A plot can either come under CMDA or DTCP and not both. It is just a matter of jurisdiction and there isn’t much difference in the approval process. The jurisdiction of CMDA is confined to only Chennai and its peripheral areas whereas DTCP jurisdiction is confined to all other parts of Tamil Nadu. Layout approvals up to 10 acres, i.e.; increased from 5 acres is accorded by the LPA – Local Planning Authority and a subcommittee of the DTCP.
