1. What are the rst-time buyer requirements?

Eligibility for rst-time homebuyer bene ts is determined by outside programs and lenders. You can contact our approved lenders for details. See page 7 for a list of approved lenders and contact information.

2. What is the buying process like, and how long does it take?

The process can vary, but typically includes the following steps:

- Get preapproved for a loan;

- Submit an o er;

- Open escrow;

- Complete inspections, nalize the loan, and close.

3. Can I buy this property as an investment or second home?

Yes. RENOU allows investment or second-home purchases, provided leasing rules are followed. Rentals must be for a minimum of 30 days and apply to the full unit only.

4. Can I rent out the home after purchase?

Yes. You may rent your home for a minimum term of 30 days and an initial maximum term of two years.

5. Are there any rst-time homebuyer programs or grants available?

Yes. Some approved lenders o er programs for rst-time buyers. For example, Bank of America o ers 5% down and up to $17,500 in grants for quali ed buyers.

6. Do I need a lender’s preapproval to make an o er?

Yes, preapproval is recommended before making an o er. While not required before touring, it's encouraged. You may contact an approved lender after your visit.

7. What’s included in the HOA fee?

Unit Gas in addition to Common Area Electricity, Gas, Garbage, Water, and Internet.

8. Are pets allowed? Any breed or size restrictions?

Yes. Each home may have up to two pets (dogs, cats, or one of each). More details can be found in the RENOU handbook.

9. What are the HOA guidelines and regulations?

The HOA guidelines cover common area use, pet policies, trash disposal, leasing, remodeling, and more. All owners must follow the RENOU Community Handbook, Declaration, and Bylaws. These documents are available in RENOU’s disclosure package.

10. Can I remodel the unit (e.g., kitchen or bathroom upgrades)?

Yes, but all remodels must be approved in writing by the board before any work begins. Details are outlined in the RENOU Community Handbook.
