Welcome

To the third and nal edition of Signature for 2 02 2 , and I think we may well have just le the best `till last.

This has been an exciting year for us, on all sor ts of levels, and no more so than in the quality of our marketing, across the various spectrums that are now available to us Signature remains ver y much the flagship of our marketing schedule, and after so many years of producing editions, it is great to see it in better shape than ever Indeed, there are so many elements to our operation that have never been stronger, but that isn’t something that has suddenly happened overnight. It has come from sustained investment in vir tually ever y par t of the business, and no more so than in people and technology, both of which have in turn provided a better platform from which to of fer our ser vices In the last two years, we have seen some extraordinar y market conditions, and despite a heavy sense of possible tides turning, I remain optimistic that the housing market in this area will continue to see a reasonable supply and demand balance. So whilst I am an optimist by nature, I am also realistic to know that things are cer tainly settling down to what I would call pre pandemic levels, and as a business we will look to ensure that we adapt and change as much as is needed to remain a market leader

You will read more about what we ’ ve been doing within the community, and how we are launching a new range of ser vice/fee levels, and much more aside My thanks, as ever, go out to Kate; a magazine of this quality doesn’t just fall together by itself, and her approach to ever ything she does typifies the best that Kennedys’ stands for as a team and business

When looking for a theme for this edition, we decided to ‘Go Foodie’ and I really hope that you enjoy what we ’ ve cooked up for you! (sorr y, I couldn’t help it) As ever, my thanks to all our adver tisers and ever yone who has made a contribution in this edition As we welcome in autumn and star t to think about the end of the year, I hope that we will provide some inspiration and food for thought!

Thanks to @louisagraceinteriors for our front cover location and @dorothyrosejustlovely for the wonderful owers and foliage

What is there not to love about this Red Pepper Soup with Chilli and Yoghurt it's colourful and has a lovely earthy, spicy avour thanks to the Aleppo pepper and smoked paprika. It is super easy to make, but you must allow each layer of seasoning time to cook to ensure you get the real depth of avour in the resulting soup.

INGREDIENTS

1k Florina red peppers (roasted in the oven until soft)

2 red onions roughly chopped

2 medium carrots (grated)

1 stick celer y with leaves (finely chopped)

1 small banana chilli

1 teaspoon dried oregano smal sprig fresh oregano

2 4 cloves grated garlic

½ 1 teaspoon smoked paprika

½ teaspoon cumin

1 teaspoon Aleppo pepper or Turkish pepper

1 tablespoon tomato concentrate approx 900 m chicken or vegetable stock

½ 1 teaspoon salt ½ tsp sumac to ser ve 50g toasted walnuts to ser ve few mint or coriander leaves to decorate olive oil

75 100ml yoghur t or sour cream to ser ve

METHOD

1. De seed the peppers and roast until the skins are slight y charred Cook the onions in a little oil for 3 minutes, add the carrot, chilli and celer y 2 Cook for a fur ther couple of minutes, add the garlic and all the spices including ½ teaspoon of salt. Stir well, cook for another couple of minutes and add the chopped red peppers 3. Stir in the tomato concentrate Simmer gently for 3 minutes Cover the vegetables with the 800ml stock, bring to the boil and simmer gently for another 20 minutes or until the vegetables are soft enough to blend with a hand mixer. 4. While the soup is simmering, gently toast the walnuts in a dr y fr ying pan 5. Taste the soup and adjust the seasoning If it is too thick add a ittle more stock and bring it back to the boil, simmer for a couple of minutes

6 Pour into warm bowls with a swirl of yoghur t (sour cream) and sprinkle of sumac Decorate with walnuts, mint or chopped celer y leaves and ser ve with pittas or crusty bread

B utternut squa sh ginger curr y

This recipe is curr y in the true sense of the word in that it has a beautifully spiced sauce enhanced by the squash. It's slightly spicy, but you can remove the chillies, and it is equally tasty. Any le over, extend it with some stock and whizz it into a soup.

S fouf cake

( lebanese turmeric cake)

This cake is a mouthful of sheer joy; originally L ebanese, an eggless semolina cake with additions including nigella seeds, cinnamon, anise, almond our and

even an orange sugar syrup. Sfouf is such a simple, easy bake using store cupboard ingredients, created in a few minutes with minimum fuss.

INGREDIENTS

800g butternut squash, peeled & diced wash & dr y seeds to toast Save peel to roast as a snack

1 onion finely sliced

4 cloves grated garlic

2 red chillies finely sliced

5cm ginger, peeled and grated pinch asafoetida, optional

¾ teaspoon garam masla

½ teaspoon tumeric

teaspoon cumin

1 teaspoon black mustard seeds

½ teaspoon ground fennel

5 curr y leaves or 2 bay leaves

approx 2 tablespoon cococut oil ½ teaspoon smoked paprika for the toasted seeds, optional salt and freshly ground black pepper fresh mint or coriander to garnish, optional

METHOD

1 Gently cook the onion until translucent, add the chillies and garlic and soften Add the mustard seeds, let them start to pop and add the asafaoetida.

2. Add the rest of the spices, cook for half a minute then add the squash Coat squash well in the mixture and cook gently for 5 mintues Dont let it burn 3 Add a coup e of tablespoons of water, cover and continue cooking adding up to about 450ml water or until the squash is tender and sitting in a good sauce Add salt to taste 4. Dr y roast the squash seeds in a heavy based fr ying pan with generous sprinkling of salt and pepper When they are just brown, remove from the heat and sprink e with a little smoked paprika or leave as them as is 5 Garnish with your toasted seeds, a scant dusting of garam masala and fresh coriander or mint.

Ser ve with rice, naan bread or with a baked potato on Halloween

INGREDIENTS

170g fine semolina

50g almond flour

80g all purpose flour

1 tablespoon turmeric

1 teaspoon cinnamon

1 teaspoon anise

1 teaspoon nigella seeds Optional

1½ teaspoon baking powder pinch salt

170g soft brown sugar

130 ml light oil

230ml dair y or plant milk I used almond milk

2 tablespoon orange juice

zest each of ½ orange and lemon

1 2 tablespoon tahini to grease the pan handful pinenuts, flaked almonds or pistachos

If using, pistachos should only be added after the cake is baked

METHOD

1 Pre heat the oven to 170°C 2 Grease the tin with tahnini 3 Dissolve the sugar in the milk

4. Sieve together all the dr y ingredients including the spices into a large bowl 5. Whisk the oil and the zest into the milk and sugar mixture and then pour into the bowl of dr y ingredients Mix well and pour into the prepared tin 6 Leave to stand for about 15 minutes and then decorate with pine nuts or almond flakes Work in rows so when you cut the cake each square has a nut in the middle 7. Cook for 25 30 minutes or until a knife comes out clean Turn the cake once during cooking 8 Leave to stand and remove from the tin when cool Decorate with pistachos if using as an alternive to pine nuts/almonds 9 Ser ve, dusted with icing sugar, with a cup of tea or cof fee.

WOTH is perhaps favoured by the younger applicant looking to buy their rst house, as it o ers a wide range of smaller terraced properties o en period and one to test your renovation skills on. When a long standing resident moves on from Walton however their properties always create huge excitement and nterest as the next generation move in to make their mark Walton on the Hill, also has a real sense of community and anyone coming to the village is always charmed by the pond, the overall feel and the fantastic variety of pubs and restaurants from which to pick, and of course, the Primar y School and pre schools still o er a huge draw

We are constantly reminded how lucky we are when meeting and showing new applicants properties in our beautiful Surrey Hills villages. Top Tips on preparing your home for viewings

FIRST IMPRESSIONS

r h o m e n e e d s t o f e e l l i v e d i n b u t n o t m e s s y

Front of house If you have a porch or front garden make sure it’s looking its best, clear away excess shoes and coats. Give the door furniture a good polish if applicable and sweep around the front door and mat. If you have a lot of cars in your family, move them so that the applicant can easily park on the drive

CLEAN

Make sure your house is presentable and free from cooking odours etc.

It may seem silly, but just the smallest thing can set the negative cogs turning n an applicants brain and so where you have the control, do what you can the best time to get that positive rst impression in the bag is litera ly at the entrance.

Avoid synthetic, overly powerful smelling fragrances, just a good candle or air di user and let the house breath before the viewing with lots of open windows Fresh air is the best home fragrance.

Avoid smelly take away meals the n ght before or morning fr y ups on the day These smel s rea ly linger

Clean the dishwasher door and control panel, hob, fridge, cupboard and oven doors Applicants are o en buying these tted appliances and are easily put o by dirty appliances as this can make them appear uncared for or beyond their best The dishwasher door is all too o en forgotten about.

De clutter and clean down worktops. Again remove any miscellaneous items that create clutter and mess your home needs to feel lived in but not messy

Vacuum the carpets and pick up any random items lying about especially if you

have pets Clear pet bowls and beds away Keep toilet seats closed and shower cub cles clean and fresh Remove damp towels, bath mats or other persona items open bathroom window (if there is one).

PRESENTATION

Make the bed! Even if you have a teen at home, get them up and out of the house and give the bedrooms plenty of ventilation

Clean, fresh bed linen also makes a huge di erence to presentation so if you have the time, it’s worth it and you get to enjoy all your hard work later on

Open Blinds and curtains let the day light in.

Give windows and window sills a clean and tr y and get the window cleaner round when your house goes on the market so they are looking their best

Cut the grass keep you garden looking tidy and wel cared for Again, clear random items away and if applicab e (depending on season) make any outside seating area look welcoming

Lights I know with energ y bills being at an all time high, we all want to do what we can to reduce our bil s, but just having the odd lamp on n a sitting room or bedroom can make all the di erence and we are always happy to turn these o a er a viewing. We will always turn amps on

when we can pr or to a viewing too, so make sure your bu bs work! Make sure all your lights work and have bulbs n, especially down lighters. Again more positive messages to your buyer that you care for and mainta n your home

Extra touches If you have the time and budget extra touches such as owers, candles and reed di users along with the fresh smell of baking go a ong way to make a home feel loved and happy

Music Another great touch is some background music Turn on the radio or some easy listening low level sounds This really helps to set the scene and if you have an integrated sound system, this is a great way to show it o

Games and Cinema rooms show these o if you have them Have a m ready to play on the big screen.

If you have a pool. Make sure t ’ s looking its best Have it ma ntained, looking clean and well cared for If out of season just make sure it’s looking tidy In the summer it shou d look ready to jump into

Kingswood is as popular today as it has ever been Known for its generous family homes in a safe and leafy location, whilst being situated just nor th of Reigate and of fering a wide selection of top schools, access to many recreational pursuits and a train line directly into London, we therefore naturally feel ver y privileged to be a local agent here Kingswood continues to be a ver y impor tant par t of our business.

The competition in all areas of estate agency is strong and it keeps us ver y much on our toes We enjoy the challenges of always

keen to know about schooling and social aspects of life here. Only recently an applicant was able to meet a member of our team who had just seen 3 children through a school within the area and of fer advice and insight to our future new homeowners

Our Discreet Marketing Ser vice remains popular in Kingswood too We have also reviewed what we of fer and how we of fer it and are really excited to be launching some new packages The Platinum package, we feel, ver y much encapsulates the sor t of ser vice our Kingswood clients expects from an independent agent like us

Over the centuries the woods became a rich hunting ground for K ngs and Noblemen The expansion of the rai ways in the early 1900's meant that houses were being built in Kingswood and village life began to thrive It was not until the early 1920 s when Richard Costain made a signi cant purchase of Kingswood land from Walton Heath Land Company that the landscape of Kingswood evo ved Over the next 100 years the land of Kingswood was developed into the vibrant village community we see today

However, in 2017 Costain undertook an internal review of their involvement in Kingswood which concluded that it was no longer nancially viable to continue to manage these assets This dec sion has signi cant positive consequences for Kingswood residents In late 2019 Costain approached representatives of the respective road associations and o ered to transfer these assets to them for a nominal sum Over the next year road representatives attended numerous meetings, took legal advice, to discuss the new company str uctures culminating in the assets being transferred to 3 companies, the majority of roads be ng transferred into Kingswood Heritage Company Ltd (KHCL ) under a company L imited by Guarantee

The name Kingswood Heritage was deliberately chosen to recognise the historical signi cance of K ngswood The roads within KHCL include The Chase, Sandy Lane, Warren Drive, The Warren, Woodland Way, B eech Drive and B ears Den, Eyhurst Close and Spur and Chestnut Close, in tota nearly 400 houses.

KHCL is a non for pro t company managed by 6 Directors, one from each major road, for the bene t of al its residents Over time, any revenues generated by the company will be re invested back into the community to enhance the appearance and reputation of the estate

The core focus of the Directors is to manage and safeguard the transferred assets for the long term, work closely with the road associations and assist where we can the organisations that operate within Kingswood

Policy s in place where KHCL will safeguard from development all green belt land falling under its jurisdict on It is vitally important to protect this land for future generations to enjoy Safety and Security is one of the highest priorities with n the community which is why we encourage res dents and visitors alike to abide by the 20mph estate speed limit Annual letters to residents from the road associations emphasise this vitally important ssue Also, residents are politely asked to cut back their hedges and vegetation that overhangs the road so as to improve the line of sight for safety considerations However, we can say that in general residents take great pride in the upkeep of their own property and verges.

The formation of KHCL has seen co operation amongst the road associations across the estate improve signi cant y which hadn't necessarily been the case in the past This togetherness is already leading to improvements across the estate and more is to come For Kingswood Heritage residents this transaction provides a seamless trans t on of ownership from Richard Costain with the Directors dealing with ssues as they arise in a transparent and simple manner and yet over time initiate mprovements across the estate when the opportunity lends itself

K e n n e d y s i n K i n g s w o o d 2 0 Approached via a long and impressive driveway and through private gates, the exclusive Eyhurst Park is positioned between two of Kingswood’s golf courses, enjoying formal grounds, paddock, tennis courts and gym. 15th Annual Charity Golf Day

We were truly delighted to be able to hold our 15th Annual Charity Golf Day at Kingswood Golf & Countr y Club on June 29th. Our Charity for the second year was Variety Golf, who do incredible work to raise funds for much needed causes.

A huge thanks must go to all of those who attended this year as well as our sponsors: Rob Miles at Golf Wiser Ltd for all our incredible 1st, 2nd and 3rd Prizes Mark Everett Ser vices for Heads & Tails prize

We are always so over whelmed by the generosity of not only the attendees but also local businesses who help us with auction and raffle prizes We couldn't hold this day without them.

Despite the pandemic, and with the help of our celebrity members, Variety Golf put 26 Sunshine Coaches on the road last year, enabling these youngsters to enjoy experiences never available to them before.

We are truly blessed to have met and made friends over the years at Kennedys, many of whom come and support us at this annual event year after year And we are delighted to be able to add to their fleet of mini buses with funds raised from both the 2021 and 2022 Charity Golf Day

And the day is of course all about raising this money for our chosen charity, but its more than just that We get a chance to get together with some local friends who we have met along the way and have some good old fashioned fun! Some Top Tips on planning your kitchen from our local B lackbrook Interior s , Tadwor th

Heading into our 5th year of trading, having navigated through some ver y choppy waters over recent times, we are always looking to add and hone the ser vices and experiences we o er to our clients and we have some exciting plans afoot for our wonderful Tadworth studio going into 2023, along with a complete showroom revamp including new displays, which have been designed and selected to re ect our client base and will showcase some really snazzy new gadgets

keep a watch via our showroom signage, website and social media platforms for updates and progress. For now, we thought we would give a few snippets of how you can make a start on planning your new kitchen, whether this is a project for now or further down the line, planning is de nitely key to getting things

Think about what works currently in your kitchen, and also what doesn’t work so the same mistakes aren ’ t made again, this also helps us understand how your household works which is really important when designing such personal spaces

I nd it is useful to have a list of ‘Must Have’s’, ‘ Would L ike’s, and ‘No No’s’ and from this we can create a design based around the ver y rst speci cation meeting we have with you the more detail we can go through in the beginn ng the better Also, if you ’ ve been col ating magazine clipping, photos you ’ ve taken of things you l ke when out and about or dedicated a pin board on Pinterest, we always recommend sharing these with us as this helps give us a good picture of what you are hoping to achieve in terms of colour pallet, style or function

We recommend planning in clever, future proofed areas or zones that can grow with you as a couple, a family or nto retirement years, for example, a pantry store cupboard area is a great inclusion, whether this be a single cupboard or a small room dedicated for it This will allow you to bulk buy essentials and manage food waste by seeing what is r unn ng low and a good way to do this is by decanting foods into clear jars and containers which can also be abelled up for ease This is also a great way to budget with the food shop, so you don’t end up with doubles of ever ything and use ever ything with n its she f l fe.

Consider low energy, time saving, worktop clearing and environmentally friendly appliances, like a Quooker system. Not only does this provide your standard hot and cold water it also provides 100 degree boiling water at a double tap and twist of a button, and now you can also add further functionality to the standard system with chilled still & spark ing drinking water options. A l 5 functions combined not only save space from your worktop by negating the need for a kett e, t also frees up space in your fridge from bottled water, and is brilliant for the environment to boot. No more boiling the kettle repeatedly or buying plastic bottles that end up in land ll why not pop in to test it out for yourse f, we have all 5 functions live in the showroom

Discuss with us the overall scheme for the room, not just the space we are designing for you do you want a double island bui t into the scheme? Do we need to inc ude a dining area? How big is the tab e? How many chairs? Should we al ow space for a so seating area to be added in a er the install? Do you have freestanding pieces that need to be housed n the same room or wou d you like he p sourcing furniture to add into the space? Should there be wall space le clear for shelving to display personal items? We like to add value where we can and if there is anything we can help with to assist with scheme, we will always tr y our best to accommodate

Finishing touches like splashbacks, handles and lighting may seem like sma l things, but each, in their own right, have a huge impact on your space and the overall look that is executed once complete Once the bones of the space have been designed and the colour, mater al choices have been selected, we suggest setting time aside for these really important and sometimes overlooked areas We can guide and recommend in all areas as we are an independent retailer and are not governed by a supply chain, we choose where and how we purchase products and materials for our clients.

As an independent, husband & w fe r un team, we are at the ver y heart of ever yth ng, we really do care about you and your spaces and ensure the end result is exactly what was promised, that is what we have built our business around and will continue to do so You will nd a plethora of information on our website under the ‘Projects’ and ‘Journal’ sections should you wish to delve deeper nto what we are about and for further inspiration.

The senior teams had mixed seasons with the 1st XI on the wrong end of several close finishes, finally finishing in 8th place In contrast the 2nd XI were fighting at the other end of the t able and af ter a few years pushing, finally achieved their aim of promotion with a strong 3rd place finish t aking them up to division 3 for the 2023 season. The season also saw a league 3rd XI for the first time in the clubs histor y. Well done to Maj who led a youthful group of players through a ver y enjoyable and competitive first season.

Sunday cricket st ar ted slowly with wins being fairly elusive, but the green shoots of new players coming through along with the older juniors st ar ting to make their mark showed encouraging signs for years ahead.

JUNIOR CRICKET

2022 saw 8 teams playing in the surrey junior championship from under 8’s through to under 15’s along with the clubs first girl’s games Friday training evenings continued to have a great community feel. Many thanks to all our volunteers who make these evenings run smoothly.

The under 8’s enjoyed a ver y successful first season finishing with 7 wins from 10 and a ver y impressive 2nd place in the t able Well done to coaches Alex and Laura for making sure the cricket was always fun and inclusive.

Another 2nd place in the league went to the under 9’s. Af ter a challenging previous season wins wise the team and coaches showed excellent commitment to improvement across the board, especially during the winter training and it was great to see how much the players enjoyed their cricket. Thanks to Ed, Simon and Sarah for all their hard work with this group.

THE UNDER 10’S enjoyed lots of positives in their first hard ball season. The tier 3 team finished in an impressive second place and the tier 2 group more than held their own against some ver y strong opposition to finish a mid table 5th. Again big thanks to the coaches Neil and Ed who gave so much time towards the children’s cricket development. It was great to see so many smiles on the children’s faces.

UNDER 12’S saw 2 teams competing in tier 2 and 3 leagues. Both teams finishing mid t able but plenty of pleasing development across the squad with lots

of close finishes providing some ner vous excitement throughout the season. Hopes are high for where this group will go next season

THE UNDER 13’S had a mid t able season in a ver y competitive league. Some great individual performances against bigger clubs. A lot to look for ward to next season as this t alented group move for ward.

THE OLDEST AGE group had a challenging season in a tough u15 league, frustratingly having 2 games rained of f (only 2 days it rained all summer!) but they showed determination in defeat. It was also ver y pleasing to see several of these players make regular senior appearances over the course of the season.

One of the highlights of the season was seeing the Girls u12 team play their first games for Tadwor th. Close defeats to Reigate and then Banstead didn’t tell the full stor y of how far this group has come. A hard working group with a lovely attitude they were a pleasure to coach and the club are looking for ward to their continued development in to league cricket next season. Many thanks to coaches Craig and Mike for their generous time and work with this group.

So what is a Thermomix I hear you ask? It’s a multi functional kitchen app iance that saves you time and money and makes cooking from scratch simple Thermomix has over 20 capabilities, it weighs, chops, blends, mixes, grinds, steams, kneads, s ow cooks, peels, ferments, sous vide to name a few, but the best thing of a l it SELF CLEANS!

I discovered Thermomix when I’d lost my love for cooking, I was fed up with cooking for the family and we re ied too heavily on ready made meals Not only was this bad for our health and waistlines, I was conscious that our week y recycling bin was over flowing

Whilst at a friends for lunch, I watched her make a gorgeous soup, he appliance she used weighed, chopped, sautéed, cooked and blended and the end result was restaurant quality. The recipe had come from an inbui t platform called Cookidoo with over 70,000 recipes to choose from, think Google just for recipes. I had to find out more so she introduced me to a lovely advisor who showed me exactly what Thermomix cou d do, from meal planning to ordering my weekly food shop online I was hooked, and my order was p aced

I’m now an independent advisor with Thermomix and I simply share my love I hold cooking classes in the comfor t of my own
