PHASE 2 COMPLETION

PROJECT MANAGEMENT UPDATE With two successful phases down, the team has turned their attention to the final phase of this project. Both temporary and permanent walls have been put into place with proper infection controls set up. The “bypass corridor” has been removed and the permanent connecting corridor constructed and finished. Interior demolition of the Phase 3 space is also complete, showing an empty shell to be finished. The MEP teams Jared Andersen have geared up to begin rough-ins and are coordinating final BIM layouts Project Manager and potential overhead “clashes”. With the labyrinth of systems located JaredA@elzinga-volkers.com overhead, early coordination and investigation is crucial to ensure these systems are installed timely, fit within the existing space and function correctly. Stay tuned in the coming months as this project begins to show signs of final completion!

FUN FACT What is “BIM”? Building Information Modeling (BIM) in regards to construction is the complete 3D modeling of a building. For the Boven renovation, we have utilized this technology to ensure the fit of all overhead mechanical and electrical systems with regard to the existing structure. Items like beam locations, existing systems and maintaining ceiling heights all need to be factored into this model. The concept of BIM has been around since the 1960s. However, the first building to use BIM as we know it today was the construction of terminal three at London’s Heathrow Airport.

Looking Ahead Miguel Delao, Assistant Field Manager MiguelD@elzinga-volkers.com | 616.848.0652 We are underway with demolition for Phase 3 of the Boven Birth Center. This is the last phase to complete the entire project. The north side of the floor has been cleared out, and the demolition crew is working to finish the south end within the next few days. All walls, electrical conduits, water piping, and floors will be stripped out and taken down to leave a clear slate for all new mechanical, electrical, and plumbing to be installed. This phase presented a challenge with little-to-no access to an elevator for trash removal. The solution was to install a trash chute on the roof. This has allowed easy access to remove trash and debris without affecting the occupied areas. This has greatly helped with cleaning out the space and allowing the finished areas to operate smoothly. Once the phase is clear, floor preparation and framing will follow. The family lounge area will require removing a glass enclosure and expanding the room. Our steel crew has the great opportunity to add a structure, which will help support the new changes and additions.

This month we want to recognize our trade contractor, Allied Mechanical Services (AMS). With the start of a new phase comes the challenge of researching prints and verifying water and MedGas lines in the field are as shown on drawings, which isn’t always the case! Therefore, it can take a creative solution and out-of-the-box thinking to connect existing lines to the new piping being installed. We rely on AMS and their expertise to get the job done well. Thank you AMS for all your hard work!
