Just into the second quarter of 2022, we are seeing some unbelievable numbers for Boulder and Boulder County.

Homes on the market are starting to increase just as interest rates; exactly how this will impact our market is still unknown. One could assume that higher interest rates would have more buyers making offers now to offset interest rates, which affects their mortgage payments, continuing to fuel the market.

Here are some numbers that make the Boulder County market so different: Total number of listings in March was 366 – a record number, the lowest number of listings in the month of March since 2018. (Highest was 487 in 2017 as a comparison.) Prior to the pandemic, the summer months would have been a steady increase in listings, but today the market seems to have moved up into late winter.

The average sale price is the second record-breaking number for Q-1 2022 with an average sale price of – wait for it … $1,177,4700. In comparison, Q-1 in 2021, the average was $1.164M. For another comparison, in 2017, the average sale price with $659K. Most people looking to buy a new home coming from outside of Boulder County appear to be priced out of Boulder County. Homes in Erie, Fredrick, and Firestone are looking more like affordable bargains today more than ever.

The average days on the market for March was 29 days, which was the second-lowest since 2017.

Having homes staged, cleaned, and prepped well in advance is helping to lower the days on the market too.

RYAN BASS MEET

Born and raised on an island off Maine’s rugged coast, Ryan Bass has always had an innate love and keen appreciation for nature and the outdoors, which is what drew her to Colorado for college in the 90s. After graduating from Colorado College in

Colorado Springs, she and her husband moved around the states and back to Maine, though they knew they’d return to Colorado somehow, someday. As luck would have it, her husband accepted a job offer in Boulder in 2003, and the couple returned to the Centennial State.

Ryan has been fortunate to have real estate in her family. In addition to a career in commercial fishing and raising a family, Ryan’s mother is a realtor and both of her parents are investors from whom Ryan learned indispensable knowledge. With her parents’ inspiration and her family’s support, Ryan earned her real-estate license in 2017, beginning her career with Keller Williams in Longmont before moving to her current firm, 8z.

Prior to her career in real estate Ryan worked for a non-profit that brought educational theater into schools and communities around the country addressing topics of social and educational relevancy, such as eating disorders and interpersonal violence. She then went on to work in independent schools in Boulder and Carbondale, CO. Having worked for a variety of social and educational non-profits and having been raised in a family that prioritized service to others, Ryan loves the fact that 8z holds philanthropy as a core value, citing the firm’s Keys4Life program and it’s support of Salute Colorado and the Greenhouse Scholars programs, which helps underserved students prepare for and attend college. A client, whose home we designed and built 20 years ago in Spanish Hills, texted me a heartbreaking picture of the still smoking ruins of her beautiful home with the message: “It’s all gone. We are devastated.” Twenty minutes later, she followed up with, “We want to meet with you ASAP to start the rebuilding process.”

In the hours and months following that, we have been deeply involved with every aspect of the rebuilding process for five homeowners. Like many local architects and builders, we unfortunately also had to say, “I’m sorry, but we’re not able to take on your project,” to several dozen others.

I know many of you have also been helping the homeowners you know — your friends, your neighbors, and your past clients — people immediately needing both a new place to live and assistance navigating an overwhelming and unwelcome new reality. REALTORS® are the trusted advisors (and therapists) to so many people who lost their homes in the fires. It’s been a horribly daunting process for those that lost everything: Wrapping their heads around the insurance company’s system and often unrealistic costs for rebuilding; listing everything they lost for the settlement; learning the jurisdictions’ rapidly shifting rules for rebuilding; following the site remediation lawsuits; and figuring out how, what, when and if they are going to rebuild.

Talking about rebuilding can be a contentious subject, as individual experiences (in working with insurance companies, architects, contractors, and building departments) can vary widely. But it’s also vitally important to discuss the realities of rebuilding candidly and share information so that the whole community can rally as effectively as possible to support those impacted. We have been actively working with Boulder County & the American Institute of Architects to disseminate rebuilding information to the public and professionals.

Many additional groups like the Colorado Green Building Guild, Community Foundation Boulder County, Chamber, BOLO, and so many others are also working hard @realproducers

The two main questions we get from fire victims are: “How soon could we be back in our (new) house?” and “How much will it cost?” In both cases, we have to ask a lot of questions before we can give an answer, as there is considerable variation.

First of all, let’s start with where we are rebuilding and what kind of home.

Was it a 1980s production subdivision home in Louisville or a 1970s custom home in Panorama Park (Boulder County unincorporated)? Second, are you planning to group together with your neighbors to try and work with one production builder, or are you looking to build a custom home? In both cases, the former approach will be substantially cheaper (probably $350-450/SF v. $500-650/SF for custom) and faster (perhaps two years vs. three years for a custom home).

In both cases, the delta has to do with: economy of scale, the expected level of quality, and the additional complexity that often accompanies a fully custom home. So, on top of all the other hurdles, the homeowner and their professionals have to reconcile the brutal fact that many aren’t able to afford to rebuild as large a house as they had before.

The quality will be higher, but in many cases, the quantity will have to be lower. And tragically, for some, the numbers or the timing just won’t work at all.

In working with our five homeowners, the first meeting often understandably included grief, tears, and stories.

People needed to say goodbye, like if they lost a loved one, and discussing it with someone who appreciates houses and the power of “home” seemed to be healing. We spent a lot of time just listening. Interestingly, after the initial sorrow, most revealed a long list of the things that had bothered them about their old house. That often led to laughter as they realized the potential for something new and better. As we go through the process, we are focused on helping them envision the house they actually wanted.

In doing so, there is a new light growing at the end of the tunnel for them, and that has helped them start to find hope and joy after the tragedy.

In her free time, Mara enjoys spending time with her husband, Jonathan, and their small boys – Derek, Travis, and 4-month-old Christopher. They also have a cat named Molly Brown and a dog, Diamond, who has the most beautiful “diamond eyes.” As a family, they enjoy visiting town as often as possible. One of their favorite weekend spots is Gabe’s Café, and it has become a Sunday morning tradition for the Mara family. When they are not venturing the Gabe’s Café, they are be seen rooting for the Colorado Avalanches or biking, fishing, and taking trips to the lake.
