uch has happened since our Spring edition, not least of which was the 20th anniversar y since we founded the business, back in June 2004, so there will be the inevitable reference to this milestone, but other wise I hope that this edition will provide you with the usual mix of content and interest, as we continue to make Signature not just about us, but about what we think our readers want and are familiar with It has been tempting to change the format over the years, and there might have been argument to do so, but equally I think there is something endearing about familiarity, and about each edition having it`s own theme and narrative, but the identity remaining recognisable One of the other significant changes since the spring, has been the recent introduction of our new Garden Design and Planting business, which sees Susie coming back to the fold, following her recent success at the renowned London College of Garden Design, where she qualified earlier this summer; fur ther details can be found on pages 16 and 17
Our twentieth anniversar y has given us the per fect oppor tunity to look back at the past, think about the present and look to the future, and this edition gives me the per fect oppor tunity to thank ever yone who has been involved along the journey, be it as par t of the team, or as a client, and par ticularly my family, who have been right by me all the way
I always enjoy putting new Signature editions together, and this was no exception; my thanks to Aisling, the team, adver tisers, and contributors, who have all made this magazine possible
Whether you are a long established client looking to move or rent again, or I haven`t met you yet but you ` re thinking of being in touch, I look for ward to seeing or speaking to you in the near future, and for many years to come
As ever, Peter

Having seen a gap in the market for a Discreet Marketing Ser vice (DMS) in recent years I was excited to launch our ver y own product in 2018 and I am really happy to report that this is still ver y much a thriving par t of the Kennedys’ por tfolio.
For those new to the area or to our brand, Discreet Marketing Ser vice (DMS) by Kennedys’, is an exclusive way of selling your home without the burden and exposure of an open market campaign which for some can be a daunting prospect so instead we can find you a new home through our search and acquisition offering, and even have an exper t from our team negotiate on your behalf and take away the hassle of the constant and often complicated sales progression, all the way through to exchange and completion.
We believe in providing the highest levels of ser vice, the best possible marketing material, knowledgeable and experienced staff and the confidence that we will get the best price from the market. DMS by Kennedys’ allows you to achieve all that but in an unobtrusive, discreet and bespoke way. I head up this depar tment, aided as ever by the great team behind me.
If you would be interested in discussing the possibility of using this ser vice, then I would be glad to set up an initial non obligator y private meeting at a time and venue to suit you and in complete confidence I look for ward to hearing from you and to maybe working with you inthe future Peter

It is with great excitement we announce the launch of Kennedys’ G arden D esign S tudio.
Many of you may recognise my face through oristr y, wreath workshops or indeed he p ng with garden projects or ora event staging.
Over the past year I have been studying full time at Kew Gardens with the London Co lege of Garden Design It was a real priv ledge to have been tutored by the creme de la creme of the garden design ndustr y. With my nal project getting a comendation from no less than Gold medalist Tom Massey, which was a great honour This has enabled Kennedys’ to launch its new design studio, o ering our clients access to a garden and planting design ser vice
Garden Des gn can mean something di erent to di erent people and many probably think that garden designers are only used when designing a garden from scratch for the super wealthy, a Chelsea show garden or presenting on a garden ng tv programme
However the tr uth is, when involving a designer with any project with n your garden, small or large, you can not only get acess to a wealth of knowledge and
guidance, but a so save money on costly mistakes I will be honest with you, the garden design industr y has not always sat comfortably with my passion for susta nability, however I think the tide is nally turning, with much more awareness on the environmental impact of materials and processes and the importance of bio- d versity w thin our gardens
Over the last ten years of oristr y, I have been passionate about being as environmenta ly conscious as poss ble, whether that was my no plastic r ule, replacing oas s with chicken wire and moss, (even when that meant it became a much more complicated job!) or sourcing owers as close to home as poss ble, indeed where possible growing my own.
Th s philisophy wil be taken into our Garden Design business I a ways ook to see what can be re-used before buying new, source locally and support other sma l artisan businesses along the way Of course it isn’t always poss ble, but having sustainability at the core of ever y design decision, makes us question ever y cho ce we make

C reating a garden that works hard and uses ever y space to its full potential is cr ucial.
C reating outside rooms that can be used all year around, not only will add value to your property but also creates a garden that becomes an extension of our living space, many of us crave extra space, so why not utilise what is outside our back door
Visuals allow clients to easily see their garden come to ife It is important to engage a designer that enables you to understand their visian This maybe handrawn or visuals created through a CAD so ware, e ther way, understanding what is in the designers head and putting those down onto paper helps you decide if th s is right for you
The garden I am working on at the moment in the vil age, is a Victor an cottage garden, inspired as much of my work is, by the Arts & Cra s movement The brief was cottage garden style and is a garden des gned for a gardener However on the other end of the spectr um you can see the 9 acre garden I designed in the Cotswolds, which was lucky enough to have 3 natura spr ngs that appeared throughtout the site, the whole garden was focussed around this resource and self su ciency
Small or large there s always a design to best t both garden and owner
P lanting design is another ser vice o ered through the Kennedys’ D esign Studio, from helping with an individual bed or area, to designing and planting an entire project. It is becoming ever more important to use B eth C hatto’s gardening philosophy of ‘the right plant for the right place’
With our changing climate and the need to increase bio- diversity in our gardens, planting can become a bit over whelming. With our planting ser vice, we can hold your hand and help you make the right choices T here’s no need to feel daunted, reach out today to take the guess work out of planting your garden; I ’ m always up for a chat!
Should I mana ge my proper t y myself or instr uct an a gent?
In the everchanging world of residential lett ngs, this is a question we get asked regularly. Clearly there are some merits to managing your property yourself throughout the tenancy, the number one bene t being saving money on agency fees, but s th s false economy? Penalties can be severe for non-compliance and they can be nancial but also come in other forms For example, do you know that in some circumstances you may be unable to ser ve notice to regain possession of your property if you haven’t followed prescr bed requirements?
Many Landlords believe that managing their rented property to the required standard is simple, but the reality is that it is actually ver y complicated There are now estimated to be over 150 pieces of lettings legislation that Landlords must adhere to and with the forthcoming implementation of the Renters Rights Bill, this is number is almost certainly like y to increase
A professional agent will always ensure that they are up to date with relevant industr y knowledge and legislation in order to best protect their Landlord clients
At Kennedys’, we are members of Propertymark and have a highly knowledgeable and industr y quali ed lettings
Team with over 50 years of combined lettings experience.
We can help advise on how to maximise your return on investment whilst staying compliant
The Renters Rights Bill was introduced to the UK parliament on 11th September 2024 and is set to be the biggest overhaul of private renting in England
Sarah Smith, Kennedys’ Head of L ettings says:
‘The Renters Rights Bill is proposing numerous changes to our industr y Amongst other things, the bill aims to provide Tenants with more security throughout their tenancy and looks to apply a Decent Homes Standard across the private rented sector. The proposed changes are bold and will require a signi cant adjustment on how private Landlords and letting agents operate to ensure we comply with the requirements”

Peter Kennedy, founder and MD of Kennedys’ Independent Property Agents -
“In terms of the proper t y market in Kingswood, we have cer tainly seen a general up turn in activit y since the r st par t of the year ”
It would be remiss of me to star t my Kingswood spotlight in any other way than to pay tribute to the recently lost Waterhouse café, and to thank the owners and ever yone who made it such a much loved and popular hub of the community I am not aware of exactly what the future holds for the site, but understand that it is due to be redeveloped, with the provision of a new café being par t of the planning application; in the meantime, the presence of the excellent Coughlan Baker y, one the largest family owned ar tisan bakeries in Surrey, has been a ver y welcomed newcomer to the village in recent years and I think I am addicted to their sausage rolls! Whilst I`m on the subject of food, can I also ask how many of you have been to Kingswood Golf Club for their Sunday roast and for any feedback that you might have, because it is on my wish list for the autumn, and I am really looking for ward to it The catering team at KGCC has been producing consistently excellent food for both members and guests for a good number of years, be it just their day menu, their restaurant menu, corporate event or of course their Sunday af fair, and yet I still get a feeling that there’s lots of us out there who don`t realise that anyone can visit the club for a meal, maybe to meet up with friends, or indeed have a business meeting, so if you are one of those people I really would recommend taking paying the club a visit.
Speaking of KGCC, we returned to the club in June to hold our 17th Kennedys` Charity golf day, in aid of The Royal Marsden, more details of which will be featured in the magazine, but I just wanted to mention again how grateful I am to have the suppor t of the Hilliard family and the great team at the club, and to have such
a classy venue on our door step Staying on the theme of spor ts, we continue to be the club sponsor at Kingswood tennis club, and it continues to improve ever y year, both on and of f the cour ts, and I am par ticularly proud and delighted to see the growth in the junior membership, under the amazing guidance of our club coach, VP
As all year round spor ts go, tennis is right up there, not to mention Kingswood being a club that is increasingly becoming a centre of social engagement, so if you haven`t ever been up there, you will be assured of a warm welcome; their ‘last Friday of the month’ evenings are par ticularly good, if you want an insider tip from me!
Earlier in the year I was contacted by Bob Gunn about the new ‘Windows on Kingswood’ project that I hope many of you have seen behind the village hall; a great initiative and amazing piece of ar t, that I was only too pleased to be a ver y ver y small par t of, and it was of ficially launched on 12th September So if you haven`t already seen it, I hope that next time you ` re passing the village hall you`ll nip round the back; you won`t miss it!
In terms of the proper ty market in Kingswood, we have cer tainly seen a general up turn in activity since the first par t of the year, and whilst one would normally expect a seasonal trend in that direction, it doesn`t always follow these days, as you never quite know what`s round the corner What we do know though, is that Kingswood has a more diverse demographic than ever, it has a wide breadth of housing choice, and there is always a demand to live in the village, and we have cer tainly proved that in the last 6 months Our sales have spread from a 2 bedroom duplex flat above Pets Corner,
to a 3 bedroom semi just of f Forest Drive, and a 5500 sq ft family home in Woodland Way, to name just a few The supply and demand ratio in the market is fairly balanced, and by that I mean that there is a similar level of both supply and demand, and so whilst the bigger picture looks to favour buyers ( i e more supply than demand) I think that the Kingswood market remains somewhat more robust, resulting in steadying prices and a healthy number of sales from the top 3 agents in Kingswood I have said many times, it is no secret that we aren`t the number one agent in the village, but I have always been proud of the contribution we have made over the 20 years since I founded Kennedys`, and we remain for tunate to have the privilege of acting for some amazing clients and high quality homes, across the full spectrum, as you can see here We have also seen a significant increase in our Lettings profile in Kingswood, not to mention our continued involvement in land and new homes projects, some of which will be coming to fruition in the ver y near future, so keep an eye out for those
We have some genuinely rare and interesting instructions in Kingswood currently, some of which are featured in this edition; but it is also wor th mentioning that there are invariably of f market oppor tunities that we are instructed on, with clients who for a variety of reasons prefer to use an altogether more discreet marketing strategy, or maybe instructions that we are working on and that are about to come to the market So if you are looking to buy or rent a home in the Kingswood area, do let me know, and one way or another we will do what we can to help you find a home
This beautiful home, built by the owners in 2014, is just under 5,500 sq ft of stylishly and perfectly executed modern living, all meeting the high and exacting standards that one would expect in a new home, behind a gated west facing plot EPC: B. Tax Band G
Whether you are looking for an exciting opportunity to extend and improve an already attractive 1930`s detached home of ust under 3000 sq ft on a plot of nearing an acre, or you would like to build your own house of around 9000 sq ft, then this might just be what you are looking for. EPC: D. Tax Band G
This magnificent 3 bedroom ground floor apartment is the largest residence of the house, measuring in at 4205 SqFt, and benefits from a beautiful and generous private garden With all of the above considered, I think I can quite safely say this is the best Kingswood apartment that I’ve ever seen. In any village, or perhaps within any private housing estate, there are always one or two houses that stand out from the crowd, that catch the eye, and perhaps have held a place in local histor y And so it is with one of ‘the’ houses in the prestigious Kingswood Warren Estate; aptly named ‘Kingswood House’ this 5 bedroomed home has recently been refurbished throughout to an exacting standard EPC: C. Peter Kennedy - MD
Our 2024 Charity Golf Day, and the 17th since our first one back in 2007, gave us the opportunity to support a charity, indeed an institution (in ever y essence of the word) that provides so much to so many people, and that is the incredible Royal Marsden As these events go, this was one of the easiest “sells” that we have ever had, and the result was our biggest ever team entr y, not to mention huge support from so many sponsors and donations, and my heart felt thanks goes out to ever yone who contributed and made it such a a great success I am yet to do the final calculations but it looks like we will end up raising around £12,000, bringing our total money raised over the years to around £180,000
It was always going to be a hard act to follow The Royal Marsden, but I am absolutely delighted to announce that our 2025 Charity will be the inspiring Emily Ash Trust and I have just booked our Golf Day at Kingswood Golf and Countr y Club for Wednesday 18th June 2025 Further details of the event will be posted in the next edition, but if you are interested in entering a 4 ball team, we would love to hear from you.
What started out as a one off event to support our MacMillan Cancer Trust and to thank them for the support they offered our family during Dad`s last few months, has become something so much bigger, and more important than we could ever have imagined The people we ` ve met, the stories we ` ve heard and the tears we ` ve shed, have all given meaning and purpose to the work we put in, not to mention the reward we get out; so again, my thanks to ever yone, past, present, and future for making it all happen
Christmas is just around the corner, and we thought we would use the festive period as an opportunity for one nal push in aid of 2024’s charity, the Royal Marsden Cancer Charity
We are delighted to share that for ever y sales transaction that completes in December, we will be donating £ 100 to the Royal Marsden Cancer Charity. Working with them over the last year has been a genuine privilege, and the over whelming impact that the organisation has had on so many friends and clients of Kennedys’ has been clear to witness
Further voluntar y donations are of course still welcome, and we will endeavour to raise as much as possible throughout the nal month of 2024 The Emily Ash Trust
In 2002, at age 5, Emily Ash was diagnosed with Leukaemia After the initia shock, Emily’s family prepared themselves for the course of their life to be forever changed Emily underwent chemotherapy, radiotherapy, blood tests and hospita stays After this, Emily was able to return to school and resume what felt ike a ‘normal’ life again However, just months after finishing this bout of treatment, she experienced a relapse and once again the Ash family were thrown into a ife of cha lenges Her only hope now was to undergo a bone marrow transplant
Finding a donor did not come easily, and it was at this time that the family and their oved ones formed the Emily Ash Trust The goal was to find the match that would save Emi y ’ s life In November 2002, a donor was found and Emily successfully received her transp ant on the 9th of Januar y, 2003 After several anxious weeks of waiting, Emily’s transplant was finally deemed a success and the family, with Emily, could return home to begin a new chapter of their lives
Now in her 20’s, Emily has lived a life that many young people dream of She moved with her family o live in Australia for some time, finished school and attended, and then graduated from University Now, Emily takes part in the Emily Ash Trust, working closely to support families of children with Cancer, raising awareness and even taking part in some activities
