This first phase of a three-part residential community offers “for sale” cottages designed for quiet lakefront living or vacation rentals. Homes are clustered in groups of 12–16 around themed courtyards like Urban Fountain, Prairie Meadow, and Pine Forest, with all entrances facing inward The 7,500 SF clubhouse features a fitness spa, virtual golf, lounges, co-working, concierge, and a catering kitchen all with Lake Conroe views.

Located off La Concha Lane between Kirby Drive and North Stadium Drive, this project features 150 hotel rooms, 90 ABB apartments, and 20 luxury lofts built on an 8-story parking garage It includes a ballroom, restaurants, and comprehensive landscape design The project also entails selection of materials and finishes for the development.

Rising land costs in Houston’s gentrifying neighborhoods are driving denser multifamily projects The Fairmont quadplex prototype can be stacked or stand-alone, with four units above a tandem parking garage. Featuring studios to 3bedrooms, the design offers high ceilings, marble counters, and lightfilled living areas, with a fitness and leasing office fronting the pool deck.

As a suburb of Houston, Texas, Spring is a place of growing communities and a destination for those moving to Texas People come for the vibrant economy, but may not have the funds to purchase a new home. Kaplan Multifamily realized this need and has developed an urban-scaled version of the small house approach developed by others Each 2, 3 and 4 bedroom unit is a separate abode with a small backyard A central Clubhouse has fitness, pool, kitchen and leasing office.
WEST FOREST
The Woodlands, Texas
Located next to The Woodlands, 30 miles north of Houston, this project sought to integrate a restaurant and retail presence into a traditional “Texas Wrap” style multifamily development Complicating this approach were intensive tree save requirements for the site, causing the arrangement of units to conform to the existing tree configuration.
THE DISTRICT AT SUGAR CREEK
Sugar Land, Texas
In 2015, the City of Sugar Land launched an initiative to introduce multifamily housing into five predominantly retail and office zones, aiming to create walkable, mixed-use communities Kaplan Multifamily’s District at Sugar Creek brings that vision to life with 400 residential units, 19 live/work spaces with ground-floor retail, and a new boulevard anchored by a plaza surrounded by three large restaurants Additional amenities include a bodega, fitness center, coworking spaces, and a one-acre central park and pool area, designed around preserved mature trees from the site.

Midway Companies planned a walkable community along Buffalo Bayou in downtown Houston, featuring modular designs for offices, restaurants, multifamily residences, and amenities. The multifamily structures aimed for flexibility in future projects while showcasing modern warehouse aesthetics, with design led by Warren Johnson while at STG.

St. Andrie Multifamily/Buffalo Heights is a mixed-use complex at Heights Blvd. and Washington Ave. in Houston. It includes 220 apartments, 60,000 SF of office, a 95,000 SF HEB, retail, and parking The design features two amenity courtyards and a level 3 community center overlooking Buffalo Bayou. The Harbour City redevelopment, completed in two phases Gateway I and II features five towers atop a three-story podium. Gateway II includes mixed-use towers with offices and serviced apartments. Hong Kong
This large-scale luxury residential and resort development along Castle Peak Road, opposite Pearl Island in the New Territories, features over 2,000 units across 19 towers and 11 low-rise blocks It includes a Southern Californian–inspired yacht and country club, marina, commercial complex, 450-room resort hotel, artificial beach, and extensive landscaped recreation areas. Part of a mixed-use development in Bangalore, Latitude Residences was designed as an iconic luxury community with loft-style units, 20foot ceilings, extensive amenities, and a floating clubhouse linking two towers With interiors by Hirsch Bedner (HBA), it has since become a magnet for luxury living in the area
Noida, India
The Resort Noida is a condominium development designed to meet the growing suburb of New Delhi, India The 22 residential towers are nested together to create courtyards, putting greens, pool decks and two Clubhouses. The unique tower shapes provide excellent views from each bedroom of each unit.

This winning design from an international competition by Evergrande Development in Beijing takes advantage of its waterfront site Units are arranged in a curved “V” to capture views, creating a tall atrium that provides natural ventilation in summer and a heat column in winter

This residential project by ELDECO Development in the Haryana district, near New Delhi, India attempts to create an urban oasis among all the tall towers developing in the area. Contemporary in style the clubhouse dominates a lush garden surrounded by the 12 towers.
REIS MAGOS RESORT VILLAS
Goa, India
This residential development in the hills surrounding the city of Goa in southern India creates a tapestry of prototyped residential units rising up the slopes of the site. Restaurants and a full-service hotel complete the community. Each partial ownership villa is designed to capture the numerous views of the beach and harbor beyond The placement along the highly sloped hills ensures these views Every unit is configured as a courtyard home with living spaces arranged around a glazed court
The Fifth Ward of Houston is becoming a gentrified community as land prices rise in the area This project tries to incorporate 220 multifamily units and a retail/coworking development within the shell of an existing church building and its grounds. The design is intended to be a light filled filigree of glass and metal to contrast with the stone of the ancient church building.

ORION MEMORIAL CONDOMINIUM TOWER

The unbuilt Orion Condominium was envisioned as a tier-one residential tower in Houston’s River Oaks district. Rising 32 stories with two luxury residences per floor, it featured expansive balconies, private elevators, 24-hour valet, and a Bayou-front clubhouse. Its Art Deco-inspired design, clad in metal and stone, offered sweeping views of downtown, Memorial Park, and the surrounding neighborhoods.
