Andrew
There are people you meet and somehow feel like you’ve known your whole life, people that feel like good friends as soon as you sit down with them for the first time. Andrew and Katie Muller are those people.

Why is that? Two things come to mind.

First, Andrew is an industry veteran, having more than succeeded as a frontrange realtor since the early nineties. That experience informs how he listens to a client’s story, needs, and goals, which he leverages to find the right solution for every client that comes his way. Second, Katie is obsessed with details. She knows the ins and outs of every transaction alongside the particulars of client needs, and she always strives to streamline and improve every process the Muller Group implements for seller and buyer success.

Allstate might think they have good hands, but The Muller Group knows the truth.

“We want to build lifelong relationships with clients,” Katie explains. “If they ever have a question about real estate or know anyone with a question about real estate, they know they can come to us and we’ll always be there for them.”

Those lifelong relationships come easy with the Mullers because they are also deeply Colorodan—both CU graduates, both deeply invested in their communities, and both partakers of the active lifestyle that Coloradans, especially Boulder County residents, cherish.

“I love climbing mountains, so I’ve climbed all the 14ers in Colorado,” Andrew says, “and I’ve worked on climbing 100 of the top 200 peaks in Colorado. I’m at number 85 right now. Generally, I just like being out

in the woods. It clears your head and helps you to figure stuff out, and I’ve been getting back into backcountry skiing lately again. When I was a school teacher, it was something we did because it was free, and now it’s something I do because it’s peaceful and contemplative.”

Katie is no stranger to the outdoors either—“Boulder is such a playground; there’s just so much to do,” she says. “Hiking, camping, swimming, yoga— we’re very active.”

At their core, the Mullers relate to Coloradans and what they need in a home or investment property, but the motivation that drives their business lives deeper than the desire to help people make a good purchase or expand their financial portfolio. Real Estate has changed both Andrew’s and Katie’s lives for the better.

Andrew recalls the change,“I taught in the early 90s in Boulder Valley schools, but the salary just didn’t quite pay enough for us to support our two kids at the time, and then Katie came along. I was working three jobs but only getting farther and farther behind, so I decided to make a career transition.”

Right as he got his license, a fellow teacher needed to sell her home. He worked out a deal with her that allowed him to assume the mortgage payments, and “It helped her to get a better financial outcome than she was looking for,” Andrew remembers. “We ended up with our first house, and we still own that house. That house has been refinanced a few times; it even paid for Katie’s college. And then one house turned into another, turned into another, turned into another, and we kept building our portfolio. I think we have maybe 100 units now.”

Katie started investing early in her career which gave her some cash for partial ownership in a property with her dad, and while she hasn’t attained as sizeable a portfolio as her father, “Partial ownership investment got me on the ‘ownership escalator’ that’s so important for first-time buyers,” Katie says. “I was able to eventually buy my first investment property of my own and then several more, which solidified my financial stability and was life-changing.”

Andrew and Katie want to see that kind of life change find their clients. Katie points out, “I think the reason we’re

Onthatparticularissue—helping peopleimprovetheirlives—TheMuller Groupputstheirmoneywheretheir mouthis.Andrewexplains,“Withour rentalproperties,wehadtheideathat weshouldstartatenantappreciation system,sonowwehelptenants transitionfrombeingrenterstoowners. Sowehelpthemfinancially,andwehelp themlogisticallytokindofmovefrom, youknow,payingusrenttobuyingtheir ownhouse.”

Thesystemisremarkableandalmost unheardof.WhenoneofAndrew’sor Katie’stenantswantstobuyahome, they’reabletobreaktheirleaseat theirconvenience,andtheyreceivea 1%discountoffthehome’ssalesprice alongwithanimmediaterefundoftheir rentaldeposit.Inaregionrenowned forinflatedpropertyvalues,thisoften presentsthedifferencebetweenafamily beingstuckinanendlessrentingcycle orowningtheirownhome.

Andrewdrivesthepointhome,“Ithink ownershipchangesthewholefamily structure,sowedothatforeveryoneof ourtenants,nomatterwheretheylive. It’soneofthoseservicesweofferthat helpspeoplemaketheirlivesbetter. It’sarealstrengthofourcompany,and whileit’sonlyoneortwosalesayear, it’sindicativeofthewaywewanttolive ourlives.”

TheMullerGroupisfocusedoncreating alegacyoflifeimprovementintheyears tocome,nomatterhowthemarket fluctuatesorprospers.

myself now that the market’s slower. That’s when you’re able to shine as a realtor, to show clients you’re capable of helping them even when the market’s not on your side.”

Katie continues, “I am grateful for everything that my dad has taught me. He has weathered so many storms through real estate and come out on the other side, so it’s a blessing to be able to work with family. There are some challenging points, of course, but you know, it’s made us very close, and I just have so much respect for him and his

work, and I look forward to carrying that legacy for years and years into the future, long after he decides to be done.”
