Our civils partner Piritahi will be on hand throughout the day to share information about upcoming work which will impact sections of the neighbourhood’s berms and footpaths over the coming months. This work involves digging trenches to replace old water pipes, moving overhead communication lines underground and improving the current streetscape.

Our development team will also be in attendance to answer any questions you may have about the development.

UPCOMING CIVIL WORKS – WHAT TO EXPECT To prepare for future upgrades in Oranga, our civil works partner Piritahi is undertaking activities that will impact sections of the neighborhood’s berms and footpaths over the coming months.

Here’s what you need to know: UTILITY UPGRADES Utility upgrades will commence on Waitangi Road later this year, continuing into late 2021. This involves digging trenches to replace old water pipes, undergrounding overhead communication lines and improving the streetscape. The work will be completed in sections, starting at the intersection of Oranga Avenue and Waitangi Road, and working down Waitangi Road towards Mount Smart Road.

During these works, traffic management will be in place over 200m sections of the road at a time. Pedestrian access in these sections will remain available but will be slightly diverted, however on street parking will be unavailable.

This work can be noisy and may involve activities such as hydrovac trucks, concrete cutters, compactor plates and rock breaking. Piritahi is committed to keeping noise at a minimum where possible, and a noise and vibration plan along with a traffic management plan, will be in place for the duration.

Further utility upgrades throughout the neighbourhood are scheduled to begin next year, and we will be in touch closer to the time to provide further information.

WAITANGI ROAD RETURNING OF THE SOD Partnering with mana whenua and paying respect to the people, culture, land and homes across Oranga is an integral part of the Oranga Development journey. Recently, we reached another milestone in this relationship, with the returning of the sod at the newly-completed homes on Waitangi Road.

Led by local iwi Te Akitai o Waiohua, the day began with a dawn blessing and a karakia involving traditional incantations at various locations throughout the new properties. We also planted a new tree using the returned sod, which was taken from the same location prior to works commencing.

CONNECTING CUL-DE-SACS As works progress throughout Oranga Development, you’ll notice that some of the neighbourhood’s existing cul-de-sacs will be extended to join adjacent streets. Santos Place and Bow Place will become connected to Waitangi Road, and Gambia Place will be extended to join State Avenue.

One of the main reasons we’re connecting cul-de-sacs is to improve safety. Currently, pedestrian paths at the end of these streets are narrow and have poor visibility with high fences and large hedges on both sides.

By opening up these cul-de-sacs,

pedestrians will have quicker and safer access to amenities such as the local shops and Fergusson Domain.

This improved connectivity makes it easier for people to find their way across the neighbourhood, and allows more efficient access for emergency services, vehicles, bicycles, scooters and prams.

There are lots of other benefits too, such as increased space to plant trees, the ability to place power lines underground and extra car parking.

The new streets created during this work will also enable more street frontage addresses and less long driveways for some of the new, warm, dry homes coming to Oranga.

ORANGA DEVELOPMENT PROJECT UPDATE AROUND 1,100 NEW HOMES FOR ORANGA Stage 1 of the development is progressing well. 25 Kāinga Ora state homes have been removed, making way for around 51 new state homes. Construction of the first state homes is complete and the remaining homes are due to be completed by mid-2021.

Stage 2 demolition is underway with 62 houses already removed, and construction has commenced on some of the new homes.

We’re continuing our conversations with Council organisations, looking for ways to improve streets and community amenity to get things such as walkways, streets and parks to work well for the community. At this stage, all plans are indicative only and we will keep you updated if there are any changes to the current plan.

Stage 3 will see more state housing being built as well as private market developers introduced into the project. This will create more opportunities for prospective homeowners to purchase a new home in Oranga.

KEEP AN EYE OUT FOR ORANGA’S COMMUNITY GARDEN Over the past several months we’ve been working closely with a local community group to establish the first community garden for Oranga. Community engagement has been underway to choose a name that reflects the spirit and purpose of the garden, and we’re pleased to announce that the chosen name is the ‘Oranga Kai Ora Garden’. We look forward to bringing you more details about how you can get involved in this great community space, so stay tuned!
