A pioneer in every way, the five-row, 35-unit project was the first development in its class to achieve a $1M+ price point in the neighborhood, all while exceeding expectations for the project’s success.
With thoughtful marketing, in-depth market research and intuitive knowledge based on decades of experience in the Front Range, the Ella CityHomes team was able to identify the challenges of demanding a higher price point in an up-and-coming area and craft solutions based on the unique needs of both the project and potential buyers.
A luxury price point commands an elevated design concept. The team at milehimodern was tasked with not just procuring a team of designers but acting as a hands-on sounding board for the design concept, architectural form and high-end finishes along every step of the way. Ultimately, milehimodern was the driving force behind the finished project’s remarkable design.
Such an architecturally renowned and artfully executed project did not take long to capture the attention of luxury buyers. Not only was the demand for a higher price point met, the expectations for the success of the project were exceeded with the highest closed price at $1.45M and a projected sellout date of 18 months — six months earlier than the initial timeline. Set against the backdrop of the Rocky Mountains, Denver inevitably beckons new residents that embrace an eco-friendly lifestyle. The developers of S*Park (or, Sustainability Park) recognized this need for environmental-minded living and crafted a 91-unit development on a 20,000 squarefoot park complete with amenities such as solar panels, compost bins, electric car chargers and a vertical greenhouse — making S*Park the first and only sustainable residential project in RiNo.
Although S*Park filled the gap for sustainable living in Denver, the homes were not selling at the velocity the developers had initially hoped for. Knowing that the project’s success hinged on the implementation of a team with years of experience and a fresh perspective, the developers approached milehimodern with the challenge of pivoting the marketing development and the sales training process.
By shifting the marketing strategy, the team at milehimodern was able to revamp the mission of sustainability through a luxury lens. The new marketing reached beyond the status quo by incorporating captivating photography for each unit, recalibrating the printed marketing materials and illustrating S*Park’s unique story through compelling copy — all while embodying milehimodern’s visionary brand standards.
The milehimodern team also implemented processes that made the sales cycle more efficient. Known as “the next RiNo,” the Fox District is home to the highly anticipated 41st and Fox Light Rail Station — a tell-tale sign that the locale is slated to become Denver’s next platform for rapid development.
It takes a team of seasoned professionals to understand the impact of rapid transit and how increased transportation options fuel expanded livability. For milehimodern, this penchant for recognizing up-and-coming neighborhoods results from decades of experience; a skill that the developers of Delaware 7 needed for guidance and reassurance throughout the process of crafting their enclave of luxury townhomes.
The team at milehimodern provided a full-service approach to Delaware 7 from the very beginning, offering invaluable support in the procurement of land and a team of designers for this project. Being the first-ever — and currently, the only — residential development in the Fox District, the team at milehimodern was further tasked with the challenge of crafting a vision of the area’s future for both the developers and potential buyers.
A growth mindset comes naturally to the team at milehimodern, so communicating the area’s potential and investment value offered ease to all parties throughout the process. Equipped with a suite of high-end marketing materials and the desire to establish personal connection with every single buyer, the team at milehimodern was able to sell out the project and command $400-$500 per square foot.

When it comes to pinpointing neighborhoods ripe for development in the Denver market, nothing competes with decades of experience. With such in-depth knowledge of the area’s rapid growth and neighborhood transitions, the team at milehimodern identified the exact elements that would make Railhouse — a 29-unit collection of modernist townhomes — a lucrative project that set the precedent for Sunnyside.
Even with incredible city views to an enviable location minutes from Downtown Denver, the builders of Railhouse tasked milehimodern with breathing life in the yet-to-be-discovered neighborhood. The milehimodern new development team offered a dynamic approach to the project by referring the architect firm and design team that married three finish packages with five unique floorplans. Additionally, each unit affords short-term rental capabilities in the form of a lower-level hideaway with the option of a kitchenette upgrade.
Still, the most prominent challenge of Railhouse was providing the builders and developers with the assurance that Sunnyside was Denver’s next hot spot for new residents. While some factors, such as the characteristics noted above, can be identified with a keen finger on the market pulse, milehimodern also implements the inherent knowledge of Denver’s acute neighborhood transformations collected from decades of work in the area.
With artful design, radiant architecture and a growth mindset, the milehimodern team was able to command top dollar for each unit — far above and beyond the anticipated price per square foot — to essentially set the comp for Sunnyside as a whole.
