The proyect establish an study of properties in a state of underutilization as precedents of opportunity, recognizing the enormous potential they have to generate urban rehabilitation and neighborhood improvement programs, through the implementation of mixed-use housing projects as a pilot plan, aimed at different socioeconomic populations.
Seeking an approach through a program, where the search for strategies for the resolution of specific cases, serves in different contexts that have the same conditions, proposing urban and architectural interventions to different urban dimensions. It is then intended to apply an integrated and multidimensional approach to the implementation of the rehabilitation of these typologies in a state of obsolescence, generating tactics aimed at strengthening not only the existing urban fabric, but also new instruments for the management and financing of actions for the coherent repopulation of downtown San José.
Not only analyzing the historical processes of depopulation and urban degradation in the area of the Historic Center of San José, but also compiling the underutilized buildings in the neighborhoods of El Carmen and Merced, in order to diagnose the physical-spatial conditions and legal regulations of the area that prevent the rehabilitation of buildings in a state of ruin.

For more than 50 years, the Metropolitan Area has been immersed in a process of degradation, population loss and outsourcing, whose effects are manifested, among others, in public space, buildings and infrastructure.

The form of the building came out of the deconstruction of the past facade, with inspiration from historical forms and architecture of the context and the building’s passive climate control strategies.

The project consists of a masterplan of 36 ha with different types of residences, commercial spaces and a big hotel, designed with the same design parameters but with their own personality, seeking to reflect the Pura Vida lifestyle.
This project is the intellectual property of VOID and the developer Hawk Property Developments.
MY ROLES
My roles in this project were mainly the transition from conceptualization to schematization and early construction documents and also legal trammiting.
Transforming this project from idea to reality, I worked hand in hand with engineers, interior designers and legal experts.
The project was developed with the VOID team and the developer´s team; Fabricio Piedra , Nicole Troz. Interiors with the help of Mariana Valverde. Renderings are by Christian Zuñiga.

WATERFALL HOUSE
This house was the main one I worked on, it was conceptualized as the waterfall house because as seen in the previous rendering, it is divided into 3 parts: the foam at the beginning of the waterfall, the water that falls from the fountain and in its lower levels the stones.
MATERIALS
Through regenerative efforts, resource-efficient building techniques, and locally sourced construction materials, each villa pays homage to a part of the biodiversity of the site. My role as the architect was also find those materials and bring to life the concept.
INTERIOR
As previously mentioned, both the exterior and interior architecture should pay homage to the Costa Rican architecture, so we worked in a subtle way, with local materials that simulate their environment.
WATERFALL HOUSE
Designed with the though of finding clarity in the flowing waters and harness the rejuvenating power of nature’s lifeblood. Inspired by the remarkable natural phenomena that mark the Dominical landscape, the villa is built around a waterfall feature that elegantly cascades through the architecture.
CLOUD HOUSE
This villa’s concept its as the name says: clouds. Rising above the the flawless Costa Rican skyline. Perched high on the Talamanca Mountains, residents of the Cloud Villa will experience breathtaking, once-in-a-lifetime views through unobstructed panoramic windows.
SOIL HOUSE
As the name says, this villa is to become grounded in the building blocks of the natural world. Integrated seamlessly into the face of the mountain, the Soil Residence blurs the lines between nature and structure by echoing the vegetation of the surrounding landscape.

Analyzing the site, patterns, and cultural background to propose a design.

Being a historical rehabilitation project, a very extensive analysis of the history and the site was made. In which it is proposed to dialogue with the existing to produce this proposal.

As part of the workshop we worked with both the community and the architects of the site, where we created openings to learn from the site and propose designs that dialogue with it.
Trying to join preservation and new functions: a multidisciplinary approach and sensibility
THE PROPOSAL
By rethinking the composition of the church as a theatrical space and the art perfomance as a sacred manifestation, we aim to preserve its intangible value : the sacred atmosphere, despite its change of use.
The existing ruin is an enclosed space, strong in its boundaries and proportions. An independent suspended “amphitheatrical” element leaves the ground floor and central space towards the altar free, maintaining the strength of the enclosed “void”.
The altar remains the main protagonist in the volume of the new theater, even if its use is not religious anymore. Freeing the space on the floor allows for more flexibility.
RETHINKING TYPOLOGIES
The simple and clear geometry of the church was an inspiration for a new theater typology. The middle nave as the central part of the church is the new stage, whereas the side naves serve as the seating space. By rethinking the spatial organization, an opportunity arises to create an auditorium specific to this exact place that also creates a new shape of the play itself.
This central organization also allows a flexible use of the space, in the form of a play or a solo concert. The stage is the place where movement happens. Its shape and dimensions will condition the freedom of movements happening on it.
The art piece in San Martino’s church in Sarteano was an inspiration for the interaction between the art and The light in the painting seems to come from the the window close to which it was hung, creating a sacred

This magnificent estate of commissioned by a German actress, is a testament to the seamless integration of luxury with the lush tropical environment. Designed in collaboration with a interior design studio from Germany, every facet of The Grace has been meticulously crafted to embody the perfect balance between sophistication and the natural splendor of its surroundings.
Spanning six spacious bedrooms, ‘The Grace’ includes a dedicated yoga studio for tranquility amidst nature, a semi-Olympic pool for refreshing dips under the sun, and an indoor gym for fitness enthusiasts. A bespoke recording studio caters to artistic endeavors, while an indoor spa offers rejuvenating treatments in an oasis of calm.

My roles in this project were as the main architect, designer, coordinator and also proyect manager.
Transforming this project from idea to reality, I worked hand in hand with engineers, interior designers and legal experts.
The project was developed with the VOID team and also with a Interior design Studio of Berlin, Germany.
All the graphics, renderings, and plannimetry were made by me.
SITE PLAN THE GRACE
The estate boasts a main house with 6 bedrooms, 11 bathrooms, and a luxurious array of amenities including a spa, steam room, cold plunge, and a semi-Olympic pool. Additional features include a recording studio and four individual villas, each with its own pool and social space. The property also includes a serene yoga pavilion and a charming casita available for rent.

Situated within a condominium, the lot is designed for phased development, allowing for a thoughtful and strategic build-out. This approach ensures that each phase integrates seamlessly with the surrounding community while accommodating future expansion. The phased development plan maintains harmony with the overall condominium vision, fostering a cohesive and well-planned environment.
CONCEPT
The “Divine Flow” concept envisions a house as a living flower, seamlessly merging with the natural landscape. The design unfolds in organic curves and gentle arcs, mirroring the delicate growth of petals. Light dances through strategically placed windows and skylights, casting ethereal patterns that echo the interplay of sunlight through foliage.
This architecture not only highlights the home’s graceful forms but also celebrates its harmonious bond with nature, creating a serene dialogue between built and natural beauty.

The main house is crafted with Feng Shui principles in mind, blending harmony and balance into its design. Curved wooden features grace the architecture, introducing a sense of femininity and softness while enhancing natural airflow throughout the space. These elegant curves are not only aesthetically pleasing but also foster a tranquil and balanced environment, aligning with the principles of energy flow and well-being.
MATERIALS
The design employs locally sourced materials and stucco as the main el
ement, reflecting a commitment to sustainability and resource efficiency. By carefully selecting these materials, I ensured that the architecture acts as a canvas, letting the natural beauty of the surroundings shine through.
RECORDING STUDIO & THE CASITA
The recording studio and casita were thoughtfully incorporated into the design to cater to the client’s connections with music artists and the retreat’s dual focus on wellness and creativity. The recording studio offers a dedicated space for artistic expression, while the casita provides a
inviting retreat. Together, these features enhance the retreat’s appeal to artistic guests, complementing the main goal of creating a serene yoga and spa haven.

MONDRIAN is located in the Rohrmoser district, a safe neighborhood that is located at highly requested residential area. The project is located 80 meters from the Parque del Café. It was born as a new model of construction, developed with the objective of incorporate sustainability and at the same time achieve affordable apartments, obtaining as a final product a creative and livable mixed use building for those people who need to live in the city but can’t afford those high end luxury prices.

Located in the middle of Rohrmoser, a neighborhood full of possibilities, out door life and a great gastronomic diversity, MONDRIAN takes the concept of urban living in a building to a boutique version of 12 apartments for those who value community and harmony in their daily lives.
This project is the intellectual property of Marlo Trejos Arquitectos.
It was born as a new construction model, developed with the objective of incorporating sustainability and at the same time achieving affordable apartments, obtaining as a final product creative and livable homes for those people who sustain living in cities.
Sistema constructivo modular que combina los materiales concreto, madera y acero, facilitando el armado y desar mado del proyecto con resultados más rápidos, que a su vez proporcionan flexibilidad.
Es un método constructivo circular, que busca considerar el ciclo de vida de los materiales del edificio, favoreciendo la huella ecológica del proyecto.

In order for the materials to be low-cost and of good quality, local materials are used. This also favors the ecological footprint of the project, considering the life cycle and the responsibilities behind a good design, the objective is to reduce the building’s emissions by x%.
El costo disminuye a través de la utilización de materiales locales, reduciendo los traslados, y al utilizar materiales de fácil armado, reduce la mano de obra. Materiales duraderos, disminuyen el mantenimiento a largo plazo. El diseño modulado limita el desperdicio generado por la construcción.
Cost decreases through the use of local materials, reducing relocations, and by using easy to assemble materials, reduces labor. Durable materials reduce long-term maintenance. Modular design limits construction waste.

In the master plan project for The Guilded Iguana, I took on the role of lead architect, overseeing the comprehensive expansion and rebranding efforts. I was responsible for creating all visual elements for the presentation and integrating AI solutions to elevate the project’s innovative edge. Additionally, I conducted an in-depth site analysis in collaboration with biologists and forest engineers, ensuring that the design harmoniously integrates with the natural environment and enhances the guest experience.

This review helped us identify strengths and areas for improvement, ensuring that the new development complements and enhances the current infrastructure while elevating the overall guest experience.

SITE ANALYSIS
For the site analysis of The Guilded Iguana expansion, we collaborated with biologists, forest engineers, and hydrologists to conduct a thorough evaluation. This extensive analysis was crucial, particularly given the land’s tendency to flood, ensuring that our design effectively addresses environmental concerns and integrates seamlessly with the surrounding ecosystem.
We examined various environmental factors, including sun exposure, water runoff, and wind patterns. Additionally, we conducted a feng shui analysis to ensure that the design aligns harmoniously with natural elements and enhances the overall ambiance of the retreat. This holistic approach helped us create a development that is both environmentally sustainable and energetically balanced.

We developed the Master Plan for La Gauchita in Marbella, Guanacaste, spanning 350 acres (approximately 141 hectares). Our role involved conducting an extensive site analysis to understand the land’s characteristics and opportunities. We also crafted a phased development strategy to guide the project’s growth over time. Additionally, we created the schematic design, which outlines the overall layout and organization of the master plan, integrating elements that harmonize with the natural landscape and community vision.

As the lead architect for the La Gauchita Master Plan in Marbella, Guanacaste, my role involved developing the master plan in collaboration with the Void team. I was responsible for creating the overall design and coordinating the project’s phases. Additionally, I produced the visual presentations for the project, illustrating the design concepts and integration with the natural landscape.
LA FINCA
La Gauchita is set on a finca renowned for its rich biodiversity and stunning landscape. In developing the master plan, we conducted a thorough analysis of the land’s natural features to ensure that our design complemented and enhanced its ecological richness. The goal was to create a master plan that respects and integrates the existing biodiversity, harmoniously blending with the natural environment to preserve and celebrate the finca’s unique character.

For the La Gauchita master plan, we developed a phased approach to ensure a thoughtful and sustainable development process. The first phase focuses on regenerating the land to restore its ecological health. Once the land is revitalized, we proceed with a careful assessment to fully understand its potential. This phased strategy allows us to harmonize the development with the natural environment, maximizing the land’s capabilities while preserving its unique biodiversity.
As part of the master plan for La Gauchita, we designed a green axis that runs across the project, ensuring a continuous ecological corridor throughout the development. This green axis integrates natural vegetation and promotes biodiversity, maintaining a strong connection to the land’s rich ecological heritage. By incorporating this green axis, we ensure that the development remains in harmony with the environment and supports the preservation of local flora and fauna.

The Marbella Master Plan in Guanacaste is a visionary project that deeply integrates community values with a profound respect for nature.
A key element of the project was an extensive study of the land, which included detailed site analysis, water runoff assessments, slope evaluations, and historical research. This comprehensive investigation provided crucial insights into the unique characteristics of the site and guided the development of a master plan that is both responsive and adaptive to its environment. The plan is designed in phases, allowing for a thoughtful and phased approach to construction that respects the land’s natural features and ensures harmonious growth.
SITE ANALYSIS
This initial phase involves site analysis, stakeholder consultations, and the development of a preliminary vision and goals. The findings are used to create a conceptual framework for the master plan.
CONCEPTUAL DESIGN
Based on the preliminary study, detailed designs and concepts are developed. This includes land use plans, infrastructure layouts, and architectural guidelines. The design is refined through iterative feedback and adjustments. And also the branding of the Masterplan.
CONCEPTUAL DESIGN
This phase involves creating the schematic placement for the program. It includes finalizing designs, preparing technical documentation, and planning for infrastructure development.
PHASES IMPLEMENTATION
Development is carried out in phases, based on the master plan’s guidelines. Each phase is planned to ensure it integrates smoothly with the overall vision and does not disrupt the ongoing development. Phases may focus on different aspects such as residential areas, commercial spaces, or public facilities.

Throughout the implementation process, the master plan is reviewed and adjusted as needed. This ensures that the project remains aligned with its goals and adapts to any changes in circumstances or community needs.

SER ESCALANTE is a real estate project of a 17-story tower with apartments and commercial spaces for an area with a very characteristic urban growth in San Jose. It started in 2022 and its completion is scheduled for the end of 2024.
This project is the intellectual property of Marlo Trejos Arquitectos and the developer CIVITAR.
MY ROLES
My roles in this project were as lead architect, not only in the schematic development, but also in the process of construction documents and legal permitting.

The renovation of Sikwa focuses on transforming the restaurant into a space that celebrates Costa Rica’s indigenous cultures while enhancing the dining experience.
The redesign incorporates natural materials and local crafts to create an environment that blends elegance with rustic charm. Key features include the integration of indigenous art, traditional architectural details, and a revamped bar made from local woods, stone, and iron. This renovation aims to provide a culturally immersive atmosphere, connecting guests with the rich heritage of Costa Rica through thoughtfully curated design elements.

As the project progressed, my role was to develop the new brand identity for Sikwa, collaborating with interior designer Mariana Valverde. I was responsible for creating the plans and visuals for the renovation, as well as overseeing inspections to ensure the design was implemented effectively.
