Once you have determined precisely where your money is going, you can confidently manage your expenditures, knowing what you can afford and when. For new grads, the 50/30/20 rule is appropriate: allocate 50% to needs like rent, utilities, transportation, groceries, and minimum loan payments; 30% to splurges, like trips and tickets; and 20% to savings, contributions to your 401(k) and an emergency fund. Overall, always aim to spend less than you make!

All throughout her childhood, REALTOR® Juli Kovats had an intuition that she was destined to live in Colorado.

Whenever she would hear about the state, she felt a sense of internal peace and a longing to be near the mountains and sunshine. At twenty-four, with only $200 in her pocket and her ten-weekold puppy, she took the risk and moved to Boulder.

She was always drawn to the Bohemian lifestyle Colorado represented, along with being able to see mountain views daily.

When she arrived, she had a “Deja-vu” feeling and instantly felt like she was home.

Juli was born in Europe and is a first-generation American. She moved to Orlando, FL, when she was 4 years old and spent most of her childhood exploring the suburban Orlando area with her family. Moving to Colorado was one of the best decisions she made for herself since she absolutely loved the nurturing nature of people and sunshine. Even as a young child, she has always been a “people person.” As a result, seven years ago, she decided to delve into the field of real estate.

Even though she is a newer REALTOR®, real estate is in her bloodline. Her grandparents were builders, and she would see them in action during her childhood.

She is from a background of engineers and builders who inspired her passion for design and architecture. In turn, real estate felt like a logical segue. She truly enjoys being able to educate her clients on the economic advantages of owning a home. The advice she has for buyers in this market is to have patience and confidence. She is willing to help her clients navigate through the process and to build their trust in the process. The advice she has for buyers in this tough seller’s market is to have patience and remain steadfast. She enjoys helping her clients navigate through the process by building trust as their real estate expert. The advice she has for sellers is to have compassion for buyers in this market, it is important to realize the importance of being able to find the greater good between both parties and the value in working towards a common goal. Communication is the first and foremost key for clear understanding in a seamless transaction. Right now, Juli wishes she could change the current frenzy and see some balance in the market. She does not have a favorite property that comes to mind but remembers more the experiences and excitement with her clients when finding their dream home. A fun fact about Juli is that she holds a “Designation in Divorce & Real Estate.” This allows her to further assist clients during a difficult and confusing time and be able to discuss the law and resources made available during a divorce transition.

Juli was born in Europe and is a first-generation American. She moved to Orlando, FL, when she was 4 years old and spent most of her childhood exploring the suburban Orlando area with her family. We have certainly experienced some challenging years! We have gone through a worldwide pandemic, which impacted the rental industry significantly. Then we endured the catastrophic events of the Marshall Fire that displaced several thousands of people and impacted our entire community in many ways.

As our community finally starts the process of recovery, we understand that this will be a recovery process for many years to come.

COVID-19 also impacted our industry significantly. Job loss, financial strain, and no eviction moratoriums that were imposed by the CDC and Governor Polis put many landlords into uncharted territories as well as severe financial burden. As the state began to offer financial assistance for landlords and tenants and eviction moratoriums eventually lifted, many landlords began to see the light at the end of the tunnel, but it didn’t come without significant impacts. Many landlords lost months’ worth of income, many market conditions stalled during this time to keep good-paying tenants occupying properties, and overall expenses skyrocketed with a lack of labor and supplies.

In 2021, our community lost over 1100 homes in Louisville, Superior, and Boulder due to fire. On October 19, 2021, 80 condo units were lost in the 14 • May 2022

Whitter Place fire, and on December 30, 2021, over 1000 homes were lost in Superior and Louisville due to the Marshall Fire. Our rental market was already tight, to begin with, but now the demand has driven up significantly.

According to Boulder Rents Report, March 2022, https://www.apartmentlist.com/co/boulder#rent-report, Boulder’s rental rates have increased a dramatic 19.8% in the last 12 months.

The national average is 17.8%, while the State of Colorado experienced a modest 16%. https://www.apartmentlist.com/ research/national-rent-data Perhaps this is an overall response to the 2020-21 lease year during the worldwide pandemic when many landlords were extremely conservative in their rental rates; many chose to leave rent the same and some to reduce rents. Boulder Rents Report reported an increase of 1.4% in the month of January and 1.9% in February.

Typically, we see rental rates in our area stay consistent, stable, and strong, with slight increases of 2-8% year over year. However, you often hear the trend that a property is “under-leased,” which is impacted by the desire to retain good tenants with minimal increases in rents, typically keeping rents steady or raising them by 2-3% depending on market conditions, tenant situations, and the

desire to keep great qualified, paying tenants. A pandemic and no eviction moratorium certainly highlights the desire to retain great tenants.

Certainly, our current rental market is anything but typical. The demand for housing has increased even more due to fire victims entering the rental market. This artificial demand is leading to very large increases in rental rates throughout the area.

With the increases in rental rates, another topic of conversation has also been focused on price gouging. Price gouging is defined as when retailers and others take advantage of spikes in demand by charging exorbitant prices for necessities, often after a natural disaster or other state of emergency.

It is important to note that this consumer protection law is in place to address this exact situation. The Colorado Attorney General has made it clear that he will investigate anything they consider price gouging.

The goal to maximize the revenue of your investment properties should be focused on finding the best tenants with good qualifications and steady income. Rental rates should be reflective of increases in taxes, maintenance (supply chain and labor force will be impacted by this), insurance, HOA dues, and general market conditions and increases. @realproducers

The husband and wife entrepreneurs are the owners and operators of Omega Carpentry and Perkins Detail Cleaning Service. When it comes to building a new pergola or performing a spotless clean for a home changing hands, Omega and Denise are the ones for the job.

Denise and Omega, who are originally from El Paso, Texas, came to Colorado with one goal in mind: to chase opportunity. During their first few years in the Front Range, Omega used his skills in carpentry to lend a hand to projects ranging from deck construction to floor installation. “We didn’t have family members in Colorado that were already established,” Omega reflects. Even though the pair does not care for any foster kids at present, they are still in contact with the foster parents they met during the licensing process.

“Foster Moms need things for their foster kids—the kids arrive with nothing,” says Denise. When Denise is completing a move-out clean where items have been left behind, she makes sure to find those belongings a home with foster parents in need.

Denise has a keen eye for nuances in the homes she cleans. “You’re not going to get better cleaning from any other company,” says Omega. “We go above and beyond—we are extremely detailed,” he says. The company’s ratings echo Omega’s words. Within the first two years of its founding, Perkins Detail Cleaning Service had ten times the number of recommendations and endorsements as its competitors. “We took over the whole neighborhood,” jokes Denise. “All of our clients love us—they don’t want anybody else to clean but us,” she continues.

Denise acknowledges that having an extra eye that takes in crannies and surfaces that others miss is only part of the magic she brings to a house cleaning. “What separates us from the rest in this industry is being able to love what we do,” she says. “I have a passion for cleaning people’s homes, for providing a new start. Ever since I was young, a little girl, I would clean everyone’s houses. It comes so naturally to me now.” Denise develops a relationship with each home she cleans, bringing it into a fresh chapter with focus and love.

Omega is also a perfectionist in his craft. “I have a certain eye for carpentry work,” he says. Indeed, there is no job he can’t do. Omega uses his superior skill and dedication to perfection to install windows, place siding, lay exterior and interior trim, and fashion baseboards. “When I work on something for someone, the result has to be flawless,” he notes. With every piece of lumber placed and every cobweb removed, Omega and Denise Perkins are in the business of sharing both their craft and their passion with the Front Range REALTOR® community. The husband and wife entrepreneurs are the owners and operators of Omega Carpentry and Perkins Detail Cleaning Service. When it comes to building a new pergola or performing a spotless clean for a home changing hands, Omega and Denise are the ones for the job.

Denise and Omega, who are originally from El Paso, Texas, came to Colorado with one goal in mind: to chase opportunity. During their first few years in the Front Range, Omega used his skills in carpentry to lend a hand to projects ranging from deck construction to floor installation. “We didn’t have family members in Colorado that were already established,” Omega reflects. He and Denise, who spend every waking moment paying it forward, were more than up for the challenge of putting down their own roots.

“Our main focus was to create a foundation for our family,” says Omega. He continues, “We are the first ones out of both of our families to come out here and to make something out of nothing for ourselves.”

After arriving in Colorado but before starting their businesses, Omega and Denise served as foster parents. The couple, who have six children of their own, are naturally nurturing. Shortly after becoming 20 • May 2022

When Omega and Denise started Omega Carpentry and Perkins Detail Cleaning Service, they put fostering on hold. “We can give 100% to one thing, but not 50% to many things,” says Denise. Even though the pair does not care for any foster kids at present, they are still in contact with the foster parents they met during the licensing process.

“Foster Moms need things for their foster kids—the kids arrive with nothing,” says Denise. When Denise is completing a move-out clean where items have been left behind, she makes sure to find those belongings a home with foster parents in need.

Denise has a keen eye for nuances in the homes she cleans. “You’re not going to get better cleaning from any other company,” says Omega. “We go above and beyond—we are extremely detailed,” he says. The company’s ratings echo Omega’s words. Within the first two years of its founding, Perkins Detail Cleaning Service had ten times the number of recommendations and endorsements as its competitors. “We took over the whole neighborhood,” jokes Denise. “All of our clients love us—they don’t want anybody else to clean but us,” she continues.

Denise acknowledges that having an extra eye that takes in crannies and surfaces that others miss is only part of the magic she brings to a house cleaning. “What separates us from the rest in this industry is being able to love what we do,” she says. “I have a passion for cleaning people’s homes, for providing a new start. Ever since I was young, a little girl, I would clean everyone’s houses. It comes so naturally to me now.” Denise develops a relationship with each home she cleans, bringing it into a fresh chapter with focus and love.

Omega is also a perfectionist in his craft. “I have a certain eye for carpentry work,” he says. Indeed, there is no job he can’t do. Omega uses his superior skill and dedication to perfection to install windows, place siding, lay exterior and interior trim, and fashion baseboards. “When I work on something for someone, the result has to be flawless,” he notes. Omega’s knowledge and wide-ranging expertise make him the perfect fit for tackling house problems flagged during an inspection.

Maxwell, one of Boulder’s prominent pioneers, set out to build his family home with one thing in mind: location. While Maxwell owned nearly 2,000 acres of land, it was the knoll near North Boulder’s present-day Maxwell Lake where he chose to settle. At the time, the slice of land sat a comfortable distance from the busy city center. Its geographic proximity to the foothills also made it possible to irrigate the property and surrounding orchards with water from Silver Lake Ditch. In fact, as a former Colorado senator and state engineer, Maxwell was instrumental in constructing Silver Lake Reservoir near the headwaters of North Boulder Creek. With his business partner George Oliver, Maxwell established some of the first infrastructure that brought water down from the mountains and into Boulder neighborhoods, including the historic Mapleton Hill district.

It is not often that a home allows its occupants to wake up every day and live out history. Yet the mansion of former Boulder mayor James P. Maxwell, built in 1906, allows its residents to do exactly that.

LIZ BEAR MEET

FRIEDLANDER

If you are part of the Boulder real estate community, you have crossed paths with Liz or Barry Friedlander—likely more than once. The husband-and-wife real estate team, who together boast nearly 60 years of experience, have deep roots in the Boulder community.

Barry, known by friends and clients alike as “Bear,” was raised in Cincinnati, Ohio.

He found his way to Colorado while working in the restaurant industry. With his knack for building relationships, Bear soon became a salesman for Stammler, now Audi Flatirons. Many of the clients he sold an Audi or a Porsche were real estate agents in Boulder. One thing led to another, and by 1978, Bear became a licensed real estate agent for the state of Colorado.

Liz, born in Chicago, spent the early part of her childhood in Boulder. After moving with her family to New York state to complete junior high and high school, she returned to the foothills of the Rockies. Colorado has been home ever since. Like Bear, Liz has a natural affinity for working with people. In fact, her first career was in the travel industry.

It was not until she met Bear that she seriously began to consider transitioning her natural flair for building rapport to real estate.

Bear and Liz met in an unlikely place—a class for Boulder and Longmont individuals navigating divorce. After the final session, the class met for a potluck. Over plates of salad and casserole, Liz asked Bear out on a date. The pair, who was the first husband-wife team at RE/MAX Boulder, has navigated life together ever since. Their personalities and strengths complement one another—Bear’s spontaneous and extroverted side balances Liz’s calm, introverted side. Clients have also appreciated being able to work with a team that includes both male and female energy, both the yin and the yang.

Maxwell’s 1906 North Boulder mansion, which Liz’s former boss once owned. As a real estate team, Liz and Bear have had the honor of selling this historic property twice in the past decade and a half. “It really is a small world,” says Liz.

REAL ESTATE IS A BUSINESS OF WORKING WITH PEOPLE IN TRANSITION. - LIZ FRIEDLANDER When reflecting on their careers in real estate, Liz and Bear both give the nod to the joy of the tighter, smaller Boulder community. For each of them, it is the clients with whom they get to work that keep each day fresh and rewarding. Bear comments on the process of supporting someone looking to buy a home. “People invite you into their lives, dreams, and families,” he says. Liz puts it this way, “Real estate is a business of working with people in transition.” Clients looking to buy or sell a house may be celebrating a birth or grieving the loss of a marriage. Liz acknowledges that the stress associated with life’s inflection points provides both an opportunity and a big sense of responsibility.

If, like Liz and Bear, a REALTOR® can embrace both, the sale of a home fulfills a dream and builds a lasting bond.

The strength of the bond that Bear and Liz build with their clients is also the source of one of the most challenging parts of the profession: the difficulty of saying goodbye to clients who move out of state. Liz and Bear are always sorry to have to replace monthly dinners with an annual exchange of holiday cards. “Losing our close contacts is the most difficult part of our work,” says Bear.

Liz and Bear know that buying a home is a process, especially these days. With the current attention that news outlets and social media posts give to the high demand and rising costs of homeownership, the thought of fulfilling one’s dreams seems particularly daunting at present. Liz has words of composure for buyers. “Form an alliance with a successful team,” she says. With a good real estate agent and a good lender, it is possible to “jump on the train and

hold on,” Liz says. Trusting the people and trusting the process is a pair of fairy godmother wings in and of itself.

When Liz is now showing homes, she is showing beagles. Just before dinner time, you may see Bear and Liz out in their neighborhood on a stroll with all four of their beagles: Candy (4), Moe (7), Inky (9), and Lauren Bug (12). Liz, who was a charter member of the Rocky Mountain National Beagle Club, is the one who takes each dog out on the road to shows. In September of 2021, Liz and Candy traveled back to Bear’s home state, Ohio, where Candy placed first in the National Beagle Club Specialty Show. As the current president of the Rocky Mountain Beagle Club, Liz aims to spread the joy that her and Bear’s furry family members have brought to their household to others across the state. She works with the club to actively support Colorado Beagle Rescue.

Bear, when not holding down the fort with the beagles while Liz is out on the road at a show, has remained interested in automobiles. He has owned different models over the years, but these days can be spotted cruising in his Mazda Miata. With his “I AM BEAR” license plate and the car’s unique body kit, he is hard to miss. Give him a nod or a wave, and you can be sure he will return it with a friendly hello.

Whether Bear and Liz are making dreams come true with real estate or putting a smile on someone’s face as they stop to pet one of their beagles, the team is committed to paying it forward in the Boulder community.
