Congratulations on your recent purchase through Jellis Craig Manningham.

We have put together some information that you may find useful for your upcoming move which we hope, will reduce some of the stress associated with moving house. Enclosed is a list of tradespeople that you may need, phone numbers for connection of services and a list of people you may need to notify regarding your new address.

From this point, it is usual that settlement matters are discussed between legal representatives for both parties as they will co-ordinate formal settlement arrangements. You will be advised by your legal representative the exact date and time of settlement once it has been scheduled. Approximately one week prior to settlement, it is recommended that you conduct a final inspection of the property, so please contact your selling agent to arrange a time to show you through.

Once settlement has taken place, the keys to your new property may be collected from our office, located at Level 1, 1006 Doncaster Road, Doncaster East.

Keys cannot be handed over until we have been advised by the vendor’s legal representative that settlement has occurred, so please allow at least an hour after the due settlement time before collecting the keys. Please be assured of our best endeavours at all times, in this or any other property matter.

Service guarantee for electricity connections

If your electricity is not connected by the agreed connection date connectnow will arrange suitable accommodation and cover reasonable out-of-pocket expenses providing that it was connectnow’s error that caused the inconvenience. If a supplier error is the cause of the non-connection, connectnow will work with you to seek appropriate remedial actions.

Moving into a new place is as fun and exciting as it is exhausting and stressful. You can plan and plan, but on the day there are bound to be some unexpected bumps along the way.

Instead of writing yourself a million lists, here is one easy to follow moving checklist

4-6 weeks before moving

Book your removal company

Arrange redirection of mail and fill out a Change of Address form with Australia Post

Dispose of items no longer needed by holding a garage sale, donating or throwing out unwanted items

Collect packing materials including boxes, tape, labels etc.

Contact the local council to arrange rubbish pick up if you are getting rid of a lot of items

2-4 weeks before moving

Schedule disconnections / connection of utilities at old and new home including gas, electricity, water, phone and internet

Discontinue any delivery services, automated payment plans and local memberships if need be

Change your contact details with various service providers including banks, driver’s Licenses, insurance, lawyer etc.

If you have a pet, you must change / update its registration with your council

Organise contents insurance at new home

Begin packing non-essential items

Identify valuable items like jewelry and legal documents and transfer separately or Store in a safe place while moving

1-2 weeks before moving

Continue packing and clean as you go

Call and confirm all details with the moving company if you are using one

Arrange time off work if possible for moving day

Disassemble non-essential furniture (desks, bookcases etc.)

Make a schedule or action plan for the day of the move

Arrange a final inspection

Check all furniture has been disassembled or packed

Complete one last check of the old property to ensure nothing is left behind

Leave your contact information for new owners to forward mail

Make sure the movers have the correct new address and you have their mobile number to avoid confusion

Lock the windows, doors and turn off all lights

Turn the main light / power off at the switchboard

Return keys if applicable

At your new home

Verify utilities are working including gas, electricity, water, phone, internet, heating and cooling

Change the locks if need be

Begin unpacking all essentials first

Get started now, even before you move. It gives businesses in particular, time to update their records. Keep a list of incoming mail leading up to your move as a guide to organisations you need to notify. It is mandatory to notify some organisations. These include the Electoral Office, Social Security & Vic Roads. Some are necessities like banks, finance and insurance companies. By telling everyone you have moved, you’ll get your mail a lot faster than having to wait for the people at your old address to send it to you.

Regular routine inspections

We undertake an initial inspection [3 months] into the tenancy to ensure that the renter is comfortable, and your property is being well looked after. We then carry out subsequent inspections every [6 months] as allowable by legislation. Owners are invited to attend routine inspections and our digital inspection reports are readily available shortly after these inspections are conducted.
