WHEN IS RENT DUE? WHAT IF I’M GOING TO BE LATE?
Rent is due on the 1st of every month with a 5-day grace period. Always get in contact with the KTPM office if you have payment difficulty. Communication is key! We will do our best to accommodate issues as they arise.
MAINTENANCE ISSUES: Any maintenance request or issue MUST go through your online tenant portal. Download the app or Login via the KTPM website and select “Request Maintenance”. Make sure to include pictures and a detailed description of the issue.
LEASE ENDING SOON? RENEWALS AND
SUBMITTING NOTICE TO VACATE: Renewal offers are sent approximately two months prior to the end of the lease term – you will receive notice to your email and tenant portal.
COMMON ISSUES
WATER LEAKS:
• Report ALL leaks – major or minor – to management as soon as possible!
• While waiting for maintenance: Place a bucket under the leak to protect the cabinetry if it’s a slow or minor leak under a sink.
• If the water is leaking heavily, shut off the main water supply valve.
• If a pipe bursts, make sure to immediately shut off the main water supply to the home – this is often found in closets or the garage.
SINK/TUB WON’T DRAIN? TOILET WON’T FLUSH?
• Have you tried drain cleaner such as Draino?
• Have you attempted snaking the drain?
• If large amounts of hair or foreign objects are found in the drain upon sending a professional out, the charge will be assessed to the Tenant.
GARBAGE DISPOSAL WON’T WORK:
• Check these issues before submitting a maintenance request:
• Has anything else in the kitchen stopped
If you plan on ending your lease, you must submit your official “Notice To Vacate” through your tenant portal under the “Contact Us” section. Once received, we begin the process on our end and will send additional move-out instructions to you.
CAN I LET SOMEONE NEW MOVE IN?
ONLY with prior approval from KTPM. New occupants need to complete an application for screening and be approved before moving in. Additional deposit may be required. Contact us for more information.
CAN I GET A PET?
Even if you already have an approved pet on your lease, you must get approval before bringing any new animals to the property. You must also take care of the necessary fees prior to bringing a new pet to the property.

• Check to make sure there’s nothing caught in the blades: Unplug the garbage disposal and feel around the blades for any foreign objects.
• Under the garbage disposal is a red reset button, push it in and see if it works now.
• Things to NEVER put down a garbage disposal: rice, pasta, potato peels, shrimp tails, bones, fruit pits, egg shells, coffee grinds, celery.
• Grind up lemon halves with running water in the garbage disposal when it starts smell.
GARAGE DOOR WON’T OPEN/ CLOSE:
• Check these issues before submitting a maintenance request:
• Are the sensors aligned? Sensors are usually near the bottom on each side of the door and can be moved. If they aren’t reaching each other the door will only go half way down and then back up.
• If nothing happens when you hit the door opener, check the breaker in the power panel or that the motor is fully plugged in.
SEASONAL PREP INSIDE AND OUTSIDE
SPRINKLERS:
• Spring: Landscapers come out mid-late April to start up the sprinklers, check for leaks and coverage, and repair issues.
• Fall: Landscapers come out mid-late October to complete sprinkler blowouts.
• If sprinklers are damaged, not working properly, or waiting for repair, it is the TENANT’S RESPONSIBILITY to manually hand water the grass to prevent grass from dying.
HVAC AND WALL HEATING/COOLING:
• Change out HVAC filters and clean mini split/ wall unit filters at least every 90 days, or more frequently as needed.
• Keep minimum 12” of clearance between baseboard/wall heaters and furniture/curtains.
• When it snows, remove snow from around your outdoor HVAC/Ductless Units. Excess snow accumulation leads to ice and air flow issues that will shut down your heat.
• During summer, do not set AC/thermostat below 69 degrees as you can overwork and seize the system.
EMERGENCIES
• If you notice cool air is not blowing in, start first by checking the furnace filter. Then check to make sure thermostat batteries are not dead. Lastly, reset the breaker to ensure it has not tripped.
PREPARING YOUR HOME FOR FREEZING TEMPS:
• Disconnect all hoses from exterior faucets –leaving them connected can lead to freezing/ bursting pipes.
• Insulator caps for hose bibs/exterior faucets help to keep them from freezing as well.
• OPEN CABINET DOORS AND DRIP FAUCETS – this is particularly important for kitchen/ bathroom faucets on exterior walls and during extended cold spells.
• Foam for crawl spaces – these can be purchased at the local hardware store; these fit into the vents located around the homes foundation and keep cold air from entering below the home
