Seller's Market: when the inventory in a specific area is low. In general, properly priced homes generally sell within 7-14 days maximum. If your property has not received an offer within this time period, it is priced too high based on the home’s condition.

Normal Market: when there is no real perceived advantage to either the buyers or the sellers. In general, properly priced homes should sell within 30 to 45 days.

Buyer's Market: when you have lots of homes on the market for sale in every price range & area. If you price your home just below the other similar homes on the market, a sale should result within 45 days or more.

Sellers leave on average $28 BILLION dollars a year on the table for selling their home without first making any updates or repairs to it.

My listing model doesn’t include you spending tons of money on renovating your current home, but it is important to address any items that need attention prior to putting it on the market as to not ignore the buyer expectations of wanting a Move-In Ready Home.

Staging creates an emotional response that encourages potential buyers to bond with a home. When a buyer can envision themselves in a home, it can persuade them to buy, even if that home doesn't contain all of their “must haves”.

You only make a first impression once!

I will provide room by room guidance on what should be done to maximize the space and appearance of the home to the buyers in today’s market.

In addition, I will provide referrals for any additional repair work needed to the home or general maintenance items like painting, light carpentry, carpet installation, to maximize mass appeal.

When needed, especially with vacant homes, I will discuss partnering with one of my professional stagers to provide a customized staging plan for your home.
