The Kanata North Business Association acknowledges it is located upon the unceded, traditional territory of the Algonquin Anishinabeg and the people of the Algonquin Anishinabeg Nation and respects the traditional knowledge and healing developed over generations.

BOARD CHAIR’S FOREWORD

When the City of Ottawa’s Official Plan was reviewed in 2009, City Council and the Ontario Municipal Board approved a number of expansion areas to support projected population growth to 2031. At that time the Kanata North region was one of several areas amended from “General Rural” designation to “Urban Expansion Study Area”. Fast forward to today and we

have come a long way from the corn fields that dominated our region. The new Official Plan, approved in 2023, once again recognizes Kanata North as powerhouse economic generator and a key asset to the City of Ottawa.

With the newly recognized “Special Economic District” designation, this is a region set for growth.

We are excited to witness the development of a new innovation ecosystem in Kanata North that will see new technology partners and projects located alongside restaurants, specialty retail stores, breweries, grocery stores and cultural spaces. This truly is a time of change, modernization and growth for Kanata North. The City of Ottawa’s recognition of Kanata North as a Special Economic District will open doors to support the future of this innovation ecosystem that will generate economic, financial, and social benefits for all.

Kanata North is growing in reputation as a globally significant technology innovation cluster and a major contributor to Canada and Ottawa’s respective economies. This economic ecosystem is strong with a growing commitment among business, community, academia and government leaders to work together.

We know talent comes to our region given the job opportunities (at time of planning we are proud to report 30,000 job openings on our job board discovertechnata.com, with 700 of these being based out of Kanata).

We know that talent stays in Kanata North because of affordable housing, quality of life, school rankings, exceptional health care and the ability to “play” with world-class amenities right in our back yard. However, the cost of living in today’s leading technology hubs is becoming more prohibitive for young entrepreneurs. For example, the average cost of a home in San Mateo in Silicon Valley is $1,825,000 versus a home in Ottawa is currently at $628,500 (March 2024). And we know that businesses come here because of these rich, highly skilled and highly productive talent pools. This is why live, work, play, learn and innovate in Kanata North will continue to be the focus of our evergrowing programming to attract and retain talent and businesses.

CBRE ranked our region number one this year in tech talent concentration— the percentage of total employment. This is a win for our region as it is a clear influential factor in how “tech” the market is and in its growth, there are results and potential. Today, tech talent comprises 13.3% of total employment in Ottawa, compared to our runner up the San Francisco Bay Area at 11.6%. Increasingly, and as always, talent continues to grow in importance for our region.

We can’t overstate the importance of talent as a key source in developing a competitive edge for Kanata North.

Our business leaders share that the importance of accessing highly skilled talent is amplified as multinational companies navigate intensifying disruptions on a global scale, and small startups roll up their sleeves and look to hire their first employees. A lack of talent is a top issue constraining growth across the tech industry, particularly highly skilled workers who are vital to capturing future growth opportunities. There’s a wide gap between the demand for people with the skills needed to capture value from the tech trends; competing for these talent pools is strategically important and difficult. And yet, with the last three years of talent shortages, followed by layoffs, our history has shown that a downturn in the market, resulting in layoffs in the tech sector may present a silver lining for other tech industries that have struggled to win the attention of attractive candidates and retain senior tech talent.

Talent strategy must and will remain a top priority of our Business Association during this next important strategic planning cycle.

Where our talent lives is an important pillar of our strategic plan, as it has been in the past. Kanata North continues to witness an increase in housing development activity, highlighting both market demand and the need for more housing options and commercial/retail development.

Future builds by Nokia, Ericsson, main + main and the Brookstreet are promising for our tech park. Additionally, Minto’s Arcadia development in Kanata with 1,200 units of mixed housing types, including single detached and townhouse units and Mattamy’s Connections project with 1,000 units, will support our ongoing needs.”

What are our challenges & opportunities?

It is clear that hybrid work is here to stay and the impact of businesses compressing their physical space can be felt across the tech industry.

Leaders in Kanata North have confirmed that three days a week is the norm and many have reduced their footprints. Statistics Canada is supporting this theory with data (73.6% of employees in Ontario are in hybrid working arrangements, and occupant vacancy rates are up to 20% in the region).

With this in mind, cost to rent is decreasing and renovations have accelerated. Landlords looking to attract new tenants and companies are reimagining their spaces to reinvigorate and entice their employees to come back by providing a magnetic space for people to thrive.

In extreme cases, our workers in the park can spend 1.5 hours on a bus to commute from downtown Ottawa to Kanata North, each way. With over 1,000 students accepting offers to work each year in Kanata North, many live downtown where affordable housing is more plentiful and the ability to walk to entertainment and food is highly desirable. At time of strategic planning, the future transit infrastructure for the O-Train LRT and timelines for an extension to west of the city have not been confirmed. We will continue to lobby our government officials to ensure that this project goes forward to provide transit accessibility for both future residents and workers in Kanata North.

Ottawa’s downtown core is the focus of key regional stakeholders who feel this is a critical barrier to Ottawa’s economic recovery. Given the definite shift in work trend towards hybrid, unpredictable interest rates, the rise of e-commerce, and the absence of public/private sector workers, a detrimental impact on retail, food service and other downtown businesses can be seen with office vacancy rates across Canada at a 30 year peak high, locally hovering around 18.1% (July 2023). Yet, across Canada the lack of housing is loud and clear. Ottawa’s downtown core must adapt to support a vibrant future. There is positive momentum in the conversion space - since early 2022 a cumulative 2.8M sq.ft of office space has been converted to residential in Canada with

Calgary and Ottawa leading the way, a trend we feel quite positive about. Economic development champions and organizations are driving strategic new initiatives to help revitalize downtowns, but it is not only through conversion that this becomes an appealing and engaging place for people to want to return to. This will require a fundamental shift in the way in which our downtown is organized, managed, marketed and perceived. We know that Kanata North is stronger when our entire community is stronger, and that our ability to attract and retain world class talent is much easier with a showcase Capital and surrounding region for our talent to live and play. We are committed to supporting efforts to improve our downtown.

With all its success, Kanata North still has to be recognized as the powerhouse economic generator for Canada that it is. Thorough marketing to build the profile of the park is greatly needed. Key activities to support this include a strong campaign to showcase the Art of the Possible. We are building to a complete and connected innovation community with mixed uses, residential and university campuses. It is important to raise awareness of what can be, but also what is here today - the brilliant talent and winning companies in the tech park. Leveraging the digital media lab and media partners to establish PR strategies and elevate news and promotion of this region will build further credibility in the stories that need to be told.

Elevating Kanata North as an innovation and entrepreneurship community that takes risks, deploys first-to-market solutions and gets creative in solving real-world problems that have real world impacts (social, environment, infrastructure, housing, talent, etc) in order to attract companies, capital and talent to Kanata North, to Discover Technata is a win for this community and for Canada. Raising the profile of career opportunities today by telling digital stories from employees’ points of view about what it is like to work, live, play, learn and innovate in Kanata North – we see the potential and the power of marketing to support the success of our local economy. Kanata North will continue to be one of the world’s leading technology hubs, and the present Strategic Plan provides the foundation to grow this position.

The aim of strategic planning is to actively participate in shaping the future, whereby we need to constantly adjust to changing framework conditions. Successful strategies go with the flow instead of being stiff and rigid. It is the only way to ensure and expand Kanata North’s long-term competitive position for the benefit of the region and Canada’s economy. We focus our attention on all aspects that depend directly and indirectly on the success of the technology businesses that call Kanata North home.

Based on our strategic planning process, our environmental scan and our economic review, our Business Association will focus on three key pillars that will reinforce our strategic vision: Talent, Technology, Community.

TALENT

Engage, attract and retain the best technical and business talent to support business success in Kanata North.

The impact of programming like Discover Technata on our businesses’ ability to attract and retain top talent is a win. Our career fairs bring over 4,000 registrants to Kanata North to find jobs, our job board features over 30,000 open positions and our followers are growing by the thousands. Our hack-athons bring students to the park to meet personally with hiring managers and our panel events support meaningful connections.

Our marketing programs will evolve to showcase more companies and success stories in the park to larger audiences. We will continue to build our brand as a leading tech hub for careers.

Our KNBA members already have impactful and important stories to tell which we will bring to life through dedicated programming and the use of our newly opened Ross Video Media Lab.

Working with post-secondary institutions as educational partners, KNBA will put more emphasis on supporting the success of Anchor Partners with more placements and research projects in the park.

Additionally, the KNBA will work to build future pipelines with programming focused on

connecting the bright minds of the future to long-term opportunities that are abundant in Canada’s Largest Technology Park. It is our goal to build Kanata North “brand champions” in co-op and internship talent pools, allowing us to build connections into global talent

markets as these young workers find their way to employment, to build brand awareness such that future workers will consider returning to Kanata North in the future.

TECHNOLOGY

To grow our reputation as a world-class destination for innovation and technology business building, research and collaboration, a connected community with strong partnerships to support long-term success.

Our work with the TELUS 5G Innovation Zone has only just begun. 5G represents one of the most significant new advances in communications technologies to date, making the 5G Innovation Zone ideal for conceptualizing, developing, testing, and now, commercializing 5G. It is our belief that 5G is the next generation of wireless technology which will power the global economy, making our lives easier and safer. We have now welcomed two cohorts of innovators and entrepreneurs to the Telus 5G Innovation Zone through our Living Lab project, in partnership with L-Spark. We will continue to develop programming to support the success of projects like the Living Lab Accelerator as we believe they allow Canada to showcase what we already do well, but also invites opportunity to create, attract and nurture new kinds of companies here.

We will take “shop local” to a new level by showcasing companies in Kanata North and the problems they can solve locally and globally. We have heard from our stakeholders the many challenges they face in going to market in Canada in comparison to internationally. We will work with local government and partners to explore new ways to shop local.

The KNBA appreciates that universities are a key ingredient to emerging tech leadership. While many enabling factors of innovation hubs are difficult to measure, common to all is the presence of not one but several large universities with advanced degree and research programs in specific emerging tech fields such as AI, environmental sustainability, autonomous mobility, health tech, and so much more.

We couldn’t do what we do without our regional economic development partners including Invest Ottawa, Ottawa Tourism and the Ottawa Board of Trade. In addition to our joint collaboration and leadership at our annual CAV Canada Smart Mobility Conference, the KNBA will continue to expand partnership with Area X.O with pilot test deployments such as our POD Shuttle Pilot at the Brookstreet Hotel and our more recent Drone Pilot at the Marshes Golf Course.

We believe Kanata North as a public test centre is a hidden superpower of this region that needs to be further developed.

The KNBA sees an opportunity to support these developments such that we end this 5-year planning cycle with a stronger, more connected, inclusive, accessible, sustainable, and smart urban hub for Kanata North. We recognize the need for a residential community in the tech park to infuse a critical mass of activity and further warrant infrastructure investment.

By driving community traffic into the park for reasons other than tech, we see festivals, restaurants, pop-ups, events, art shows, coffee shops, arts and entertainment come to life along with rich amenities for public use. This leads to university expansion and development with faculties residing and teaching in tech park, entrepreneurship and innovation labs and programs expanding, with residence for students to live while

learning experientially. As new tenants exit their apartments and emerge on Legget Drive, we will target small businesses such as restaurants, coffee shops and more to support a walkable experience for our community.

With the designation of Special Economic Zone for Kanata North, we value the chance to be at the table with the City as they create zoning and building requirements for the future of the tech park. Our team will work to support more community collaborations to build KN champions who understand the projects and the potential, supporting and leading successful outcomes for the park.

With community building in mind at a much larger scale, the KNBA will nurture and grow our relationship with innovation districts across Canada where partnership makes us stronger and open new doors to talent and economic development. We believe these relationships centered on the unified goal of attracting business, talent and investment to Canada will generate economic growth and opportunity for our city.

ENVIRONMENTAL SCAN

The Kanata North Business Association has accomplished much since its inception in 2012. Beginning with President Jenna Sudds, followed by President Jamie Petten, alongside dynamic and fearless teams, they have succeeded in putting Kanata North and Canada’s Largest Technology Park on the map and deeper into the hearts of this community.

In phase one, the Business Association created a community – a distinct, recognized business brand and voice. Compelling data was collected to demonstrate the economic impact of the Kanata North business community, clearly establishing the region as home to Canada’s largest technology park, a fact now recognized not only by our local champions, but by key stakeholders across Canada and the world.

In 2013, with a rich base of 21,000+ skilled employees and 500 companies who called Kanata North home, studies showed that this was a region contributing over $7.8 Billion to Canada’s GDP, confirming Kanata North as a thriving technology hub.

In phase two, 2018 brought a refresh of the initial economic impact data and confirmed evidence of further growth in the region. New numbers confirmed 33,000+ skilled employees and 540+ companies with $13B in contributions to annual GDP. Phase two also saw the launch of Hub350 and a partner network to support the success of the park.

During this time, the world went through a severe financial and economic crisis – with all the negative consequences for the global economy felt deeply in the technology industry. Fortunately, diversity of industries in the park minimized the impact of layoffs and economic downturn, however, it was not avoided.

It is time for a new economic assessment to provide insight into the state of the park today, although most key stakeholders believe we are almost back to previous levels. Today, we can see 30,000 job openings on our job board discovertechnata.com, 700 of these being based out of Kanata, benefitting Kanata North and the Canadian economy.

THE KANATA NORTH BUSINESS ASSOCIATION TODAY

The Kanata North Business Association marked its 10th anniversary in 2023. There is lots to celebrate as Canada’s largest technology park continues to grow its relevance in Kanata North and across the globe.

With member companies from emerging sectors including Clean Tech, AI, Fintech and Healthcare, our association is fast-growing.

CITY OF OTTAWA

The City of Ottawa has approved Kanata North as a special economic district. While Kanata North has sustained growth since its inception, in order to maintain its competitiveness in

a global economy, planning solutions require improvement including connectivity, opportunity for mixed use, enhanced urban design, and of which contribute to the quality of life for those who live, work, play, learn and innovate in Kanata North. Designating this area will provide opportunity, through land use planning, to support and implement solutions that will maintain Kanata North as a globally competitive economic generator over the next 25 years.

NOKIA

Nokia has committed to the Canadian market with over $1.5B in investment in the past five years. Their expansion in Kanata North will build a new R&D hub to generate net-new Canadian IP while bringing innovative advanced telecommunications and cyber security technologies to market, helping to improve people’s lives in Canada and across the world. Ericsson has also committed to hiring over 300 new coop students to support this growth.

Developer main+main has received approval for a 13.6-acre development in Kanata North consisting of a range of

mid and high rise buildings with prime at grade retail and amenity space.

Wind River a global leader in delivering software for mission-critical intelligent systems has confirmed a significant expansion of space being leased in Kanata North to support their local growth plans.

DELL

Dell recently committed to Kanata North as the region for their expansion with the hiring of over 450 employees.
