As the world awakens from its winter slumber, spring graces us with its unparalleled beauty. Here in Washington, D.C., the cherry blossoms burst into delicate pink clouds, lining the Tidal Basin in a spectacle that draws visitors from around the globe. Across the Atlantic, the streets of London are also coming alive—Hyde Park blooms, window boxes overflow with color, and the city’s timeless charm is heightened by the season’s renewal.
The arrival of spring reminds us that amidst the chaos of our world, there remains an undeniable rhythm of renewal, beauty, and inspiration. In this Home & Design Issue of John Eric Home and Lifestyle, we embrace this spirit of transformation—both in our surroundings and within ourselves. Design is more than aesthetics; it’s the art of creating spaces that evoke emotion, tell stories, and provide relief and sanctuary from the outside world.
This edition features “The Intersection of Art and Architecture,” where we delve into how creativity shapes the spaces we inhabit. We also take a deep dive with “How Global Styles Shape High-End Design,” showcasing influences from around the world that define luxury living. Additionally, our feature “Exploring the Global Luxury Real Estate Market” highlights emerging trends and investment opportunities across the globe.
I am thrilled to share that The Luxury Collective DC has expanded to The Luxury Collective UK. With our new office in Mayfair, we are excited to extend our reach and presence from the DC region to London, offering our signature exceptional service on both sides of the pond. Our team is dedicated to assisting Americans looking to buy a home in London—whether as a primary residence, a second or third home, an investment, or for relocation due to work or school. While our initial focus is on supporting American buyers, we, of course, welcome clients from all over the world who are looking to make London their home.
Whether you are looking to refresh your interiors, find inspiration in global design, or explore real estate opportunities abroad, we hope this edition provides a respite— one filled with joy, relaxation, and the beauty of thoughtful living. No matter where you reside in the world, may you find the same sense of renewal in your home and your life.
Enjoy the issue.

Dreams truly do come true. For as long as I can remember, spending Christmas in Switzerland has been a dream of mine, and this past holiday season, I was fortunate enough to make that dream a reality. My journey began in Zurich, where I stayed at the newly renovated Mandarin Oriental. Situated in one of the city's most prestigious neighborhoods, this iconic hotel provided the perfect backdrop for my holiday escape, blending luxury and a prime location, allowing me to experience all the Christmas magic of Zurich.
Zurich, renowned globally for its prestigious banking and pharmaceutical industries, is a city that unveils its unexpected allure at every turn. Far beyond its polished financial reputation, Zurich captivates with its enchanting medieval Old Town, where cobblestone streets wind past centuries-old buildings. The serene Limmat River, gracefully adorned by elegant swans and storks, commences at the outfall of Lake Zurich in the southern part of the city with panoramic views of the majestic, snow-capped Alps. With twinkling markets inviting you to linger, I Immersed myself in the festive ambiance. It was nothing short of magical, an escape and a dream realized in the heart of Switzerland.
The Mandarin Oriental Savoy Zurich is located at Paradeplatz, the heart of Zurich’s financial district, where the legendary Savoy Hotel once stood. After decades of fading grandeur, this historic property was meticulously restored by the Mandarin Oriental Group. The transformation seamlessly blended the hotel’s rich heritage with modern elegance and the signature Asian-inspired luxury that the brand is renowned for, making it one of the city’s most coveted places to stay.
From the moment I arrived, I was struck by the hotel’s refined yet welcoming atmosphere. The grand lobby, adorned with sparkling chandeliers and plush furnishings, set the tone for an indulgent experience. My onebedroom suite, with a stunning view of Zurich’s iconic church spires, was the perfect sanctuary after a day spent exploring the city. But what truly set my stay apart was the impeccable, personalized service. The Mandarin Oriental team anticipated my every need, ensuring my time in Zurich was not only luxurious but unforgettable.
What can I say? I’m a man who appreciates a good mani/pedi. I make no apologies for it. I advocate for it. Too many men neglect their hands and feet, and let’s be honest—most of us could use a little work in this department. There’s a lingering misconception that grooming beyond the basics isn’t masculine. However, let me tell you—true luxury is in the details, and confidence begins with self-care. Get over it and get on board.
I’ve had the pleasure of experiencing manicures and pedicures in some of the finest establishments across the globe, from New York to Paris and Milan to Shanghai. But in all my travels, I recently discovered the absolute pinnacle of hand and foot care in London. Nestled in the heart of Mayfair, Avanzato Grooming Lounge is a sanctuary of refinement and where I met Seela, a master of her craft whose hands work like magic. She took my tired, hardened feet—far from their most presentable state—and transformed them with a technique that is nothing short of artistry. Every movement was precise, every touch calculated. The result? Feet I could be proud of again.
And let’s talk about the hands. A man’s handshake says a lot, and Seela ensured mine was as polished as it was firm. Every detail of the experience, from the warm welcome to the impeccable aesthetics of the grooming lounge, was curated for those who demand excellence. It’s inviting, it’s luxurious, and it’s unequivocally first-rate. This isn’t just maintenance—it’s an experience, one that speaks to a lifestyle of refinement and attention to self-care. As my time in London is set to expand in the coming years, I can confidently say I’ve found my spot. Next up? A haircut. Because true style is never accidental—it’s cultivated.
Some meals stay with you forever. They linger on your palate, in your memory, and in the stories you tell long after the plates have been cleared. Our recent dinner at Restaurant Beba in Montréal was one of those meals—so extraordinary that I’d hop on a plane just to experience it again.
Lou and I were lucky to be traveling with our incredible family-by-choice member, Nicole—a world-class foodie with an impeccable talent for securing the best reservations. This time, she outdid herself. Beba, tucked away in Montreal’s Verdun neighborhood, is a small, intimate space that radiates warmth. Its menu is inspired by the Spanish and Italian influences that shape Argentinian cuisine, combining old-world cooking techniques with seasonal ingredients. The result? Flavors that are anything but simple.
Let’s talk highlights: If you’re a caviar lover, start there. Trust me. The pasta and pork were showstoppers—rich, deeply flavorful, and executed to perfection. While the menu evolves with the seasons, what won’t change is the impeccable hospitality, the soul-warming ambiance, and the undeniable magic of this place.
A special thank you to the incredible team of women who took such exceptional care of us and guided us through the meal. Your warmth, your stories, and that shared bottle of wine made the evening unforgettable. Montréal is a city bursting with incredible food and experiences, but if you find yourself there, make dining at Beba a priority. Some meals are worth the trip. This is one of them.
Canada has always been one of my favorite places to visit, and every time I go, I fall in love all over again. From the majestic mountains of British Columbia to the charming streets of Old Quebec, there’s something magical about every part of this country. Vancouver’s mix of ocean, mountains, and incredible food makes it one of my top destinations, while Montreal’s European flair and vibrant culture never disappoint. Toronto’s energy, Alberta’s jaw-dropping national parks, and the laid-back beauty of the Maritimes all offer something different—all equally unforgettable.
Beyond the landscapes and cities, what makes Canada truly special is its people. Every time I visit, I feel as though I’m personally welcomed with warmth and kindness. Whether enjoying a lobster dinner in Nova Scotia, wandering through the vineyards of British Columbia’s Okanagan Valley, or catching the Northern Lights in the Yukon, I always find something new to love. And don’t get me started on the food—poutine, butter tarts, fresh seafood, and some of North America's best fine dining experiences.
So, let’s ignore the voices coming out of the White House and show our full support for our friends to the North. Instead of another stateside vacation or a trip across the pond, head to Canada and experience its beauty, culture, and hospitality. I recently returned from a mid-January jaunt, and I plan to visit again soon. So, cancel those stateside plans or save on airfare across the Atlantic, pack a bag, and cross the border. Trust me, you won’t regret it!
Aidan Design created the perfect mix of light and moody spaces for artistic homeowners

When the owners of the circa 1921 bungalow in the Del Ray neighborhood of Alexandria, Virginia purchased the home, they knew it would need some updates. They spotted a lounge-style space that Nadia Subaran, principal and senior designer, and Kelly Emerson, senior designer, at Aidan Design, www.aidandesign.com, designed for another couple in a Washington, DC, home and decided to create a similar moody lounge in their own home.
The owners wanted to honor the historic elements in the home, but also desired to make the home fit within their artfilled lifestyles. They didn’t want to open spaces, but rather embrace what was there. They started by incorporating a speakeasy space just beyond the entry door. This intimate lounge area features architectural grills in the navy cabinetry that holds cocktail essentials.
Past the lounge is the updated kitchen with open shelving, new cabinetry and appliances, subway tiles, plenty of storage, and an island that overlooks a 2012 addition that provides clerestory windows and floor-to-ceiling doors in a tall great room. The spaces are naturally bright and sunny with Aidan Design incorporating additional new lighting.
An open staircase to the right leads up to the primary suite, which is the latest update to this 104-year-old bungalow. Aidan Design created a sanctuary in the bedroom, while updating and expanding the bathroom. Porcelain tiles installed vertically wrap the room from top to bottom, while abundant drawers in the vanity and sliding doors to the

“Part of what I love about this project is the juxtaposition of light and airy to moody and intimate,” Subaran adds, especially between the first floor cocktail lounge and kitchen and living space, and then again in the bedroom and bathroom upstairs.

While the installation of home gyms has been on the rise in recent years, especially for their convenience, other home spa-like amenities, such as saunas, are becoming popular as well. Mary Gordon, Co-Founder of InSite Builders & Remodeling, www.insiteremodeling.com, says her designbuild team has installed two saunas in homes recently and sees them becoming more in demand. Gordon shares her thoughts on brands and tricks of the trade for installing a sauna in your home.
WHY DO YOU THINK THERE IS A RISE IN THE REQUESTS FOR HOME SAUNAS?
At InSite, we started seeing increased demand for home saunas during the pandemic, when people became more focused on personal wellness and enhancing their living spaces. With limited access to traditional gyms and spas, homeowners began prioritizing amenities that promote exercise and relaxation. Studies show that regular sauna use supports both heart and mental health, while heat therapy helps relax muscles, reduce stress, and relieve pain—making saunas a valuable and popular addition to home wellness routines.
WHAT ARE HOMEOWNERS SAYING ABOUT THE BENEFITS OF SAUNAS?
Homeowners who have installed saunas love having a dedicated place for relaxation and recovery, especially when incorporated into a home gym. Many say the deep heat eases muscle tension and provides an effective way to unwind after a stressful day. Given their range of health benefits—from stress relief to cardiovascular improvements—saunas have become an accessible and rewarding home upgrade.
WHAT BRANDS HAVE YOU USED IN THE TWO RECENT SAUNA INSTALLATIONS?
For our two recent projects, we installed an infrared CS-2 Malibu sauna from Coastal Saunas in one home, and a custom-made 4x4x7 pre-cut sauna kit from Saunas & Stuff in the other. The custom sauna features a cedar interior— wallboard, ceiling, and trim—paired with a Tylo Sense Sport 7 heater. Both brands offer high-quality, customizable options that integrate seamlessly into residential spaces.
HOW MUCH SPACE DO YOU NEED FOR A SAUNA? WHERE ARE THESE TWO INSTALLED IN THE HOME?
Saunas don’t require a large footprint, but thoughtful planning is key. Ideal conditions include a dry location, proper electrical wiring, adequate ventilation, and a heatresistant floor. Most saunas are around seven feet tall, with space requirements varying based on design and capacity. In both of our projects, the saunas were installed into basement renovations that also featured dedicated exercise areas, creating a complete home wellness space.
HAVE YOU TRIED A SAUNA?
I became much more aware of saunas during a trip to Helsinki, where I saw firsthand how deeply embedded they are in Finnish culture. Saunas are a part of daily life in Finland, often paired with contrast therapy—alternating between a cold plunge and intense heat. Wanting the full experience, we visited a public sauna, jumped into the icy Baltic Sea, and then warmed up in the heat of a woodfired sauna alongside friendly locals! The experience was invigorating and memorable. This long-standing Finnish tradition has contributed to a growing interest in saunas, as more people recognize their health and wellness benefits and how easily they can be integrated into a home environment.

As the founder and president of WINN Design + Build, Michael Winn has had the privilege of leading a talented team dedicated to transforming homes into beautifully designed, highly functional spaces. His passion for architecture and design stems from a deep appreciation for craftsmanship and the art of creating spaces that enhance daily life. With a background in both construction and design, Michael has spent the past two decades refining a process that integrates creativity with technical expertise, ensuring that his clients receive a seamless experience from concept to completion.
What are some of your favorite places to travel to and how do those spaces inspire your work at WINN Design + Build?
Travel has been an incredible source of inspiration for my work. Norway, in particular, has had a profound influence on my design philosophy— embodying a perfect balance of simplicity, warmth, and functionality. The emphasis on natural light, clean lines, and sustainable materials in Scandinavian architecture aligns with our approach to home design. Another destination that has shaped my perspective is Japan. The seamless integration of indoor and outdoor living, the use of natural materials, and the deep respect for craftsmanship seen in traditional
Japanese architecture all resonate with our approach at WINN. These global influences help us craft homes that are timeless, highly functional, and deeply connected to the way people live.
What are the latest home design trends you're seeing in 2025? In architecture and interior design?
In 2025, we’re seeing a continued emphasis on wellnessdriven design. Homeowners are prioritizing spaces that support their well-being—whether it’s through biophilic design, improved indoor air quality, or dedicated areas for relaxation and mindfulness.
Architecturally, there’s a shift toward more simplified, intentional design. Clean lines, natural materials, and open, light-filled spaces remain in high demand. Energy efficiency and sustainability are no longer just trends but essential components of new and remodeled homes.
In interior design, we’re seeing a return to texture— layered, tactile materials such as plaster walls, warm woods, and natural stone are bringing depth and character to spaces. Muted, earthy palettes and organic shapes continue to dominate, creating an inviting and comfortable aesthetic.
Are there new finishes and products that you especially like?
Yes! We’re excited about the resurgence of handcrafted materials and artisanal finishes. Limewash and Venetian plaster are making a big comeback, adding depth and movement to walls in a way that paint simply can’t.
On the product side, we’re seeing a rise in innovative smart home solutions that blend seamlessly with design, rather than feeling like an afterthought. Materials that are both beautiful and sustainable—like engineered stone with recycled content or wood alternatives that maintain the warmth of natural materials—are also gaining traction.
What space do you remodel the most? Which spaces would you like to remodel more of?
Kitchens and primary bathrooms remain the most frequently remodeled spaces, and for good reason. These are high-use areas where great design has the most tangible impact on a homeowner’s daily life.
One area we’d love to see more focus on is the entry sequence—the way a home welcomes you. Thoughtful mudroom design, integrated storage, and functional yet beautiful foyer spaces set the tone for the entire home. Additionally, we’re seeing increasing interest in multifunctional spaces, such as home offices and wellness rooms, which reflect evolving lifestyle needs.
What’s the biggest change you have seen in the designbuild industry since you started?
Technology has completely transformed the way we design and build. From 3D modeling to virtual walkthroughs, we can now help clients visualize their future homes with incredible accuracy before construction even begins.
Additionally, the rise of sustainable building practices has been a major shift. Clients are more educated than ever about energy efficiency, indoor air quality, and responsible material sourcing. The demand for high-performance homes that are both functional and environmentally conscious has reshaped the industry in a very positive way.
Anything else to add about your work at WINN?
At WINN, our goal is to create homes that feel both timeless and highly personal. We believe the best design-build projects come from a deep understanding of how our clients live and what they value most in their homes. Every detail matters, and we pride ourselves on our ability to merge aesthetics, function, and quality craftsmanship in a seamless, stress-free process.
When it comes to designing your dream luxury home, who you enlist to help you bring your vision to life is important. Whether you're renovating a single room or embarking on a full-scale transformation, a talented designer can help you navigate the complexities of style and functionality, ensuring that your space truly reflects who you are. However, with so many designers to choose from, how do you find the one that's the perfect fit for your project? Following is a guide to help you make the right choice and ensure your design journey is a success.
Before you start your search for the ideal interior designer, it’s crucial to define the scope of your project. Are you looking for someone to simply furnish and decorate, or do you need full-scale design services that include architectural modifications, space planning, and project management? Understanding the level of help you need will help you find a designer who specializes in the right areas.
Will you only need consultation services? If you just need a little guidance on how to refresh your space, a designer who offers consultation-only services might be your best choice. They can provide ideas, mood boards, and product recommendations.
Do you need full-service design? If you’re planning a major remodel or need help with everything from structural changes to custom furniture, look for a designer with full-service capabilities, which include space planning, renovation coordination, and sourcing.
Interior designers have distinct design styles, and it’s important to find someone whose aesthetic aligns with your vision. A designer’s portfolio gives insight into their experience and the types of projects that they’ve completed in the past. Look through their body of work to see if their style reso-
nates with you—whether it’s modern, traditional, eclectic, minimalist, or anything in between.
Do they specialize in your style? Look for signs that the designer is flexible but also skilled in areas that match your preferences. You want someone who can bring your vision to life, whether you're aiming for an opulent, luxurious look or a clean, minimalist vibe.
Just like any professional, an interior designer’s qualifications matter. While formal education isn’t always required, many designers have degrees in interior design or related fields, as well as professional certifications. These credentials indicate that they have a solid understanding of design principles, building codes, and industry standards.
Look for designers who are members of professional organizations, such as the American Society of Interior Designers (ASID) or Certified Interior Designers (CID). These memberships ensure that they adhere to a code of ethics and maintain a high standard of practice. Also, choose a designer who has been in the business for a few years. Experienced designers are more likely to have refined their skills in budgeting, managing contractors, and handling unforeseen issues during a project.
Interior design is a collaborative process, and finding a designer who communicates well and listens to your ideas is essential. You’ll be working closely with them throughout the project; they must understand your needs, preferences, and budget while offering their expertise and creativity.
Most designers offer an initial consultation, which is an opportunity to gauge how well they understand your vision and how they propose to approach your project. Are they asking thoughtful questions? Do they listen to your ideas
and provide clear suggestions? Do they have a ‘my way or the highway’ attitude? A good designer will make you feel involved and respected throughout the process, offering suggestions that reflect your tastes while offering their own expertise.
One of the biggest challenges in interior design projects is staying within budget. It’s important to communicate your budget clearly from the start and find a designer who can work within your financial constraints without compromising on quality or style.
Be upfront about how much you’re willing to spend and ask the designer to provide a breakdown of their fees, as well as estimates for the cost of materials and furnishings. This will help you avoid unexpected expenses and ensure that you and your designer are on the same page. A good interior designer will be transparent about costs and provide a detailed estimate, including their design fees, procurement costs, and potential contingencies. They should also be able to recommend alternatives if certain items exceed your budget or are unavailable.
This consideration is often overlooked. However, a designer’s relationships with contractors, craftsmen, and vendors can be crucial to the success of your project. A seasoned interior designer often has a list of trusted professionals to bring in
for tasks like electrical work, painting, carpentry, or custom furniture design.
Ask if the designer has reliable connections with contractors who can bring their vision to life. If they don’t have an established network, they may struggle with managing contractors or finding the right suppliers. A designer with a broad vendor network can give you access to unique materials and furnishings, often at better prices. They should also be able to source pieces that fit within your budget and timeline.
Before making a final decision, take the time to check references or read online reviews of the designer’s work. Hearing from previous clients can provide insight into the designer’s work ethic, problem-solving skills, and ability to meet deadlines. A well-regarded designer will have a track record of satisfied clients who can speak to their professionalism and creativity.
Ask for a list of references and inquire about the designer’s communication, reliability, and ability to stay within budget. Were the clients satisfied with the results? Did the designer handle issues promptly and professionally? Then, look for patterns in feedback.
Lastly, trust your gut. While it’s important to evaluate a designer’s experience and credentials, the relationship you have with them will determine the success of the project. You should feel comfortable expressing your ideas and confident that your designer will bring those ideas to life in a way that meets both your aesthetic and practical needs.
You’ll be spending a significant amount of time working with your designer, so it’s important to choose someone you feel comfortable with. Do you trust them to understand your vision? Do they make you feel heard and respected?
Using interior designers is often a very good idea. They can imagine spaces and settings. They have experience in finding perfect pieces. They bring to the table a fresh point of view. And they know how to work the project professionally. Using this guide will help you pair your wishes with the perfect person to see them through.
RICHARD BIENSTOCK, TOM BEAUJOUR
AVAILABLE APRIL 1, 2025
Catalogued by Richard Bienstock, a journalist who has written for The New York Times, Rolling Stone, Billboard, and Spin, along with Tom Beaujour, co-founder and Editor-in-Chief of Revolver, this book is a no-holesbarred oral history of the Lollapalooza pioneering shows which ran 1991-1997.
Lollapalooza, originally founded by Perry Farrell of Jane's Addiction in 1991, was designed to be a touring festival that showcased alternative, rock, and punk bands during a time when those types of music were mainstreaming. Throughout its pioneering years, the festival hosted legendary bands and artists, becoming a cornerstone of music culture. In the process, it led to alternative rock’s rise, causing reverberations across the music industry.
The arc of this book is created through the telling of those who lived it – the musicians, tour founders, festival organizers, promoters, reporters, and stage
crews, among others. Quotes from interviews held with members of Jane’s Addiction, Pearl Jam, Soundgarden, Nine Inch Nails, Sonic Youth, Smashing Pumpkins, Ice-T, Rage Against the Machine, Green Day, and Metallica are the stars of the book. However, quotes from other principles of the festival, press release and news article segments add layering and serve their purpose well.
This reading presents a view not commonly known of Lollapalooza. It’s interesting for those who love the festival, the bands who played at the festival, and/or fans of alternative music. But it’s equally interesting for those who are interested in music scenes in general. The only negative may be the presentation of the content –it may seem somewhat disorganized to the reader.
HAVE YOU HEARD ABOUT
In a world where the demands of modern life can often feel overwhelming, a growing trend in interior design is emerging that creates spaces nurturing well-being and fostering a sense of calm. As we spend more time at home than ever before, the impact of our surroundings on mental, physical, and emotional health is clearer than ever. Enter home design for wellness and comfort — a design philosophy that seamlessly integrates biophilic elements to create spaces that look beautiful and improve our overall quality of life.
Wellness-centered home design is not a passing trend. It has grown throughout the years, and it’s getting stronger. It has become a reflection of how our understanding of health and comfort has evolved. This design focuses on the holistic connection between mind, body, and environment. Its approach combines the principles
of sustainability, functionality, and aesthetic beauty to create a living space that promotes mental clarity, physical health, and emotional well-being.
Central to this movement is the concept of biophilic design. Derived from the Greek words "bios" (life) and "philia" (love), biophilia refers to "the love of life" or "the love of living systems." It represents anything that fosters, supports, or enhances this connection. The idea is rooted in the belief that humans have an inherent desire to connect with nature, which can result in reduced stress, increased happiness, and enhanced cognitive function. In design and architecture, biophilic describes environments, features, or elements that aim to bring aspects of nature indoors or integrate natural surroundings with built spaces to improve well-being, creativity, health, and productivity.
Biophilic design goes beyond
adding a few plants here and there. It’s about creating spaces where nature is woven into every part of the home, from materials and lighting to the very structure of the space itself. Lush green walls, natural materials, large windows framing outdoor views, and open, airy spaces that encourage movement and interaction with the natural world.
Natural light is one of the most important factors in any wellness-focused home. Research has shown that exposure to natural light can regulate our circadian rhythms, improve mood, and even increase vitamin D levels. When designing a home for wellness, biophilic design maximizes daylight by incorporating large windows, skylights, and glass doors opening to outdoor spaces.
In addition to light, airflow is equally crucial. A well-ventilated home with ample fresh air circulation prevents indoor air pollution, reduces allergens, and improves respiratory health. Ceiling fans, natural ventilation systems, and air-purifying plants help maintain an environment that supports well-being.
Materials play a big role in wellness-focused design. Natural materials like wood, stone, linen, and wool create tactile, sensory-rich environments that are not only beautiful but also calming. Unlike synthetic materials, which can off-gas harmful chemicals into the air, natural materials help purify the environment and create a healthier living space. Wood is known for its calming effect. Its textures and organic qualities help evoke feelings of warmth and stability. Many biophilic-designed homes incorporate wooden floors, stone countertops, and furniture crafted from reclaimed timber to bring the outdoors inside and create a sense of grounding in your home.
No biophilic design is complete without plants. Studies show that indoor plants can reduce stress, lower blood pressure, and even improve concentration. Incorporating greenery into the design is one of the easiest and most effective ways to boost a home’s wellness factor. Plants such as peace lilies, snake plants, succulents and spider plants do wonders.
On many levels, water also plays a significant and transformative role in biophilic design. It acts as both a visual and sensory connection to nature. The sound of flowing water, whether from a fountain, stream, or waterfall, has been shown to have a calming effect on the nervous system. It helps mask distracting background noise and promotes focus and concentration. In urban environments, where noise pollution is a concern, the soothing sounds of water create a more peaceful atmosphere, which reduces stress and improves mood. Water features can act as natural white noise, helping reduce anxiety and improve mental clarity. In addition, water’s visual qualities, with its ripples and constantly changing patterns, make the environment feel alive and connected to nature.
Another core of biophilic design is the incorporation of designated relaxation areas into the home which are essential for mental well-being. In homes with this design, a serene sanctuary exists for relaxing, meditating, or perhaps practicing yoga. Soft lighting, comfortable seating, and a clutter-free environment are important for fostering mindfulness.
Another significant impact on mood is color and texture. In biophilic design, soft, earthy tones — such as sage greens, soft blues, muted neutrals, and warm terracotta — are used to create calm and soothing atmospheres. The
colors evoke the natural world, promoting relaxation and emotional balance.
Studies have shown that environments rich in natural elements reduce stress, improve mental clarity, and boost moods. It’s also been found that incorporating natural elements in home design has been linked to improved cognitive function, creativity, and focus, making biophilic design popular in office and commercial spaces.
Many biophilic design elements also align with sustainable practices, such as using natural, locally sourced materials and incorporating renewable resources like solar power. This makes sense as this type of design is about fostering a deeper connection between humans and the natural world.
Home design for wellness and comfort is about creating an environment that nurtures the body, mind, and spirit. It’s about designing a space that enhances connections to nature and allows all aspects of life to flourish. Biophilic elements like natural light, materials, and plants, along with mindful spaces for relaxation and physical activity, promote health, comfort, and inner peace.
The 2025 MLS season has just started, and already, DC United Defender Lucas Bartlett and his teammates have conceded only one goal for every 50 minutes of their games. Bartlett himself has made 2 tackles and 1 interception for every 90 minutes. And racked up 5 clearances at the same time. But this is not surprising…
Spanning the course of his 3+year MLS career, Bartlett has put up impressive percentages. 26 ground duels won (90%), 16 aerial duels won (99%), O dribbles past (99%), 20 clearances (88%), 2 shots blocked (82%), 0 penalties given away (99%), and 242 passes (88%). That’s with only 4259 minutes of total play on the pitch. As a Defender – the player whose primary role is to stop attacks during the game and prevent the opposition from scoring – he is, literally, tops. It is easy to see why he is a star on the DC United team.
Bartlett’s soccer career began in Kansas. At Saint Thomas Aquinas High School in Overland Park to be exact.
“I played a bunch of sports when I was younger, didn't know if I wanted to play soccer and thought I would play baseball. I was actually in the youth development system for US baseball for a while. But I had a bad elbow injury when I was 13. When I got to high school, I kind of just made my mind up that soccer was going to be it. At age 14, I made the decision to really go in on soccer.”
Bartlett’s four-year varsity career was enough to earn him offers from two D1 college programs. He chose to accept Loyola University’s offer in Chicago due to its strong academic reputation. “My parents were always about education, education, education,” he remarks. “That’s why
I chose Loyola. But after two years, I had another opportunity. Drake (the other D1 college that made an offer) still wanted me to go there.”
Bartlett needed to decide.
“Chicago is one of my favorite cities. I'm an extremely social person, so I loved being in the action. It was amazing to me. But my brother –also a soccer player – was attending Drake at the time. I had to think things through.”
at the time who told me that I needed to go to a bigger school if I had any chance to make it in the draft, which comes in the MLS in the winter.
“We had COVID in 2020, my senior year. Drake is a small school. We couldn't test. We didn't have the funding that schools in big conferences did. The ACC, Big East, and SEC, those schools all had the funds to get through it all. Long story short, I made the decision in the summer after my senior year to transfer, but because of COVID, I got granted an extra year. Everybody in college sports did, and so I had one semester basically to do it. I transferred in June to St. John's in Queens, New York.
Eventually, the team’s coach (and probably his brother too) convinced Bartlett to transfer. The transfer meant a full ride at the university. “I was like, okay, this makes a lot of sense. I finished my undergrad in finance there, and then I did an MBA with a double in accounting and finance as well. I loved it.”
Drake, however, would not be the final academic stop for Bartlett. He shifted gears again.
“During the last year and a half of my collegiate career, when all-conference accolades came in, I thought, well, maybe there is something after this. I had an advisor
“ had to take the risk. I had never been a part of a culture immersed in something like that. I was a small town, Kansas kid living in Queens, New York. And it was amazing. I had a great season. I was surrounded by great people, a great coaching staff and it ultimately led to me being able to have a really good last season in college.
“It was three months of just trying to prove myself to the scouts that I could play at the next level. But it was a crazy route too. No one's probably ever had that route in the history of MLS. Three different colleges and taking an extra year because of COVID. I was a 24-year-old rookie. But I feel like, maturity-wise, I was ahead of the game and ready to be a good pro hopefully.”
Bartlett’s gamble paid off. He finished his career at St. John’s University, receiving First-Team All-Big East honors and earning an invitation to the MLS College Showcase after leading the Red Storm to an NCAA Tournament bid. After further
impressing scouts at the MLS combined with his speed and physicality, Bartlett was taken sixth overall by FC Dallas in the 2022 SuperDraft and signed his first pro contract shortly after preseason began.
“I signed just a one-year deal with FC Dallas,” says Bartlett. “When you're a senior in college, the MLS, predominantly, only gives you a one-year deal. It’s really difficult because you have one year to make it. To prove yourself. But I came into a really good team in Dallas. We were third in the league. A lot of experienced guys and hungry guys, national team guys…so, I kind of had to wait my time.
“I only played two games my rookie year. It was a difficult year for sure. It was a lot of ups and downs, a lot of questioning of what I wanted to do, if this was the right fit for me.
But I always knew that there had to be another opportunity somewhere for me that would give me a chance. I ended up leaving there and got an opportunity to play in St. Louis, which was a new expansion team last year when they came into the MLS.
“This was probably the biggest blessing in my career because I was able to play. I played 17 games there of our 34 and really had a great year in terms of showing and
proving myself in the league. That winter I was traded here to DC. We had a pretty good season last year but fell short of the playoffs by one point. But individually, it was a really good season for me. I think I led the team in minutes, which was a crazy jump from where I was to where I am now. I have a lot of trust and a lot of commitment to where I'm trying to get to. I signed a new extension with D.C. until 2027. I'm here for the long run.”
Did Bartlett see the trade to DC coming?
“My agent at the time knew that there was a move coming,” he says. “There were a couple of teams that were maybe interested in making a trade. I didn't know what the future would hold in St. Louis in terms of a big starting role. I was looking for that. I wanted that. I'm 27 now, 25 at the time. I needed to establish myself. I knew it. I needed to get going.”
United was the call that came through in December and Bartlett was the one who agreed to move to Washington. “There were two of us combined in the trade. Jared Stroud, my teammate in St. Louis, and me. I was actually in Chicago at the time that I heard the news. It was a feeling of relief, excitement and joy. I knew I needed to be somewhere
different. I had an amazing time in St. Louis. I love the city. It's a sports town. It's close to home. But at that point in my career, I needed to make the move. DC was willing to give me the opportunity to grow into myself and give me the playing time that I needed to showcase what I could do.”
And since then, Bartlett has been fire on the field. But he has only just begun…
“We are a team that hasn't made the playoffs in five years,” he says. “It's something we want to turn over. As with many teams in D.C., there has been struggle. The team wants to change this. I'm trying to make that a big point in my career right now. We want to win. It's time for us. You know, we have four MLS Cups, so we need a fifth to match the others.”
Since moving to the capital city, Lucas Bartlett has immersed himself in the culture. And he likes it.
“The city in itself is really cool,” he says. “It's special. I feel like I've been all over. From New York to Chicago to Dallas, I've lived in some cool cities. But I think D.C. is the most unique city I've been a part of because of the culture. The embassies, the government, and the diverse neighborhoods. All these are amazing parts. And you feel a part of it. You feel like you're in something that's really special.
“The people that I've talked to in D.C., they feel like
they're in the most important part of the world because it is the most powerful city. For me, that feels unique. You just feel like the action is always here. There's always something to do. There's something going on. The restaurant scene is amazing. The culture, the history here. I really love the city. I've gotten to really grow in it and immerse myself in a lot that's going on. I feel like I'm just getting to know it more and more.”
If one were to ask, what is the ‘world’s’ sport? The answer would be, of course, soccer. Or football if you prefer. There are more soccer fans in the world than in any other sport. An estimated 5 billion worldwide. The sport courses through veins continent after continent, people after people. For most of the world, it is a deep part of their cultures. But in the United States, soccer vies for attention across a calendar of other heavyweights. American football, baseball, basketball, hockey, tennis, golf… where does Bartlett see the trajectory of American interest growing in the game?
“I think there are two big factors,” says Bartlett. “The World Cup is coming next year to North America, right? With that coming, it's going to be a massive boon in the notoriety of American soccer. The second factor is that more and more US players are going to Europe and succeeding. International players are wanting to be here as well. So, the league is growing.
“Obviously, Messi in the league is significant. He is the greatest player in the world or, to some, maybe Ronaldo. But Messi's incredible. And what he does and what he's brought into the league and notoriety and other players is too. And you see it more and more. Younger guys are coming in. Charlotte just signed Wilfred Zaha, who is a player who played at Crystal Palace. He probably spent 10 years in the Premier League and was well-respected. In Europe, they talk about the US as a vacation. Europeans want to go to Miami. They want to go to New York. They want to go to Chicago. They want to go to LA. They want to see it all. And I think a lot of those players would really come here quickly if they were able to get similar wages that they do now. And we're not far off. I think the salary cap is going to grow. Things are changing.”
How else does DC’s star Defender spend his time? Owning an athletic gear company…
“I own a golf apparel company which I started with one of my best friends, Curt Whigham,” says Bartlett. “The company is called Boge Golf and our motto is simple –Livin’ Life Above Par. It started during COVID. Golf was really on the rise – everyone was trying to get outside – and we were college athletes who couldn’t play sports. So, we were like, what do we do with our downtime? We ended up going to the golf course. We are average players – I was swinging a lot of bogies – but what we enjoyed was playing the game together and just being on the golf course. We
would joke around and have a beer. Then we thought, why isn’t there a brand that represents us?
“Everyone knows the Callaways, Nikes, and Titleist, but I think the new niche brands are cool to talk about because of the community that is built around them. That’s what we wanted to go for. We are just an apparel brand for the average Joe golfer. Which are the majority of golfers –they don’t shoot a par every hole. Boge is a place where anyone can find nice clothes when golfing. I wanted to start something that would deliver high-quality products but also a brand that represents the majority of golfers. Which was us.”
But Boge Golf is not just about looking good on the golf course. Bartlett and Whigham are dedicated to strong charitable support. It is personal to them.
“We started this company with the hope of influencing our community,” says Bartlett. “Curt’s father had been diagnosed with ALS. In 2022, we were able to donate more than $60,000 to an ALS foundation called “I am ALS”. Unfortunately, Curt’s father passed away a little over a year ago from ALS. But before he passed (while he was in treatment), we were able to do a collection all about him. The John Whigham Collection. We will continue to do more
around his legacy as our company keeps progressing. The hope is to be able to donate every year to help find a cure!”
When speaking with Bartlett, one thing becomes abundantly clear. He both loves and admires his family. It’s evident in his words.
“My mom grew up in a small town of 900 people, Springfield, Nebraska,” he says. “She got the college education that she needed to succeed. Her parents pushed her to do that. My grandfather was a factory worker, so he worked nights and days, and she needed a college scholarship. She played basketball at a small school in Nebraska called Doan University. A Hall of Famer there, she did well.
“My father grew up in Boulder, Colorado, and in Nevada. He was a college athlete as well, playing football. He went to UNLV and then ended up transferring to where my mother went to school in Nebraska, and that’s where they met. He was a football and track athlete there. They left college together and got married and then lived all over the country but ended up back in Kansas City. I grew up there.
“I've got an older brother, Alec. He's the inspiration for me to be where I am now at in my life. A lot of credit is due to where he is and what he's done. He is the one who
played for Drake, and he also played a bit professionally too. He’s currently doing a cardiology residency at the University of Arizona. He has a baby girl named Briar. I'm her godfather. So, it's been amazing to get to know her and be a part of her life and the joy that she brings to us.
“I have a younger sister, Grace, who turned 22 in March. She plays soccer at Grand Canyon University in Arizona and is in her last year. So, both my older brother and younger sister are there. I think that my older brother started us all out in soccer. We were one of those families where what the oldest child did, we followed. He was amazing at the game though.
“My youngest brother, Jacob, is 19. He went to Notre Dame for one semester, played soccer there, and signed a three-year contract with MLS Kansas City, my hometown club. All my siblings and I love the game of soccer. When my younger brother signed his contract, that was really special for me and my family. On one hand, we are on two different paths, but at the same time, we are on the same path. It’s been really cool. We have to compete against each other. We played each other in DC this past March 8th and had a suite full of people watching. That's awesome. I think
a proud moment for my parents for sure. I am so happy for him. He is an incredible player, obviously, but he is an even better person.”
Lucas Bartlett has a full calendar. His life is kept busy with his play for United, his company, and his golden retriever – Charlie – who “is the sweetest thing in the world.” When asked what is most important in his life, the response is quick.
“Most important is my family,” he says. “When they come to games they stay with me. We spend a lot of time together. We cook dinners. I value that stuff a lot. I’m a faith-driven guy as well.”
Bartlett is competitive yet compassionate. Humble yet highly motivated. He is all about his sport, his family and his faith. A direct speaker, when asked if there was anything else that he would like our readers to know, his response was simple.
“That’s it – I don’t try to overcomplicate things.”
A good lesson for us all.
Designing luxury homes in extreme climates—whether it’s scorching desert heat, freezing winters, or storm-prone coastal areas—requires careful consideration of weather conditions and how they affect the home’s functionality, comfort, and longevity. The key to successful design in these environments is integrating advanced technologies, resilient materials, and intelligent planning to ensure the home remains a sanctuary in the face of harsh weather. Here are the top strategies for designing luxury homes in extreme climates:
Efficient Insulation Systems: In both hot and cold climates, insulation plays a critical role in maintaining a comfortable indoor temperature. For cold climates, high-performance insulation materials like spray foam or cellulose can help retain warmth inside. In hot climates, reflective or radiant barriers, in addition to high-quality insulation, can help keep the interior cool by preventing heat from entering.
Thermal Mass: In desert or arid environments, materials with high thermal mass, like stone or concrete, can absorb heat during the day and release it during cooler nights, stabilizing indoor temperatures and reducing the need for energy-intensive cooling systems.
Advanced HVAC Systems: High-end homes in extreme climates often feature custom HVAC systems with multiple zones, smart thermostats, and even integrated radiant floor heating (for cold climates) or cooling systems (for hot climates). Geothermal heating and cooling systems are an environmentally friendly and energy-efficient option for regulating temperature in challenging environments.
Weather-Resistant Materials: For luxury homes in extreme climates, choosing durable, weather-resistant materials is essential. For hot climates, materials such as stucco, adobe, or concrete provide both insulation and resistance to the sun's intense rays. In colder climates, materials like stone, brick, and steel offer both aesthetic appeal and strength against harsh winds and snow.
Corrosion-Resistant Finishes: In coastal areas or places with high humidity, materials and finishes that resist corrosion, such as stainless steel or aluminum, should be used for hardware, railings, and exterior elements. Wood can be treated with protective coatings to prevent rot and fading, ensuring the home stays beautiful for years.
Impact-Resistant Windows: In storm-prone areas, impact-resistant glass or hurricane-rated windows are critical.
These windows not only protect from flying debris during high winds but also offer superior insulation, energy efficiency, and soundproofing, enhancing both safety and luxury.
Solar Power and Energy Solutions: Luxury homes in extreme climates often rely on renewable energy solutions like solar panels. In sunny climates, solar energy systems can provide significant energy savings and even power the entire home. In colder areas, solar panels can help offset heating costs, particularly when paired with passive solar design.
Rainwater Harvesting and Water Conservation: In arid climates, water conservation becomes a key consideration. Installing a rainwater harvesting system to collect and reuse rainwater for irrigation and even interior use (after filtration) can help reduce water consumption. High-end homes can also incorporate drought-tolerant landscaping, xeriscaping, and smart irrigation systems that reduce water use while maintaining lush outdoor spaces.
Energy-Efficient Appliances and Systems: Luxury homes designed for extreme climates often include high-efficiency appliances, LED lighting, and low-flow plumbing fixtures to reduce overall energy and water consumption. Smart home systems can automatically adjust lighting, temperature, and water use based on occupancy, further improving efficiency.
Orientation for Sunlight: In extreme climates, maximizing or minimizing sunlight is crucial. In cold environments, strategically orienting the home to face the sun allows for passive solar heating, while overhangs or shading devices prevent excessive heat gain in the summer months. In desert climates, deep roof overhangs or pergolas can provide shade while also allowing for cooling breezes.
Cross-Ventilation: In hot or humid climates, passive ventilation techniques such as cross-ventilation can help cool the home naturally. Designing the home with windows placed to catch prevailing winds can reduce reliance on air conditioning. For extreme heat, incorporating large sliding glass doors or open terraces can further enhance airflow.
Skylights and Clerestory Windows: Natural light is essential for creating an open, airy atmosphere. Using skylights and clerestory windows allows daylight to flood the interior, reducing the need for artificial lighting during the day. These features also allow for improved airflow, keeping interiors fresh in even the most challenging climates.
Structural Reinforcements for Winds: In hurricane-prone areas, luxury homes need to be designed to withstand high winds. Structural reinforcements such as reinforced concrete foundations, wind-resistant roofs, and steel framing ensure that the home remains secure. Rooflines may be designed to shed wind, and windows are often recessed or protected with storm shutters to reduce the risk of damage.
Flood-Proofing and Elevated Foundations: For homes in flood-prone or coastal areas, elevated foundations and flood-resistant materials can prevent water damage. Raised piers or stilts can keep the living spaces above potential flood levels, while flood gates or sump pumps may be installed to prevent water from entering the home.
Earthquake-Proofing: In regions prone to earthquakes, luxury homes can be engineered with seismic considerations, such as flexible foundations, shock absorbers, and reinforced frames, to protect against shifting ground.
Outdoor Rooms and Sheltered Spaces: In extreme climates, outdoor living areas should be both comfortable and functional. Design patios, terraces, and lounges with builtin shading (e.g., retractable awnings, pergolas, or covered decks) to protect from the sun, rain, or snow. In colder climates, consider installing outdoor fireplaces, fire pits, or heated patios to create cozy, year-round outdoor living spaces.
Windbreaks and Privacy Screens: In areas where wind is a concern, strategic landscaping such as tall hedges, fencing, or rock walls can help block harsh winds, creating a protected, tranquil outdoor environment. For privacy, these elements can also act as barriers to neighboring properties, further enhancing the luxury of outdoor living.
Integrating Local Culture and Architecture
Cultural in Design: In extreme climates, luxury homes should reflect the culture and history of the region. For example, in desert climates, incorporating adobe or natural
earth tones can tie the home to its surroundings, while in alpine regions, steep rooflines and timber accents can reflect traditional mountain architecture.
Landscaping in Harmony with Nature: High-end homes in extreme climates should feature landscaping that works with the natural environment. For example, drought-resistant plants and native species in arid regions can complement the harsh surroundings, while in cold climates, evergreen trees and hardy plants can add greenery even in the winter months.
Designing luxury homes in extreme climates is about more than just aesthetics; it requires creating a comfortable, resilient, and energy-efficient space that can withstand harsh environmental conditions. By focusing on thoughtful materials, energy efficiency, smart design choices, and innovative technologies, these homes can offer the ultimate comfort and luxury, no matter the weather outside.

Salted Cod (Bacalao) - Cod, often salted, is a staple ingredient in Basque kitchens. Dishes like Bacalao a la Vizcaína (salted cod with a rich red pepper sauce) are incredibly popular.
GRILLED MEAT
Chuleta - A traditional Basque-style steak, usually a large T-bone cut of beef, cooked over an open flame or on a charcoal grill. It’s often seasoned simply with salt, garlic, and olive oil, letting the meat’s natural flavor shine.
Txuleton - Another version of a Basque steak is often served as a massive, bone-in rib-eye, sometimes cooked over wood embers. It’s a true highlight of Basque culinary pride.
BASQUE CHEESES
Idiazabal - A firm, smoked sheep’s milk cheese that’s often served as a tapa and sometimes accompanied by membrillo (quince paste) for a perfect balance of flavors.
Roncal - Another renowned Basque cheese, also made from sheep’s milk, with a slightly sharper taste than Idiazabal.
DESSERTS
Tarta de Santiago - A simple almond cake traditionally made in the region of Navarra, but popular throughout the Basque Country. It’s often topped with powdered sugar and a cross of St. James.
Pantxineta - A bun made from puff pastry, filled with cream or custard, and sometimes topped with almonds. This dessert is commonly served in San Sebastián.
Gâteau Basque - A rich cake made with a filling of rum-flavored cream or black cherry jam, often prepared in a round shape and served as a special treat.
BEVERAGES
Txakoli - The light, effervescent white wine from the Basque Country is perfect with pintxos or seafood. It has a slightly tart, mineral flavor that complements the local cuisine.
Cider (Sidra) - Basque cider is an integral part of Basque culinary culture, especially in sidrerías (cider houses) in the colder months. The cider is typically poured from a height to aerate it before drinking, and meals are often paired with this fermented beverage. A traditional cider house meal might include T-bone steak and apple-based desserts.
Coffee - Strong, rich coffee is an essential part of Basque culture. Many people enjoy their coffee with a shot of chocolate, making it a decadent pairing for pastries.
Wealth, exclusivity and prestige have long been synonymous with the global luxury real estate market. From sprawling estates in the French Riviera to penthouses overlooking the skyline of New York City, luxury properties offer a glimpse into an opulent lifestyle that is aspirational for many. But as global economies evolve, so do the tastes and preferences of affluent buyers.
What does the current landscape of luxury real estate look like, and how are emerging trends shaping the future of this high-end market?
In recent years, the global luxury real estate market has demonstrated remarkable resilience despite geopolitical uncertainties, shifting economic climates, and global disruptions like the COVID-19 pandemic. While the market faced challenges during the early months of the pandemic, it quickly rebounded as wealthy buyers began to re-evaluate their living situations. Many of the world’s wealthiest individuals turned to real estate as a haven for investment during times of uncertainty.
According to a Knight Frank Wealth Report, global wealth grew significantly, and demand for luxury properties increased across key cities, with record-breaking sales in destinations such as Miami, London, Paris, and Dubai. For ultra-high-networth individuals (UHNWIs), luxury real estate is seen as a tangible asset, a store of value, and a means of diversification in their investment portfolios. While luxury properties can be found in nearly every corner of the globe, certain cities and regions continue to stand out as prime destinations for the world’s elite.
In the United States, cities like New York, Washington, DC, Los Angeles, Miami, and San Francisco remain consistent leaders in the luxury real estate sector. New York City, for example, continues to be the dominant player, with its luxury condos and penthouses offering unparalleled views, amenities, and proximity to global finance and culture. Meanwhile, Miami has emerged as a rising star, attracting wealthy buyers from the Northeast and even international investors due to its tax advantages and vibrant lifestyle.
Key luxury market trends in the United States: The appeal of large homes with expansive outdoor spaces has become even more pronounced, particularly postpandemic. Buyers are increasingly looking for homes that offer privacy, security, and room for recreation, such as private pools, home gyms, and expansive gardens. The demand for properties in gated communities or with direct access to nature (like beachfront estates) has surged.
Europe remains a longstanding magnet for luxury real estate investment, with cities like London, Paris, and Geneva showcasing historical charm along with modern luxury. In London, iconic neighborhoods such as Mayfair, Knightsbridge, and Chelsea continue to attract ultra-wealthy buyers seeking prime properties in the heart of one of the world’s most prestigious cities. Paris has witnessed strong demand for luxury real estate, particularly in sought-after areas like the 8th arrondissement and Le Marais. The city's allure is its blend of historic architecture, world-class culture, and high-end amenities. Similarly, Geneva, with its peaceful lakefront views and proximity to international organizations, remains an attractive destination for UHNWIs.
Key luxury market trends in Europe: Rural retreats and vineyards are becoming increasingly popular in countries like France, Italy, and Switzerland, where affluent buyers find privacy and seclusion. Luxurious country estates and château-style properties are now highly sought after as part of a growing trend toward second or vacation homes in more serene, picturesque settings.
Dubai has established itself as a global luxury real estate hub, with high-rise penthouses, stunning beachfront villas, and extravagant developments such as Palm Jumeirah and the Burj Khalifa. Its tax-free status, modern infrastructure, and status as a global business and tourism hub make it an attractive destination for international buyers looking for luxurious homes in
an ultra-modern setting.

Dubai Creek Harbour and other megadevelopments along the waterfront have further expanded the luxury real estate landscape. Saudi Arabia and Qatar are also seeing a surge in demand for luxury properties, with affluent buyers seeking sophisticated homes and investments in cities like Doha and Riyadh.
Asia’s luxury real estate market has witnessed substantial growth, particularly in cities such as Hong
Kong, Singapore, and Tokyo. Hong Kong continues to be a key player in the global luxury market, offering exclusive properties with stunning harbor views and proximity to one of the world’s most vibrant economies.
Key luxury market trends in Asia: Singapore has emerged as a prime destination for luxury real estate investment, attracting high-net-worth individuals with its political stability, ease of doing business, and world-class amenities. Areas such as Sentosa Cove and the Orchard Road precinct continue to draw affluent buyers seeking exclusive residences with access to luxury retail and dining. Shanghai also remains one of the top cities for luxury real estate, with ultra-wealthy buyers preferring bespoke properties and high-rise penthouses offering stunning views of the city’s skyline.
As the world continues to evolve, so too does the luxury real estate market. Several emerging trends are shaping the way affluent buyers approach property investment. Sustainability has become a top priority for luxury real estate buyers. High-net-worth individuals are increasingly looking for eco-friendly properties that offer energyefficient features, sustainable materials, and green certifications such as LEED or BREEAM. The demand for eco-luxury homes with solar panels, green roofs, and sustainable construction methods is on the rise, as buyers seek properties that align with their environmental values. There is a strong global shift towards the desire for privacy. The demand for private islands and secluded retreats has surged. Wealthy individuals are investing in ultra-exclusive, private properties that offer ultimate security, natural
beauty, and self-sufficiency.
Luxury real estate is becoming increasingly “smart,” with high-tech features integrated into every aspect of the home. From automated lighting and climate control to voice-activated systems and security surveillance, smart homes are becoming standard in the luxury market. Buyers are looking for homes with the latest technological innovations, creating seamless and intuitive living experiences.
In an increasingly globalized world, many affluent buyers are looking for second homes or investments in multiple countries. This trend toward cross-border property ownership is driving demand in international markets. Cities with favorable tax laws, political stability, and highend amenities are seeing increasing interest from foreign investors.
The global luxury real estate market is evolving, driven by the changing needs and desires of wealthy buyers, as well as broader economic, technological, and cultural shifts. Cities across the globe, from New York to Dubai, continue to attract UHNWIs, while new markets like Miami and Singapore are emerging as prime locations for luxury investment.
As the market continues to grow, buyers will increasingly prioritize sustainability, technology, and exclusivity in their property choices. For investors and real estate professionals, staying ahead of these trends and understanding the global landscape will be essential for capitalizing on opportunities in the luxury market. Whether it’s the allure of historic estates, futuristic smart homes, or private islands, the luxury real estate market remains a symbol of wealth, aspiration, and a unique lifestyle that’s as exclusive as the properties themselves.
The Face of Intention is one of my most exciting recent pieces. It pulses with raw energy and yearning, giving form and personality to the concept of primal intention. What is intention? Beyond the rational, intention is an idea that directs thought and moves flesh. Even when unspoken, every cell in our body understands it. Whether the intention is pain or pleasure, it manifests in similar ways. When an intention is set, it creates a connection between the holder and the focus—a twinkle in the eye, an increased heart rate, or an uneasy sense of being prey.
The figure stands in a skin-tingling bath of warm yellow light, radiating visual and emotional warmth. Its commanding stance, with the head turned, captures the tense moment when eyes lock and an intention is set. It’s the moment before intention becomes action, filled with anticipation and a yearning to understand what’s next.
The figure is constructed with hard-edged geometric shapes, creating a powerful form capable of fulfilling any intention.
Recently, John Eric Home & Lifestyle had the opportunity to sit down with Kohlben Vodden to discuss his career, her works, and the world of art.
Let’s start at the beginning of your journey. What was the catalyst, that moment that made you pursue art (either personally or professionally or both)?
Before my days in London, I grew up in regional Australia—a place largely devoid of creativity and culture. As a creative child, I desperately tried to relate, but it was evident from a very young age that I was a square peg in a round hole. One birthday, my mother gifted me a book on drawing, and I was immediately spellbound. I became obsessed with learning and practising realism art. This passion helped me survive in that environment until I was old enough to move to the city. Fast forward to the pandemic in 2020, when I used the time and space to reevaluate my life. I rented a small studio and spent months experimenting, eventually developing my now-recognisable style. After publishing my first piece, Orange Ebby, online, I was invited to participate in a group exhibition in London. That show helped me realise I had a fully formed artistic style and was fortunate that it resonated with collectors.
What inspires you to paint and create?
Creating is something I feel compelled to do. I believe life itself is inspiration. I could sit in a dark room, deprived of all sensory input, and still find myself exploring ideas from psychology and philosophy—concepts that shape the human experience yet remain largely unexplored by most. Big ideas like secrecy, objectification, or intention fascinate me. I dissect these concepts by asking how they are constructed, how they manifest in our lives, and how they might be expressed figuratively.
What inspires you to paint a particular piece?
Colour is my primary source of inspiration for a new artwork. For example, I was inspired to create The Face of Intention after exploring the concept of intention, particularly the psychological space between intentions of pain or pleasure. I asked myself: if primal intention were a colour, what would it be? Intense magenta flooded my mind and canvas—a representation of the blood rushing to our body’s fight, flight, or pleasure hotspots.
I use bold colours intentionally to command space and capture the viewer’s attention. My palettes are informed by colour psychology and the emotional resonance of each hue.
Are there any movements, styles, or artists that have and/ or continue to impact your work?
I think it’s evident to most art lovers that Abstract Expressionism and Cubism have influenced my signature style. However, the less obvious yet most profound
influence is the Colour Field movement. Artists like Rothko and others from this movement explored the power of colour in a way that resonates deeply with me. I see colour as an emotional language that speaks directly to the subconscious.
Where has your journey, thus far, taken you?
I’m honoured that my art resonates with collectors, curators, and art lovers worldwide. I’ve been fortunate to exhibit my work in Berlin, Brussels, Cape Town, London, Milan, New York, and Paris. Travel is my second passion after art, so having my work take me around the globe feels like a blessing.
Some highlights include an outdoor public group exhibition in Times Square, New York, where our artworks were displayed on the iconic billboards. But if I’m honest, my favourite exhibitions are those closer to home in the UK or Europe, where my dog, Freyja, can join and steal the show. She’s become a regular fixture on the contemporary art scene!
Can you please speak on your different collections—both past and present?
This is a pivotal moment in my practice. I’m in the late stages of developing a new artistic direction that departs from my signature abstract figurative oil paintings and pushes my exploration of colour in an avant-garde way. But let me rewind a bit.
Early in my career, I focused on figurative realism pieces in graphite and charcoal on paper. It wasn’t until the COVID-19 lockdowns in 2020 that I developed my current signature collection of abstract figurative oil paintings on canvas.
Now, five years later, I’m doubling down on colour and abstraction, challenging myself to communicate meaning— those big, abstract concepts I mentioned earlier—using only colour and light. I’m developing a new body of work that abandons form and line entirely. To achieve this, I’m working with ultra-contemporary materials, such as resin on mirrored surfaces like stainless steel. I dye the resin with alcohol inks, creating semi-transparent layers of colour that interact dynamically with light. The result is a visually dimensional, optically mixed colour field that embodies the concepts. I’m incredibly excited about this shift and the new possibilities it opens up.
Can you describe for our readers what it is like to prepare for and mount an exhibition?
I love exhibitions but preparing and delivering a successful one can be stressful. Contrary to what many people imagine, it’s not all sipping champagne and having deep conversations about art. It involves working to tight deadlines, collaborating with curators to create a cohesive theme, and designing the best way to present the artworks to convey that theme. Sometimes, even as the artist, you have to roll up your sleeves and do some physical labour. For example, in Dubai, I spent five hours the night before the opening party installing artworks because the curators needed help. It’s always worth it on opening night, though, when you get to speak to people who love your art.
Can you please share with us one or two cool or fun or unique anecdotes from either your personal or professional life as an artist?
One thing many people don’t know about me is that I’m an avid traveller. I’ve visited 68 countries, including every single country on the European continent. This profoundly impacts my work, as it allows me to view the human condition through a culturally diverse lens.
I’m also the proud father of a gorgeous little dachshund named Freyja. She’s a fixture in the London art world and regularly attends exhibitions with me. In fact, she has more Instagram followers than I do! Her handle is @dachshund_ goddess_freyja.

Building luxury homes in tough terrain—whether on steep slopes, rocky mountainsides, coastal cliffs, or remote, rugged landscapes—presents unique challenges but offers extraordinary opportunities for stunning architecture and design. These homes must be resilient and seamlessly integrated with their surroundings, blending innovation with style. Here are the essential principles and secrets for creating luxury homes in tough terrain.
Topography Integration: Instead of fighting against the natural features, integrate the home into the terrain to preserve and accentuate its beauty. This could mean building into a hillside, using the natural incline for dramatic views, or aligning the house along the contours of the land.
Responsive Architecture: Custom architecture is essential in tough terrain. The use of local stone, wood, and other natural materials will make the home feel like it belongs to the land. By designing a home that flows with the land rather than imposing on it, the environmental impact is reduced, and the connection between the property and its surroundings is enhanced.
Strong Foundation Systems: When building in uneven or unstable terrain, the foundation is key. Options like pile foundations, deep footings, or reinforced concrete platforms allow a house to remain secure even in areas prone to shifting ground or seismic activity. For homes on steep slopes, techniques like terracing or the use of stilts can provide the necessary stability while maintaining an aesthetic appeal.
Structural Reinforcements: In rocky or mountainous regions, advanced materials like steel framing or reinforced concrete may be required to ensure the home withstands natural elements such as wind, earthquakes, or snow loads. These materials also allow for greater flexibility in architectural design, such as large windows or cantilevered structures, that maximize the view while offering robust durability.
Strategic Site Placement: Homes in tough terrain often benefit from a location that offers both privacy and accessibility. For example, positioning the home higher on the property can offer better views and natural light while also distancing the home from public roads and neighboring properties. Adding curved or private driveways leading to the house enhances the sense of seclusion.
Elevated Pathways and Access: For challenging locations, consider elevated pathways or bridges that ensure easy access without disturbing the natural landscape. For homes built on cliffs or hills, an internal elevator system can also be installed to provide comfort and ease of movement between floors.
Orientation for Natural Light: Monitor the path of the sun before starting construction. Take advantage of the terrain's natural slopes to orient the home to capture optimal sunlight. Design expansive, floor-to-ceiling windows, glass walls, and open balconies to frame the best views while enhancing the interior with natural light. The topography may also allow for built-in terraces or rooftop gardens that give panoramic vistas without compromising the structure.
Cantilevered and Suspended Designs: In mountainous or cliffside locations, cantilevered designs—where parts of the house extend beyond its foundation—can be used to maximize views without disturbing the ground below. This design approach allows for airy, open spaces that hover over the landscape, enhancing the drama of the surroundings. Incorporate Sustainable and Resilient Technologies
Energy Efficiency and Green Building: In challenging environments, sustainability becomes even more important. Luxury homes in tough terrain often require innovative systems like geothermal heating and cooling, solar panels, and wind turbines to minimize energy use. Green roofs, rainwater harvesting systems, and smart home technologies can reduce the home’s environmental footprint while offering high-tech, luxurious living.
Resilient Materials: Select materials that are not only luxurious but also resilient to the elements of the environment. For coastal areas, for instance, corrosion-resistant metals and weatherproof glass are essential. In snowy or icy environments, heated floors or snow-melting systems can be added to enhance comfort and prevent damage to the structure.
Indoor/Outdoor Living: The rugged landscape is an opportunity to design spaces that blend seamlessly with nature. Create expansive outdoor living areas, infinity pools, and terraces that feel like an extension of the home. In tougher climates, a sheltered outdoor space with a fire pit, heated seating, or a covered dining area can offer a luxurious escape while still being connected to the environment.
Natural Climate Control: Harness the power of nature to control the interior climate. In warmer climates, use the surrounding landscape to provide shade and cool the interior naturally, such as positioning the home under a natural canopy of trees or using stone walls to absorb heat. In colder regions, deep overhangs or walls made of stone or timber can help insulate and keep the home warm.
Seamless Transitions Between Interior and Exterior: Use design elements that merge the boundary between the home’s interior and the outside world. Wall-towall glass panels, sliding doors, or even retractable walls allow for easy access to nature and panoramic views. Incorporate materials like wood, stone, and natural finishes that tie the indoors with the outdoors for a cohesive and luxurious feel. Art and Sculptural Elements: Luxury homes in tough terrain often present opportunities to create artful spaces. Incorporate sculptures, water features, or other artistic design elements that complement the ruggedness of the landscape. The natural terrain may offer the perfect canvas for integrated landscaping or artwork that makes the home feel like a work of art itself.
Building luxury homes in tough terrain is a delicate balance between maintaining the integrity of the natural environment and crafting a luxurious, livable space. By embracing the challenges of the landscape, focusing on sustainable design, and utilizing advanced engineering, these homes can become not only magnificent residences but also works of architectural artistry that reflect the raw beauty of their surroundings.
Transforming your bathroom into a luxurious spa-like retreat is all about combining high-end materials, thoughtful design, and soothing elements that promote relaxation and indulgence. Here are the top five secrets to creating a luxury spa bathroom:
Install custom tiles with intricate designs or textures, such as mosaic, subway, or largeformat tiles in natural stone, porcelain, or glass for added depth and luxury. Include high-end finishes for fixtures, such as gold, brushed nickel, or matte black faucets, towel racks, and shower heads, to elevate the space with elegance.
Choose a freestanding soaking tub made from marble or stone, or a sleek, modern tub featuring a minimalist design. Deep, spacious tubs allow for full immersion and relaxation. Consider a rain showerhead or a multi-function shower panel with jets and a built-in steam system to mimic the spa experience.
Install soft, warm, adjustable lighting throughout the bathroom to create a tranquil atmosphere. Layer your lighting with overhead fixtures, sconces, and accent lighting around mirrors or in niches.
Invest in high-quality, plush towels and robes made from Egyptian cotton or bamboo for ultimate comfort. Thick, absorbent towels in neutral or calming tones such as white, cream, or soft gray will make the space feel indulgent.
Add wellness elements such as a built-in sound system for soft music or nature sounds, a heated towel rack, or a sauna or steam room if space allows. Plants, such as orchids or ferns, can add a refreshing touch and bring nature into the space.
INGREDIENTS
6 ounces feta cheese, crumbled
2 tablespoons fresh chives, finely chopped (or dill can be used)
2 tablespoons fresh parsley, finely chopped
1/2 teaspoon black pepper (or to taste)
6 tablespoons unsalted butter, melted
8 sheets phyllo pastry dough
DIRECTIONS:
Preheat oven to 350°. Crumble the feta cheese, then mix feta with the chives (or dill), parsley, and pepper.
Melt the butter in a small saucepan. Skim off any foam that accumulates.
Cut the phyllo pastry sheets into 3-inch strips. Take one strip and cover the rest with a clean, damp cloth.
Brush the first phyllo strip with melted butter and place a spoonful of feta/herb mixture along the bottom of the phyllo sheet, about 1/4-inch from the edge.
Roll the phyllo sheet like an eggroll. Keep folding the pastry over itself, being careful that the filling remains intact until you reach the end of the phyllo sheet and have a eggroll-shaped pastry.
Repeat steps #5 and #6, using the remaining phyllo sheets and feta/herb mixture. Lay pastries on a baking sheet, and brush with remaining melted butter. Bake at 350° for 20 minutes, or until golden brown.
INGREDIENTS
Extra-virgin olive oil
6 double lamb chops, frenched Kosher salt and freshly ground black pepper Cilantro
Harissa Sauce:
2 red bell peppers
1 teaspoon cumin seeds
1 tablespoon coriander seeds
1 teaspoon caraway seeds
1 garlic clove
2 small fresh red chiles, chopped
1 teaspoon kosher salt
3 tablespoons extra-virgin olive oil
1/2 lemon, juiced
DIRECTIONS
Over an open flame, place the 2 red bell peppers. Allow to roast until charred. Wrap in plastic wrap and allow to sit for 10 minutes. Scrape charred skin off peppers.
Combine cumin, coriander and caraway in a small skillet and toast over low heat until fragrant. Then grind to a powder in a spice mill or a clean coffee grinder. Put the peppers into a food processor along with the spices, garlic, chiles, salt, olive oil, and lemon juice, and pulse to puree.
Place the lamb chops in a large bowl. Add the Harissa and marinate for at least an hour but no more than overnight.
Sprinkle olive oil over the grill pan. Preheat to medium-high. Add the chops to the grill pan. Cook for 8 1/2 minutes per side for medium-rare.
Optional serve with a bulgar wheat salad.
Cooking spray
16 ounces tahini or sesame paste about 1 3/4 cups 1/2 cup shelled pistachios, optional 1/2 cup water
1 pound sugar, about 2 1/4 cups
DIRECTIONS
Lightly spray an 8 1/2-by-4 1/2-inch loaf pan with cooking spray and line it with parchment paper, leaving some overhang on two opposite sides.
Put the tahini in a large, heatproof bowl. Add the pistachios, if using; stir and set aside.
Put water in a medium saucepan and bring it to a boil over medium-high heat. Add the sugar and stir until dissolved.
Attach a candy thermometer to the pot and heat over medium-high heat until the syrup reaches 250 F (it should be golden, and not dark), 5 to 8 minutes. Dip a pastry brush in water and brush over the sides of the pan to wash away any sugar crystals as the syrup heats.
Gradually add the hot syrup to the tahini while stirring constantly. Continue to stir for about 20 to 40 seconds, or just until the mixture thickens enough to pull away from the sides of the bowl, then quickly turn it into the prepared loaf pan. Top with more pistachios, if desired.
Let the helva cool. Remove it from the loaf pan using the parchment paper overhang as handles. Remove and discard the parchment. Cut into squares and serve. Garnish each serving with additional chopped nuts, if desired.
Creating a luxurious library goes beyond just filling the space with books. It's about crafting an elegant, functional, and inviting environment. Here are the top five secrets to achieving a truly luxurious home library:
To elevate the feel of the space, invest in high-quality materials like rich mahogany, walnut, or even marble for shelving and furniture. Custom-built bookshelves tailored to your space can not only optimize the storage but also enhance the aesthetics of the room.
Incorporate plush, comfortable seating, such as leather armchairs or chaise lounges. Velvet cushions and bespoke furniture pieces will make the library feel exclusive and inviting.
Consider adding elegant chandeliers or pendant lights as a statement piece. Complement them with adjustable reading lights above chairs or on desks to provide ideal illumination for reading or studying.
Antique books, leather-bound volumes, and first editions can add a sense of sophistication. Group them by theme or color to create a visually striking, organized display.
Display small collections of antique or collectible items like globes, clocks, or elegant bookends that tie into the overall theme of the library.
The intersection of art and architecture is a dynamic and constantly evolving relationship. Both disciplines influence and enrich each other. Both are visual. Both provide the background of a home. Art and architecture work together to create spaces that are not only functional and structural but also deeply expressive and visually captivating.
Architecture is a form of art. It’s a space where creativity and aesthetic vision shape an environment. Architectural forms, materials, and styles can evoke emotions, tell stories, and reflect the cultural and historical context of the time. The sweeping curves of the Guggenheim Museum by Frank Lloyd Wright or the intricate beauty of the Sagrada Familia by Antoni Gaudí show how architectural design itself can be as expressive as any painting or sculpture. They are forms of beauty.
Art complements architecture. Art pieces, such as sculptures, murals, and paintings, are added to complement architectural spaces. Whether it is public art in urban settings, art installations inside buildings, or private collections in luxury homes, art transforms a space, adding layers of meaning and context. The Pantheon in Rome, for example, is both an architectural marvel and a work of art that uses light to create a spiritual experience.
Some modern architects create buildings that resemble sculptures, turning architecture into a form of visual art. Zaha Hadid, Frank Gehry, and Antoni Gaudí are all known for their sculptural approach to their designs. Their buildings don't just serve as functional spaces. They are pieces of art meant to challenge conventional forms and aesthetics.
In sculptural architecture, the lines between function and decoration blur, creating spaces where the shape and form of the structure itself are the focal
points. The design of the Sydney Opera House, with its organic, sail-like forms, exemplifies this blending of art and architecture.
Architecture often uses artistic elements to convey cultural, historical, or symbolic meaning. Religious buildings, such as cathedrals and temples, incorporate both architectural design and art (stained glass windows, frescoes, mosaics) to tell stories or convey spiritual significance.
Throughout history, monumental buildings such as palaces, government buildings, and memorials have used art
and frescoes specifically for a building, enhancing the architectural design and creating a cohesive, immersive experience.
René Magritte’s surrealist works, for example, were integrated into the design of art galleries and museum spaces, creating a deeper connection between the architecture of the building and the art it housed. One of the most famous examples of this collaboration is the work of Michelangelo, who not only designed the architecture of St. Peter’s Basilica in Vatican City but also painted the Sistine Chapel ceiling, merging the boundaries between architecture and art.
to convey power, identity, and ideology. The Louvre in Paris is not just an architectural structure—it’s a symbol of culture and history, housing art within its walls and serving as a canvas for art and architecture to merge.
Throughout history, many artists and architects have worked together to integrate art into architectural projects. Artists often design murals
In many modern homes, art is not just a decorative afterthought but an integral part of the design process. Artists or interior designers and architects work together to incorporate functional art elements throughout the home. Custom-designed furniture, light fixtures, and even walls can be not only functional but artistic.
Le Corbusier famously designed both the architecture and the
furniture of his buildings. He blended art and architecture into a cohesive, unified vision. This integration makes the distinction between the two blurred, creating a more holistic approach to design.
As sustainability becomes a priority in design, both artists and architects are exploring ways to merge environmental consciousness with creative expression. Art installations made from recycled materials, eco-friendly architecture, and green spaces are shaping how art and architecture intersect. Buildings themselves can serve as living works of art that contribute positively to the environment.
At the intersection of art and architecture lives a vibrant dialogue that transcends the boundaries of each discipline. It creates a space where form, function, emotion, and meaning come together. Whether through sculptural buildings, artistic interiors, or collaborative projects, this union transforms spaces into experiences that speak to the senses and enhance our connection to the world around us. Through the convergence of art and architecture, the human need to create meaningful environments that inspire and elevate the spirit is found.
Creating the ultimate luxury home office is all about blending functionality, elegance, and comfort. A well-designed office can make a big impact. Here are the top five secrets to designing a luxurious home office:
Start with a high-quality, custom-built desk made from luxurious materials such as rich wood, marble, or lacquered finishes. Look for sleek, modern designs or classic styles depending on your taste.
Include functional yet stylish storage options, like bespoke shelving, cabinets, and file drawers, ensuring they match the overall aesthetic of the room.
Layer your lighting by adding adjustable desk lamps, wall sconces, or a floor lamp for focused illumination. Choose lighting fixtures that are both functional and sophisticated to create a balanced atmosphere for work and relaxation.
Luxury is all about tactile experiences, so incorporate premium materials throughout the space. Think marble countertops, hardwood flooring, or rich area rugs made from silk or wool. Opt for textiles like velvet, silk, or cashmere for curtains, throws, and cushions.
A home office should have the latest tech, but it’s important to integrate it in a way that maintains the room’s elegant aesthetic. Consider a sleek, wireless setup with minimal cords, incorporating high-end gadgets like a top-tier laptop, a large, curved monitor, and wireless charging stations.

Glassware: Collins Glass
Ingredients:
1.5 oz. Bourbon
.75 oz. Combier Orange Liqueur
.25 oz. Lemon Juice
4-6 Sage Leaves
4 oz. Green Tea (cold)
Garnish: Sage Sprig
Directions: Combine all the ingredients, except for the green tea, into a cocktail shaker with ice and shake to a slow 13 count. Using a double strain technique, strain the drink from the shaker over a fine mesh kitchen strainer over fresh ice. Top with cold green tea, stir to mix, then garnish, serve, and enjoy.
Flavor Profile: For a whiskey drink, this beverage is on the lighter side. The orange liqueur* will cut the edge off the whiskey as will the dash of lemon juice. The sweetness from the orange liqueur is lighter than using a syrup and is easier to reduce. The sage adds an herbal yet refreshing quality, allowing the caramel tones and overall flavors of the whiskey to soften and combine with the rest of the ingredients. The green tea is simply to add refreshment and relaxation. The final notes should be those of refreshment, slightly herbal, with a touch of citrus for balance.
Background: Everyone wants an awesome home bar. In the great classic films, people socialized near one. This has continued through today. A home bar screams fun and friends: a place to show off your mixology skills and, even more, to enjoy comradery. This drink has a classic foundation – a whiskey smash – but has sage instead of mint and green tea added for a refreshing and cooling factor. Ultimately, it’s an easy drink to make but one that makes the maker look like a pro. Perfect to be made and shared at a great home bar.
Notes: Make sure the orange liqueur is a dryer-style one. A curacao, like Grand Marnier or Grand Galla, will have a different flavor due to its brandy base and can also be very sweet. Go for a dryer product with more citrus flavor.
Glassware: Collins Glass
Ingredients:
1.5 oz. Tequila
1 oz. Pamplemousse Liqueur
.5 oz. Passion Fruit Juice
3 oz. Pink Lemonade
2 dashes of Lemon Bitters
Garnish: Orange Twist with Cherry
Directions: Combine all ingredients, except for garnish, with ice and shake to a slow 13 count. Strain over fresh ice, garnish, serve, and enjoy!
Flavor Profile: This drink will clear the sinuses while being refreshing. Layers of citrus form the backbone of this cocktail. Pamplemousse, a flavor commonly associated with grapefruit, tends to be not as sharp and a little more approachable. It’s layered with passion fruit, but only a little to not overpower the rest of the flavors. Pink lemonade is here for color and refreshment, while the lemon bitters balance the sugar of the lemonade and liqueur. Tequila is used to add a touch of earth. The white pepper flavors of agave spirit balance the citrus and sweet.
Background: Waterfronts, ocean fronts, forests, and mountains…all provide the opportunity to sit and stare at a peaceful view. How do you enhance your peace? A libation meant for relaxation with an easy-to-approach flavor. The balance of citrus and sweet is key when putting this sunset (or sunrise) sipper together. The lemonade and the liqueur have a lovely sweetness. The high alcohol content of the bitters naturally enhances citrus flavors. By combining all the ingredients, the layers of citrus are refreshing. It’s easy to take in an Elevated View.
Notes: Vodka, gin, rum, or even moonshine can all be substituted for tequila, depending on the drinker and the drink maker.
Glassware: Collins Glass
Ingredients:
1 part Vanilla Vodka
1/4-part White Crème De Menth
1 part Chocolate Chip Ice Cream
1-part Greek yogurt
1/4 - 1/2-part mix of ice and water *
Garnish: Mint Sprig
Directions: Combine all ingredients, except for garnish, into a blender and blend until desired texture and smoothness are achieved. Garnish, serve, and enjoy!
Flavor Profile: Think of a Girl Scout Thin Mint and then square it. Chocolate, vanilla, mint, and a silky-smooth texture; this blended and boozy treat should taste exactly as the ingredients read. The Greek yogurt helps to thin the ice cream for optimal texture and, at the same time, adds a touch of tang that will balance out the sweetness. The mint garnish adds a scent for the nose. This late-night snack has every reminder of childhood and is every decadent bit of an adult treat.
Background: This drink is inspired by the after-dinner or late-night raid of the fridge or the pantry, the place where one looks for a delicious but maybe not altogether healthy snack. Late-night guilty pleasures of booze, chocolate, and ice cream. What more could one ask for?
Notes: The ice and water amount added can be varied depending upon the desired texture.
Creating the perfect luxurious bedroom is about blending comfort, style, and elegance to craft a space that feels like a personal retreat. Here are the top five secrets to designing a luxurious bedroom:
Invest in a top-tier mattress that provides both support and comfort. Choose premium bedding from Egyptian cotton, silk, or linen and opt for high-thread-count sheets for an ultra-soft feel.
A statement headboard can elevate the bed’s design. For a sophisticated look, look for custom or upholstered headboards in luxurious fabrics like velvet, leather, or mohair.
Whether it’s a handwoven Persian rug or a plush silk shag rug that adds warmth and depth to the room, a lavish rug can transform the floor of your bedroom
Choose a soothing color palette. Soft neutrals like creams, taupes, and whites combined with subtle pastels or jewel tones (deep blues, emerald greens, or rich golds) work beautifully.
Luxurious décor items like crystal vases, antique furniture, or designer accessories can add character to the space. Decorative trays, candles, and elegant mirrors help create a curated and refined look.
Designing a luxury home with scenic vistas requires blending architecture, interior design, and landscape elements in a way that maximizes the natural beauty outside while maintaining comfort and sophistication inside. Whether you're overlooking a city skyline, the ocean, mountains, or a lush forest, here are key strategies to create a luxury home that makes the most of its breathtaking views:
Maximize Window Placement and Design
Floor-to-Ceiling Windows: Large, expansive windows are the most obvious way to frame a scenic vista. Consider floor-to-ceiling windows or sliding glass doors that open onto terraces or balconies. These provide unobstructed views and flood the interior with natural light, creating a seamless transition between indoor and outdoor spaces.
Corner Windows: For a panoramic effect, corner windows are ideal. These windows offer sweeping, 180-degree views, allowing the outside landscape to become an integral part of the home’s design.
Framed Views: Position windows and openings strategically to frame key views, whether it's the mountains, ocean, or an urban skyline. The view should feel like a piece of art, integrated into the home's design without being overwhelming.
Open-Concept Spaces: To enhance the experience of being surrounded by nature, design open-concept living spaces where the kitchen, dining, and living areas flow seamlessly. Avoid walls or barriers that obstruct the view; instead, focus on furniture arrangements and architecture that highlight the outside vistas.
Indoor/Outdoor Living: Create an effortless connection to the outdoors by incorporating sliding or folding glass doors that open to patios, terraces, or infinity pools. This encourages an indoor/outdoor lifestyle and lets you fully embrace the natural surroundings.
Centralized Rooms: Place the most important living spaces, such as the living room or master bedroom, in a position that maximizes the view. Rooms with the best vistas should be centrally located to ensure that anyone in the space can enjoy the scenery.
Landscape as a Frame: Landscaping plays a vital role in complementing the view. Use plants, trees, and natural elements that frame the view, creating an idyllic setting. For example, strategically planted trees can soften the edge of a cityscape or add depth to a mountain view.
Outdoor Spaces: Design outdoor living areas that encourage interaction with nature. A luxurious terrace or deck, an infinity pool, or an outdoor kitchen/dining area can bring you closer to the scenery while also providing areas to entertain or relax.
Use of Natural Materials: Incorporating natural elements such as stone, wood, or water features can help integrate the landscape into your home. For example, a stone pathway leading to a scenic lookout point or a firepit with mountain views enhances the connection between home and the environment.
Interior Design That Reflects the Surroundings
Neutral and Natural Palettes: Keep interior design elements neutral to complement, rather than compete with, the natural beauty outside. Use light colors such as whites, beige, and soft greys paired with natural textures like wood, stone, and linen to maintain a tranquil and sophisticated feel.
Reflective and Transparent Surfaces: Incorporate materials that reflect or enhance the outdoor views, such as mirrors, glass, and polished surfaces. Transparent furniture or glass partitions can help maintain an open, airy feeling that doesn’t obstruct sightlines.
Artwork and Décor: Choose décor that mirrors the landscape, using abstract pieces, natural motifs, or colors that echo the environment. For example, if you’re overlooking the ocean, marine-inspired décor or ocean-colored accents can create a harmonious connection to the view.
Smart Integration of Technology
Automated Window Treatments: To control light and privacy, integrate automated window treatments like motorized shades or drapes. These can be programmed to adjust based on the time of day or weather conditions, allowing you to maintain an unobstructed view when desired or provide shade when needed.
High-Performance Glass: To enhance the view and maintain comfort, invest in high-performance, low-emissivity glass. This ensures energy efficiency, reduces glare, and blocks UV rays without sacrificing the clarity of the view.
Integrated Audio/Visual Systems: For homes with spectacular views, technology mustn’t detract from the experience. Design with built-in sound systems, speakers hidden within walls or ceilings, and minimalist entertainment systems that keep the focus on the view while still providing a luxurious, high-tech environment.
Seasonal Adjustments: Do not forget about seasonal changes. In colder climates, make sure the home has large, insulated windows that still offer a clear view, while in warmer regions, ensure that the windows are designed for natural ventilation and sun control.
Weather-Proof Furniture: If your luxury home is designed for a particular climate, be sure to use weather-resistant furniture and materials for any outdoor areas. This ensures that your outdoor living spaces remain as luxurious and comfortable as the interior year-round.
By focusing on these key design elements—maximizing views, creating an open flow, enhancing landscaping, using natural materials, and integrating technology—you can create a luxury home that perfectly frames and embraces its scenic vistas, making the natural beauty outside feel like a natural extension of your living space.
Creating a luxurious custom entryway sets the tone for your entire home. It should be an inviting and stunning space that makes a lasting first impression. Here are the top five secrets to crafting a perfect luxury entryway:
The entryway door should be a showstopper, serving as the focal point of the space. Choose a grand, oversized door made from rich materials like solid wood, steel, or glass with custom designs or detailing.
The flooring sets the stage for your entryway’s aesthetic. Choose high-end materials like marble, polished stone, or hardwood with intricate inlays or decorative patterns.
Integrate custom-built furniture that is both functional and stylish. A sleek console table made from high-quality materials like marble, glass, or wood will not only serve as a decorative piece but also provide space for keys, mail, or decorative items.
Decorate the entryway with high-end artwork, sculpture, or decorative mirrors that elevate the space. A large mirror with a stunning frame can create a sense of space and luxury while reflecting light into the area.
Add personal touches, such as custom-made vases or floral arrangements that reflect your taste and personality. The right accents can bring the entire space together, creating an impression of warmth and exclusivity.
This spring, women’s and men’s fashion are both embracing a blend of practicality, nostalgia, and individual expression. And leading designers are using forward thinking to express these trends…
Focusing on comfort and reflecting the need for ease in everyday wear, elevated athleisure is where it’s at. Chanel and Louis Vuitton have incorporated elements of athleisure into their spring collections, focusing on sleek, high-performance materials that look just as polished as traditional fashion.
The '70s and '90s are two major eras influencing spring 2025 fashion. Flared jeans, platform shoes, and tie-dye from the '70s are making a comeback, offering a retro vibe with a modern twist. Chanel has referenced this look with boho-inspired designs – crochet knit tops, flared trousers, and flowy maxi dresses. The '90s influence is evident in the collections of Gucci and Prada with oversized blazers, slip dresses, and slip-on sandals.
Personal expression through vibrant colors and mix-and-match styles is trending. Dior has created bags and jackets with detachable patches or embroidery that can be added to pieces, letting wearers create an individualized look. Balenciaga has embraced the idea of individuality by featuring a mix-and-match approach in its collection, where different textures, prints, and colors are paired together.

This is personal. Dreams do come true. – John Eric
Some dreams remain just that—dreams. They inspire, they captivate, but they can feel distant, elusive, and often out of reach. But for Anna-Louisa and myself, our dreams are something more. We don’t simply dream—we work to make those dreams a reality. Today, that reality is unfolding before us with The Luxury Collective’s expansion into London, marking a monumental new chapter in our shared vision of bridging two of the world’s most prestigious cities through the art of luxury real estate.
For as long as I can remember, I’ve been captivated by the majesty of two cities— Washington, D.C., with its understated power and new world charm, and London, with its timeless elegance and deep-rooted history. Anna-Louisa and I have long envisioned the possibility of bringing the unique approach we’ve cultivated in Washington to the vibrant streets and boroughs of London. For us, this expansion is far more than a business opportunity. It represents the culmination of years of hard work and personal journeys that unite two cities that have profoundly shaped our lives.
London has always held a special place in our hearts. Its rich heritage, the allure of its streets, and the vibrancy of its neighborhoods have inspired us for years. But Washington, D.C., with its elegance and political pulse, is where we’ve built our foundation, honed our craft, and developed an unparalleled understanding of luxury real estate. Now, as the world undergoes rapid transformation and people consider lifechanging moves across continents, the timing feels perfect to unite these two iconic places—offering clients not just a property, but an experience—a seamless journey between two extraordinary cities.
For us, real estate has never been about transactions. It’s about connecting with people and understanding their lives, their dreams, and their deepest aspirations. Whether they’re seeking a townhome in the heart of London or a historical rowhouse in D.C., our approach remains consistent: client-focused, results-driven, and, above all, personal. This philosophy, which has served us well in Washington, is now making its way across the pond. We are excited to offer our tailored services to Americans and other foreign nationals seeking to buy in the storied city of London.
Though the U.S. and U.K. real estate markets are distinct, we are undaunted. We welcome the differences. We know that real estate decisions are deeply personal, often marking one of life’s most significant transitions—whether relocating to a new city, acquiring a second home, or securing a longterm investment. We take great care in guiding our clients through the entire process, ensuring that each step is handled with precision and attention to detail, along with a deep understanding of both markets.
As Anna-Louisa and I reflect on this moment, we’re reminded of how long we’ve looked forward to this day. It’s a vision we’ve nurtured for years, and now it is a reality. Our clients, many of whom come to us from all corners of the globe, deserve a real estate partner who understands the intricacies of both the American and British markets. It’s not just about property—it’s about understanding relationships,
managing expectations, and delivering an experience as smooth and seamless as it is exceptional.
Our ability to anticipate challenges before they arise is what sets The Luxury Collective apart. We don’t simply help clients purchase a home—we offer assistance and guidance with an investment that will enrich their lives for years to come. It’s not only about selecting a property, but it also entails embracing a new lifestyle, a new chapter, and a bright future in one of the world’s most desirable cities.
As we embark on this exciting new chapter, we are more committed than ever to delivering our clients an experience that is as seamless, sophisticated, and exceptional as the cities we now serve. Washington and London—two cities, two worlds, one team, one dream. It’s a privilege to unite these two capitals and continue our journey in luxury real estate, offering a level of expertise that transcends borders. Welcome aboard!
London’s timeless elegance. Washington’s refined sophistication. As the world redefines home, we seamlessly bridge the best of both—delivering exclusive residences and curated experiences for discerning buyers.
