DEMOLITION NOTES 1. Provide selective demolition work as shown and as needed for a complete and proper installation of the work. 2. Contractor to perform selective demolition in a systematic manner. Use such methods as required to complete work indicated in accordance with demolition schedule and governing regulations; comply with new york city building code and regulations of the building. 3. Remove all items necessary to accommodate the new construction. 4. Remove salvageable items as noted for reuse with care to prevent damage. Store in a protected area where directed by the owner. 5. Repair and restore all permanent materials damaged during the demolition process or other construction activity. 6. 1. Smoke/Carbon Monoxide detectors or devices shall be installed in ordinance with the Housing Maintenance Code, Multiple Dwelling Law the New York City Building Code the New York City Electrical Code and LL 7/04. 2. Smoke Detectors and Carbon Monoxide Detectors may be combined providing the devices comply with the provisions of title 27 of the administrative code of the city of New York and any applicable rules promulgated thereunder. 3. Each Smoke/Carbon Monoxide Detector shall be installed in accordance with Reference Standard 17-12 of the New York City Building Code. 4. Each Smoke/Carbon Monoxide Detector shall be installed outside of each sleeping room in the immediate vicinity or within 10-0" of the entrance to a sleeping room. 5. Each Smoke/Carbon Monoxide Detector shall be of a type that allows for readily testing of such device. 6. Duplex units shall have a device located on each level if only one means of egress is provided from each level. 7. Ceiling mounted devices shall be a minimum distance of 4" from any wall. 8. Wall mounted devices shall be a minimum of 4" to a maximum of 12" from the ceiling. 9. Each dwelling unit shall be equipped with an approved type smoke/carbon monoxide detector device receiving primary power from the building wiring with no switches in the circuit other than the over current device protecting the branch circuit as per New York City Building Code Sec. 27-980. 10. Existing buildings that are not equipped with hardwired connections shall be supplied with battery operated devices. 11. Such smoke/carbon monoxide detector must be either the ionization chamber type or the photoelectric detector type as per New York City Building Code Sec. 27-981, (b). 12. A "Certificate of Satisfactory Installation for Smoke/Carbon Monoxide Detectors" must be filed with the division of code enforcement H.P.D., 10 days after installation. 13. Written information of testing and maintenance of the devices shall be provided to the dwelling unit owner.

1. The general conditions of the American Institute of Architects for the contract of the construction of interiors, latest edition, is hereby made a part of this contract as if they were printed herein in full. 2. The contractor shall provide owner with all applicable certificates of insurance, liability and workman's compensation as required by law and building regulations. 3. The contractor shall take all necessary precautions to protect the owner, tenants and job site from damage or fire. 4. The contractor shall inspect the job site to verify all conditions, measurements and job requirements and shall report any inconsistencies to the architect immediately. 5. The contractor shall furnish all labor, materials, equipment, and services required to perform a finished job and for the proper completion of all trades whether or not such items are expressly mentioned in the contract documents. 6. The contractor shall coordinate the work of all trades and cooperate with the the work of all trades whether or not part of this contract. 7. All work performed must comply with all current rules and regulations of all municipal agencies having jurisdiction over this work and with all department of building rules and the rules of the particular building in which the work is located. 8. The job site shall be kept broom clean at all times. upon completion of the work the contractor shall provide a broom clean space, free of all dust and debris. 9. The owner's signature must be obtained prior to ordering any materials or executing any work in excess of the original contract. 10. All work shall comply with current trade practices and conform to the standards of good workmanship. 11. The contractor shall cause the owner and architect and their agents to be held harmless from all liabilities resulting from any and all situations resulting from this work. 12. The contractor shall maintain a complete and up to date set of drawings on the job site at all times. 13. The contractor shall prepare and submit shop drawings to the architect for approval. Contractor shall inspect shop drawings prior to submission and no material shall be ordered prior to approval of shop drawings. 14. The contractor shall protect all property from damage. Any damage caused by the contractor's workmen or sub-contractor's workmen shall be repaired or replaced at no cost to the owner. 15. Contractor shall coordinate the work of all trades and shall cooperate with all trades not specifically part of this contract. 16. Contractor shall submit samples to the architect of all finishes of hardware, wood, switch plates, stone, tile, etc., for approval, prior to ordering. 17. Contractor shall be responsible for arranging with building management for elevators and/or other hoisting facilities for the handling of materials and shall bear all costs for same. 18. Tenant shall, through its building code consultant, arrange for drawings to be filed with the building department in the municipality having jurisdiction over the work, and for final sign-off. Contractor shall obtain permits and all other licenses and sign-offs required and shall bear all costs for same. 19. General contractor shall properly protect the owner and any adjacent property or work. Any damage to the same caused by contractor's workmen or subcontractor's workmen shall be repaired or replaced without delay. Patching and replacing of damaged work shall be done by general contractor. General contractor shall provide all necessary protection for the work until same is turned over to the client. 20.
