OVERLAND PARK IS A NEW SITE DEVELOPMENT OF A THREE STORY REHABILITATION HOSPITAL BUILDING WITH 40 BED PRIVATE INPATIENT ROOMS, PATIENT DAY SPACES, PHYSICAL THERAPY SUITES, STAFF SUPPORT SPACES, PHARMACY, ADMINISTRATION SUITE AND FULL SERVICE KITCHEN WITH PATIENT DINING.

DESIGN OVERVIEW

REVEL LAKEWAY IS AN INDEPENDENT LIVING BUILDING WITH 5 STORIES, 166 UNITS, A CLUBHOUSE, AND A PARKING GARAGE. THE CLUBHOUSE IS STRADDLED BY TWO RESIDENTIAL WINGS FOR CONVENIENT ACCESS TO CLUBHOUSE AMENITIES SUCH AS DINING AREAS, COMMERCIAL KITCHEN, SALON, BAR, & POOL.

THE LINKS ON PGA PARKWAY IS A MULTI-PHASE DEVELOPMENT LOCATED IN FRISCO, TEXAS. THIS MULTIFAMILY PROJECT HAS FOUR PHASES AND SEVENTEEN BUILDINGS. ADOPTING THE PROJECT ON PHASE II, I PERSONALLY WORKED ON THE CONSTRUCTION DOCUMENTS AND SAW IT THROUGH TO IT’S CURRENT PHASE OF CONSTRUCTION. ALTHOUGH EQUALLY IMPORTANT, I DECIDED TO HIGHLIGHT MY CONTRIBUTION ON THE SCHEMATIC STAGES OF PHASES III AND IV. THIS INCLUDES THE PROGRAMMING AND FACADE SUBMITTAL TO THE CITY.

EXTERIOR FACADES

THIS PROCESS WAS NOT EASY AND IT INVOLVED A LOT OF BACK AND FORTH WITH THE CLIENTS, THE CITY, AND OUR FIRM. UNWILLING TO COMPROMISE OUR ORIGINAL DESIGNS COMPLETELY, THE CITY WAS PUSHING FOR A MORE CONSERVATIVE APPROACH FROM THE PD.

THE CITY OF FRISCO REQUIRES THIER BUILDINGS TO HAVE 90% MASONRY, AS WELL AS PLENTIFUL MOTIFS AND DECORATIVE BANDING. A MAIN OBJECTIVE WAS TO LEAVE NO WALLS EMPTY. ANOTHER CITY REQUIREMENT WAS TO HAVE A POP OF COLOR ON THE GROUND LEVEL STOREFRONT PANELS. THIS WOULD SOMEWHAT MIRROR THE BUILDINGS ACROSS THE STREET TO ACHIEVE A MORE UNIFIED LOOK AND CONSISTANCY THROUGHOUT THE PROJECT.

BUILDRY, 184 UNIT, GARDEN-STYLE BUILDING WITH AMENITIES SUCH AS AN UNDERGROUND ENTER, MAILROOM, FITNESS CENTER, CLUBHOUSE, BIKE STORAGE, DOG WASH, AND CLIENT REQUESTED 60% OF THE UNITS BE ONE BEDROOM AND 40% BE TWO/THREE BEDTHIS BY CONFIGURING 112 ONE BEDROOMS AND 72 TWO/THREE BEDROOMS INTO THIS DEQUATE ROOM FOR THE PUBLIC SPACES. CREEKVIEW IS AN EXISTING THREE STORY BUILDING WHICH WENT THROUGH A COMPLETE RENOVATION AND CONNECTS TO THE NEW CONFERENCE CENTER. THE ENTIRE GROSS SF IS 111,560 SF.

THE MAIN ELEMENTS INCORPORATED INTO THE INTERIOR ARE THE FLOOR TO CEILING GLAZING, WOOD SLAT CEILINGS, AND A POP OF COLOR IN THE SHARED SPACES. ALL OF THE CONFERENCE ROOMS, COLLABORATION SPACES, TELEPHONE ROOMS, AND QUIET ROOMS INCLUDE STOREFRONT WINDOWS. THIS BRINGS AN OPEN AND CONNECTED FEEL TO THE REST OF THE OFFICE SPACE. WHICH IS CONTINUED THROUGHOUT THE ENTIRE FLOOR.

IN COLLABORATION WITH THE CLIENTS, I HAD COMPLETE FREEDOM TO DESIGN THE ENTIRE INTERIOR SPACE.

BARK + BUILD, HOSTED BY AIA DALLAS, TEXO, AND SPCA, IS A DOGHOUSE DESIGN/BUILD COMPETITION BETWEEN PROFESSIONAL TEAMS CONSISTING OF ARCHITECTS AND CONTRACTORS. THE FORMAT REPRESENTS THE TYPICAL DESIGN/BUILD PROCESS WHERE THE ARCHITECT PRODUCES A DESIGN/CONSTRUCTION DRAWINGS AND THE CONTRACTOR BUILDS IT. THE DOGHOUSES ARE ON DISPLAY AT NORTHPARK CENTER DURING THE THANKSGIVING HOLIDAY. DONATIONS AND PROCEEDS GO TO SPCA OF TEXAS.

AT THE TIPSY HOUND LOUNGE, YOUR FURRY COMPANION CAN LOUNGE AT YOUR FEET WHILE YOU POUR A GLASS OF YOUR FAVORITE RED BLEND. THE SLEEK, YET STURDY DESIGN OF THE TIPSY HOUND LOUNGE FEATURES STORAGE OF YOUR VINTAGE WINE BOTTLES AND GLASSES, WHILE ACCOMMODATING FOR YOUR PUP’S NEED TO BE SEEN BY YOU. DESIGNED AFTER DALLAS’ INFAMOUS MARGARET HUNT HILL BRIDGE, THE DOG BED ENCLOSURE CREATES A LIMBO BETWEEN CURIOSITY AND PRIVACY, WHILE BENEATH THE CANINE’S BED IS A RETRACTABLE DRAWER FEATURE FOR DOGGY EATING AND DRINKING. THIS IS NOT ONLY AN ENJOYABLE SPOT FOR YOU, BUT FOR YOUR PET TOO!
