It was a challenge and required a bit of Google translate and homework, but that made the transaction all the more special for her. She believes language, culture and tra dition are important to carry on, so she shares them with her children, Laiya (5) and Waleed (3).
A big part of culture is food, and Amanda and her husband are definitely foodies. They love to try new local restaurants, hear the stories behind their openings and learn why the menu is the way it is. In particular, Amanda likes seasonal, locally sourced food and seafood, including octopus. She says, “It’s not about portion size. It’s about quality and presentation.” Amanda admits she has lots of photographs of food on her phone but tries not to post them to her social media too often. At home, she prefers to cook from scratch when time allows and makes a lot of traditional middle eastern food as well as the basics like mac and cheese and chicken fingers for her children.

Amanda caught the travel bug in high school, so she went to Metropolitan State University for hospitality and started working in hotels. Soon she became the sales manager for a chain in down town Denver. However, after she married her husband, the commute from Boulder to Denver wore on her, and she started to look for other opportunities.
While working in hospitality, Amanda and her husband started buying and managing investment properties, and from there, it was a natural transition to real estate. She says getting into real estate was the best decision she ever made. She’s been in the industry for ten years and licensed for six.
One of Amanda’s favorite parts about real estate is the variety. At any moment, she could be working with an investor, helping a new family upgrade to a bigger house or getting a first-time homeowner into a place (and is currently doing all three). She is passionate about helping people see what their buying power really is and reaching their highest potential. Many are surprised by how much house they can afford in the neighborhood they want to be in. On the selling side, Amanda knows little tweaks can make a huge difference.
Born and raised in Boulder County, Amanda is very familiar with the area and how it’s grown and changed. She’s proud of how resil ient and strong the Boulder com munity is and that her children get

to grow up in a clean, happy place that cares about the environment. While her kids would prefer to go on hikes, to the park or take a drive with Amanda and her husband to see where they end up, Laiya and Waleed do occasionally go to showings and other work events with Amanda because she’s a full-time mom as well as a real estate agent. Also, she says, “I’ve always wanted to live in a way my kids are proud of me and to leave a legacy behind for them.” They need to see her living to do this.
Amanda likes being a part of people’s life journeys and important moments. Amanda’s parents showed her how to see the beauty in people, and now she’s passionate about helping and connecting with them. “Real estate is a personal journey, and I’m honored to be a part of
it,” says Amanda. She stays connected to her clients by sending messages, gifts, hol iday cards and a bi-monthly publication she creates and is humbled to report that 95% of her clients are referrals or repeats.
Her connection to people through real estate has led to philanthropic opportu nities too. Amanda helps schools with funding and scholarships and is work ing on getting them the sites they need through her real estate connections. She’s working with The Saint Constantine School, Denver Metro to do this now. She also serves on two HOA boards.
One piece of advice Amanda has for new REALTORS® (but it applies to most industries) is “stick to it. It’s hard. There are days you will want to quit, but the wind will shift. And what you thought was hard, you’ll realize, is no longer hard.”

ADAGIO
When was the last time you slowed down and took each day as it came?
Before Steve Altermatt started boating, he didn’t. Living on a boat for months at a time forced Steve and his wife, Mindy, to slow down and put their lives in perspective. “Things that used to stress me out are minor compared to what we deal with at sea,” says Steve. AKA, running late for an appointment is nothing compared to weathering wicked storms on the ocean.
never imagined. Living on a boat, you have to be self-sufficient. “We pilot, fix and maintain everything ourselves ... and we even had to become amateur meteorologists,” Steve says.
Since purchasing Adagio, Steve and Mindy have captained their boat off the coast of Florida, island hopped in the Bahamas, and swam with wild dolphins. One of Steve’s favorite memories is when they were anchored in a wildlife refuge in Florida. Away from the city lights, Steve and Mindy were enjoy ing a meteor shower when they heard a whooshing sound. Then another. Looking off the side of the boat, they discovered they were surrounded by manatees, and the whoosh was the gen tle animal’s blow holes.
GETTING INTO REAL ESTATE
#10 small team in the nation. Karen is Steve’s right hand and the reason he is able to travel so much and work from his boat. Before working with Steve, she was a transaction coordinator for Keller Williams in California. She has a mellow temperament that Steve appreciates and works hard with their buyers and sellers. Steve and Karen make it a point to connect deeply with each of their clients, which leads to repeat and referral business. One of Steve’s favorite parts of these connections is getting to help multiple generations within a family with their real estate needs. He’s seen many families through three generations of home ownership.
While thinking about where he might want to retire, Steve went on a sailing trip with his friends, and his eyes were opened to the possibility of living on the ocean instead of in a waterfront property. That’s where his dream to semi-retire on the water was born. So he selected the two-bedroom, two-bathroom Adagio to have room for friends and family to visit and go on sailing adventures.
Steve and Mindy learned to captain Adagio together.
“This was special because, in your fifties and sixties, there aren’t many things both spouses know nothing about,” Steve says. Learning to captain together strengthened their marriage and taught them they could rely on each other in ways they
Steve comes from a real estate fam ily: his grandfather was a builder, and his mother was a broker for Superior Properties in Minnesota. On the shore of Lake Superior, he and his mother started a property management com pany for vacation rentals before AirBnB. At the same time, Steve worked as a car penter and rebuilt many homes. Looking at a property and sharing what it could be with clients is something he learned as a carpenter and is still one of his favorite parts of being a real estate agent.
Steve earned his Colorado real estate license in 1985 and has been a full-time REALTOR® in Boulder ever since. His main focus in real estate has always been south Boulder, an area he chose back when geographic farming was huge.

Steve’s success is largely due to what his mentors taught him about real estate. From his first broker, Tom Kahn, he learned impeccable ethics and relationships are more important than transactions. Jim Bodin taught Steve, “That family is the most important thing ... Don’t answer the phone after 7 p.m. If it’s important, they will leave a message.” Tony DiCello, the No. 1 REALTOR® in Boulder before he retired, encouraged Steve to speak and coached him to further develop his business. GUITARS, FAMILY, AND BOATING LESSONS
In between being a ski bum and a successful real estate agent, Steve was a guitarist, singer and songwriter. While he started out playing rock n’ roll, forming his first band at the age of 11, he transitioned to new country, performing many times in Nashville. He’s performed his original music at Red Rocks, the Ryman Auditorium and Bluebird Café in Nashville, and KBCO’s Studio C. He recorded an album in 2008, and one of his songs, “Radiance,” has been played over the national radio airwaves. All of Steve’s bands since the age of 11 have included the same drummer, a close childhood friend. Today Steve plays guitar on his boat and at home with friends just for fun. Music is the inspiration for his boat name; “adagio” means “slow tempo,” and that is the perfect way to describe the feeling of being on the water most days.
The drummer in his band isn’t Steve’s only childhood pal that he keeps in touch with. Steve was lucky to have grown up with one of those magical kindergarten classes that stayed friends as adults. They get together each year in either Colorado or Minnesota to golf, boat, fish, and hang out. Each time, they share how grateful they are to have such long-lasting friendships — something not many people have.
Steve is even more devoted to maintaining strong family bonds. He and his wife have

hike, bike, ski, camp, and enjoy Colorado’s beautiful scenery. One of Steve’s daughters even wants him to do triathlon sprints with her — a much more manageable version of a full triathlon.
Family is how Steve got started with most of his philanthropic work. He donates 1% of his gross income to the 1% for the Planet environmental organization, and he’s served as the president of his neighborhood asso ciation and cooked for the Boulder Homeless Shelter. However, the volunteer work he enjoyed the most was coaching. Steve began coaching for his own kids as a way to spend time with them, but once he was selected to be an All-Star coach, he started coaching teams his chil dren weren’t on. One of his favorite memories is when a little league baseball pitcher named Eric threw a pitch to Steve that he missed at practice. When Steve said, “What

Despite his years of coaching and real estate success, some of the biggest life lessons Steve has learned have happened while boating. On Adagio, and everything involved with learning how to pilot and care for a boat like this, Steve learned to be more grateful, to not sweat the small stuff, and to appreciate every moment with his family, friends, and clients.

Meet Dulguun Lkhagvadorj and BLUE MOON ESTATE SALES
As a real estate agent, you get a call to list a beautiful, multi-level home in a great neighborhood that’s sure to sell quickly. However, the house is filled with the pre vious owner’s furniture, trinkets and other belongings that they no longer have a use for. Some of the items are worth money. You and the owner could attempt to go through and find a new home for everything your selves, or you could save time and hassle by calling Blue Moon Estate Sales and Dulguun Lkhagvadorj.
Whether you need an estate sale to help a family move to another country or sell their deceased loved one’s home, Dulguun knows grief comes with getting rid of items. The Blue Moon Estate Sales team is prepared to manage that grief. Sometimes that means making the whole sale without the owners because it’s just too painful to watch the items go one at a time. Other times it means reminding people that the items have served their original owners well and now it’s time for them to serve someone else.

Trust is a huge part of the estate sale process. Without it, Blue Moon Estate Sales can’t do their job. To earn that trust, Dulguun does his best to communicate effec tively about what to expect, so there are no surprises or added stress, and he “makes it a point to treat everyone’s homes and belongings with the respect they deserve.” Often he’ll say, “Tell me a little about this painting” or “People are going to love this,” to be encouraging and learn the items’ histories. He’s been told multiple times that he’s very thorough.
Once you hire them, Blue Moon Estate Sales will start with a consultation to make sure there are enough items to warrant an estate sale, walk you through the process of hosting the sale and be honest about what to expect. As soon as possible, they will come by to take photos (so many photos) and advertise your estate sale at all the best places — Facebook, Instagram, Google Events, etc.
Estate sales have a bit of a cult following, and Dulguun knows where to find them. These people map out their weekends by estate sales. If there’s something they really want, they will be sure to be first in line, even if that means getting there at 2 a.m.
The week of the sale, the Blue Moon Estate Sales team will organize and display your items in a clean, appeal ing and respectful manner. This usually takes two— three days and includes pricing. Dulguun says, “[We] do our research to make sure items are priced fairly. We have our client’s best interest at heart.” For example, he recently sold a sterling silver set for $3,000. “Often, people don’t know what they have ... That item they’ve seen since childhood holds value,” says Dulguun. Then Blue Moon Estate Sales will run your sale, usually for one—three days. Afterward, they will help you keep items out of landfills by offering donation and clean-up resources.
Dulguun got into estate sales after selling his dad’s investment property. Dulguun handled the sale himself and discovered that estate sales were an opportunity to connect with and help people as they moved on to the next stage of their lives. Before Blue Moon Estate Sales, he worked as a lead generation salesman for Home Depot and drove for Uber and Lyft. Both jobs gave him a love for gaining perspective from other people’s points of view. Belongings can hold a lot of emotions. How you view a watch and how someone else views that same watch can be completely different. Dulguun enjoys help ing people release those emotions as they pass the item on to the next owner.
