Maungakiekie Community Sports (MCS) is a new initiative spearheaded

by Jim Kuresa Moore of Te Papapa Rugby Sports Club, Ron Muavae of Synergy Projects and Malo SumichKainiu of Sports Auckland, who saw an opportunity to introduce local children to sports and get them engaged in physical activity. The six-week programme attracted 102 registrations from the Oranga area and beyond, and encouraged children to have fun,

get active, and learn about health and wellbeing. It also served as a mentoring programme, training locals to run the activities, referee matches and manage the administration of the programme.

Organiser Ron Muavae says the success of the pilot programme has meant they can now go ahead and plan future events. “It was always our hope that we could deliver an alternative sports programme that is full of new skills, fun, and could serve as a springboard for the rugby season to follow. We’re now planning a Mini Olympics event for later this year.”

Oranga Staging map

The Oranga Development is now underway.

Stage one of the development will see 25 older state houses that are past their best removed and replaced with 51 new, warm, dry Housing New Zealand homes designed for the way we live now. All of the new homes will offer better energy and water efficiency to make them cheaper to run.

The plans for the Oranga Development are under consultation and are subject to change.

We’re also working hard designing streetscape upgrades to enhance safety, accessibility and connectivity in and around the neighbourhood.

This includes improving crossing points and the entrance ways to Fergusson Domain.

What will the new homes be like?

The new houses will vary in size from onebedroom through to six-bedroom family homes and across a range of typologies including terraces, standalone homes, walkups and apartments.

Each house will be designed and built to modern standards and will include double glazing, insulation and modern materials and fittings. Homes will also include on-site car parks.

What’s happening to the existing houses?

Old state homes that are no longer fit for purpose will be removed or demolished by a demolition company. Where possible, old houses are relocated to a new area to serve a new purpose.

If we are unable to remove a house (often for safety or practical reasons) our team will remove any recyclable materials from the soon-to-be-demolished homes.

Some materials aren’t able to be recycled.

This is for a range of reasons, including the presence of asbestos or where materials are in a state of disrepair.

We are working across all of our developments to find sustainable, ongoing solutions to do this well. We’ve already taken steps to divert waste from landfill and we’ve achieved some good results.

What happens to the existing tenants?

Housing New Zealand (HNZ) has a nationwide Tenancy Liaison Team that works closely with HNZ tenants who are affected by the development. HNZ tenants are always first to know if there are plans involving the homes they’re living in.

When a household is required to relocate, HNZ’s Tenancy Liaison Officers support the affected tenants through the entire process – from start to finish. They work hard to match those tenants to suitable alternative

What’s happening when it looks like nothing’s happening?

Once the old state homes have been demolished or removed, there is often a delay before new homes are built. There is a lot that needs to happen during that period. Here’s a quick overview:

Land remediation

You will have noticed that fencing has already gone up around the development sites. The sites are fenced mainly for public safety but also to prevent illegal dumping and to make the sites look tidier.

Remediation means making the land safe to build on and live on, and often involves removing contaminated soil from the development site. Typical sources of contaminants on building sites include old building materials, lead paint, and sanding dust from the repainting of weatherboards.

Civil works Civil works cover the building of new and improved roads, stormwater and sewage management, as well as connecting services to new housing sites. These services include power, water and internet.

HLC puts development land through a rigorous land remediation process to identify and remove contaminated soil and buried material and to make sure that runoff from the site doesn’t negatively affect the environment.

Behind the project: Meet Brendon Hosken Brendon Hosken is one of the many people helping bring the vision for the Oranga Development to life.

Brendon is HLC’s Development Manager for the Oranga Development. His role is to ensure the successful delivery of the project from beginning to end, working with Auckland Council, consultants, and the local community to successfully deliver warm, dry homes to Oranga.

Brendon has been involved in the building industry since he was a teenager, having worked in residential construction, an architecture practice, and more recently, private development.

Brendon believes that Oranga is a great example of the opportunities available in redevelopment. “Like that saying about old houses, this suburb has really good bones.”

Brendon says one of the most satisfying and enjoyable parts of his role is engaging with the local community and “spending time with good grassroots Kiwis who want to see their neighbourhood flourish. It’s great to see so much positivity in the community.”

Dawn Karakia in Oranga Mana whenua representatives from Te Ä€kitai Waiohua and NgÄ ti Tamaoho led a whakamoemiti and karakia on Friday 22 February. The dawn karakia and whakamoemiti were an acknowledgement of the whakapapa of the place and the people that have past, and to signify the beginning of a new journey for the Oranga Development.

The day began with a mihi and karakia, followed by the turning of the sod to symbolise the start of the development works. The ceremony was then concluded with a breakfast at Fergusson Hall.

This includes site investigations, removal or demolition of houses, land remediation, and the design and construction of infrastructure and amenity such as roads, stormwater networks, and public spaces.
