Checklist for Mailboxes in Bentwater This is a great time to take a look at your mailbox and make sure that it is up to compliance standards. You can keep from receiving a compliance letter and possible a fine by taking care of a few simple things: Make sure the post is securely in the ground, not wobbly, and is standing up straight. If you need a new post, please call the HOA office and we can help you obtain one. Check to insure that the number plaque is securely on the mailbox with all of the numbers present. Both the door and flag must be present, in good repair and operational. Mailbox needs to be clean and free from debris left by perching birds. Mailbox needs to look fresh, not faded. If the box itself is in good shape but it needs a fresh coat of paint, you may purchase that at Ace Hardware. If you need a new box altogether, you can also purchase that at Ace. Make sure to tell them that you need paint or a box specific for Bentwater. Give them a call at 678-363-8191.

Manager’s Report Fall Pool Schedule

Backyard Cleanup

The Harmony Grove and Winding Creek pools will be closed beginning on September 2nd, and the Highcrest and Bentwater Drive pools will be closed beginning on September 15th. The Cedarcrest pool will remain open through the fall and winter. Tidal Wave Swimming will begin their practices on September 2nd. The tent will go over the pool the first weekend in October.

Now that the weather is nice, many residents are getting their backyard decks and patios ready for summer barbeques and family get togethers. Please take a good hard look at the condition of your backyard and make sure that it is up to the same community standards as front yards and community amenity areas. You probably have neighbors on either side of you and possibly behind you that can see your backyard while they sit and try to enjoy their outdoor living areas.

Our seasonal courtesy patrol is in place and will be patrolling the amenity areas daily. Remember that you must show your photo ID to the patrol if requested. Residents must accompany guests AT ALL TIMES at all amenity areas. The cell phone number for Bryant Security is (470) 222-1443. Report any suspicious or obnoxious behavior, underage drinking or vandalism seen in or around any of our amenity and common areas to the guard on duty. Please make sure your preteens and teens understand that entering any of our pool areas after 9:00 pm is considered criminal trespassing. Those caught will be reprimanded and could cause the whole family to lose pool privileges for up to 30 days. Every year we have trespassing at the Harmony Grove slide pool after hours. Be warned: there are security cameras rolling 24/7.

Tuesday is Garbage Pickup Day Over the past few weeks I have noticed garbage pickup companies coming into the community on days other than Tuesdays. You are welcome to use whatever disposal company you choose but the only approved trash pick-up day for Bentwater is TUESDAY.

Architectural Review Committee approval is needed for most exterior modifications. As a rule, any modification which alters the look of your property will require approval. The ARC application can be found on the Bentwater HOA website and in the HOA office. Don’t hesitate to call if you have any questions. Not complying with the ARC approval process can result in fines as well as having to tear out the modification which could be very costly.

New Community Compliance and Enforcement Guidelines As homeowners in Bentwater, you are aware that the governing documents of the Association clearly outline your responsibilities for maintaining your property and keeping it up to community standards. This information can be found in Article VII, Section 7.4 (Compliance and Enforcement), as well as in the By-laws in Article III, Section 3.24. A majority of owners and residents here work hard to keep their property (home exteriors and yards) well maintained. The covenants and restrictions in our community help to give you, as an owner, peace of mind that your community will hold or increase in its value because of the Association’s enforcement of the covenants. That being said, the Board of Directors has implemented some changes to the compliance violation process and the fines associated with non-compliance of the covenants. While this may seem extreme, due to the fact that there are repeat offenders in the community who do not take the inspection drives or violation notices seriously, the Board of Directors has chosen to take these steps. Sending out violation notices is an expense to the community, and takes the HOA staff a great deal of time. Therefore, beginning September 15, 2014, the process for compliance violation notices and fining are as follows: * The owner of record of any property that, during inspection drives, is noted as being in violation of the covenants. (i.e. yards in need of landscape maintenance, exterior cosmetic repairs to the home, basketball goals set up in cul de sacs, broken fences, inoperable vehicles parked in a driveway, recreational vehicles in yard or driveway, etc.) will receive a letter from the HOA office stating the nature of the violation and the action that is needed to correct it. * The owner will have ten days (10) to correct the violation and notify the HOA office of the actions taken. Upon notification that corrective actions have been taken, the HOA office will reinspect. If the violation has been taken care of, the violation will be closed. * After the 10th day, if no notice of correction has been provided, your account will immediately be fined $150 for the offense stated in the letter you received. If the same offence is either uncorrected or repeated within a calendar year, you will then be fined $300. Should this occur a third time within the same calendar year, you will be fined $500. Should there be a fourth violation of the same nature within the same calendar year, you will be fined an additional $500 every 10 days until the violation is corrected. In addition, your account will be sent to the attorney for legal action. Please note that you have a period of 10 days from receipt of the letter in which you may request in writing a hearing with the Board of Directors to challenge the violation and/or the proposed fine. Should you desire to obtain a copy of the covenants, they are available on the Bentwater website. It is our hope that this new policy will bring to light the importance of keeping your home and yard up to community standards, and will only serve to enhance the beauty of our neighborhood. Most Common Compliance Violations in Bentwater Below are the most common violations that the Homeowner’s Association has to cite and fine our residents for. Please take a look around your own home and property and make sure it’s in tip-top shape: Trash Cans – Trash and recycling cans are often left on the street or in plain view on days other than pick-up day. Neither is allowed. These bins are only allowed on the street from 6:00 Monday evening until 6:00 Tuesday evening (the only day trash collection is allowed in the neighborhood). These bins must be stored out of sight from street view at all other times. Mail Boxes – Please make sure that your mailbox is clean and freshly painted with all numbers clearly visible and straight, a door and flag that are in good repair and fully operable, and seated on a sturdy, freshly painted post. Should you need to purchase a new mailbox, you may call Ace Hardware at 678-363-8191. To purchase a new post, contact the HOA office. Commercial Vehicle Parking – Resident Driven commercial vehicle parking (commercial trucks/vans with ladder racks, etc. or vehicles of any kind with signage advertising a company or place of business) is not allowed in Bentwater. Even if the commercial vehicle is your personal “take home” vehicle for your place of employment, you MUST park it in your garage out of sight. Weeds and Yard Debris – Please make sure that your flower beds and lawns are weed-free, and that all fallen branches, hedge clippings, etc. are not left in your yard. Also, please put away all yard equipment (rakes, shovels, empty flower pots, bags of soil or rock, etc.) away and out of street view. Overnight Street Parking – Overnight street parking is not allowed. Please park (or ask your guests to) in your garage or in your driveway. Parking on the grass is not allowed. Bentwater streets are patrolled by Paulding County Sherriff’s Department, so if you need to report an overnight parking violation, please give them a call at 770-443-9768. Recreational Vehicles – Boats, jet skis, 4-wheelers and the like are not allowed to be parked anywhere on your property but in your garage. No backyard or side yard parking is allowed. Faded Exterior Paint – Please make sure that the paint on your porch, siding, trim, shutters and door are kept fresh. Should you desire to change your paint color scheme, you must obtain an ARC application and submit your new color scheme choices for review. Failure to Submit ARC Paperwork – In order to insure that the beauty of our community remains intact, any changes in paint, roofing, landscape, fencing, etc. must be approved by the ARC committee. The forms may be obtained online on the community website or from the HOA office. Individuals who do not submit this paperwork will be fined without exception.

Here are a few landscape tips for September from Greenwood Group Landscape: • Continue to monitor your irrigation system for any leaks or breaks. Also, if you have a cool season turf lawn such as fescue now would be a good time to mark your irrigation heads so that they won’t get damaged during aerating/ overseeding. Crape Myrtles are beautiful trees this time of year, but can also create problems and hang over your home or driveway. Winter annuals such as Pansies, Snapdragons, Cabbage & Kale help to brighten your landscape in the fall and winter months. Planting annual color each season

• With fall right around the corner now is a good time to plan ahead for your lawn. On Warm Season Lawns such as Bermuda you will want to start applying your first application of pre-emergent for fall/winter weeds such as poa annua and henbit. • On Cool Season Lawns such as Fescue you will want to aerate and overseed. Start by scalping your fescue lawn then aerate and overseed with a fescue blend seed and fertilizer. The new seed will need to stay moist especially the first 10-14 days. September is the 9th month of the year and marks the beginning of autumn in the Northern hemisphere and the start of spring in the Southern hemisphere. The name September comes from the Latin septem for seven, since this was the seventh month of the Roman calendar. The month was named during a time when the calendar year began with March. September starts on the same day of the week as December each year, but does not end on the same day of the week as any other month in the year. September has three birth flowers: the forget-me-not, the morning glory and the aster. Forget-me-nots represent love and memories, asters represent love as well, and the morning glory represents unrequited love. These are all very passionate flowers.

Sidewalks in Bentwater The Paulding County Department of Transportation is responsible for maintenance and repair of our sidewalks in Bentwater. However due to budgetary concerns, they will only repair or replace sidewalks that are deemed a safety hazard (as in these pictures). No aesthetic issues (such as cracks) are currently being addressed. If you feel the sidewalk in front of your home is in need of repair due to a safety concern, please contact Jana Brown with the PCDOT at jrbrown@paulding.gov. They will put you on their schedule to come assess your concern and make a decision concerning the necessity of the repair.

North Paulding Youth Basketball Four years ago North Paulding youth basketball was just a dream for Coach Ryan Dyer and Coach Scott Green, the varsity head basketball coaches at North Paulding High. Now youth basketball for grades k through 12 is a reality. In season one, in 2011, over 200 boys and girls participated and the numbers have grown steadily every year. This year over 400 are expected to participate. Coach Dyer, who is the boy’s varsity basketball head coach at North Paulding, explained, “From the beginning this community was excited about the opportunity to play in our league. It’s great to see it continue to grow.” This year a goal of the North Paulding Youth basketball program is to increase the number of girls participating. Coach Green, the girl’s varsity head basketball coach at North Paulding says, “I know the girls are out there and they want to play. Our Middle school and high school programs are full. We have to get more of our younger girls playing at an early age. Our youth program is a great place for girls to start to develop a love for the game.” This season the plan is to have a league dedicated to girls for grades kindergarten through second, third and fourth grade, Fifth grade, and middle school age. In addition to more girls, Coach Dyer would like to see more high school aged boys participating. “Last year we had about 30 high school boys playing in our league. I expect to see those numbers increase because the high school aged boys had such a good time competing against each other last year.” Signups for the North Paulding Youth basketball league are open to all students in Paulding and surrounding counties. Registration is available at NorthPauldingbasketball.net under the “Youth Basketball” tab. For questions contact NorthPauldingyouthbasketball@gmail.com. In addition to online registration there is an opportunity to register in person on Saturday October 4th and Saturday October 11th at Beef O Brady’s on Cedarcrest. Registration times are Noon to 2:30 p.m. each day After registration there will be a skills test needed to grade the players and make the teams competitive. Skills tests will be held at the North Paulding High School main gym on Sunday October 5th and Sunday October 12th from 2 p.m. to 5 p.m. each day. The skills test includes basic basketball fundamentals and should take less than 30 minutes. New players can also register for the league on these days. Practices for the North Paulding Youth Basketball league begin on October 27th. Games begin on November 8th and will be played on Saturdays and Sundays in the North Paulding complex throughout the season. The game schedule follows the Paulding County School system calendar so no games or practices will take place during the holiday breaks. All students of all ages and basketball experience should look into the North Paulding Youth Basketball league for another fun and exciting season.

Private Event Rentals

Are you a Bentwater resident looking for a place to hold your event?

Why not consider the Bentwater Clubhouse! Perfect for birthday parties, baby showers, anniversary celebrations, graduation parties, and even small, informal weddings!

There are two rooms available: Parlor Room

Terrace Room

-- Holds 25-30 people -- Rental fee is $40 per hour with a $300 deposit and a $25 maintenance fee -- Kitchen with refrigerator, dishwasher and microwave

-- Holds 75 people -- Rental fee is $50 per hour with a $300 deposit and a $50 maintenance fee -- Kitchen with refrigerator, dishwasher and microwave -- Or rent both rooms for $75 per hour with a $300 and a $75 maintenance fee

Minimum hours for rentals are as follows:

Weekdays/nights – 1 hour minimum Friday Night – 3 hour minimum Saturday (all day/night) – 5 hour minimum Sunday – 3 hour minimum with the 4th hour free All events must be over and building/parking lot empty no later than 11:00 PM. Use of the pool is not allowed with any rental.

Around Bentwater

New to the Neighborhood? Here are a few things you need to know:

• Bentwater has 5 amenity areas with these features: 1. 310 Bentwater Drive – Pool, water mushroom, water shoots, basketball court and playground 2. 383 Highcrest Drive – Pool, waterworks, basketball court and playground 3. 115 Hunt Creek Drive – Pool, water slide, water mushroom, basketball court , new playground and 2 tennis courts 4. 3730 Cedarcrest Road - Pool, clubhouse, sports field, and 8 tennis courts 5. 60 Pensdale Place – Pool, basketball court, new playground, and 2 tennis courts • Bentwater has a paved , mile-long nature trail. The trail head is located .2 miles from the Bentwater Drive pool or .2 miles from the intersection of Bentwater Drive and Graves Road. • You are allowed to use any trash service you choose, but they may only pick up on Tuesday. • If you want to make any exterior modifications to your home, they must be reviewed and approved by the ARC before you start. You may obtain the form for this process either in the HOA office or on the Bentwater website.

Tidal Wave Swimming is excited to return to Bentwater for the 2014-2015 season. Our partnership with the neighborhood has led to many successes. This year three Tidal Wave Swimmers will begin their collegiate swimming careers: Josh Smith at The University of Tampa, Abigail Gonzalez at Simmons College, and Danny Smyda at Brandeis University. We wish Tidal Wave alums luck as they move forward. Additionally, in July, five Tidal Wave Swimmers won individual state titles! Whether your aspirations are swimming in college, win state titles, or simply improving your swimming technique and fitness level, Tidal Wave Swimming has a place for you. The Fall season is starting up just after labor day. We have 19 Fall ALTA teams this season going for the coveted ALTA trophies. There are a couple teams that still have room for a player or 2 so let me know if you are interested and I will try to find you a team to play on.

Thank You! The Ladies Fall ALTA Clinic was a great time, thanks to all the ladies that came out, we plan on doing another one right after the fall season.

Our 4th of July Cardio was a blast, everyone dressed patriotic and we got in a good workout in the morning so we could eat bad that night!

Kids Pizza Day July! The Pizza Party for September will be on September 26th. The time will be 6-8pm. Cost is $10 per child, or 2 for $15. This is for the kids that are currently playing tennis, we will play tennis matches and then have a break in the middle and eat some pizza then go out and play a little more! September 2014
