Specifically Pasifika: help us design homes that meet your needs

What does a house need to make it feel like home? It seems like a simple question, but is one with an endless number of answers.

It could depend on where you are from, your family, your culture, values, beliefs and community, or simply the things that personally bring you comfort. The list goes on.

For these reasons and more, Kāinga Ora wants to hear from you.

In July, we met with members of the Mangere community to hear your thoughts on a special project: how can we design and build homes for sale that best meet the needs of our Pasifika communities?

We heard from many of you, then we took those ideas and turned them into three designs we want to share with you to see what you think.

Engaging youth in urban development

In late September, Kāinga Ora had its second Future Squad – Waka Tauira programme with students from Mangere College and Te Aho O Te Kura Pounami. Future Squad gives young people an opportunity to learn about housing and urban development. Students are introduced to different aspects of the industry, and various career paths The programme was delivered via three full day workshops.

Workshop 1 – Students heard from industry experts and Kāinga Ora staff, Kamelia Haydon and McKenzie Tuala-Pine. Kamelia, a Development Manager for Mangere, spoke about what’s happening in the Mangere Development. McKenzie, a manager in the Kāinga Ora placemaking team, talked about how placemaking helps build a community and strengthen people’s connection to a place.

JP Puleitu, an Advisor for Youth Placemaking, led a co-design workshop where students shared their thoughts on what they would add or change to make Mangere an even better place to live, work and play.

Hands-on learning

The Kāinga Ora Construction Plus programme has been working with Ara Education Charitable Trust (AECT) to provide extra tools and skills for their trade academy students. AECT is an innovative collaboration between industry, government agencies and schools to create work and training opportunities for South Auckland school leavers. AECT identified some key areas where the students needed upskilling to better prepare for jobs in the construction industry. To achieve this,

Workshop 2 – Led by Katie Dobson, Education Advisor of Construction Plus programme, the second workshop featured a professional panel including an architect, a development manager, a stakeholder relationship manager and an urban planner. They all shared their career journeys and discussed what it’s like to work in the industry.

The workshop also included a ‘Where to next?’ session with representatives from the Ministry of Social Development, the University of Auckland, the Spotless Jobs and Skills Hub. The goal was to introduce students to various career opportunities, including Kāinga Ora Construction Plus, Apprenticeship, Spotless Cadetship and Graduate programmes.

Once the students complete the third workshop, they can earn NZQA credits to go towards their level 2 or 3 NCEA certificate.

These workshops, part of our Construction Plus programme, shine a light on potential careers for students. They are also a great place to hear feedback from a youth perspective and to give today’s rangitahi a voice in shaping our future neighbourhoods.

Future Squad alumni are invited to keep sharing their views on local youth related initiatives and they also get direct access to our pathways, internships and apprenticeship opportunities.

In September, two groups of students visited Piritahi’s head office to learn about health and safety. The students enjoyed learning about keeping themselves safe onsite and about the jobs available in the health and safety field.

New homes in Aorere – a sign of what’s to come

Kāinga Ora is keeping its promise to Aorere as the first of hundreds of new homes are completed.

Public housing customers recently moved into five new homes on Mayflower Close, marking the first new builds to be finished as part of the large-scale project in Aorere.

In the first of five stages, almost 80 homes will be sold and 34 available for public housing. The newly-opened five homes on Mayflower Close were built by Precision Construction.

“To me, this is quite a significant milestone,” said Dane Grey, Kāinga Ora Senior Development Manager.

“We removed older homes that were not very wellsuited for our whānau these days. It’s great for us now to be able to replace those homes with new warm, dry homes that actually allow whānau with bigger families be able to live in these homes more comfortably.”

Thriving Pohutukawa

Following the relocation of Aorere’s 35-year old Pohutukawa tree in April 2021, arborist Aaron Blackburn continues to ensure this beautiful tree continues to thrive for centuries to come.

Aaron’s maintenance work includes regular watering as required, monthly monitoring visits, weed control, mulch top ups and applying fertiliser. The tree remains strapped in place to ensure it integrates well into its new home.

Getting into the home was made easier with ‘level access’ – where people who use wheelchairs or walking frames don’t have to step up into the entranceway. A timber deck with a ramp, and bathroom that can fit a wheelchair are other accessible home features.

Making our Aorere streets safer

As part of Mangere Development, we’re working to make our Aorere neighbourhood safer. By changing the way some streets are laid out and adding safety features, we will slow traffic down and make our streets safer for pedestrians, cyclists and drivers. Work has begun on building these new safety features.

Here’s the key areas to look out for:

• Paneke Street – a new road will link Mayflower Close and Winthrop Way. This road will have indented parking and rain gardens and new markings will advise that there’s no stopping.

• Mayflower Close – two new side islands will slow cars down.

• Intersection of Mayflower Close and Paneke Street –a raised intersection will lower speeds and make the roads more pedestrian friendly.

• Mayflower Close and Winthrop Way – clearing the roadside will increase visibility for drivers and pedestrians.

• Henwood Road – indented rain garden will slow traffic down.

One-way to keep locals moving safely

Development in Aorere has been underway since 2020. Over the next few years, we will replace 130 homes with around 470 new homes and upgrade valuable infrastructure like drain pipes, electricity and internet cables. With so much work going on, managing the traffic flow needs careful planning to minimise the disruption.

From 29th August until early 2023, traffic on Winthrop Way will only move in one direction, from Henwood Road towards Raglan Street. This new temporary one-way system allows all cars to flow safely through Winthrop Way as we continue our work.

Here’s what you need to know:

• Work is taking place between 10 and 28 Winthrop Way but the one-way system will apply to the whole street.

• The one-way system will be in place for about six months – until early 2023.

• Place your bins on the side of the road that is open to traffic. This will ensure your rubbish is collected while the one-way system is in place.

There may be some disruption. We’ll do all we can to minimise its impact on you.

• Traffic signs will ensure safe travel through the area.

• Noise and vibration will be kept to a minimum.

• We will work between 7:30am and 5pm, Monday to Friday. If critical weekend work is need, it will be on Saturdays between 7:30am and 4pm.

• If you live in the area, it may take a few minutes longer than usual to reach your home by car. If your car’s access is blocked, we will discuss it with you and agree a plan.

• You’ll still be able to walk through and around the area and all homes can be accessed while the work is going on.

Meet ‘Ema Latu

What does your role involve?

In my role as Assistant Development Manager in Mangere, I support the redevelopment of the Aorere and Middlemore Crescent neighbourhoods, as well as the delivery of public, market and affordable housing developments.

What do you enjoy most about your role?

I thoroughly enjoy the breadth of tasks within the role, from attending whakawaatea for the first state homes built in Aorere, to project feasibility and planning. Like any role, the ability to build and maintain relationships is crucial, and I am thankful to the wonderful Mangere team who make it all happen.

What do you love most about the Mangere community?

The multiculturalism, enthusiasm and passion for Mangere, as well as the strong sense of community. This was visible at the recent open home viewing in Aorere to showcase one of the first five-bedroom state houses built. The community, our customers and key stakeholders were invited and they were all so supportive of the development plan, and really interested to see the types of homes that will form the neighbourhood.

What were you doing previously?

I was supporting the Northcote and Oranga neighbourhoods, before joining the Mangere development team.

What do you like doing outside of the office?

I love to surf, and have been a surf lifeguard for years –currently with Bethells as part of the open women’s surfrowing team. With the summer months looming, I’m looking forward to fishing and getting in the water. I also enjoy getting into the backcountry and hunting.
