What is the best way to prepare my home to sell?

There are many ways to prepare your home; I set myself apart by providing concierge level service, so the seller feels confident before their home even hits the “prime time”. I offer 2 services up front: First, a pre-listing inspection, so my sellers can see what things need attention in their home. Second, my stager goes through the home room by room and prepares a comprehensive staging consultation for my sellers and I to review.

How is the rise in interest rates affecting the housing market?

As rates go up the buyer must adjust their price point. That may mean they have to look at homes in a different price range or with different locations/amenities. I suggest getting creative with an experienced lender to learn how to bring down your rate.

How important is it to have good photography for my home?

It is IMPERATIVE! You only have one opportunity to make a great first impression. When the professional photos are taken of your home to put on the listing in the MLS that is the first thing a potential buyer sees. If the photos are blurry or out-of-focus it can detract them from looking further or wanting to tour your home. My photographer uses HDR to overlay photos to give a crisp image, this sets your home apart from the competition. What is HDR? A specific style of photo with an unusually high dynamic range that couldn’t otherwise be achieved in a single photograph. I challenge you to go online and find my listings to see the high-quality photos I provide.

How long before I need to move out should I begin the listing process?

Our team will be as proactive as you want us to be. I would advise to give as much time as you possibly can. If you know that you have a summer timeline to move then I would say give yourself at least 6 months to prepare your home with staging, inspection, photography, videography, etc. We always customize the plan to meet the needs of your family.

The Barrington Youth and Family Services (BYFS) is holding its annual BYFS Gala on April 22 at the Barrington Hills Country Club. What actress would play you in a movie? Sandra Bullock! She’s funny, steady, dependable, very hardworking, and a devoted mother. She’s also aging like a gazelle and I like to think I’m trending as such.

Who from history would you want to travel with? Hands down, Betty White. An animal advocate with so much talent. I have always been drawn to her after watching her as Rose on The Golden Girls with my Nonna.

Where do you look for inspiration? Reese Witherspoon. She’s so put together and awesome. I follow her on Instagram and love to see her act so down-to-earth with her family. On a more personal level, I have a wonderful mother and three amazing older sisters who are devoted mothers and wives and are each inspiring in their owns way.

Favorite book? Currently, The Girl Who Fell From The Sky but historically, any John Grisham book.

Most beloved cookbook? The original Better Homes and Gardens cookbook with the red and white plaid cover. My mom made a lot of these recipes as my sisters and I were growing up and they have become household favorites for my kids as well.

Best dinner party hack? This is kind of goofy but I am a very cozy person so I like people to feel comfortable in my home. For this reason, I have extra pairs of slippers set at the front door if people choose to remove their shoes when they come in. It’s a unique gesture but my friends love it.

What’s in your bag right now? Honestly, a pack of wipes, a diaper, Aquaphor, and a bunch of pens.

Gadget SELFIE STICK!!! It is hilarious to pull out but it is also totally functional and helps to get everyone in the picture. Scent Fall is my absolute favorite time of year. Thus, cinnamon and nutmeg are what I love to have diffusing throughout my house. Barrington spot It is a bit off the beaten path but I absolutely love Pepper Park Coffee in Lake Barrington. It is a small business and its cozy feel makes it a great spot for catching up on work or catching up with a friend. I used to bring my niece there on days I’d pick her up from school. We’d pull out board games and play while she drank her hot chocolate. Hostess gift to receive As a result of my Italian heritage, I love receiving olive trays. Most people who know me know I can never have enough olives. Gift to give This really depends. I like to make sure the gift I’m bringing is meaningful to the host or hostess. If I don’t know him/her very well, a candle or a bottle of wine is my go-to.

After living and working as a nurse in Chicago for years,

and her young family moved to Barrington in late 2020. She quickly found a sense of community and friendship within the Barrington Junior Women’s Club (BJWC). This year she will be chairing BJWC’s new Family Engagement Committee, which will create volunteer opportunities for children and empower them to make a positive impact on their community. In September, Emily created an Instagram account called @Two. Busy.Babies that captures her adventures with her two children, ages 3 years and 18 months, as they explore the Northwest Suburbs. She hopes this account will help connect parents in the area to fun, new activities for their children.

The 2022 bond market had its worst year in history, and portfolios that had a mix of stocks and bonds meant there were few places for investors to hide.* Steven Esposito, President and Managing Partner of Yellowstone Wealth Management in Lake Forest, says.

“Normally stocks and bonds have an inverse relationship, however at this time, they all went down. It’s a very unique time in history,” Esposito says. “The Ukraine invasion by Russia is something not seen since World War II, historic labor shortages contributing to inflation, and unprecedented volatility in the stock, bond, and commodity markets are all creating havoc for investors.”

Add to that historic losses in 401k plans and the fact the Federal Reserve has raised interest rates at one of the fastest paces in history creating shock waves in the market. Not to mention the U.S. has gone on an unprecedented borrowing spree to keep up with a national debt approaching $32 trillion. There are also the global lockdowns in China affecting supply chains, global demand, and the cost of goods. How do investors process this largely negative environment?

Esposito can help you create a personalized plan and understands the complexities of the current financial landscape. Esposito developed a knack for investing while he was in high school and hasn’t looked back since.

“I had a teacher my sophomore year who got me interested in the financial markets. I asked my father to invest a little bit of money in a new company for me, and that was Wendy’s,” Esposito says. “I quadrupled my money in two years.”

Esposito entered the wealth management industry in 1983 and has both witnessed and lived dramatic changes in the industry, some of which he likes and much of which he doesn’t. “Our industry has become too mechanized, too impersonal; it’s all about scalability.”

Working independently, I can roll up my sleeves and give clients the personal attention they deserve,” Esposito says. “I’m one of those old-fashioned advisors who helps clients manage their portfolio personally. I sit down with the client and discuss what they want. For me, wealth management is all about achieving peace of mind and quality of life.”

Esposito’s clients include small business owners, CEOs as well as retirees. He says there’s one thing they all have in common. They don’t want “drive-through wealth management.” They want a “chef.”

When Esposito started his career there were only five mutual funds in existence. Now, there are more than 13,000. Understanding the volatility in the markets and the long-term implications is firmly in his wheelhouse.

“I’ve had to navigate nine stock market crashes, and in just the past three years we’ve had commodities crash, rise, and crash again,” he says. “It’s crazy how volatile the markets are. I believe people want to know that the advisor they talk to is actually managing their money.”

Esposito says the solution to the current market volatility is for investors to remain calm and focused and to renew their strategies as the markets play out. Investors have to be positioned based on their comfort and levels of risk.

“Most importantly, a financial advisor needs to think outside the box,” Esposito says.

In Illinois, financial obligations for educational expenses differ for families of divorce.

In Illinois, divorcing parents’ obligations for a child’s financial support typically end after the child turns 18 or graduates from high school, whichever occurs last. However, there are two major exceptions to this rule.

First, parents may be ordered to pay child support for a non-minor child who is disabled. Second, parents may be ordered to pay a non-minor child’s educational expenses, defined as tuition, room and board, book fees, registration, application fees, and other university costs. The definition has been expanded to include the non-minor child’s living expenses while at school, their transportation costs, health costs, including insurance premiums for medical, dental, and vision, as well as any other expense the court at its discretion finds to be reasonable.

In this second scenario, the court has the discretion to determine the extent and allocation of the financial contribution of the parents to the non-minor child’s college costs. The court must find the costs to be “fair and reasonable” after considering the following factors: the financial resources of both parents; the standard of living the child would’ve enjoyed had the parents NOT divorced; the financial resources of the child; the child’s academic performance; and any other factor the court deems relevant.

Illinois statutory law provides certain limitations on a parent’s obligation to contribute to educational expenses for the non-minor child. The 2016 amendments to the statute limited the cost to in-state tuition at the University of Illinois Urbana-Champaign. Nonetheless, the court can deviate from this cost limitation if it finds that a parent has shown a “good cause.” For example, a parent’s obligation can be terminated if the non-minor child is no longer enrolled as a full-time student or is not in good standing with the school. This happens when the non-minor child’s GPA falls below a C average.

This aspect of Illinois divorce law is unique because it imposes a financial obligation on divorcing parents that does not exist for parents who are not divorced. While the constitutionality of this differentiation has been challenged on numerous fronts, the court has consistently held the obligation is consistent with the expanded role of the court in the lives of divorced families. Under

this role, the court enforces obligations that parents in an “intact” family would have likely performed jointly.

Remember that if you are considering divorce, are in the process of becoming divorced, or have already obtained a divorce, you might be entitled to obtain financial support for your college-bound children.

Levi and Emily Powers are not what one would describe as typical farmers. In fact, neither of the so-called ‘city people’ ever pictured they’d one day not only work on a farm but also run their own. When looking back on the couple’s upbringings, however, all of the signs pointed to this eventual outcome.

Emily grew up visiting her grandparents’ dairy farm near Madison, Wisconsin, where she formed some of her most treasured childhood memories. Levi unintentionally ended up farming in college after his parents bought a small herd of cattle with the intention of raising food for their family, but it was never meant to become a working farm.

“Emily and I don’t necessarily fit into most traditional farm molds,” says Levi. “There is a really cool revolution happening right now with more young people coming to farming with no prior experience, and I would say that we fit that.”

Levi joined Alden Hills in 2014 as farm manager, previously working in the lighting industry. Emily became Alden Hills’ full-time farm co-manager, social media marketer, and the overall glue that holds the farm together in 2016 after working as a social worker. Together, they now manage about 500 acres near Lake Geneva, Wisconsin and deliver to the Barrington area.

“I found myself sitting in a cubicle every day and really didn’t enjoy that,” says Emily. “Even though social work was a very fulfilling career, I had a passion for local food and knew that’s where I wanted to be.”

Their favorite parts of the job?

“Morning coffee and the ever-changing daily work challenges that come with life on a farm,” says Levi, and “Working with both the myriad farm animals and the farm customers,” says Emily.

“The things that never change are moving and feeding our animals,” says Levi. “A major part of being a pastured meat farm is that daily chores always involve moving animals to fresh forages, at least in the summer.”

This summer, Alden Hills will offer a specialty Grill Master’s Box and Steak Night Box, both of which come with perfectly pastured and regeneratively raised grilling options. The farm also offers shares of meat, available starting in July. Thirty-five pounds of meat is included in 1/8th of a share.

HOW IS A BUSINESS DIVIDED IN A DIVORCE?

I n Illinois, a business started during the marriage, by either or both of the parties, will typically be classified as a marital asset subject to equitable division. If the business was started by a party prior to the marriage, it will be presumed to be non-marital. However, there are circumstances where that presumption can be overcome. Alternatively, the marital estate may be entitled to reimbursement for contributions made to the business during the marriage.

If one party is going to be retaining the business after the divorce, the value of the business will need to be ascertained to effectuate a “buy-out” of the other spouse’s share. This often involves one or both of the parties retaining a professional business valuator to determine the fair market value of the share.

Once that value is determined, the non-owning spouse can receive cash payments or a greater share of the other assets to offset the value of the business. Allocating business interests in a divorce can be a complex process, so it is important to consult with an attorney to make sure your rights and interests are protected.

Award-winning equestrian Anita Mont is shaping the future of the sport at her Dare to Dream Farm in North Barrington.

Twenty-one years ago, a pony named Spot and a 9-year-old named Anita Mont got along as well as a mechanical bull and a first-time rider might.

Not very well.

“Spot bucked me off every day,” Mont, now 30, fondly recalls. “He’d been under saddle for only 60 days when I first rode him. It wasn’t unusual for me to hear from several people, ‘So, how many times did you get bucked today?’”

But Mont kept getting back up. And back up. And back up again. Her love of horses never wavered even as she devised, on the fly, ways to land without snapping a bone or 22.

Today Mont is riding high—and staying in the saddle—as owner/trainer of Dare to Dream Farm. The venture, launched in April 2022, is located within Old Barrington Farm, a 60acre, state-of-the-art equestrian facility in North Barrington. Featuring nine horses and eight stalls, Dare to Dream provides quality, full-service hunter/jumper lessons, equine care, and training for clients ranging from young bucks to top-notch horsemen.

Dare to Dream Farm’s mission is to help riders grow, develop, and reach their personal goals. Every training and teaching program is entirely customized whether it be for a beginner seated on a pony hunter or a competitor astride a grand prix horse.

“I am super grateful to be where I am right now,” Mont says of Old Barrington Farm, owned by David and Joyce McArdle. “I want to be a boutique option for riders, both adults and children. There were times at my previous jobs when I’d have to skip lunch because I was so busy. Here, I get to take my time

with the horses and take my time making decisions about the horses. I can create my own system.”

“I still can’t believe I’m here,” adds the Wisconsin native, who now calls Gurnee and North Barrington home. “It’s like I hit beyond the jackpot.”

Mont can trace her love of horses to an unlikely source—her childhood Sunday paper route. “It all started when my siblings and I delivered papers as kids,” Mont says. “We’d bag the papers and go to church on Sunday morning. The papers contained coupons for riding lessons; I’d clip those from the paper my family read each Sunday.”

Mont’s parents, Carlos and Linda, later bought a 25-acre Wisconsin farm that contained 23 stalls. For a spell, 25 horses neighed and whinnied there.

Mont couldn’t believe her good fortune.

“They have been incredibly supportive of my passion for horses since my time with Spot,” says Mont, who qualified to compete at a pair of United States Equestrian Federation finals (Pony and Junior Hunter) in 2009 and received a $15,000 Riders’ Grant from the North American Riders Group in 2014.

She turned pro at age 19 and shrugged off the torn tendons she’d sustained at a show.

“‘Live out your dreams,’” she adds, “has always been what my parents wanted me to do.”

Those dreams took her to a career that included time spent with three greats of the show jumping world. Mont worked for Olympic gold and silver medalist Chris Kappler and two-time Olympic silver medalist Kent Farrington. She also trained with Anne Kursinski, a two-time Olympic silver medalist.

But she needed a break from the demanding training/teaching/barn manager jobs—many of which found her living in the horse-hotbed of Wellington, Florida—so, in the spring of 2016 she took one.

Mont bought a Jeep and drove it to Los Angeles. She found her way to The Dream Center, an aptly named resource center for those affected by homelessness, hunger, and lack of education.

During her stint as a Dream Center gym teacher and camp counselor, Mont discovered a new passion for working with teenagers and adolescents.

“I loved working with teens and teaching teens,” she recalls.

“That was such a great experience for me in Los Angeles, getting to connect with and mentor young people.”

Now, Mont relives those satisfying moments during her riding lessons. “When I teach kids at Dare to Dream Farm, there’s nothing as joyous for me as the instant a rider experiences a light-bulb moment,” she explains.

“It’s about using my talents and skills to help others. My goal for the future is to give back to the sport and help young riders and young professionals grow, succeed, and meet their goals—live their dreams.”

“Dream” and “Anita Mont,” just try to separate them.

• LARGE PUNCH BOWL

INGREDIENTS

• 6 cups f rozen pitted dark sweet cherries, thawed

• ¼ cup granulated sugar

• 10 small oranges, sliced into thin wheels

• 1 cup f reshly squeezed orange juice, strained of pulp

• 1 cup Campari

• 1 cup sweet vermouth

• 1 cup gin

• 1 750-ml bottle chilled prosecco

• 1 1-liter bottle plain seltzer

INSTRUCTIONS

1. Make ice mold: Distribute 2 cups of the thawed cherries and 8 to10 orange slices throughout the ice ring mold or Bundt pan. Fill with filtered water, allowing a bit of the orange slices to peek out. Freeze for 6 hours until solid.

2. P lace remaining 4 cups of thawed cherries and the sugar in punch bowl, stirring to combine. Set aside until sugar has dissolved completely and juices have formed—about 15 minutes.

3. Pour orange juice, Campari, vermouth, gin, prosecco, and seltzer into the bowl with the cherries, stirring gently to combine.

4. Unmold ice ring by dipping bottom of pan in warm water for a few seconds. Carefully invert onto a plate, then place in punch bowl with exposed orange slices facing up.

5. Ladle into ice-filled lowball glasses and garnish with remaining orange slices.

A Montana Hideaway

Charm Abounds at Triple Creek Ranch in Montana’s Bitterroot Valley.

Something about Montana holds a universal appeal. The name conjures up towering peaks, bright blue skies, and open pastureland roamed by herds of cattle and ranchers astride horses. A harkening back, perhaps, to a simpler way of life more closely in tune with the rhythms of nature. At Triple Creek Ranch, hidden away in Montana’s Bitterroot Valley, every thoughtful décor decision creates an ambiance of slowing down, creating an environment in which guests rarely have the inclination to check their e-mail or hop on the internet—a true vacation indeed.

Landing in Missoula for a winter visit, my husband and I met our driver who shared the Bitterroot Valley’s history, including how Lewis and Clark’s expedition went right through the Valley. Along the way, he pointed out where scenes from the popular television show Yellowstone were filmed—including the homestead on the fictional Dutton Ranch. On the east side of our drive south were the Sapphire Mountains, aptly named for the sapphires that can still be mined here.

charming cabin complete with a wood-burning fireplace, a private hot tub overlooking a creek, and a steam shower. The property can host 60 guests at one time, giving it a luxuriously boutique feel. It has 25 cabins furnished with an authentic Western motif. This adults-only, all-inclusive resort is the perfect sophisticated vacation spot for couples or groups of friends to unwind, explore, and relax together.

We started off our first evening in the upstairs lounge, playing rounds of gin rummy by the fire while sipping seasonal cocktails and listening to live music. Ready for dinner, we entered the dining room where floor-to-ceiling windows showcased the exceedingly beautiful snow-covered scenery. While a wood fire crackled, we spoke to the sommelier about wine pairings for our four-course dinner. To begin, a glass of local champagne brought out the flavors of the amuse-bouche, a fig and gorgonzola delight. An appetizer of grilled swordfish with charred tomato vinaigrette and barrel-aged feta was a delicious mix of bright flavors. An Asian calamari salad with yuzu tobiko, seaweed, and arugula followed and did not disappoint. My entrée of Hawaiian butterfish, paired with a leek risotto and a smoked oyster aioli, was perfectly grilled and laced with a bright lemon puree. For dessert, we opted to sample the Poacher’s Cheddar with caramelized onions and apple chutney and a trio of pink grapefruit, mango, and morello cherry sorbets—an excellent combination it turns out, with the sorbet having a perfect ratio of sour to sweet.

On our first full day, we were driven alongside the Bitterroot River toward Idaho, our white Suburban stopping where the road ends. Stepping out of the car to try the once-in-the-lifetime experience of dog sledding, we were greeted by a cacophony of joyful noise coming from 20 Siberian and Alaskan huskies. Our dogsled guides regaled us with the history of dog sledding and the intricate breeding and care of the dogs—it was fascinating. Zipping along the snow-covered trails at a brisk 7 miles per hour your senses come alive. Afterward, the attentive staff greeted us with a thermos of hot cider made from apples grown on the ranch’s orchard to warm us.

With so many activities to choose from, my husband and I parted ways that afternoon to each try out different experiences. He (with a custom-packed lunch and ski gear provided by Triple Creek Ranch) was driven to the Chief Joseph Pass for an exhilarating 7-mile trek of cross-country skiing. About a mile into the snow-laden forest trail, he stopped at the warming hut. Upon entering, he found skiers warming up while drinking cups of water sourced from fresh snow that had slowly melted in an iron pot hanging over a fire. His fellow skiers (also staying at Triple Creek Ranch) had opted for downhill skiing earlier that week and regaled him with tales of skiing Lost Trail Pass, located at 7,000 feet on the border of Montana and Idaho.

upon a snowy trail ride. As my horse picked his way along the single track, I took in the smells of the forest and the beauty of the blue sky juxtaposed against the green trees. With the sights and sounds of a winter paradise still lingering in my head, I headed to the Tanager Treatment Room for an outstanding deep tissue massage—a perfect complement to my active day.

That evening, we started off dinner with a potato leek soup sprinkled with pork rind panko crumbs and fresh chives—its rich, savory flavor was perfectly enhanced by the subtle crunch of the untraditional panko. After a salad of red crab on a bed of gem lettuce with a tomato vinaigrette that was refreshing and creamy all at once, I opted to try the roasted Amish duck breast with fresh burgundy black truffles, herbed Job’s Tears, and wilted kale. The incredibly moist and flavorful duck was enfolded in the crispiest skin drizzled with Madeira jus to bring out the complexity of flavors. My husband dined on the pan-seared antelope (a first for him, and incredibly delicious) drizzled with local huckleberry jus and paired with fried parsnips.

The next day, thanks to a deep night’s sleep, we felt ready to try our hand at two unique and fun experiences—hatchet throwing and fire starting. We threw our hatchets time and time again while relishing the awe-inspiring views, the winter’s chill chased away by heat lamps. We then headed into the Bitterroot National Forest for a few miles hike starting at the edge of the property. Halfway through our hike, we sipped from a thermos of hot chocolate; just

one of the many goodies in the picnic lunch Triple Creek Ranch had packed for us. Later that afternoon, we took part in the joy of doing nothing at all—a true luxury.

Delicious food and exhilarating activities aside, our stay was truly made memorable by the many thoughtful gestures that lent a feeling you were a guest at a friend’s magnificent home. The homemade trail mix left in our cabin each day included the recipe so we could re-create its deliciousness once back at home. Each night, a quote about Montana was left in our cabin alongside mouthwatering caramels, a chilled bottle of water, a printout of the weather report, and the next day’s menu (breakfast, lunch, and dinner menus change daily). With service like this, it is no wonder Triple Creek Ranch sees a significant percentage of return guests, and with so much to do each season, the experience is never the same.

On our last morning, we arose early to enjoy another fire in the cabin before departing for the airport. The experience of Triple Creek Ranch will undoubtedly stay with us long after the Montana snows have melted. We are already trying to decide which season we should visit the resort next. Do we want to participate in an authentic cattle drive, go fly fishing or whitewater rafting, or return in the winter for a Weekend Vintner event to savor exclusive premier vintages from acclaimed vineyards? Barrington resident Mary Anne Ehlert, founder and president of Protected Tomorrows, works with families to financially protect members who have health conditions or impairments. Forty years in the financial industry have armed Ehlert with the analytical skills to help secure optimistic futures. More importantly, Ehlert’s own life experiences have graced her with compassion and empathy for families of the disabled.

Growing up, Ehlert witnessed the emotional and financial complexities of living with a loved one with a disability. One of six siblings, her sister Marcia, whom she was particularly close to, was born with cerebral palsy. “I saw firsthand the difficulties our parents had in making sure Marcia would be cared for when they could no longer do so,” she says.

After a successful tenure in the corporate financial world as an executive for almost 20 years, her sister’s life inspired Ehlert to venture into a unique financial planning career on her own. “Marcia helped me discover that I can make a difference in the lives of others,” she explains. In 1990, she founded Ehlert Financial Group and Protected Tomorrows.

For most parents of children with disabilities, time and resources are spent in the here and now. Few know how to ensure their children’s future will be safe and secure. “At Protected Tomorrows, parents are guided through this stressful, complex, and heart-wrenching process,” Ehlert says. Not only are the families impacted financially, but they also have to understand the maze of government benefits, find attorneys with unique expertise, and navigate the complexity of special education, supported employment,

and long-term residential support.

Now, 35 years later, Protected Tomorrows has eight employees and a waiting list of clients from all across the country. “Many members of my team also have family members with disabilities,” observes Ehlert. “Our clients feel comfortable taking advice from people who have been through what they’re going through.” The Protected Tomorrows team crafts custom solutions for families, provides instruction through books, webinars, and online tools that families can follow at their own pace, and offers one-on-one consulting. The team also hosts meetings and conferences at the Midwest Protected Tomorrows Life Center. “I am constantly reinforcing how important the whole team I work with is to me in what I’m building, and that they are the reason we can do what we do,” she says.

Ehlert frequently uses her own book, The Gift I Was Given, to help families. She is regularly asked to speak to major disability groups to help teach and assist their communities.

Recognized around the nation as an important resource for families of the disabled, Protected Tomorrows works with numerous organizations that serve the caregivers of vulnerable populations ranging from children with developmental and physical disabilities to those diagnosed with mental health issues to those with aging and cognitive disabilities.

Ehlert envisions not only a brighter future for her clients but also expanded horizons for Protected Tomorrows. “Our next step is to utilize more online tools and build teams on the ground who can be trained to work with families just as we do,” she says. “We hope to use our experience and creativity to help build new solutions and access to new opportunities.”
