The construction industry – including the plumbing and heating sector - can generate 75,000 jobs, create 25,000 houses per annum and deliver infrastructure projects worth over €26billion, if a supportive policy framework is in place, the CIF’s annual conference has heard. CIF President, Michael Stone, stated, “This year the construction industry has been tasked with ‘Rebuilding Ireland.’ It’s clear the Government recognises again that our industry and the progress of the Irish economy are intertwined. Construction is critical to this country’s growth and job creation. For every 10 jobs in construction, another four are created indirectly - meaning we support over 190,000 jobs in Ireland in communities throughout the country. The conference’s theme, ‘Constructing Ireland 2027’, focused on how the Irish construction industry will shape Irish society in the coming decade. W: cif.ie

FINALISTS ANNOUNCED FOR THE 2016 SUSTAINABLE ENERGY AWARDS

ON THE ROAD WITH THE SANBRA FYFFE DEMO VAN Following hard on the heels of its successful roadshow in Northern Ireland, the Sanbra Fyffe demo van has been visiting a number of venues in the Republic, with more scheduled. The specially designed demonstration van is fitted with a complete operational Instantor Press System, the company’s newly launched range of multi-layer pipe and press-fit fittings. The range is NSAI certified, and available in sizes from 16mm upwards with a 10-year guarantee on the system and 50 years on materials. The Sustainable Energy Authority of Ireland (SEAI) has announced the finalists for this year’s Sustainable Energy Awards which encourage and reward excellence in energy management. The awards, organised by SEAI and sponsored by Enprova, include nine categories: large and small business, community, public sector, innovation, research, leadership, buildings and design. This year, Abbott Ireland, Aurivo, Johnson & Johnson (J&J) and Musgraves have been shortlisted in the Leadership category. The four finalists have demonstrated extraordinary leadership and ambition in advancing sustainable energy in their organisations and communities over a prolonged period. the specific needs of Irish installers; namely a low system pressure market. Benefits of this system include being an A-rated appliance on the Sustainable Energy Authority of Ireland HARP (Home-heating Appliance Register of Performance) database and, being easy to install, it provides a simple and reliable solution for a wide variety of domestic systems. It includes a water flow sensor, fitted into the internal flow pipe assembly, to eliminate nuisance lockout and permit operation at low system pressures. The range is available in a choice of four outputs (15, 18, 24 and 30kW) and boasts a lightweight design, concealed connections at the base and no compartment ventilation requirement, which means it can be conveniently fitted out of sight in a standard kitchen cupboard. Siting and installation are simple and hassle-free through a simple telescopic flue option, push-and-clip flue turret connections, and a wide range of alternative fluing solutions. The Logic System IE is fully modulating down to 4.8kW, includes boiler frost protection, half-inch gas connection, precommissioned gas valve, and comes with a five-year parts and labour warranty as standard. SAFE GAS NI’S VICTORIA CONQUERS BEN NEVIS FOR AUTISM NI Victoria Scott of Safe Gas NI Ltd has completed a charity group mountain climb to the top of Ben Nevis, helping to raise over £30,000 for Autism NI. The fundraising monies will go directly into the charity’s family support service which helps families and individuals with Autism, and will help run 20 support groups across Northern Ireland, deliver a number of workshops to newly diagnosed parents/ carers and run an advice line, which is the first point of contact for newly diagnosed parents/carers. Recounting her experience, Victoria said, “When we set off on the 17th September,

we totally underestimated the Ben Nevis Mountain. It was long, painful and exhausting, but worth every ache. What an amazing experience we had. We met some incredible people and new friendships were made right from the very first bus journey in Scotland. “The leaders honestly don’t get enough credit for what they do - there are just not enough people out there helping support this charity. here was no kidding around when Sheridan M&E was tasked with installing a heating system at the new Smyths Toys store in Newtownabbey. Bassetts announces acquisition of Clady Plumbing Supplies

assetts has acquired Portglenonebased Clady Plumbing Supplies, Mid-Ulster’s oldest plumbers’ merchant, and expanded the company’s branch network to 15. The addition of the well-respected Clady Plumbing Supplies marks yet another significant investment by Bassetts. Recognised as a NI and GB leader in the sector, Bassetts has experienced continued growth which has enabled investment of over £500,000 in its Northern Ireland branches in the past 12-18 months. This includes the opening of a new ‘showroom only’ branch in Boucher Crescent. Work on the company’s L’Derry, Coleraine, Omagh and Dungannon branches has been completed, while an upgrade to its Portadown showroom is currently ongoing. The acquisition of Clady Plumbing, which employs 11, is part of the company’s continued expansion strategy driven by continued growth across a range of product areas. Outdoor Adventure in full control thanks to Vaillant

T

he owners of the Outdoor Adventures shop in Ballymena no longer need to worry about experiencing the cold that their customers regularly face after Vaillant put them in complete control of their heating following an installation carried out jointly by VGAS and Neeson Plumbing & Heating. Outdoor Adventure provides for all different levels of recreational activities, whether its dog walking, hiking or skiing but the shop was hit by a malicious fire that destroyed the heating system and a section of the shop. When owner Roy Smyth was looking at a new system to put in place, he not only wanted fast and effective heating but more control. Working with Jake Vangrove of VGAS and Ryan Neeson of Neeson P&H, they recommended a combination of the Vaillant ecoTEC 46kW Commercial ErP Boiler alongside the new vSMART heating control app. As Roy explained, the results have been immediate. “We are delighted with the new system,” he said. “We are based in a Listed building that dates back to around 1860, but despite the limitations we have an ultra-modern system that works so much better than what we had before.

“Bearing in mind that the old boiler had only been installed three years ago, we can’t believe the difference. Before, the shop was either too cold or too hot but now we have a happy medium. Using the vSMART app is so easy. T

he first of a new generation of Worcester controls to have an ‘intelligent conversation’ with your boiler, the Wave heating control system makes heating the home child’s play. Worcester accredited installer, Kevin Flanagan holds the honour of fitting more Wave Heating Control Systems than anyone else in the Republic of Ireland. Although a relatively new control on the market, both installers like Kevin and customers who are enjoying the benefits of the system in their home are quick to describe its advantages. “The Wave allows you to have full control of the boiler and all the time and temperature control that you would ever want from anywhere in the world,” said Kevin. “Basically, it’s a smart, internet-connected programmable control for central heating and hot water that talks directly to the boiler and adjusts heating output depending on the weather.” The system can be operated using a smart phone or tablet, and is extremely easy to install - all it requires is a low voltage

2-core wire connection between the control and the boiler. No power supply is needed as it takes power directly from the boiler. “If you programme it to work on the weather compensation set-up, the system will monitor the outdoor temperature in your area and the interior temperature of your house and adjust the flow of the boiler accordingly. In other words, the boiler will run cooler in warmer weather and warmer in colder weather,” explained Kevin.

The system can be operated using a smart phone or tablet, and is extremely easy to install.

The Wave is also simple to operate, using either its inbuilt touchscreen or via the Wave app. Users just need to download the Wave app to their compatible device (Apple or Android phone) to take control of their heating system from anywhere in the world where an internet connection is available. Every system comes with an installation and operating manual, and several helpful videos are also available to provide further detail on specific functions. “It’s important to keep in mind that you

can have either full manual control or full automatic control with this system,” said Kevin.

GEO-FENCING Another useful function the Wave boasts is its geo-fencing feature, which works off the GPS on a Smartphone. “With my odd working hours, I find this particularly useful,” said Kevin. “It allows the system to sense you’re at home, so it turns the heating on. If you leave the house and go out of range, after 20 minutes or so of leaving the house, the heat turns off. It means that you don’t actually have to set times if you don’t want to and it also results in energy savings.” Unlike several other smart heating controls on the market, the Wave can also programme the hot water settings. The system will also remember preferred programme settings to make these easily available and features a ‘holiday programme’, requiring just a start and finish date. as Safe Register is launching an in-depth report into the past, present and future for gas safety to be published next summer. The report, known as the ‘Decade Review’, will consider the opportunities and challenges faced across the industry since the Frontline Review[1] was published in 2006, as well as future gazing towards what the next decade may bring. Engineers are invited to voice their thoughts as part of the pan-industry review which will be the largest and most comprehensive study of its kind. There are many ways for engineers to contribute to the review, including through focus groups and online surveys. Scott Darroch, Project Director for the review, said, “As part of the Decade Review report, we are looking to speak with a wide range

of stakeholders from sole trader registered businesses, training and assessment companies, charities and national energy companies. “This consultation will help the team at Gas Safe Register shape, and continue to improve, the service we offer by giving us an in-depth insight into what the industry needs. In such a fast-changing industry that has seen many developments over the last decade, including new legislation and technology, the intent is for the Decade Review to be a useful report that the whole industry can turn to.” The process of gathering information for the Decade Review is now underway with all results to be captured by independent research agency Accent. Details on the different routes any interested parties can

GAS SAFETY WEEK The review follows on from the success of another highly successful Gas Safety Week in September which was again supported by the gas industry across Northern Ireland. Phoenix Energy Services was again involved and apprentices, Michael Jeffers and James Keane, hosted a regional roadshow of shopping centres to remind householders of key gas safety messages. Phoenix Energy Services Manager, Paul McKee, said, “We continue to support Gas Safety Week which provides Phoenix Energy Services with a great opportunity to raise the profile of gas safety and the benefits of natural gas. We also encourage gas users to have appliances checked on an annual basis using responsible, highly skilled, gas safe registered engineers.” Meanwhile, Sortsy teamed up with Tesco Northern Ireland and Sortsy accredited plumbers, City Gas NI, to host a number of awareness events and give away carbon monoxide monitors during Gas Safety Week 2016. UK’s reliance on gas makes fracking ‘a very sensible choice’

he UK’s dependency on gas to heat its homes makes properly regulated fracking one of the most logical choices for the future of its gas supply, according to a spokesperson for the country’s leading boiler manufacturer. Neil Schofield, Head of Government and External Affairs at Worcester, Bosch Group, believes the recent decision to allow hydraulic fracturing for shale gas in Lancashire has the potential to stabilise the country’s fuel demand for the long-term. Neil commented, “The reality of the UK’s energy infrastructure is such that over 85% of our homes rely on gas to provide heating and hot water, and this isn’t going to change any time soon. As long as it is well-regulated, the use of shale gas has the potential to secure our own energy provision while reducing the carbon emissions associated with import.” He added, “Sceptics will continue to voice their concerns over fracking and its possible implications, but we need to be realistic about the 26 million homes that will continue to need gas for decades. T

he right mixing valve is not a matter of choice. The application chooses the valve you need but the challenge is identifying the risks in a given installation. Thermostatic Mixing Valves (TMVs) were developed in response to the need for water storage at high temperature to prevent contamination with legionella and other waterborne bacteria. This water is typically stored at around 60oC and that could cause life-changing injury or death if a shower, bath or other outlet discharged it directly onto skin. Altecnic is a market leader, providing TMVs in a number of forms, depending on the application and relevant legal requirement. The legislation is quite specific; Building Regulations require the supply of water to a bath, for example, to not exceed 48oC and the obligation for compliance falls upon the installer. To assist in the selection process, TMV2 and TMV3 accreditations were created to provide solid criteria for designing a system that ensures user safety. Altecnic was first to market with Caleffi’s Careflo, a TMV3 rated valve. Following on from this, Altecnic introduced the TMV2 accredited MixCal series, which is designed and manufactured in Europe by our parent company, Caleffi, again placing us at the forefront of compliance. TMV2 provides adequate protection in domestic environments, but for commercial or higher risk applications such as medical and care facilities TMV3 is the benchmark. These valves respond quickly by shutting-off water flow completely if the cold water supply fails or output temperatures exceed the desired level. Altecnic was the first to market with a TMV3 accredited valve. These valves are independently tested, verified and subject to ongoing checks by BuildCert. To meet and exceed the standards of

both TMV2 and TMV3, Altecnic, together with Caleffi, introduced the innovative 5213 series of mixing valves. This means that engineers can now specify a single series of valves that will be compliant with the requirements of multiple applications.

SERVICE AND MAINTENANCE TMVs are clearly one of the most regulated areas of heating and plumbing componentry and should be serviced at least annually: 1. Check mixed water temperature. If a variance is noted from the target range, then the valve must be serviced. 2. Isolate and remove the valve. 3. Referring to manufacturer’s guidance, carefully open the valve to expose the thermostatic element, flow convertor and shuttle. 4. Remove, including any spring components, being careful to avoid damage. 5. Check and replace O-rings, lubricating before replacing. 6. Rebuild and fit serviced valve before returning to step 1. The growth of high-temperature water storage, especially solar or solid fuel heating, requires additional tempering protection. The Distribution Tempering valve Control (DTC) Scheme approves valves that are compliant with EN15092 and will reduce water temperatures to under 60oC. The Altecnic DTC approved 5218 series of valves, another first to market, reduces excessive temperatures from potentially uncontrolled heat sources, so that other terminal safety devices, ie TMV2 valves, can operate safely. If you are installing a hot water supply from a potentially uncontrolled source, where there is no other safety device, you should fit a tempering valve accredited to DTC to reliably bring the water into a safer operating

range. If you are installing a hot water supply, even replacing a bath or shower in a home, it should at least include a TMV2 mixing valve. When in doubt, especially where the infirm, elderly or very young may access the hot water output, recommend a TMV3 valve, even if they increase the cost.

Maintaining your oil tank Following a domestic oil spill which ran into the Threemilewater River in County Antrim in September, OFTEC is urging technicians to remind consumers of the importance of maintaining their oil tanks. This incident wasn’t a large spill and damage was minimal but the importance of oil tank safety remains key - from

containing and supporting oil tanks to tank location. A leak from a faulty tank could leave consumers with a clean-up bill running into many thousands of pounds, therefore technicians are encouraged to reiterate the long-term cost benefits of monitoring the condition of oil tanks.

OFTEC Ireland has been defending the use of home heating oil in homes. In response to an article suggesting that ‘Ireland must cut its dependence on oil’, the Irish Times published a letter submitted by OFTEC which reassured readers of the importance and efficiency of oil as a home heating fuel. OFTEC highlighted that the majority of homes in Ireland still use a standard oil boiler with efficiencies in the 60%70% range. A nationwide boiler replacement scheme supporting condensing oil boilers of 90% plus efficiency (similar to the successful scheme in Northern Ireland) would see a significant reduction in oil use, and a reduction in consumers’ fuel bills and emissions. OFTEC calculated that the scrappage scheme alone would remove 250million litres of oil annually from the demand side – a significant, not gradual improvement (as suggested in the initial article) and something the Energy Obligation Scheme should consider.

Industry unites for Carbon Monoxide Awareness OFTEC is once again working to raise awareness of the dangers of carbon monoxide throughout Ireland. During September, OFTEC supported the annual Carbon Monoxide Awareness Week in the Republic of Ireland; a safety initiative supported by public bodies and energy organisations. David Blevings, OFTEC Ireland Manager, said, “Carbon monoxide is traditionally associated with gas appliances. However, our technicians have noted there is very limited awareness in

Ireland of the risks posed by other fuels. “For example, research commissioned by Carbon Monoxide Awareness Week in Republic of Ireland has shown that only 50% of consumers were aware of the potential risk with oil heating, with an even lower awareness for coal at just 40%.” OFTEC was heavily involved in the 2016 campaign and raised important awareness of potential Carbon Monoxide risks from all fossil fuel appliances. This was achieved through numerous radio interviews across

The local team worked closely with Antrim Electrical Mechanical (AEM) to design and supply the KICKSPACE® range into the latest famous train from Belmond. A number of Northern Ireland companies played a central role in the refurbishment, with Mivan carrying out the fit-out and AEM completing the M&E installation. When AEM required a bespoke heating system for this unique project, they turned to Myson for the solution. The new Belmond Grand Hibernian train was transformed from a former Mark III Irish Rail from Irish Rail into elegant cars with interiors reflecting Dublin’s Georgian architecture and the Irish countryside. A ‘country house on wheels’, each carriage is unique in that it is named after a county on the island of Ireland and has its own colour scheme and carpets which incorporate that county’s traditional tartan. This ‘shimmering world of indulgence’ is Belmond’s seventh luxury train and offers all-inclusive, all en suite accommodation for up to 40 guests via two, four and six-night itineraries which included visits to Belfast, the Titanic Experience and an opportunity to golf at Royal Portrush. A decade of success for CTS Projects

A

s CTS Projects celebrates the company’s 10th anniversary the focus is very much on the future, rather than the past. In a relatively short space of time, the company has grown from a one-man operation to an award-winning industry leader. When current Managing Director, Connaire McGreevy, established CTS Projects in August 2006 his initial focus was on the renewables market. However, the company has continued to diversify into new areas, making the most of new opportunities. “At present, we are probably best described as a facilities management company,” explained Connaire. “We work extensively in the plumbing and heating sector and in all trades services as part of our building maintenance package. “We also have a development division

that includes land acquisition as well as the construction of social housing and commercial projects. This has proved difficult in recent years but we’re set to start our first development in the coming months.” This all points to positive times for the company and, if past history is anything to go by, then that will continue. When the renewables sector started to dwindle, CTS Projects focused on building maintenance, and the award of a contract for Dungannon District Housing Association not only gave the company the early boost it needed but also started a long-term relationship with the social housing sector that remains central to its success. The award of a similar contract in 2010 boosted the plumbing and heating side of the company and, from there, CTS Projects hasn’t looked back. In fact, unless it is to learn how to improve the company’s service,

looking back is not really something that CTS Projects does. “We have come through a couple of recessions and there is no doubt that it has been tough but I always believed in the business and that our partnership approach would be a success,” Connaire added. “Our ethos is all about partnership and we feel we are in the ideal position to listen to landlords and customers as well as manufacturers and suppliers to find the best possible solutions.” The company’s partnership approach is clear when you look at the 100-plus staff now employed by CTS Projects. “I believe that any company is only as good as its staff. We’re always trying to improve every aspect of our business and much of that starts with staff training. That’s our foundation for every aspect of the business.”

TS Projects Ltd is a company that is in a perpetual state of forward motion and evolution. When founder and current Managing Director, Connaire McGreevy, started the company the initial focus was on renewables. That progressed into plumbing and heating and then to building maintenance – both of which remain an integral part of the company. Adding to this is the company’s development

division, with a portfolio of housing and property developments that stretch across the island of Ireland, including land acquisition, social housing and commercial projects. CTS Projects has even diversified by opening a craft beer brewery – Mourne Mountain Brewery – which is actually based in the first unit that Connaire McGreevy worked from when establishing CTS Projects.

Yet amongst all this diversification and change the company remains committed to delivering first-class customer service and, if any proof was needed that this is being matched, it can be seen in the number of recent contract awards. The biggest of these is the £77.6million contract over a 10-year period with the Northern Ireland Housing Executive which has led to CTS Projects doubling the size of its workforce and opening a new office in Lisburn. “We are proud to have won this Housing Executive contract,” said Connaire. “This provides us with a stable foundation for the future and that will allow us to expand with confidence. In addition to the creation and safeguarding of 70 jobs, one of the big positives is that we will now be taking on new apprentices. This is something that we see as vitally important to the future health of our industry and something that we are committed to.”

he opening of a new branch in L’Derry by plumbing and heating supplier, Stevenson & Reid has helped plug a gap in the market and proved to be a sound investment for this forward-looking, familyrun business. Located at 32 Balliniska Road, on the Springtown Industrial Estate, the new branch is the eighth in the company’s growing portfolio and helps strengthen Stevenson & Reid’s position as a leading force in the plumbing and heating supply industry in Northern Ireland. “It’s a new venture in a new market, but it’s got great potential and we are responding to a demand from customers wanting us to set up shop in the L’Derry area,” said Johnny

Adair, Area Showroom Manager. “We already have branches in Ballymena, Ballymoney, Bangor, Belfast, Cookstown, Newtownabbey and Omagh, and we felt it was a natural progression to expand into the North West of the province too, especially with it being home to the second city of Northern Ireland. “We had pondered on the idea for a few years and finally decided the time was right – the business as a whole is going well, and with Area Sales Representative, Stephen Bradley, already working in the L’Derry area we had great feedback about the growing demand for our expansion there. The new branch will help us to consolidate the good work he is doing to build up a solid base in the North West,” explained Johnny.

The site chosen for the new branch is located at the former premises of McConnell Engineering – conveniently situated on the edge of the city and with ample car parking. The old building was extensively renovated and revamped to fall in line with the Stevenson & Reid vision, including a new Studio Bathroom showroom and accompanying trade counter. ustomers are happily soaking up the atmosphere at Stevenson & Reid’s new Studio Bathrooms showroom at the company’s recently opened L’Derry branch. The showroom design centres around a pod system of displays featuring bespoke bathroom settings which enable customers to more easily envisage how they would look in their own houses. “The individual room settings allow people to get a better feel for what would work in the space they have,” said Area

Showroom Manager, Johnny Adair. The new L’Derry showroom boasts 17 separate bays, plus a shower area featuring 11 working showers. The bays are fitted out with vanity units, mirrors and radiators, and almost all are also completely tiled, showcasing the ranges available from a number of different tile manufacturers. The wetroom shower areas feature both tiles and the increasingly popular panels, which can be fitted to walls, floors and ceilings. Additional panels can be seen

on a separate display, offering even more customer choice.

products from lots of local and European tile manufacturers,” said Johnny. “Sixteen of the bathroom bays are fully tiled, with mosaic tiling currently proving popular, as well as Italian highly polished porcelain. Because we source the tiles direct from the factories, we can pass on the discount and offer them to our customers at a very competitive price.” To complete the bathroom offering, a range of radiators is also on display at the new showroom, including a very fashionable selection of ‘old schoolhouse’ style, castiron radiators, given a modern twist with ornate patterned engraving.

SUCCESSFUL CONCEPT The Studio Bathroom concept follows on from the revamped showroom design of Stevenson & Reid’s other refurbished branches in Ballymena, East Belfast and Cookstown.

JOHNNY ADAIR Involved in the operation from the very start, and still providing valuable input into the branch’s development, is Area Showroom Manager, Johnny Adair, who is responsible for both Ballymena and the new L’Derry branch. Johnny has been with Stevenson & Reid since 2004 and has previous experience working in the Ballymoney and Newtownabbey showrooms. “The Studio Bathrooms concept, which we have introduced to several branches, including Ballymena, has been a huge success and we wanted to replicate the model in the new L’Derry branch too.” said Johnny “I now travel regularly between the two branches to help ensure the smooth running of each.”

STEPHEN BRADLEY Stephen Bradley was first appointed to cover sales in the L’Derry area in 2013, and the big demand he has experienced for Stevenson & Reid products there was largely instrumental in the decision to open a branch in the city, and his subsequent appointment as Area Sales Representative. With almost 30 years’ industry experience, Stephen is looking forward to growing the business further. He said, “We are already known for our competitive pricing and stock availability, and now with the new branch presence to back up the sales we have already been making in this area, the service should be even better.”

GREG O’KANE Greg O’Kane has been appointed Showroom Manager at L’Derry. Like Stephen, he has a wealth of industry experience, backed up with local market knowledge and numerous contacts, and his contribution has been equally invaluable.

“The new branch is going brilliantly,” said Greg. “It’s really taken off and we’ve been very busy. I put it down largely to service, location and very competitive pricing. As we’re close to the border, and the Euro rate is back in our favour, we are also doing a lot of business with customers from Donegal and surrounding areas.”

Consumer acceptance key to developing district heating in Ireland

D

istrict heating has huge potential in Ireland but consumer acceptance is one of the biggest challenges facing its uptake nationally. That was the message from the Sustainable Energy Authority of Ireland’s Chief Executive, Jim Gannon, who was one of the many speakers addressing a full house at the Developing District Heating in Ireland conference. Over 170 guests, ranging from planners, local authority staff, academia and the energy industry gathered at the recent conference in the Marker Hotel, which was organised by Codema on behalf of the Irish Bioenergy Association. The aim of the conference was to highlight the important role that district heating can play in reducing carbon emissions across the heating sector in Ireland. District heating distributes heat through a network of insulated pipes and can typically provide space heating and hot water to residential and commercial buildings far more sustainably and economically than traditional methods using gas or oil. Ireland has typically lagged behind with this type of technology compared to other European countries, where district heating networks are widespread. Codema’s Donna Gartland gave the results of a soon-to-be published study on district heating in Ireland and addressed common questions about the feasibility of this type of technology, while Tom Bruton of the sustainable energy consultancy BioXL presented current and future district heating case studies in Ireland, such as the successful case study involving Kerry County Council and many of the hotels in the Killarney region.

The conference was wrapped up by Laura Walsh of Dublin City Council, who gave an update on the Dublin District Heating System in the Docklands. This part of Dublin city is highly suitable for this type of technology, and when completed, the project will be the largest district heating network in the country. Domestic energy efficiency in the spotlight

I

n the wake of a series of sweeping political changes, the abolition of the Department of Energy and Climate Change this summer has left the heating and plumbing industry to wonder what lies ahead for the sector. The publication of the Westminster Sustainable Business Forum’s (WSBF) Warmer and Greener report, which was sponsored by ADEY, brought into focus the future of domestic energy efficiency policy in the UK. Compiled over a nine month period, the report highlighted 17 key recommendations, including that the annual boiler safety check should be extended to an annual “system” check, to cover safety and environmental considerations for heating. The report remains as pertinent as ever, with current legislation still behind the curve; only basic annual safety checks are required of landlords by law. This provides a huge opportunity for the industry to achieve the aims set out in the report by driving best practice standards from within, to ensure that these recommendations become the norm.

MAKING PROGRESS To deliver maximum gains for the homeowner, installer and the environment, ADEY has long believed in a holistic approach to heating system maintenance in order to ensure the overall health and ongoing efficiency of boilers and their associated systems. of a premium quality inhibitor and effective magnetic filter then provide ongoing protection for the system while an additional water test, taking a couple of minutes while on site, imposes no additional burden or callout cost.

TEST ON INSTALLATION To fully realise the potential of the annual system check that the Warmer and Greener report recommends, ADEY believes this test should be initiated at the installation of every new boiler. Installers dose the system appropriately indicating precisely which products have been used, they then test the system water on-site with a ‘quick-test’ and check it against a calibration chart for known inhibitor concentrations. For each subsequent annual check, the installer would be required to repeat this test to confirm that the inhibitor level remains adequate. If not, a further dose will be required. Every fifth year, the boiler service

record would state that an additional inhibitor dose must be added to the system and that this should be the same product used at the time of installation to avoid incompatibility issues. Every tenth year, there will be a requirement to cleanse the system thoroughly and re-dose with inhibitor. Even if, post-Brexit, domestic energy efficiency has slipped off the Government’s list of priorities, the good news is that manufacturers like ADEY and the industry at large already have the knowledge, expertise, tools and technology to make a difference and it’s crucial that we keep driving the adoption of best practice despite regulation not yet being in place. Striving for extra efficiency

hanks to recent developments, the latest generation of gas boilers are not only more efficient than ever before, but are also about as efficient as they are ever likely to be when used in isolation – with most models boasting efficiencies in excess of 90% ErP levels. Most installers use a boiler’s warranty as a key selling point, and it can help the customer decide on which model to buy, with longer, more substantial warranties assuring the home-owner of trouble-free operation for many years to come. Once a new boiler has been fitted, installers should set aside some time to go through the product warranty to ensure that the home-owner understands what it covers and, importantly, what their obligations are, particularly in relation to servicing. cost associated with their car, and budget accordingly. So, when talking about boiler servicing, installers need home-owners to consider the upkeep of their heating system in the same way. It’s worth hitting home to customers that the number one reason for an annual check of their boiler is safety. Consumer awareness of Carbon Monoxide (CO) poisoning is still thought to be generally low, therefore it is important for installers to explain to their customers that unsafe gas appliances (eg those that have been incorrectly fitted, badly repaired or poorly maintained) can produce this highly poisonous gas, which can cause serious long-term health problems and can indeed be fatal. An annual service also helps ensure a boiler performs at its best efficiency and reliability, helping to reduce energy costs and the likelihood of a breakdown – saving the home-owner money in both the short and long term.

To make it more relative, installers could ask the home-owner to imagine the effect that avoiding servicing their car has on the way it runs. A boiler runs for many more hours than a car – in fact, in a year a boiler is running for the equivalent of over 90,000 miles. Would anyone run their car for that long without getting it serviced or checked? Annual boiler services should not be a hard sell for installers, but a platform to inform home-owners about how to keep their heating system in top condition, safe and under warranty. eat Merchants is offering Combined Heat and Power (CHP) from Bosch as part of its ever-expanding commercial heating portfolio of products. This coincides with the launch of the 12kWe CHP module, which is aimed at enhancing energy efficiency for smaller commercial applications, such as leisure centres and nursing homes, to maximise efficiency levels and provide a low-cost supply of heating, hot water and electricity. The extent of Bosch’s CHP offering now allows the manufacturer to provide the generation of simultaneous electricity and usable heat to almost any commercial or industrial application, regardless of usage type. In addition, CO2 and NOx emissions are significantly reduced, as less gas is required to generate the same cogenerative thermal and electrical output as a conventional utility network and local boiler solution. CHP plants are also referred to as cogenerating plants. The efficiency of a CHP plant can typically be 20% to 25% higher than the combined efficiency of heat-only boilers and conventional power stations. CHP technology is particularity suited to any site that has a relatively consistent, simultaneous demand for both heat and electricity. In Ireland in 2014, the majority of units were installed in the services sector, with hotels and leisure (which includes swimming pools, leisure centres, gyms, etc) accounting for 34% of units in the sector while the hospital sub-sector accounts for another 10% (source SEAI). The Heat Merchants technical design team, in conjunction with Bosch offer a free CHP feasibility study for any potential site to ensure that the system is precisely sized, and that maximum efficiency is achieved. What is best practice?

H

eating engineers might be forgiven for wincing when they see the term ‘Best Practice’ applied to procedures varying from treating heating systems with chemicals to installing a combination boiler. They soon realise that the ‘best practice’ referred to is not necessarily ‘best’ for the heating engineer or the householder, but generally IS best for the interests of the purveyor of the items or procedures being recommended. A hefty dose of cynicism is required, tempered with experience, and never more so than when the best method of flushing a heating system is under consideration. With the rapid growth of magnetic filter technology now being used to protect many domestic heating systems, some engineers are asking the question of whether or not they still need to power flush when they ‘can just rely on a magnetic filter?’. This ignores the fact that, in normal

operation, the water in a system circulates in one direction only, and at relatively low speeds. This will move small particles but not heavier debris, which settles and compacts in radiators and other low flow areas, unless the flow rate is dramatically increased. Magnets can only collect debris which actually pass through it, so accumulated deposits will remain static within radiators and pipe work, continuing to reduce the efficiency of the system unless they are forcibly encouraged to move. Power flushing pumps were developed to provide the force required to clean systems thoroughly, using high velocity water, with the ability to reverse the flow direction to create turbulence and to thoroughly purge systems of corrosion debris. This is why the use of power flushing pumps is now the preferred method of cleaning fouled heating systems and is

he inaugural PLUMB POWER HEAT LIGHT EVENT Expo has helped bring the construction industry together under one roof and develop new business relationships. In an environment of collaboration and knowledge sharing, this unique event was attended by a diverse range of industry professionals from across the entire construction spectrum. As well as those involved directly in the plumbing, mechanical, electrical and lighting sectors, the Plumb Power Heat Light Expo attracted architects, building contractors, M&E contractors and

consultants along with representatives from both the public and private sectors. “That was the strength of this event,” explained Karen McAvoy, Managing Director of event organiser, Karen McAvoy Publishing Ltd. “There is no doubt that we have all faced a tough few years within the industry but events such as this are a way to focus on the positives and to bring everyone together. “We wanted to create an environment where partnerships could be built or improved upon and I think we achieved that. This was the first time an event of this kind has

been hosted in Northern Ireland and we are already talking to exhibitors and visitors to see how we can improve the next event in 2018.” With over 100 exhibitors, the marketleading names from across the plumbing, mechanical, electrical and lighting sectors were all represented.
