JULIA CANTAROVICI

“THE FIRST TIME I STEPPED FOOT IN COLORADO, I KNEW I WOULD NEVER WANT TO LEAVE.”

Julia Cantarovici hails from the small Southern California town of Cypress. Yet the snow-covered mountains of Colorado always seemed to beckon. Her strategy? Applying exclusively to Colorado colleges -- even before ever visiting the state. The University of Denver (DU) offered the most favorable financial package and off she went.

During her college years, Julia explored international law and French. She spent a year and a half in France learning European legal standards and eventually mastering the language. Her first “real job” was with Boulder-based New Hope Communications, selling advertising to economic developers. She then became publisher for Black’s Guide, a directory of commercial real estate companies and property managers.

A close friend from DU, David Thompson, encouraged Julia to pursue real estate and facilitated introductions and industry connections. He told her about a mountain development project utilizing a launch-style sales approach. Intrigued, Julia obtained her real estate license and, six months later, secured a position with a team in Telluride, working on a launch project for the Franz Klammer Lodge.

“I had to talk my way onto the team because they were full but was lucky enough to get a spot. I absolutely loved this job and was very successful at it.”

Julia was soon lured away to Keystone by the prominent ski resort holding company, Intrawest. During her tenure, she cultivated a client relationship with real estate holder and developer, Bill Reynolds, who approached her about bringing the launch-style sales approach she had mastered to Boulder to work with the architect and builder of One Boulder Plaza. Despite her initial reluctance, Bill’s persistence eventually convinced her to explore the opportunity.

“After witnessing the potential of downtown Boulder, I decided to establish my own company, Pre-Sale Developments and specialize in launch processes. This involved intensive direct mail campaigns spanning several months, culminating in a single day of sales, often totaling millions of dollars.”

She took a hiatus from Pre-Sale Developments between 2006-2008, to do pre-construction contract work for The Peloton. Given the changing market conditions of 2008, the project faced

some challenges yet ultimately emerged as a successful venture. Another feather in her cap, Julia ran several more launches throughout Colorado under Pre-Sale Developments.

One project she bid on was overseeing upcoming phases of the Uptown development in North Boulder. When Julia discovered she was outbid due to another firm’s incredible online presence, she pointedly asked if it happened to be Lane Hornung’s company, 8Z Real Estate. Discovering it was, Julia contacted Lane. This was 2010 and marked the start of her collaboration with 8Z. After joining, she worked on the Uptown development.

As market conditions shifted, Julia began focusing more exclusively on traditional real estate which is where the majority of her work is today.

Her newest venture is hosting The American Dream – Selling Boulder & Beyond. Unexpectedly, the CEO/ Founder of American Dream TV contacted Julia to interview as a host. She attended the interview process on a whim… and was selected. This national show features communities in a holistic sense: 80% lifestyle and culture and 20% real estate through positive, uplifting stories. As the Boulder segment host, Julia has creative control over her episodes’ content,

collaborating with the production team for filming and editing.

“Selling through storytelling involves weaving narratives that connect you to what you’re selling. This approach has been integral to my sales strategy. When it comes to selling traditional real estate and promoting my community, I have an abundance of anecdotes to share. These stories aren’t necessarily aimed at direct sales but rather at engaging listeners with compelling content they’ll find interesting.”

The show streams online and garners nearly 50 million views monthly just on Instagram and Facebook. It recently gained exposure on the Travel Channel and HGTV and is also featured on major networks like ABC, NBC, and Fox. The exposure is significant, especially when showcasing properties.

Julia is as passionate about her family and community as she is about real estate. She met her husband, Jon Simisky, while working for Intrawest at Keystone, and today they both work for 8Z. “He’s an agent but I’m a Partner, so technically I’m his boss, and I love to tease him about it!”

They have two sons, Jaime (27), and Jayden (22). Jaime works for Google and lives in Brooklyn, New York. Jayden is a senior at CU Boulder and a renowned blacksmith with a Journeyman designation -- the 2nd highest designation one can achieve. He specializes in crafting knives but has done some custom metal work for Pasta Jays in Boulder and Moab and Jay’s newest venture in Moab, a highend steakhouse. Upon graduation, Jayden plans to focus full-time on running his blacksmithing business.

Skiing is a regular family activity. The boys have been on skis since they were two years old, and the family frequents their place in Winter Park. “Skiing the bumps - especially at

Mary Jane - is my absolute favorite pastime.” Jon is an amazing dirt biker and thrill-seeker while Julia has embraced mountain biking during the off-season. In addition to their outdoor pursuits, Julia and Jon are season-ticket holders for the Colorado Avalanche.

Flatirons Community Church is Julia’s second home. She hosts a small group among the large congregation to foster a stronger sense of community among members. This adheres to the church’s philosophy of “learning in rows, but growing in circles.” In addition, she contributes to the children’s ministry, teaching first and second-grade classes, and is involved in God Behind Bars, which brings church services to inmates at a nearby prison. She also assists with baptisms and other church activities.

In addition, Julia is a strong supporter of Blue Sky Bridge, a nonprofit dedicated to helping sexually abused children and non-offending families. “For

12 years, I visited elementary schools in BVSD, St. Vrain, and other districts, conducting a school-based education program for 3rd graders focused on touching and body safety rules, secrets versus surprises, trusted adults, and the No, Go, Tell plan.”

Walking hand in hand with Jesus, Julia cherishes time with her loved ones and embraces the beauty of where she lives. Her passions and pursuits demonstrate how active engagement and affection for one’s community can lead to a rich and rewarding life.

In the lively world of real estate, there exists a quiet force—a beacon of authenticity and dedication to service. Meet Jenni Thompson, a seasoned REALTOR® with West + Main Homes, whose roots run deep in the heart of Boulder, Colorado.

Born at Boulder Memorial Hospital, at the base of Mt Sanitas, and raised in Louisville, Jenni’s connection to the area is as genuine as they come. She reminisces about her upbringing, recalling the days when Boulder was a small, close-knit community. From attending local schools to witnessing the evolution of the area, her story is deeply interwoven within this region.

She remembers family dinners at the Blue Parrott and visiting the Steinbaugh Hardware store on the weekends. Jenni says, “A unique characteristic of Boulder is its commitment to preserving its integrity by imposing restrictions on building and growth. Louisville has adopted a similar approach, fostering an environment that retains the charm of the small town I remember from my childhood.”

After completing her education at Colorado State University, where she majored in business finance, Jenni embarked on a diverse career path. She joined Janus Capital Group, a local Mutual Fund company with its roots in Denver. This marked her initial foray into the professional world, where she spent five years contributing to the growth of the company during the ’90s.

Subsequently, as her family expanded, Jenni sought ways to balance her career aspirations with her role as a parent. During this period, she established a staging company, leveraging her entrepre neurial spirit and passion to design, to remain engaged in the workforce while raising her children. Jenni’s sister, Aimee Brayman, a seasoned REALTOR®, expressed the need for staging in the housing market downturn in 2008. Jenni helped REALTORS® and staged builder spec homes to give them

an advantage in the slow market. As her children became more independent, she entered back into finance, working as an energy trader and briefly in the mortgage industry. She gained valuable knowledge, ultimately deciding to pursue real estate full-time, following her sister’s guidance.

Aimee served as a valuable mentor helping Jenni get established in real estate. They briefly worked together at RE/ MAX before they made the move to PorchLight. However, they eventually settled at West + Main Homes, where they’ve been for five years, maintaining their collaborative relationship.

“We were drawn to West + Main for their exceptional marketing and branding, which perfectly aligned with our style and how we wanted to present ourselves. We love that the company is owned by two women, Madie Linder, who specializes in design and marketing, handling all our marketing and design needs, and Stacie Staub, who brings years of experience in the industry and a compassionate approach.”

While Jenni and Aimee collaborate as a team, they also have the freedom to work independently. During the COVID-19 pandemic, their families supported each other both professionally and personally by working together, sharing meals, and raising their children as a collective unit. “We’ve always been close with each other so working together comes naturally to us,” states Jenni.

Jenni has been a single mother for ten years, raising her children. Parker, her oldest, resides in Fort Collins, establishing himself independently. Jenni says with affection, “Parker is ‘adulting’, and I’m really proud of him.”

Noelle, her daughter, is currently enrolled at a small private college located in Montecito, California, where she has earned a golf scholarship. Jenni states, “My ex-husband and I shared a deep passion for golf, which was a significant aspect of our family life. During the COVID-19 pandemic, our daughter discovered her own love for the sport while being home from school. She devoted approximately six hours a day to practicing, and her dedication paid off as she swiftly progressed to becoming a scratch golfer and earning a spot as a collegiate athlete.

Jenni’s youngest child, Georgia, currently lives with her and is an 8th grader at Peak to Peak Charter School in Lafayette. Georgia loves volleyball and being social with her friends. Jenni is in the process of purchasing her fourth home, situated in the Vista Ridge neighborhood, and is excited for Georgia’s high school years.

As a longtime member of the Colorado National Golf Course, Jenni strives to hit the course a couple of times each week and she proudly holds two club championship titles. Additionally, she embraces all that Colorado has in store, including skiing and actively participating in her children’s various activities. She says, “I’ve had such a fun year, especially with my daughter starting college. Each time she has a golf tournament, such as the one in Carmel or Napa Valley, I’ve attended to support her. Witnessing her first collegiate tournament in Ventura was particularly meaningful and fun for both of us.”

In the Boulder real estate market, there are many high-profile agents who excel in their field. However, Jenni has chosen to maintain a more low-key approach to her business. She says, “My business has provided invaluable support and flexibility for my family as a single mother. I believe in serving my clients with excellence, even if it means operating quietly behind the scenes. Nowadays, most of my clients come through referrals, and I’ve opted to keep my personal life, particularly involving my children, relatively private on social media.” While Jenni recognizes this approach may not be the most advantageous for growing her business, it has worked well for her in maintaining a balance that suits her lifestyle.

In the end, Jenni’s story serves as a testament to the enduring power of authenticity and service in the ever-evolving landscape of real estate. As she continues to navigate the twists and turns of her professional journey, one thing remains certain—her unwavering commitment to her clients, her community, and the values that define her as a person and as a REALTOR®.

Exploring the Multifaceted Journey of Jim Candy: A REALTOR® Rooted in Boulder

Born and raised in Boulder, Jim Candy’s story is one that blends elements of broadcasting, pastoral care, and now, a flourishing career in real estate. Jim’s journey began right here in Boulder, where he spent the majority of his life, except for a brief six-year stint in California. Despite the evolution, Jim’s love for his hometown remains steadfast, a sentiment echoed in his deep-seated commitment to its residents.

A graduate of CU-Boulder in broadcast journalism, Jim’s career trajectory took an unexpected turn when he embarked on a decade-long journey as a youth pastor at First Presbyterian Church in downtown Boulder. This unconventional path paved the way for a 25-year tenure in pastoral roles across various churches, where Jim’s innate gift for connecting with people and navigating life’s complexities found its expression.

However, Jim’s passion for broadcasting found a resurgence when, at 27, he landed a coveted role as the in-stadium voice for the Denver Nuggets and the Colorado Avalanche, a position he held for nearly seven exciting years.

“I got to announce during the era of Avalanche greats like Patrick Roy, Peter Forsberg and Joe Sakic,” he said. “On the basketball side, I got to announce Michael Jordan’s last game in Denver and see players like Shaquille O’Neal and Kobe Bryant. It was an amazing experience.”

His knack for captivating audiences extended to the Stanford men’s basketball team during his California days, further solidifying his reputation as a voice that commands attention.

Despite his successful career in pastoral care and broadcasting, Jim’s entrepreneurial spirit and keen eye for opportunities led him to a new frontier: real estate. He says, “After completing my master’s degree in California, I worked at a church in Menlo Park for five years. When I came back to Boulder 11 years ago, I founded Ascent Church in the former Sam’s Club building in Louisville. During my time there, I spearheaded real estate decisions, including the purchase of the Sam’s Club building for $7 million. I realized I loved real estate and am good at it, so I got my broker license seven years ago. I’ve immersed myself fully in the real estate business, and I love helping people navigate what can be a pretty intimidating process.”

Jim began his real estate career with the Staufer team in Louisville but eventually found his home at Live West Realty last year. “Working with Rich Dana, the managing broker at Live West, has been a fantastic experience. He brings exceptional leadership and teaching skills to the company and is just an all-around good guy,” states Jim.

Real estate has been Jim’s sole focus for quite some time now. He states, “It is interesting how my background as a pastor, which involved counseling people through challenging life events, has transitioned into real estate. Clients often experience significant life changes when buying or selling a home: a job change, divorce, or expanding family. Being able to support them through these transitions and prioritize their needs has been the key to success in my real estate career.” Jim smiles and continues, “I always joke about how I do more marriage therapy now than I’ve ever done in my pastoral life!”

philanthropic pursuits, with a particular focus on organizations like Compassion International, an organization ded icated to helping children in extreme poverty around the world. Compassion identifies areas with significant need and provides sponsorships that cover essentials like education and clothing. By addressing the root causes of poverty, Compassion helps keep children out of dangerous situations, such as gang involvement. Jim and his wife Karin are deeply committed to this cause, and he has traveled to various parts of the globe to participate in Compassion’s initiatives.

Jim and Karin have two sons attending Cal Poly in San Luis Obispo, California. Micah, a freshman, is studying mechanical engineering, while Josh, a junior, is interested in sports marketing. Jim says, “It is convenient having them at the same school, although as many parents can relate, a significant portion of my realtor commissions goes directly to supporting their education at Cal Poly!” While the boys are at school, Jim and Karin are fully embracing the empty nest phase by staying active and exploring new experiences like comedy clubs, candlelight concerts, and trying out new restaurants.

Outside of work and philanthropy, Jim loves to fly fish and backpack, typically taking one or two trips each year to places like Wyoming, Montana and even New Zealand. He and Karin love traveling together, especially to European destinations where they can explore historic towns and indulge in local cuisine. One of their favorite activities is simply sitting at an outdoor café, savoring the atmosphere, and soaking in the sights and sounds of their surroundings. Jim firmly believes that in real estate, prioritizing clients’ interests over personal gain is paramount. He’s built his approach on placing clients first, treating them as he would his own family. This mindset, though seemingly simple, has garnered trust and referrals. Jim says, “There’s an old saying in church circles, ‘The last will be first and the first shall be last’. By putting others first, success naturally follows—a principle I’ve experienced firsthand.”

Originating from Cuyahoga Falls, Ohio, Michelle Trudgeon’s transition to the real estate scene in Boulder has been marked by a series of exciting ventures. Graduating from Michigan State University, where she attended on a volleyball scholarship, Michelle’s journey took her from the Midwest to Phoenix, Arizona, where she embarked on a career with Motorola as a global supply chain manager.

After a decade in Arizona, Michelle and her husband, Tim, who coincidentally shared her alma mater and career path, decided to trade the desert heat for the mountain air of Colorado. Settling in Boulder, they’ve called it home for over two decades now.

Michelle’s corporate career spanned years of globe-trotting with Motorola and later FlexTronics, where she managed semiconductor supply chains and worked on projects worldwide. After dedicating eight years to FlexTronics, Michelle faced a pivotal moment when the company announced the closure of its Boulder office. Although

offered a position requiring relocation to Austin, the allure of Boulder’s lifestyle was too strong, so they opted to remain. Michelle then secured employment with the locally owned Crocs, embarking on a new professional journey rooted in her beloved community.

Michelle states, “At Crocs, I obtained my PMP certification, which stands for Project Management Professional, and rose to become the director of their PMO, overseeing global IT implementations.” Michelle enjoyed working there and working in a new industry but, in the summer of 2014, Crocs went through some restructuring and downsizing. Her

job was impacted. This was really a blessing in disguise for her and her family as it became the stepping stone allowing her to move into real estate full time.

Interestingly, Michelle obtained her real estate license back in 2006, contemplating a shift away from Corporate America. Despite completing a few transactions, she hesitated to relinquish the steady income from her role at FlexTronics, thus choosing to stay. But in late 2014, after a few months as an assistant, she opted to renew her real estate license and commit to it full time marking a full circle moment for Michelle and she’s never looked back.

In January 2015, with her license once again active, she joined Goodacre, a reputable local firm started by Bill Goodacre, a longstanding figure in Boulder’s real estate scene since the 1970s. She remained at Goodacre until they ceased operations in 2022 and then she transitioned to WK Real Estate, another esteemed family-owned and run establishment

in the area that just celebrated their 48th Anniversary in business!

WK Real Estate has proven to be the right choice for Michelle. Known for their innovative use of technology in the real estate industry, they also foster a supportive and collaborative work environment, where agents are valued and encouraged to grow both personally and professionally. Michelle’s decision to align herself with this top choice has led to a fulfilling and rewarding career and she couldn’t be happier to call WK home!

Michelle actively supports her community through various avenues. She passionately backs organizations like There With Care, dedicated to aiding families with children facing medical crises. Michelle says, “This cause has always been close to my heart, and I do whatever I can to support it, choosing to donate a portion of each commission check to help with their efforts.”

Additionally, Michelle extends her support to causes like RISE, an organization breaking barriers for youth facing mental health crises. Just before her son Dominic’s sophomore year in high school, he lost a friend to suicide. She recognizes the importance of addressing such sensitive topics and remains committed to contributing to initiatives that promote mental well-being in the community.

Michelle has also always been very engaged in Dominic’s education, volunteering in classrooms and spearheading fundraising efforts at his elementary school. “While my direct involvement has lessened as he’s grown older, I remain committed to enhancing the school experience, whether through sports team support or helping to organize

and support special events like senior night and afterprom parties.”

She also realizes it takes a village to raise good people today, recognizing that we are all juggling numerous responsibilities and striving to do the right thing.

Michelle places great importance on mutual support among friends, stressing the

significance of being there for each other and receiving support in return.

During her leisure time, Michelle enjoys spending time with her Vizsla, Lewis, a breed known for its hunting abilities and overall general athleticism. She loves taking him out on the scenic trails of Boulder for hiking, running, and walking, drinking in the beauty of the outdoors. Michelle also practices yoga and enjoys cooking for her family and friends.

Experiencing new places while traveling for work can be fulfilling, but when one travels with their family, the opportunity to create cherished shared memories becomes truly extraordinary. Michelle recounts, “Recently, we returned from a memorable trip to Australia. It was Dominic’s spring break, and we try to take advantage of his breaks to explore exciting destinations. Given my husband’s frequent work travels and accumulated miles, we seized the opportunity to

visit Sydney. Dominic and I were thrilled about the idea, and our 10 days in Australia were truly amazing. While we don’t have a set destination we visit repeatedly, we enjoy exploring new places whenever we can. Dominic, currently a junior in high school, is still exploring his options for potential colleges, so our travels serve as opportunities to broaden his horizons and contemplate his future possibilities.”

As she prepares for the impending empty nest phase, Michelle approaches it with a mix of nerves and excitement, looking forward to new opportunities while cherishing the memories of the past 16+ years centered around her family. She’s anxious to see where her son decides to attend college as he’s considering options across many different states as well as looking locally, at CU. Michelle’s journey remains intertwined with the pulse of Boulder, both in her personal life and professional endeavors, with time revealing the path ahead.

DEATH BEGINS IN THE COLON

For this reason, I will continue to address this subject for several months explaining how important the colon is for our health and longevity.

Dr. Schultz of the American Botanical Pharmacy says that his first rule with all his patients is to get their bowel cleaned out. Then the healing begins.

Bernard Jensen, Ph.D. author of many health books, writes: “In the 50 years I’ve spent helping people to overcome illness, disability, and disease, it has become crystal clear that poor bowel management lies at the root of most people’s health problems. In treating over 3,000 patients, it is the bowel that invariably must be cared for first before any effective healing can take place.”

Many ‘holistic’ minded doctors and practitioners have emphasized the importance of cleansing/ detoxing by saying: “Death begins in the colon!”

Schultz mentions that our fiber-less junk food diets and lack of exercise causes the average American to be 70,000 bowel movements short in their lifetime! Let’s do the math.

Most American school textbooks state that it is normal to have 3 or 4 bowel movements a week. Based on an average life span of 80 years (3.5 average bowel movements a week times 52 weeks times 80 years = 14,560 lifetime bowel movements.)

On the other hand, primitive people who eat simple diets that are high in fiber and without processed food, get plenty of exercise and have low stress, have an average of 3 bowel movements a day (3 bowel movements a day times 52 weeks times 80 years = 87,360 lifetime bowel movements.) 87,360 minus 14,560

shows that Americans are 72,800 bowel movements short over their lifetime compared to primitive people.

This may shed some light on the fact that Americans have the highest incidence of colon-rectal disease and cancer of any country in the world. I am going to be very explicit here to make a point: the blocked, dehydrated, encrusted, fecal matter is slowly poisoning us. It infects and rots our bowel causing inflammation, polyps, ulcers, tumors, cancer and eventually death. We are self-poisoning!

The backed-up waste and blockage leads to major disease in the body. Without proper hydration, nutrition, and cleansing of the colon on a regular basis, every system of the body suffers. (This is why the colon is the body’s organ MVP!! See the April article.)

Constipation can cause sickness, immune weakness, low energy, back problems, headaches, leg pain, menstrual irregularity, hormone imbalance, emotional problems, bad digestion, poor assimilation, and other problems including intestinal issues and diverticulosis. To prevent ill health, it is suggested that we cleanse the internal systems of the body on a regular basis.

Every spring/summer we fling open the windows and doors, shed our winter clothes, enjoy the sun, and suddenly get the urge to clean our house and garden preparing them for summertime fun. What would happen if we didn’t? We wouldn’t think of not changing the vacuum cleaner bags for 30 or 40 years, would we? We wouldn’t think of not changing the filter in our heating or cooling system for 30 or 40 years, would we? We wouldn’t think of not brushing our teeth for 30 or 40 years, would we? But do we ever think about ‘spring cleaning’ the chemicals and garbage from our body?

You get the point!!

Dr. Schultz believes that eighty percent of all illnesses and diseases are caused by man’s lifestyle of eating and drinking habits. What if illness can be prevented and reversed?

Let’s compare the function of the colon in our bodies to the sewer system of a large city. Just imagine if the sewers in your neighborhood became clogged and backed up. In a short time, your neighborhood would be a mess, filled with filth and an unbearable stench. The same thing can occur in our bodies when the elimination system is not functioning efficiently. When the colon is clean and healthy, we experience

an overall feeling of well-being. When it is congested and constipated with stagnant material, poisons back up into the system and get redistributed in the body. This is called autointoxication.

Man is supposed to be the most intelligent animal on earth, yet he fertilizes, sprays, and chemically alters his food as it grows. He sometimes colors it, and even genetically modifies it.

Then he sweetens or salts his food before he eats it. Man is the only animal on earth that must cook, process, fortify and enrich his dead food with processed vitamins and minerals before he eats it.

When toxins, chemicals, etc. from food and the environment accumulate in the nervous system, we feel irritable, tired, and depressed. If they back up into the heart and the liver, we may feel weak and lethargic; if they reach the intestines and the stomach, we may feel bloated; if they go into the colon, they could cause constipation. And if the toxins go into the lungs, they may cause foul breath.

Louise Hay, author of “Loving Yourself to Great Health”, shares views on the metaphysical meaning of poop. “Bowels or poop are an indication of how we live our lives. All of life is taking life in, assimilating what is good for us and releasing and letting go the stuff we no longer need.”

If only we could treat all our life experiences the same way: intake, assimilation, elimination, and flush! Could this be the secret to good health?
