Custom millwork at entry, kitchen, and bedroom
This penthouse renovation mixed existing with new design elements. Ann Chapin Studio added a slatted wall at the entry to better deliniate the space from the living area, added custom white oak and fluted glass uppercabinets and shelf in the kitchen, designed a custom headboard piece for the primary bedroom, 2 bathroom and powder room updates, and furniture and fixtures throughout.

3 bath and bar renovation w/ custom millwork for 4-story townhouse
This project was a full renovation for a 4-story townhouse. Ann Chapin Studio worked closely with the contractor to execute high-end details for the bathrooms, powder room, and bar nook, including custom millwork in the primary bathroom, powder room, and bar.

Kitchen, 2 bathroom, and closet renovation with custom millwork
This condo refresh was inspired by Norwegin minimalism with notes of european pop. Ann Chapin Studio worked on bleaching and refinishing the existing wood floors to match the white oak details in the custom kitchen cabinets, island, and new recessed bookshelf; in addition to 2 renovated bathrooms.

27 Custom furniture and millwork pieces throughout house and poolhouse
This new-build home in upstate New York was inspired by old irish houses, which are reflected in the interior details throughout. Ann Chapin Studio was in charge of exterior and interior finishes and fixtures, included 27 custom furniture and millwork pieces throughout the main house and pool house.

Bright & inviting entry courtyard canopy
The 2017 Grant for Las Palmas Library improvements included re-organizing interior programmed spaces, new furniture and fixtures, expanded bathrooms, and a re-designed entry with new canopy. Seventh Generation Design executed programming excersizes with the community and library workers to better program the library interior for use. The vibrant colors selected best represent the predominantly hispanic neighborhood, and the entry canopy is constructed with fabric panels wich are angled for both sun shade and air circulation. The canopy utilizes the existing exterior exposed structure.

Hannah Landa Memorial Branch Library – 1929 – current owner is City of San Antonio/San Antonio Public Library: Noteworthy architect Robert B. Kelly, who was responsible for other architectural masterpieces in San Antonio including the Aztec Theater, designed the home of Hannah and Harry Landa, which was bequeathed in 1946 to the City of San Antonio to be used as a free public library and a children’s playground. Project restoration included historic window rehabilitation; exterior stucco repair; paint color palette more faithful to the original colors; cleaning of cast stone columns and entry elements; reconstructed wood balcony baluster and metal light sconces; and stabilization and repair of historic ceilings and ceiling mural.

Harrison House Historic Site
Location: Selma, TX
Program: Historic Site Stabilization & Renovation

Responsibilities: Historic elements designer, drafter, oversaw bidding & negotiation, construction administrator, Revit model, State Antiquities Landmark submissions & approvals, additional services graphics for displays
Stabilization & rehabilitation for historic home & site
Permitted under the State Antiquities Landmark, Seventh Generation Design rehabilitated and renovated the Harrison House and its immediate portion of the site into a community center to accommodate public gatherings and special events. SGD rehabilitated as many of the surviving out-buildings as technically feasible to preserve the rural and agrarian context of the property. SGD introduced a limited number of interpretive elements to the site, educating the public about the natural, archeological, cultural, and historical resources of the property and the region.
In 2006, the property had emerged on Preservation Texas’ Most Endangered Landmarks list. The property was designated as a State Archeological Landmark by Texas Historical Commission in 2009 to help save the property from demolition. Working with the City of Selma and the Texas Historical Commission, the property was classified as a conserved site in 2013. Construction on the property began in 2015, was thoroughly documented, and completed in 2016. The project was granted the Preservation Texas Honor Award in 2017.

the John S. Harrison House
The Harrison House had been abandoned for over 15 years; hence, many of the delicate Folk Victorian details were missing or in disrepair. The City of Selma Historical Society had uncovered living relatives of the owners to gain insight into the history and artifacts to aid in the reconstruction.
