Distressed Asset Receivership The executive team draws on experience in acquisitions and re-branding to facilitate the smooth transition of operations for distressed properties. As receiver, we are cognizant of the lender’s priorities to gain control of the assets, minimize liability exposure and stabilize operations for the benefit of the asset value. To minimize guest disruption, it is critically important to retain talented team members. Capital Improvements Afton Hospitality Management has in-house resources to assess your property’s capital requirements and the expertise to plan and manage major and minor renovation projects. Our team is knowledgeable about franchise requirements and has established relationships with quality contractors to ensure your project is completed on time, within the budget and to brand standards.


Consulting Services Afton Hospitality Management provides operations, sales, marketing, capital expense planning, franchise relations and due diligence advisory services to hotel and resort owners, operators and investors.

State Of The Hotel Assessments To improve the performance of a struggling asset, Afton works with owners and executives to identify improvement oppotunities. The assessment is a multi-day property visit that includes thorough review of financials, guest satisfaction data, assessment of franchise relationship, STR report analysis, staff interviews and marketing plan review. Upon completion of the property visit, a thorough report is provided that details opportunities to improve efficiency, revenues and guest services, including specific recommended action items.

Marketing Overhaul A comprehensive analysis of marketing materials and plans, including sales team deployment, advertising campaigns, website review, green marketing, and social media initiatives. A subsequent recommendations report is provided and we are at your service to assist with implementation.

Comprehensive Feasibility Studies Market studies are performed in collaboration with our strategic partner, Hospitality Appraisals, Inc., and incorporate a property inspection, competitor inspection, SWOT analysis, market dynamics and economic trends, Smith Travel data analysis, interviews with local operators and tourism executives, identification of other planning projects and brand considerations.

Franchise Negotiations Afton offers a comprehensive franchise license evaluation and negotiation service. Our clients are able to leverage our in depth knowledge of hotel franchising as well as our strong brand relationships to position all parties for a long term, mutually beneficial relationship.

Property Inspections & Renovation Management Our physical asset inspections are designed to provide a thorough assessment of the asset condition, including the structure, equipment, furniture and fixtures. In the event renovations are required, our team offers complete project planning and management services.

The executive team at Afton Hospitality Management has extensive and diverse experience in hospitality operations, sales and marketing, renovations, franchise relations, hotel finance, commercial lending, and hotel development.

Timothy J. Stiffler President Timothy J. Stiffler is President of Afton Hospitality Management. Mr. Stiffler recently completed the sale of Tidewater Hotels & Resorts, a nationally ranked top 50 hotel management company. He served as President of Tidewater Hotels & Resorts for the past 18 years. Tidewater developed, owned and operated 24 hotels in Virginia and North Carolina. The company was a franchisee and strategic development partner for Marriott International. Other franchise affiliations included InterContinental Hotel Group, Starwood Hotels, Hilton Hotels, Choice Hotels, and the National Park Service. Mr. Stiffler’s experience includes ownership and operating management of an award winning, nationally ranked hotel management company, including all aspects of hotel development, condominium development, financing, franchise relations and licensing of hotels. Mr. Stiffler is an honors graduate of the University of Virginia. Prior to taking over the operations of Tidewater Hotels & Resorts he worked for ten years as a vice president in hotel finance and commercial banking in Virginia and Washington, DC.


Edward C. Denton Executive Vice President As Executive Vice President, Mr. Denton is responsible for business development and manages the transition of newly owned and managed properties into the Afton portfolio. He has executed several successful turnaround projects for under-performing hotels, facilitated management training classes, and led multiple hotel sales teams. He managed the total revenue generation strategy for 12 hotels simultaneously, including new-build properties. He was a key member of several regional executive teams in the hotel industry. Mr. Denton’s track record of success spans a wide spectrum of hotel types and market segments, including: •

Marriott, Starwood, Hilton, IHG and Choice branded hotels

Full service, extended stay, select service, economy, conference center and lifestyle segments

City-center, suburban market and vacation destination locations

New-build, brand conversion and stabilized hotels

Mr. Denton is a graduate of the hospitality and tourism management program at Virginia Tech and is an adjunct faculty member in the Tidewater Community College hospitality management program. Mr. Denton serves as President for the Virginia Association of Hospitality Sales and Meeting Professionals.

Marcus B. Lewis Vice President of Construction and Development Marcus B. Lewis is Vice President of Construction and Development for Afton Hospitality Management. Mr. Lewis is responsible for the coordination of all construction projects, as well as maintenance and facility management of all assets in the portfolio. Mr. Lewis has been active in the hotel construction business since 1983. He has a primary role in evaluating asset condition and identifying reinvestment needs. He coordinates and implements large renovation projects and capital reinvestment programs, including franchise required product improvement plans. Prior to joining Afton, Mr. Lewis served as Vice President of Development and Construction for Tidewater Hotels & Resorts. Mr. Lewis was employed by Tidewater for 23 years and was responsible for the construction of 12 new hotel projects. He was also primarily responsible for the on-going capital reinvestment needs of Tidewater’s 24 hotel portfolio.
