BRING AEROSPACE PRECISION TO REAL ESTATE. Aerospace is something one does not ultimately think about when discussing real estate. However, real estate agent Peyman (Sasha) Razifard has learned to align two very different industries into one by bringing the precision and attention to detail that he learned from the Aerospace Industry into his real estate transactions. Peyman, also known as Sasha, was born, and raised overseas, and moved to Iowa for college in 1979. In January 1987, he moved to Boulder, CO. After living there for a few years and falling in love with the landscape, he knew this was a place he wanted to call home and purchased his first Boulder home in February 1992. As previously stated, Sasha has a background in the aerospace industry. He holds an undergraduate degree in mechanical engineering along with a master’s in mechanics of materials and worked in the aerospace field for 12 years. Sasha started investing in real estate in 1992 and became a full-time real estate investor in January 2000. After much success throughout the decade, in 2009, he received his real estate license due to much encouragement from family and friends. Since January 2010, Sasha has sold 100% of his listings that completed

their contractual listing agreement. He was also awarded the 5280 Magazine Award for four years in a row (2012-2015) due to his tactful selling abilities. This prestigious award is based on feedback given from buyers or sellers. His favorite part of real estate is acting as an advisor to his clients, and not as a salesman, so that the clients may make the best

decisions, whether buying an investment or a primary home. Sasha feels lucky to be collaborating with his awesome partner, Sarka Kubicova. Sarka Kubicova was born in the Czech Republic. In 2004, she came to America as an au pair upon graduating from a Czech university. During her time as an au pair, she resided in the Boulder area. During this time, she fell in love with every

aspect of Boulder. Even though she was only supposed to stay in America for only a year, she decided that she was going to make it her goal to live in America. Fate created an opportunity for her to prosper in the Boulder area. In 2010, she was introduced to Sasha at a local restaurant. As soon as they met, Sasha could see that Sarka’s personality would allow her to flourish as a real estate agent. At first, she was hesitant, but eventually, she took the test and received her license within the same year. Ironically, they both began working for Modern Real Estate which is based in Denver. In November 2013, they launched Modern Prestige Real Estate in Boulder, CO. Modern Prestige Real Estate is known as a boutique, low volume, and full-service real estate firm. The low volume aspect of the business allows their team to heavily focus on customer relationships and the specific needs of each client. Sasha and Sarka both strive to ensure that their clients are happy and satisfied with the service they are receiving. Sarka especially loves helping first-time home buyers. She believes that listening to what her clients want and not making them feel pressured are keys to her success with her clients. What sets this duo apart from their competitors is their superb attention to detail, key communication skills, responsiveness, and honesty with each other and their clients. They are proud of the fact that their business is 95% referral-based. As a show of appreciation to their clients, this duo gifts past

and present clients a fresh jar of locally sourced honey on an annual basis. When asked about what it is like working with one another, both had very parallel adjectives. Sasha stated that “Sarka is highly reliable, honest, loyal, and likable.” Sarka stated, “Sasha is fiercely loyal, has always believed in her strengths and she considers him as her family.” It’s no coincidence that they both cited the same property as being their all-time favorite. 1401 Mariposa located in Boulder’s coveted Chautauqua neighborhood holds a special place in their hearts since it is the first property they closed on with their firm back in November 2013. In today’s market, Sasha and Sarka stress that both buyers and sellers should make the most educated decisions. They also stress the importance of working with an experienced

real estate agent who will prioritize a client’s needs throughout the entire buying/selling process. Sasha recommends to “not purchase based on speculation in today’s market but encourages buying a primary home now while the interest rates are low and the possibility of inflation is real.” During their free time, this duo loves giving back to the community. Being long-standing residents of the Boulder area, they enjoy donating to both local and nationwide clubs and charities. Sasha is an avid triathlete, cyclist, hiker, and animal lover. Modern Prestige Real Estate routinely donates to groups such as the Boulder Triathlon Club, Boulder Aquatic Masters, Boulder Racing Team, LUVIN Arms Animal Sanctuary, and The Wild Animal Sanctuary. Sarka truly loves supporting the local community. Her life’s

philosophy is “support local, buy local, think global.” During her free time, she loves to both swing dance and blues dance with her husband Brent. She also enjoys various summer sports, mediation, rock-climbing, spending time with her adopted dogs, Tess and TJ, who are beautiful pit bull mixes, and practicing Qigong. Over the past 11 years, this partnership has closed on roughly 200 transactions. The dedication Sasha and Sarka have toward each other and their clients is unmatched. Please reach out to Sasha and Sarka by visiting their website http://modernprestigere. com/ or by emailing them at bouldercountyrealestate@gmail.com or Sarka@modernprestigere.com.

This was a four-CEcredits training and a half-day event held at the Highlands Residential Mortgage office in Louisville. Those in attendance learned how to break down a home into its value components and compare a home to homes that had recently sold and make necessary adjustments.

At the end of the day, techniques were learned to determine adjustments necessary to value a home. Realtors were also taught how to prepare and deliver accurate competitive market analyses and make good business decisions based on a valuation platform. Highlands Residential Mortgage will be offering similar classes throughout 2022; if you have any questions about past or upcoming classes, contact Carrie Nash, senior loan officer, at 303-478-7696.

of the music scene. Some of his most notable experiences include being an agent for David Hasselhoff (he even tried to get him to knock off the “Hoff” nickname), and he was fortunate enough to manage the acapella comedy group The Blanks from the TV sitcom Scrubs and The Memphis Horns (notable work includes the original horn lines infamous songs such as “Sweet Caroline,” “Soul Man,” “Take Me To The River,” “Respect,” “Angels of Harlem,” “Son of a Preacher Man,” and many, many more).

Throughout his 25 years in the music industry, Adam started feeling that he wanted to go down a different path with his career. As stated previously, Adam truly learned the art of negotiation. “I was great at negotiating contracts day in, day out, and all my clients always came out ahead with honest, friendly dealings,” Adam discussed. He also stated, “I started to become more passionate about real estate since I wanted to work with ‘real people.’ I can use the skill set I learned in the music industry and put it towards families who are looking to purchase their forever home.” Over the past six years, Adam has been able to work in both real estate and investment real estate. 22 • December 2021

Currently, his territory encompasses the entire “front-range.” He has even started his own brokerage where he can mentor agents to focus on service over sales. He describes the similarities between real estate and producing a music event; both manage every little detail, with a focus on client/audience satisfaction without any hiccups. Adam has learned to be quick on his feet, and ready for any obstacle that he may face, knowing that there’s a solution to every challenge.

what needs to be addressed before listing and to adjust their listing price accordingly. Also, during the pandemic, Adam saw many people experiencing FOMO. This led to too much demand on a decreased supply and really created frustration among buyers. During his free time, Adam enjoys spending time with his wife of twelve years, Dani, and their 9-year-old boy/ girl twins, Jack and Lily. Adam and Dani have had quite the love story since they met when they were young children. Adam was eleven and Dani was eight. They met while Adam’s family vacationed in Kansas City to meet some of his stepfather’s family. Dani happened to be the daughter of one of his stepfather’s friends. At the time, Adam was not having Dani’s googly eyes. However, 25 years later, fate took over and they reconnected, and the rest is history. As a family, they enjoy spending time with their Biewer Yorkie, Bella, attending Jack’s soccer games, watching Lily’s theater productions, and finding new adventures around the area. Adam also loves giving back to the community. He volunteers as a music programmer for the Boulder Jewish Festival and programs the music for the “Thursday Summer Concerts” for the Louisville Cultural Council.

It is important for Adam to truly focus on client needs and make sure they are satisfied with his work. He wants to make sure all their needs are met, and he never leaves a question unanswered. With this work ethic, he has gained a reputable reputation around the “home range,” and his client base is mostly referrals. Happy customers equal a happy Adam. This statement rang true when he had buyers who made several offers on homes due to their limited spending power. He helped them find their dream home, which appraised over $40,000 above their purchase price.

Adam has had a riveting career, to say the least. He is insightful, caring, and will ensure his clients are happy whether they are buying or selling a home. Please reach out to Adam by emailing him at adam@adamsloat.com or give him a call at (720)-466-8212.

In the current Front Range market, Adam encourages pre-listing home inspections and feels they are important for buyers/sellers. These inspections allow the seller to understand what is wrong and @realproducers

Prudential Wise McIntyre even extended an offer to Terri upon graduation as a property manager. In 2001, Terri was able to obtain her real estate license. Not only does Terri know the local landscape superbly, but another one of her competitive advantages is that after obtaining her license, she began working in property management. Starting in property management allowed her to learn another aspect of real estate while congruently learning the sales side of real estate. Her love of property management allowed her and her husband to open their own firm called “Peak Property Management.” Over the years, Terri has been able to grow from a small property management business to managing over one hundred properties all while continuing to be a “Top Producer” at Re/Max Elevate. In all honesty, Terri owes much of her success to her loving husband, Wes. Without his daily encouragement and support, she would not be where she is today. Over the years, Wes has become an integral part of their property management business. He now runs the day-to-day tasks of the business, which allows Terri to focus her time and attention on sales.

It is not that often that someone has the pleasure of meeting a fourth-generation local. All being Louisville, CO natives, Terri Ellerington and her family are the best at understanding the local landscape of their beautiful city. Their love of the local landscape has helped Terri catapult her real estate career and has provided her with an incomparable competitive advantage.

Wes and Terri have quite the love story! These two met on the first day of kindergarten. Later, they became high school sweethearts and have been inseparable ever since. Terri will be forever grateful for her husband’s unwavering support and partnership to help run two businesses. During the early days of her property management career, she could always count on Wes’s help at the drop of a hat. It did not matter how extreme the situation was, he was there to lend a helping hand.

Terri is no stranger to real estate and has been a part of the industry since her high school days. Her first job was as a receptionist at the Re/Max Alliance-Louisville office. This job allowed her exposure to see the daily lives of realtors. Upon graduating from high school, she attended Colorado University where she earned a

emphasize with people are what allowed her to be successful during such a stressful time.

Even though she has had much success during her career, there are everyday stressors she faces. However, with her disciplined attitude, she can triumph over any obstacle head-on. Over the years, she has even acquired her own definition of success. Her definition of success is “when you come to the point in your career when you start to accomplish everything you set forth to do.” Another success she jokingly states is that she and her husband can work 24 hours together and are still very much in love.

In her free time, Terri stresses the importance of family. She is extremely family-oriented and loves spending as much time as she can with her husband Wes, and their two children, Caden (17,) and Jordan (13.)
