01 WELCOME TO...

LUXURY, CHARACTER, & NATURAL BEAUTY The property includes 0.405 acres (above trail) & 0.058 acre (waterfront) for a total of 0.463 acres. Since it was purchased in 2011, the home and property have gone through extensive renovations totalling approximately $1M. All the work was done with the intent to stay there forever…not to add value for selling. For this reason, there was a high degree of attention paid to craftsmanship and many changes went above and beyond the minimum required! Almost every wall has been opened in the house, and had electrical updated along with being spray foamed with R32 foam insulation. You will find two 30' x 8' window panes in the main living space, 1.5 inch thick hurricane and sound proof. Each pane weighing in at approx 1000 lbs! Exceptional way to view the waterfront from the main part of the home! The front of the home (closest side to road) is 1948. The back portion of the home (with the vaulted ceiling, starting roughly at kitchen) is 1986.

SOME UNIQUE ANTIQUE FEATURES: Solid brass medallions designed by Lady Eaton featuring the fleur-de-lis, poured on site at the corner of Yonge and College in 1912. She wanted to be very Canadian and so had these medallions mounted onto every single door of the original Toronto Eaton Centre. 4 of these exact medallions are found on the upper beam on the balcony/sun room, and 4 are found in the upper beam along the overhang outside the walkout basement. Every register cover in the house is a different shape/size. Roughly about $45,000 worth of register/rad covers in this house. They have come from places such as the Royal York, Chateau Laurier, the Imperial Hotel (Fort Worth, Texas), etc… collected over the last 30 years, all between 50-100 years old.


02 THE MAIN LEVEL

As you walk through the main level, you can't look anywhere without seeing unique, and often quite valuable, features or upgrades! The wall bump-out in the front sitting room: features the original 1948 wood flooring (torn out from laundry room). One cold air return, 2 forced air ducts are inside, which required the bump-out. This ensures its always warm in the winter and cold in the summer upstairs! Wood beams & ladder in the front sitting room are from a barn on the North end of Lake Joseph… all circa 1820 origninal. Beams in the front office are original floor-joists from the upper level. There is a hidden, framed in doorway inside the drywall of the front office (if someone wanted a direct entry door from the outside). Living room features corner window with no corner post (approx $20k upgrade). The vaulted ceilings in main (living/dining etc) space all foamed to R40. From that ceiling, the grand light fixture has an actual functioning pulley system, so it could be lowered to be cleaned or have lights replaced. The $5000 custom wine rack running to ceiling has always been a conversation piece. By the stairs to upper level, there is a stained glass Picasso painting (Lady in Colour) – custom made by an artist. Inside a thermal unit so it is actually insulated. The entire window is worth around $10,000 alone. There is an electrical plate cover on the living room wall, so electrical is available if someone wanted to put a TV on that wall. Throughout the home, any electrical junction boxes were not hidden, but instead covered with plates so that they are accessible for down the road.


03 2ND STOREY

Heading upstairs, you'll notice small lights along the base of stairs to light your way late at night. Inside the Primary suite – the glass is all soundproof commercial grade. The glass door into the room is a $3k alone! If more privacy is desired, Ionized/sandblasted film can be put in the large window glass to connect with the electrical (already located above the window), or electrical blinds could alternatively be connected. The Elm-wood beams in the primary suite (each weighs 700lbs) had had to be craned in. They come from an 1800s barn on Toronto Centre Island.

The switch panels in the master suite were spaced to accommodate a King-sized bed. Above the bed space is a real antique stained-glass Chandellier from an historic hotel in Quebec about 4 hrs north of Mont Tremblant. Above the opening heading into the walk-through closet space you will see some exposed rough wood – this is the original 1948 house exterior. The lights along the kick-plate in the master ensuite are on a heat-sensor (in floors) so that they will automatically light up when you head in - The perfect night lights! The vent fans in the bathroom are 3 phase – so they slowly ease upwards to full exhaust. This will not disturb someone still in bed while the other is using the bathroom. All the switches in the primary ensuite are also wi-fi connected! The house water pressure has been raised to 60 PSI so that if both showers are going, still excellent pressure. Glass for the toilet room is Acid-wash (vs sandblasted that can allow staining over time). Acid-wash won’t allow moisture to penetrate the glass which makes it easy to maintain and clean.


04 LOWER LEVEL More fabuous spaces are found on the lower level! Under the 1986 portion of the home, you have high ceilings and TWO walkouts: one is an over-sized sliding door and the other a pair of french doors out to the hot tub. Yet another gas fireplace is located on this level. It is raised to a height so that no matter where you sit in the room, you can still see the fireplace. A custom sliding metal door hides the sump pump, along with inside hose access, for easy refilling of the hot tub during winter months! The sump-pump has never run as the pit is always dry. The wood beam in the basement by the pool table was once a jack-post.. now it is an actual structural support. The fire-bell is authentic, taken from old Bancroft firehall. A 4th bedroom is also located on the lower level, below the 1948 portion of the home. The bedroom could make a perfect guest room or nanny-suite, with it's own 4-pce ensuite. The exposed beam that can be seen in this bedroom is the actual supporting beam from the 1948 house.

The home has 2 furnaces, both located in the lower level. Each furnace is connected to a separate A/C unit as well. Mechanical ages: Furnaces: 3 yrs & 11 yrs. AC units: 2 yrs & 9 yrs.


05 LAKESIDE

Here you will see one of only a few remaining boat houses on Kempenfelt's north-shore! The City cannot do anything to this boat house as the land is OWNED. A very unique feature to this boat house is that it has municipal water and sewer run from the main home! The boat house has heated floors and is insulated. It can be used in the winter time if desired, heated by the heated floors... and this also keeps it comfortable for sleep-overs on cooler nights from Spring to Fall. The current owners do not use it in the winter so they choose to winterize and shut off the water in the off-season. There is a gorgeous 2-pce bath located in lower level of boat house. Also additional storage space for all your water toys is located on the lower level. The current owners recently had boulders added into the shoreline (brougt in via barge) to prevent erosion and provide additional space in front of the boat house. This was over $20k worth of upgrade and required special permission from City and environmental authorities. Included in the sale is 70 ft of dock and a boat lift (may be currently seen stacked out of the water).

THE AREA

What a beautiful location! Walk to downtown dining, shopping, and night-life! Just a 20 min walk or 5 min bike ride on trail. The rail-trail connects to Barrie's paved waterfront trail. If you go the other way, you can explore the trail all the way to Orillia!

The north-shore of Kempenfelt Bay (Lake Simcoe) offers great swimming, fishing, & boating. You can also catch both sunrise & sunset! This area of Barrie is considered "the old East-End" which is a highly-regarded part of the City thanks to it's larger lots, old trees, and prestigious homes.
