Welcome To Your Construction Update Newsletter!

We are excited to introduce “Building Together,� a monthly newsletter to keep you informed and up-to-date on the United Methodist Retirement Communities construction progression in Chelsea, MI! This newsletter will introduce team members, share tips for working safely on a construction site, provide a recap of recent events and highlight upcoming milestones. We hope this newsletter keeps everyone engaged in the project, even if you are not able to see our work in person.

By now it is no surprise that the construction team has arrived to begin the transformation of the Chelsea Retirement Community. Elzinga & Volkers and our trade partners have mobilized onsite and are moving forward with activities on the Benson and Kresge projects. Our returning Field Manager (from Glazier Commons), Dan Faulkner, has been present onsite orchestrating daily activities. In Benson, these activities include asbestos abatement, construction of temporary walls, salvaging existing doors/hardware, interior demolition and terminating existing utilities to make safe for bringing down the South wing of Benson. On the Kresge project, Dan has been working with Bailey Excavating to remove the old sidewalks, curbs and pavement to allow for removal of the hidden underground utilities like storm water pipes. Just outside of the construction fence there is a new sidewalk and curb to help pedestrian traffic flow from the front of campus back to Towsley Village and Glazier Commons.

KRESGE | UP NEXT

Site Demolition

Now that the construction fence is in place to protect visitors, residents and staff from the large equipment and trucks, we look forward to diving into construction of the addition. Before we can start construction of the building, Bailey Excavating will begin on demolishing, relocating and installing new underground utilities that will feed the building addition. For the most part this underground infrastructure goes unseen, but is critical to how the building functions! One of the underground utilities is the storm sewer, the underground pipes and structures that take rain water from the roof, parking lots and even grassy areas to the detention pond onsite. Another one of the underground systems that will be installed in the upcoming weeks is the sanitary sewer, which takes wastewater from the building to the city treatment plant. It goes without saying that large machines will be stirring around the Kresge building.

BENSON OFFICE BUILDING | UP NEXT In the upcoming weeks, the team will be focusing on preparing the Benson building for demolition. I imagine everyone is excited to see the South wing come down, but there is a lot of preparation to be done before that can happen. For starters, Environmental Maintenance Engineers or EME will be finishing the asbestos abatement to ensure no hazardous materials are left in the building during construction. Homrich will begin the selective demolition on the North wing of the interior to allow for the renovation to begin when they are complete. During this period, the mechanical, electrical and plumbing contractors (or MEPs for short) will be hunting down the ins and outs of the building’s existing systems. This is a laborious process since Benson has infrastructure that connects Dancey House to Kresge Skilled Nursing.

WELLNESS & AQUATIC CENTER | UP NEXT Although we have taken the opportunity to get a head start with site demolition at the Wellness Center, the bulk of the work will not ramp up until the South wing of the Benson building has been demolished. This will give the construction crews access to the existing courtyard where the Wellness Center will be constructed. In the upcoming weeks you will see surveyors onsite staking the layout of the building to allow for excavation to begin.

When we work next to occupied resident space, it is critical that dust, noise and fumes are all controlled so that the rest of the building is not disrupted. Elzinga & Volkers employs many techniques to control these “necessary evils” of construction including dust walls, negative air machines, air filtering and special noise controls. Although we cannot take out all the noise and dust associated with construction, we can make sure that residents are not disrupted or put in danger during our project.

Our asbestos abatement contractor, Environmental Maintenance Engineers, has been working hard at making it safe for the other trades and UMRC team members to work in the building. Their team has had to get into some tight spaces to ensure all asbestos is removed!
