After the passing of both her brothers last year, my client was left with the management of the family's trust, which included investment properties throughout San Diego County

She needed help with navigating the next best steps for her end goal of having consistent cashflow while she focused on her health and other aspects of her life

My team and I got right to work on putting together an extensive analysis on the full portfolio.

What we found:

• Tenants that needed updated leases so she was in compliance with any 60 days notices that would need to be sent out during the sale

• After a cash flow analysis of whether or not to keep the triplex, made more sense to exchange it into a DST due to the high holding costs of taxes and insurance

• Tenant that was no longer paying their lease - had our team member Eric Ginder assist with the eviction

• Brought in organizers to help with the downsizing, organizing all the paperwork from her proeprties, and estate clearing

• Brought in contractors for the roof repairs and plumbing issues that needed to be fixed at the Vista property to get it market ready

• Set her up with probate attorneys to finalize the remaining affairs of her late brother

Single Family

In the end the determination was made to sell off the single family residences and the triplex Then remodel the Oceanside property which was much lower maintenance for her day to day. The back unit will continue to be used for income until a caregiver is needed So now she gets to travel and visit family in Europe with the comfort of knowing she gets consistent income along with a place to live out her later years.
