Hebbal–A Definite Hotspot for Investments

 Hebbal is the northern endpoint of Bengaluru city.  It was initially known for its beautiful Hebbal Lake and is now much better known for its circuitous flyovers connecting the Outer Ring Road and the Bellary Road.

 This famous flyover built by Gammon India covers a length of 5.23 kilometers overall.  On the other side though, the Hebbal Lake area is still acclaimed for its lovely parks, boating facilities and bird watching.  With the presence of many IT companies, there has been an increase in the number of flats in Hebbal in RT Nagar and Sahakarnagar.


 The Bengaluru International Airport (BIAL) being located at very close quarters with Hebbal has added up to its popularity all the more.  Due to the close proximity to BIAL, many projects in Hebbal have seen a constant growth in the recent years.  A few important technology parks and software companies include:  Embassy Manyata Business Park, which is one of the largest technology and business parks in Bengaluru city.  Embassy Kirslokar Business Park  MRO Tech  CEFA  AstraZeneca  Integra Micro Software Services  Bharat Electronics Limited (BEL)  IBM  Besides these primary infrastructures, the suburb has also attracted many social infrastructures like high-end hospitals and schools that again help the real estate development in this area.

 Taking a look at the connectivity, it has also proved to have decent connectivity to other parts of the city through the BMTC buses and small railway stations. 

The area is also easily accessible and is well connected to other commercial areas like Yelahanka and Devanahalli from the NH-7.

 Latest plans of the upcoming monorail and high speed rail networks in this locality will also help add to the connectivity advantages.  Another proposal by the Karnataka Government is that a six-lane elevated highway between Hebbal and BIAL is also underway and is expected to improve the area’s connectivity further more.  Many custom-made projects and townships are being built near the flyover that includes the luxurious villas in Hebbal.  With regards to Hebbal real estate, owing to BIAL again, the northern Bengaluru has been witnessing a slow and steady rise in capital values.  The developments in this area have brought together many big property developers to construct here.

 Apart from this, Sobha group has launched 1500 units of huge township named Sobha City.  The area offers a broad spectrum of affordable to high priced properties, of which, high end Hebbal properties are priced over Rs 2 crores.  The average rates developers quote for residential apartments in Hebbal range from Rs 5000 per square feet to Rs 8000 per square feet.  According to Knight Frank (the famous global real estate consultant), the area is expected to see an average price appreciation of 94% in the next 5 years and it is also listed among the top ten Indian destinations to invest in.
