HOUSING BROADWAY POINTE CASCADES. The downtown area of Ann Arbor has seen its density increase to a point of saturation. This collaborative project looks at an area north of downtown known as uptown to expand office and residential areas. As the site currently is owned by MichCon and Amtrak, their future use and purposes were consulted and considered. The site is also situated at a major congestion choke point. Commuters entering and leaving Ann Arbor using US Highway 14, 23, or interstate 96 all must go by this area on a four lane bridge. Traffic from commuters, university students, and locals all contribute to an increasing problem and circulation solutions were also explored. Another issue that was dealt with for this site was the fact that a large portion of the area lies in the flood plain. Excavation and underground parking were limited while having to deal with Amtrakâ&#x20AC;&#x2122;s request to increase long term parking from under 100 spots to over 1500.

SKIP STOP. The site allocated for the housing towers is a narrow strip that does not allow adequate space for a double loaded corridor. As a result, the project

explores housing options using a single loaded skip stop corridor. This allows for views to downtown and to the river for the units. The shark-tooth balconies

overlook an area of gradual blending that transitions the parking zones to the riverfront park that both the residents and community members can enjoy.

In the top left corner is a site map and the proposed traffic flow. By increasing the lanes on the bridge and offloading northbound traffic under the bridge to the parking structure, a left turn lane can be eliminated. Below that are typical floor plans of the skip stop units. The images on the right side of the page are plans for parking and ground level. The top parking deck is punctured to allow light into the levels below. The parking levels are split to reduce the space needed to ramp up and down levels.

NARROW CONSTRAINTS. The width of this particulate site also provided logistical challenges in circulation and codes such as fire lanes. The bridge passing by the site being

situated at 30’ above the road below led to the decision to create a multi-level split parking structure that integrates a green wall to transition down from

a “aircraft carrier” to the park. In collaborating, with the Amtrak site team, a bus depot was also built into the parking deck.

Models on the page to the left show the aesthetic condition created by the shark tooth balconies as well as the flat southern side. The rendering above shows the transition zone from the park to the parking and up to the housing. The challenge here was balancing the large number of parking required in such a narrow area while not being able to go underground, and reducing the mass that could create a stark contrast from the park.

HEALTHCARE DESIGN ANN ARBOR VA DIALYSIS UNIT.

The Veterans Affair Hospital in Ann Arbor and the University of Michiganâ&#x20AC;&#x2122;s architecture program collaborated to allow for an opportunity for students to design schematic concepts for a new dialysis unit. As all of the students in the team had little to no prior experience or knowledge of a dialysis unit, much time was spent in research. Be tracking treatment procedures from start to finish and observing the flow of treatment staff, an understanding of the patient and staff needs started to form. Patient and staff interviews along with visits to other outpatient dialysis units proved helpful in coming up with the Planetree model inspired designs on the following pages.

The renderings on this page show one layout option that came together as a result of the studies. Collaborators: Peter Choi, Sifei Mo, Tommy Nam, Runye Wei.

FLOW AND FUNCTION. The existing dialysis unit at the VA hospital was situated on the third floor of the south wing. Getting to this location was difficult for patients and congest-

ed. The project seeks to reflow traffic from an newly installed elevator and separate circulation paths of patients, staff, and service. Snapshot studies were

valuable in determining flow patterns. Additionally, the newly updated VA Building Guidelines served as a reference in determining layout and amenities.
