The Entertainment District at Valley Ranch in Northeast Houston is a mixed-use development set to become a walkable hub for dining, retail, and entertainment Anchored by a movie theater and the Valley Ranch Pavilion, the District connects these destinations with a vibrant Main Street featuring shops, offices, residences, and a fitness center. The master plan is phased, with the first phase centered on a green space surrounded by townhomes, apartments, and commercial spaces Integrated parking garages will support daily use and Pavilion events The project was designed by Warren Johnson while he was a Principal at STG and later at JDG.
THE DISTRICT AT SUGAR CREEK

In 2015, the City of Sugar Land launched an initiative to introduce multifamily housing into five predominantly retail and office zones, aiming to create walkable, mixed-use communities Kaplan Multifamily’s District at Sugar Creek brings that vision to life with 400 residential units, 19 live/work spaces with ground-floor retail, and a new boulevard anchored by a plaza surrounded by three large restaurants Additional amenities include a bodega, fitness center, coworking spaces, and a one-acre central park and pool area, designed around preserved mature trees from the site.
WOODLANDS GATE PLAZA
The Woodlands, Texas
Located at the intersection of Interstate-45 and Rayford Road in Spring, Texas, this 3 8-acre development includes a 127,000-square-foot office building, a 700-car parking garage, 17,000 square feet of retail space, a 13,000-square-foot event venue, and a 140-key Wyndham TRYP hotel It features seven dining options, an upscale food market, and state-of-the-art office spaces, with the event venue set to host various events, concerts, and social gatherings.

La Centerra is a mixed-use retail development in Katy, Texas, designed in four phases It features a Main Street-style layout with a landmark tower, event center, retail courtyards, office space, and concealed parking Subsequent phases added restaurants, a microgrocer, and residential apartments, fostering a walkable community similar to a traditional Texas town center. Designed by Warren Johnson while serving as Design Principal at HAA.

East Shore Place is a mixed-use center at the entrance to the affluent East Shore neighborhood of The Woodlands, a master planned community north of Houston, Texas It includes restaurant and retail spaces on the ground level, below office and co-working space It includes an outdoor dining area adjacent to the street. Other parts of the development include a parking garage, stand-alone restaurant and bank building. The project was designed by Warren Johnson while Principal at ZCA.
The Harbour City redevelopment, completed in two phases Gateway I and II features five towers atop a three-story podium. Gateway I has two 32-story office towers, while Gateway II includes mixed-use towers with offices and serviced apartments. The 90,000-sqm podium mall connects to Harbour City and the retail strip along Canton Road Project by Michael Pamatmat while a Senior Architectural Designer at WO Architects
This 21-story shopping and office complex sits at the prime Orchard Road–Paterson Road junction in Singapore’s main retail district The five-story podium and two basements house retail and parking, while the 16-story tower provides office space, totaling 42,450 sqm. A distinctive cone-shaped glass atrium marks the main entrance, serving as both a landmark and covered plaza The conceptual design was developed with Kisho Kurokawa Project by Michael Pamatmat while a Senior Architectural Designer at WO Architects

Fulshear, Texas
The City of Fulshear, rapidly growing as a Houston suburb, is planning a walkable development to connect to its historic downtown The master plan exemplifies the fifteen-minute city concept, featuring phased parking garages paired with multifamily units near entrances. Users can then walk to various amenities, including restaurants and a hotel/convention center The 15-year plan includes seven phases, such as Market Court, Entertainment, Waterfront, Fountain Plaza, and Medical Districts, and aims to revitalize the lakefront with urban canals, nightclubs, and a European-style Market Hall
BRIDGELAND CREEK CENTER
Cypress, Texas
Bridgeland Creek Plaza is a mixed-use low-rise community of buildings surrounding a central green The project was located at the intersection of Bridgeland Creek Parkway and the Grand Parkway in Cypress, Texas Four retail buildings with second floor flex and office space face the park with office and cinema anchors at either end The design was part of a much larger master plan for the central core of Bridgeland
Barrel Park is a collection of parcels making up a highly dense mixed-use development. The centerpiece is a large hotel, ballroom, and brewery combination. Other areas included an entertainment venue, small office component and multifamily structure with ground floor retail making the development a 24-hour live/work/play landmark.
EAST RIVER
Houston, Texas
Midway Companies planned a walkable community along Buffalo Bayou in downtown Houston, featuring modular designs for offices, restaurants, multifamily residences, and amenities. The multifamily structures aimed for flexibility in future projects while showcasing modern warehouse aesthetics, with design led by Warren Johnson while at STG.
The Woodlands, Texas
Located next to The Woodlands, 30 miles north of Houston, this project sought to integrate a restaurant and retail presence into a traditional “Texas Wrap” style multifamily development. Complicating this approach were intensive tree save requirements for the site, causing the arrangement of units to conform to the existing tree configuration.
Times Square in Causeway Bay features two office towers above a 14-story retail podium with cinemas and six basements linked to the MTR Its setback plaza hosts public events and New Year countdowns, making it a landmark that revitalized the area into a major shopping destination Project by Michael Pamatmat while a Senior Architectural Designer at WO Architects

The Metro Medical Center campus plan was a competition to provide mixed-use and parking capacity for the Texas Medical Center. The Panipat Westin Hotel is part of a larger retail mall and mixed-use center that includes community meeting rooms and a movie theatre, creating a dynamic environment Located near Panipat City in Haryana Province on a major road between Chandigarh and New Delhi, the hotel features 210 rooms/suites. It includes a small ballroom for regional events and a rooftop restaurant/café that offers views of New Delhi to the south

The Houston Pavilions is a three-block urban mixed use complex in downtown Houston, Texas. It includes a number of restaurants, retail, entertainment venues like a comedy club, dinner theatre and the House of Blues, The 22-story Laura Hotel, the 11-story Greenstreet office building and an 1000-car garage Designed as an inverted project, it has a continuous internal outdoor courtyard from Main street to Austin Steet The bridges over San Jacinto and Fannin Streets are iconic circular rotundas bringing light down to the street level walkways
WEST 8 MIXED-USE DEVELOPMENT
Katy, Texas
A large conceptual master plan for a long-vacant site at Westheimer Road and Beltway 8 in Houston, Texas The goal was to transform the existing buildings into an integrated, walkable mixed-use community. Multiple schemes explored a ribbon of outdoor spaces connecting restaurants, multifamily over grocer, office, and hotel uses. The phased approach incorporated courtyards and quads, ensuring each phase functioned as a complete environment when built.

outdoor-oriented mixed-use development Because several parcels are not controlled by the mall owner, the design works around these areas while maximizing the highly trafficked location The plan focuses on bigbox retail where appropriate, a central Town Center, and multifamily wrap apartments that anchor the village and connect to additional retail wings. In many concepts, the existing 12-story Jewelry Center becomes the centerpiece of the redevelopment.
FULSHEAR VILLAGE
Fulshear, Texas
A mixed-use project on Main Street and Fifth Street in the vibrant growing suburb of Houston, Texas. On the five-acre site the retail, restaurant and office space is clustered around several 100year old live oaks The architectural style recalls some of the early Fulshear buildings
MIDWAY 200 PARK
College Station, Texas
A cluster of retail and restaurant buildings adjacent to faculty housing The 200 Park portion of the larger Century Square master plan is located adjacent to student housing, an office building and two hotels All within a walkable series of plazas and parks
This Sugar Land development envisioned a more urban town center with a central green and layers of hotel, office and retail development The central park is bracketed by two parking garages with retail and multifamily wrapping them This creates a walkable plan with three distinct urban forms: town center green, main street shopping district and individual multifamily and hotel bookends.
SUNSHINE VILLAGE
Pflugerville, Texas
This project, in Pflugerville, Texas at Dessau Road and Texas 130, aims to create a traditional mixed use central park with a new City Hall building, a “Main Street” shopping street and several other retail and restaurant clusters tied together by walkable promenades The scale is low (up to 4stories) and the buildings are close to one another giving the impression of a small “New Town” The site design included two hotels, an office building and access to an adjacent waterpark

The former Greenspoint Mall in north Houston was reimagined by turning stores outward, creating a central court with restaurants and a food hall, and transforming parking areas into a “Renaissance” theme. Designed by Warren Johnson while serving as Design Principal at HAA.
