01 hub tower

year: 2022
location : la carolina, quito
square mt: 17211 m2
THE TOWER IS A SEARCH FOR DISORDER WITHIN ORDER, THE EXPERIMENTATION OF THE INTERIOR TAKES REFUGE IN THE ORDER OF THE FAÇADE, WITH SMALL OPENINGS, the LIGHT goes TOWARDS THE HEART OF THE PROJECT
WHEN USING STRUCTURAL wood (CLT) AS CONSTRUCTION SYSTEM, THEIR PREFABRICATION QUALITIES WERE analized and TAKEN ADVANTAGE in the design of the co-living apartments that WERE DESIGNED IN CLT BOXES READY TO BE
ASSEMBLED ONE ON TOP OF THE OTHER. THIS REQUIRES A meticolous ORDER AND CONTINUITY to function correctly.
The entire building, including its façades, is organized based on a regular grid that serves as both a structural and compositional system.
This framework not only defines the overall proportions of the project but also determines the placement of voids, openings, and architectural elements, ensuring formal coherence and visual balance throughout the design.
The residential area will consist of modular CLT (cross-laminated timber) boxes in three different sizes, designed to be prefabricated and assembled offsite. These units will arrive fully finished and ready for on-site installation, optimizing construction time and minimizing site disruption.
Each box will be anchored to a strategically positioned concrete structural core at the center of the complex, serving as the main point

What is an urban art gallery?
A space that connects two points, As the route progresses, works as art accompany to the pedestrian.
A public space for the enjoyment of the sector.
-According to the urban plan, different areas were determined according to the structuring void
-Due to this, it was determined that zone A is a cultural zone since the structural void is surrounded by historical and cultural landmarks,
- So according to this vocation of the area, the projects that are generated around this part of the polygon will be of this affinity.

The structure of the project is made up of load-bearing walls built from a steel profile grid, clad with fiber cement panels. This system ensures a lightweight structure while allowing for easy future modifications thanks to its dry assembly.
Wooden beams are anchored to these walls and laid out perpendicularly, completing the structural system with an efficient and modular logic that addresses both construction criteria and spatial flexibility.

¨If we look at photos from 100 years ago, we see that pedestrians moved freely, without restrictions, in all directions. Cities belonged to those who moved on foot, while carriages, trams, and the first automobiles were merely visitors...¨
jan gehl (2010)
The goal is to create a pedestrian friendly environment with streets that offer continuous flow and vibrant public spaces that encourage connection and enjoyment. The aim is to efficiently integrate commercial, cultural, recreational, and residential uses, creating an enriching experience.
prioritizing pedestrians is essential to improving quality of life and strengthening the social fabric, fostering more human-centered cities where walking is both pleasant and meaningful.
Traffic lights delay the journey by 55%. The data shows that if there were a more efficient and direct way to travel, it would be 71% faster and the distances would be 18% shorter.
old structure reuse
Preserving original elements and giving them a new purpose is essential to keep alive the memories that Quiteños have of this landmark, whether they are good or bad.
The plaza lacks permeability, so these openings are created within the plaza to allow free circulation.

A platform is created at level +6.00 to extend the space in the main corridor located at that height.
Meanwhile, the area below the platform is used to create an archive storage zone for the office, and at the lowest level, there are booths (individual cubicles) designed for greater concentration.
