ANNE WELLS

Anne holds a deep love for her roots in Boston, yet the lure of the mountains after her first visit to Boulder meant that this city would be her chosen hometown. She considered four options when applying to universities —three on the East Coast and the fourth being the University of Colorado. “Driving up over the crest of the hill for the very first time and seeing the Flatirons with snow-capped peaks as their backdrop, I was completely taken and knew this was it,” Anne says. Her enthusiasm for the city runs deep and reflects a strong connection to the city, the university, and its beloved football team. As a college freshman, Anne arrived in Boulder during a difficult time in the real estate market. The collapse of the Silverado Savings and Loan in 1988 plunged Colorado real estate into a severe recession. Such events were not dinner-table topics for most college students at the time but over the subsequent 35 years, as Anne made Boulder home to herself and her three children, the ebb and flow of the real estate market has taken on greater significance. As a CU student, Anne watched the Buffs win their first national championship in 1990, and in 1993 she found herself as a member of the team, first as the Recruiting Secretary then Assistant to the Head Coach – a job she still speaks of with great fondness.

“The arc of my connection to the city of Boulder spans nearly four decades, and my connection to the University of Colorado, and Buffalo football, runs the same time.” She recalls sitting in the stands as a student on game day and organizing the recruiting dinner the night Rashaan Salaam won the Heisman! She also proudly stood on the sidelines on the field as the Assistant to three separate Head Coaches. “I have been a lifelong and enthusiastic resident, supporter, donor, and fan.”

this period, she remained active in the real estate market by showing houses and holding open houses for her friends who were Realtors®. It wasn’t until her kids finally entered high school that she fully reentered the real estate arena. While she worked at two other Boulder brokerage firms previously, she has been an integral part of milehimodern for the past two years.

I feel so fortunate to have gotten the chance to get to know people from far and wide.

“I absolutely love it here; they are amazing. I feel so fortunate to be a part of this brokerage. The community, support, energy, training opportunities, and vibe are what sets milehimodern apart from the rest. I am so happy and grateful to be surrounded by and collaborate with the best of the best.” Acting as a comprehensive Realtor®, Anne goes beyond property transactions by recommending contractors, designers, and painters—building a network of trusted professionals to ensure that all her clients’ needs are met as they prepare to sell or look forward to moving into their new home.

Following her graduation and a three-year tenure with the Colorado Buffaloes football program under Coach Bill McCartney, Anne set off for Texas to try something new and obtained her real estate license there. Although the plan was to eventually return to Boulder, fate intervened sooner than expected when Coach Neuheisel, who had become Head Coach just before Anne’s departure for Texas, reached out and requested her return as his assistant. This was an offer she couldn’t refuse.

As part of her real estate offerings, Anne collaborates with many out-of-town clients, often connecting through Zoom (one of the interesting developments of the post-COVID era). One memorable example involves Max and Evan from Boston, with whom she worked for a year, creating a fun and successful relationship through many Zoom calls and FaceTime Walkthroughs and then, eventually meeting in person. “The time invested over Zoom creates a sense of familial connection when we finally meet. This approach has led to successful connections and collaborations with clients from all over the US, adding a new dimension to my work.” The relationship grew strong organically and resulted in Evan recommending Anne to her mother, Leigh, whom Anne represented in the purchase of a beautiful mountain property in Boulder. “I feel so fortunate to have gotten the chance to get to know people from far and wide. They end up being more like an extension of my family.”

While working for CU Football was an amazing experience and so much fun, Anne always knew that she wanted to settle down and soon embraced the role of a full-time mother to her three young children. Even during

Listening carefully to your client’s needs and conducting your due diligence ahead of time creates successful outcomes. One such transaction involves a family visiting Boulder with a very specific request – to view only four homes. Anne orchestrated the perfect, well-organized tour, showcasing

exactly what they wanted. After securing their home, the Buyer‘s review states, “[Anne] is knowledgeable, organized, extremely pleasant and, importantly to me, honest. It is a great combination, and she is a joy to work with, I almost wish it had taken longer to find our home.” But accolades do not come only from her clients. Recent remarks from fellow Realtors® in the past year serve as motivation and encouragement for Anne. They’ve expressed that working with her feels like a return to old-school Boulder—no games, just straightforward collaboration. It means a lot to Anne that fellow colleagues appreciate her easy-going approach while still ensuring the utmost safeguard for her clients. Anne has a very close relationship with all three of her children. “For the most part, it’s been just ‘me and my three.” Eli, her oldest, is a senior at CU, Connor is a sophomore at TCU in Fort Worth and her daughter, Ava, is a freshman at Northeastern University in Boston. Eli initially began his academic journey at George Washington University in DC. Anne recounts, “I’ve noticed a prevalent mindset among many kids who grew up in Boulder who believe they have to explore elsewhere, viewing staying in Boulder for college as a potential shortcoming. However, a significant percentage of them find their way back home.” Eli persevered at GW for two years, despite the challenges posed by COVID. Finally realizing that Boulder is the best college town in America, he transferred back in the summer before his junior year. Now, he’s so happy to be home, and Anne has the joy of seeing him three or four times a week. “Having him back in Boulder is truly an awesome experience, and I’m grateful to have him here with me.” Connor, Anne’s middle child, has observed the enthusiasm and fulfillment she has experienced working in real estate. Witnessing her excitement piqued his interest in the field, leading him to switch his major from exercise science to business with a minor in real estate. When asked about the possibility of working alongside Connor, Anne expresses a resounding, “Absolutely! The kid has such a dynamic personality and he’s so well connected in this town. People love him. He’s a handsome kid with a big personality. I think that it would be wonderful to work with him in the future.”

Fitness. The discipline and overcoming of adversity that she learned from working for five years to get a blackbelt in Muay Thai taught her a “never give up” mentality which often transcends into the fastpaced world of real estate that is her life now. Before venturing into real estate in Boulder, she also gained experience working for an art gallery which helped her develop her aesthetic eye (which she has applied to architecture, design, staging, and the real estate market). These diverse interests and experiences contribute to her wellrounded personality.

Anne’s youngest, Ava, is a brilliant freshman who secured a spot at Northeastern. She is navigating the challenges faced by many freshmen attending a university with an acceptance rate of just 5.6% while pursuing majors in chemical and environmental engineering, and a minor in marine biology. Her intensity and dedication inspire Anne. While Anne traded Boston for Boulder as a college freshman, she is more than happy to visit her youngest in a city she knows well (but she certainly hopes that Ava lands back in Boulder someday). Anne practices yoga daily to maintain balance in her life, “It centers me and enhances my well-being. The benefits extend beyond personal transformation in body, mindset, and spirit but equally as important is that these benefits also extend to all of the people whose lives mine touches. Real estate can be fastpaced and busy, and maintaining this routine for me is crucial, as it not only alleviates any stress but also positively influences the energy I bring to others.” Beyond yoga, Anne loves riding her bike around town, often with her eldest son, exploring houses along the way. She plans the routes she will take with clients, emphasizing the unique perspective a bike provides as compared to being in a car. Having lived in Boulder most of her adult life, Anne is a fan of all things Colorado and can often be found skiing in the winter and hiking and biking in the summer, joking that she is “like every other person in this wonderfully healthy city.” 12 • January 2024

Anne would traditionally spend two weeks each summer in Boston and Cape Cod with her kids. This yearly tradition has created some of Anne’s fondest memories with her children and she is so proud that that love of New England and Boston passed on to Ava in her decision to attend college there. However, as her three kids have now flown the nest, most of Anne’s travel of late revolves around visiting them. As a new empty nester, Anne is in the process of rediscovering herself. This year marks a period of complete self-recreation, seeking a balance between personal life and career for the first time. Surprisingly, instead of viewing this transition with sadness, she finds herself invigorated and ready to embrace this new chapter with new experiences. “This winter, I’m treating myself to a yoga retreat in Costa Rica. Joining about 30 other Boulder women, we’re going to this quaint surf town, and I couldn’t be more excited about it. It is my first time doing something like this, and I’m so excited to go out of the country on an adventure traveling on my own.” When it comes to philanthropy, Anne has a soft spot for animals, supporting organizations like the Humane Society, Greenwood Wildlife Rehab, and the Wild Animal Sanctuary. Anne also has a few hidden talents not widely known. She holds a black belt in Muay Thai and formerly, for almost a decade, owned a gym, specializing in Muay Thai, Kickboxing, and Family @realproducers

Looking back over her 35 years in Boulder, the real estate market could not be more different than it was after the collapse of Silverado Savings and Loan. The city is experiencing a “moment,” a resurgence highlighted by the revitalization of Buffalo Football. The city’s newfound national exposure, thanks to the addition of Coach Prime, Deion Sanders, has not only deepened the bond between Boulder and the University but will have a dramatic impact on the local real estate market. Anne has seen the changing dynamics in the market due in part to the increased interest from parents buying real estate for their college children.

I feel so fortunate to be here now and to experience this new vibe and energy that brings such amazing life to this town.

“It’s a fascinating development: more parents are recognizing the value of making strategic investments rather than opting for rental payments. Working with these clients has been a wonderful experience.” In the world of real estate, Anne Wells stands out not just as a top producer but as a passionate advocate for Boulder, proud mother, passionate Buff, and dedicated community member. “Watching College Football Gameday take place on Farrand Field, filled with students and jubilant fans, with the Flatirons as the most beautiful backdrop is a game changer for Boulder in more ways than one. I feel so fortunate to be here now and to experience this new vibe and energy that brings such amazing life to this town.”

The Rockstar Realtor Who’s Turning the Housing Market Up to Eleven Photos by: Liv Michele Berger of The Headshot Gal Story by Christine Bowen

Karen Straus, a Realtor® with 8z Real Estate Boulder, stands out like a punk rocker at a classical concert. With a background deeply rooted in the music industry, Karen has orchestrated her way into the world of real estate, bringing a touch of rock and roll to the normally staid housing market. Originally a New Yorker with dreams of making it big in concert production, Karen found herself trading the skyscrapers of the Big Apple for the serene mountains of Boulder, Colorado in 2000. Tired of the concrete jungle’s madness, she sought the complete opposite in the tranquility of the Rockies. Karen continued her pursuit in the music industry and says, “A lot of people don’t realize the Denver metro area is a pretty big draw. Boulder has been a hot spot for music for a long time, and almost every major tour stops through here. Before getting into real estate, I spent two decades working in the music business. Ten years of that was spent in the role of VP of Production and Production Manager at the Fox Theater and the Boulder Theater, which are two iconic music hubs.” But, as we all know, life can throw curveballs, and when the pandemic hit, everything in the concert world came to a halt. Looking back, it was actually a sign. After years of the exhilarating concert production lifestyle, endless nights, and early mornings, the constant buzz became a bit too much, especially now that Karen was married and with two small children. It was time for a change. Enter Ande Rice, Karen’s friend, and partner in her real estate adventures. One day, Karen and Ande were having lunch, with Karen releasing her frustrations about the music industry burnout. And then, like a beacon of career wisdom, Ande says, “Why not get into

The owners embarked on an ambitious renovation project, only to encounter unexpected obstacles along the way. The property, nestled within a neighborhood conservation easement, presented a unique challenge. The presence of nesting grounds for bald eagles meant that construction had to navigate around the eagles’ protected period from December to July. This resulted in a prolonged process, particularly during the demolition of the existing porch and rooftop deck, as the construction timeline for the new primary suite addition to the home had to align with the eagles’ nesting schedule. The addition of 843 square feet proved to be an unforeseen surprise in terms of the time and county requirements required for completion. Undeterred, the owners undertook a full renovation of both the interior and exterior, meticulously restoring the home to honor its Colonial Revival origins. Every detail was carefully considered to ensure that the property reflects the architectural authenticity of the era utilizing modern materials and craftsmanship. The location of this farmhouse on 4.66 acres is nothing short of spectacular.

BARRETT INGVALDSEN

BARRETT INGVALDSEN, a real estate professional with Slifer Smith & Frampton Front Range, reflects on his unique journey that brought him back to the place he calls home. Born and raised in Longmont, just a stone’s throw away from Boulder, Barrett’s roots run deep in Colorado. As Barrett experiences life’s evolving ups and downs, his story unfolds with a blend of resilience, passion, and a commitment to authentic connections. His venture into the world of real estate was not a predestined path but a result of genuine interest and a natural alignment of skills. Barrett pursued his education in the Midwest, securing a baseball scholarship to attend Augustana College in Rock Island, Illinois. However, the call of home and a desire to jumpstart his career led him back to the familiar landscapes of Colorado. His foray into real estate began at the University of Colorado, where a year of studying economics paved the way for his entry into the real estate industry.

The decision to pursue real estate wasn’t just a professional choice for Barrett; it was ingrained in his family’s DNA. Both his parents and his aunt had successful careers in real estate, with his father serving as a primary mentor. Despite growing up surrounded by the business, Barrett’s exposure to the industry came later in high school and college, allowing him to carve his own path within the industry. He says, “My parents maintained a balance between their professional commitments and family life, and I credit this for our strong family bond.”

early years were marked by a stint in commercial real estate in Boulder where he worked for Boom Properties, but the lure of the West Coast beckoned. In Los Angeles, he dived into the competitive field of commercial brokerage, gaining valuable insights and experiences. A pivot into an investment company followed, leading him to manage acquisitions across the nation. However, when the COVID-19 pandemic struck, their carefully outlined criteria and chosen asset class were significantly disrupted. It was during this time of uncertainty that Barrett contemplated returning home. He thought, “If I’m putting in this much effort, why not contribute to the family and collaborate with my parents?” So, with a desire to contribute to his family’s legacy, he joined Slifer Smith & Frampton during their expansion into the Front Range market. Specializing in residential real estate, Barrett emphasizes quality over quantity, ensuring that each client receives personalized, top-notch service.

property owners who may feel overwhelmed and burdened, offering them support and a more seamless experience in navigating the complexities of the real estate market.

In a market influenced by fluctuating interest rates, Barrett’s adaptability shines through. He has observed a notable trend in the real estate landscape, particularly in the higher-end property market. An increasing number of properties, both upscale and general listings, are now being offered for rent. When asked about advice for aspiring real estate agents, Barrett emphasizes becoming an expert in the market. “Confidence, knowledge, and effective communication are the keys to building a successful career in real estate,” states Barrett. Beyond the real estate world, Barrett values spending quality time with friends and family. Whether boating in the summer or skiing in the winter, he finds immense enjoyment from the great outdoors. He goes on to say, “Recently, I’ve developed a growing interest in pickleball, a sport my dad loves to play. property owners who may feel overwhelmed and burdened, offering them support and a more seamless experience in navigating the complexities of the real estate market.

In a market influenced by fluctuating interest rates, Barrett’s adaptability shines through. He has observed a notable trend in the real estate landscape, particularly in the higher-end property market. An increasing number of properties, both upscale and general listings, are now being offered for rent. This phenomenon, as he explains, stems from homeowners grappling with uncertainty and attempting a do-it-yourself approach. This shift has not only expanded his niche but has also prompted Barrett to delve into property leasing. He finds fulfillment in assisting

BELOW ARE SOME “SECRETS TO LONGEVITY” THAT EACH OF THESE COMMUNITIES HAVE IN COMMON:

A SENSE OF BELONGING: These elders never stop being an integral

part of the community. Whether you are speaking to a Centenarian in Sardinia or Costa Rica, they usually have a very good reason for getting up in the morning – this is referred to as “plan de vida.” Unlike in the U.S. where elders are moved into senior living communities, the younger generations in these communities live with and respect their elders and regularly seek their advice. Their role as oracles or knowledgekeepers is beyond mere symbolism. They are cherished as true wisdom in the flesh.

new year resolutions? By Dr. Felicia Santelli

January is a good time to re-evaluate and reassess what we are doing ‘to’ and ‘with’ our physical bodies. Not just through exercise and ‘diet’ but how our thoughts, words, attitudes, actions, and reactions affect us. Yes, exercise and what we eat play a role in our health and longevity. But what we don’t realize is that our thoughts, feelings, and emotions also play a huge role. We make choices and live with the consequences. Although it’s time for New Year resolutions, why make any when experience shows they usually don’t last long before we’re back into our old habits and patterns. Have you ever heard the saying: “If you continue doing what you have always done, you will continue to get what you have always gotten”! largely determined by our genetic makeup. Recent discoveries have changed that. Today it is commonly understood that our genes have about 25% impact on how long we live – the other 75% is a result of our lifestyle and environmental factors. This is called ‘epigenetics’. The popular documentary: “Live to 100: Secrets of the Blue Zones” has given us insights about healthy Centenarians. Dan Buettner studied and examined Blue Zones for twenty years and found that there is no ‘magic’ food or drink or potion to help us live well beyond the expected years.

There is one question that only an elder can answer from life’s experience: ‘what is the secret to living a long healthy life’?

Dan Buettner wrote in his journal: “Though we in the United States live in the most prosperous country in the history of the world, we’re more overweight, divided, and unhealthy than ever. The maximum life expectancy for people in these Blue Zones is well into the 90s plus, whereas in the United States life expectancy is only 77! We are leaving 16 years on the table. Why?” He wondered, “If prosperity doesn’t seem to be working for us, what else could?”

world where people are living considerably longer, healthier lives. In 2004, National Geographic Fellow and New York Times bestselling author Dan Buettner teamed up with National Geographic and some of the world’s top longevity researchers to identify the parts of the world where Centenarians are thriving.

PUTTING FAMILY AND FAITH FIRST: Unlike many in the Western world, these 100-year-olds have prioritized their loved ones and their spiritual practice above any other life pursuit. Many of these communities religiously take a day off on the weekend and spend it solely with their families – no technology, no outside distractions. According to studies, stress leads to biological aging. Social interactions with friends, family, and co-workers can contribute to a greater sense of well-being and lower stress levels. When the personalities of Centenarians were tested, it was found that they were generally stress-free and maintained a positive outlook on life. They had strong coping skills and a deep sense of spirituality, meaning, and purpose.

THE FIVE BLUE ZONES ARE: • The Italian Island of Sardinia • Okinawa, Japan • Loma Linda, California • The Nicoya Peninsula, an isolated part of Costa Rica • Ikaria, an isolated Greek island

COMMUNITY: “Social role and sense of belonging are important as peo-

Well-funded studies have found that the inhabitants of these blue zones are up to 10 times more likely to reach the ripe old age of 100. Oddly enough, these countries are thousands of miles apart, tucked away in remote regions of Southeast Asia, the Mediterranean, Central America, and the west coast of the United States. So, the secret can’t be the water! What then is the unifying factor that is propelling these people well past their golden years and into the record books?

ple grow older. These strong social networks are a big part of the Blue Zones. It’s difficult to quantify, but people who have stronger networks and feel they have a role appear to suffer less from age-related diseases,” said Professor John Mathers, a director of the Institute for Ageing and Health at Newcastle University. It’s crucial to connect and feel part of something bigger than yourself, making a difference, being part of a community, and sharing and growing with others.

PURPOSE: Older Okinawans can readily articulate the reason they live productive lives. They have a strong sense of purpose, a driving force that the Japanese call ‘ikigai’. Their purpose gives them clear roles of responsibility and feelings of being needed well into their 100s. It’s important to realize that older populations present challenges but also opportunities. We need to shift from the outdated stereotype that people retire and move into old age facilities, to ensuring that older people can continue to participate in communities with those who are much younger.

STAYING ACTIVE: The Centenarians in the Blue Zones are not

joggers and do not go to fitness centers. However, you can see them on mountain bikes on the streets. Most of them practice karate, qigong, tai chi, dancing, and walk daily several kilometers. Many Centenarians grow a garden which is also a source of daily physical activity, helps reduce stress and is their source of fresh vegetables.

PRIMARILY A PLANT-BASED DIET: Most of these elders take very few pills or supplements. They do eat healthy. A largely plant-based diet with small portions of well-sourced meat on special occasions seems to be the general rule. Possibly even more important is the size of each portion. In Okinawa, there is a household saying, “Hara hachi bu,” which translates to “eat until you are 80% full.” Enjoy and appreciate each bite but know when to put the fork down.

In conclusion, although Blue Zones are found in geographically and culturally different parts of the world, the social connection in each zone plays an important role for older adults and can keep them physically, emotionally, and mentally fit. When older adults live in close company of others, they can feel a sense of self-worth and meaning. Dan learned that people in the Blue Zones did not have better genes or superior bodies. They don’t pursue health and longevity as if it were a chore. Their health and longevity stem from their surroundings. They are simply a product of their environment. We can learn from this. Instead of finding a senior or assistant living

community for our elders, we can learn from and enjoy the elders in our families and communities. Older adults in Blue Zones benefit from relationships with younger people through improved mental and physical health and the young benefit from relationships with older adults through wisdom-sharing, skill-building, and improved attitudes toward older people. It’s a win-win! Seeing the documentary will give you something special to consider for your New Year resolutions in 2024! HAPPY NEW YEAR!
