INTRODUCTION JONATHAN MALPICA - Urban/Environmental Planner & Designer Johnny recently completed his master’s degree in City and Regional Planning with a dual concentration in Urban Design / Redevelopment and Environmental Land Use Planning at the Bloustein School of Planning and Public Policy at Rutgers University. During his time at the Bloustein School, he was involved in many activities and groups. Most notably, he is a founding member and the former twoterm Director of Communications and Outreach of EJB|DESIGNS, an organization that was awarded 2nd Place for the Outstanding Planning Student Organization by the American Planning Association in 2020.

Johnny is a longtime friend of the Rutgers-New Brunswick community, completing his bachelor’s degree in Planning and Public Policy and Geography in 2014. After graduating, he served within the New Brunswick community as an AmeriCorps VISTA Fellow. In that role, his work focused on fostering sustainable, local, and statewide community-based partnerships. Thereafter, he began serving as a Program Coordinator with the Rutgers Collaborative Center for CommunityBased Research and Service. In that role, he provided support for the Advancing Community Development program, as well as developed, facilitated, and lead undergraduate community-based research, capacity building, and GIS projects in collaboration with local community-based agencies. In addition to these responsibilities, he provided business and administrative support to the center’s programs, academic courses, professional development initiatives, and events.

During his residency in New Brunswick, NJ he served as a member of the New Brunswick Environmental Commission for two terms, Chair of the Advocacy and Policy Working Group of the New Brunswick Community Food Alliance, Habitat and Ecological Health Volunteer with the Lower Raritan Watershed Partnership and member of the Technical Advisory Committee (TAC).

Johnny is an avid traveler, amateur landscape photographer, musician, and a lover of all things outdoors. When he’s not working, completing schoolwork, sketching, or serving his community, you can find him hiking switchbacks, cycling through city streets, mountain biking, camping, snowboarding, or making music. After recently completing his MCRP degree and schedued to take the AICP exam in November, Johnny is seeking employment opportunities that will allow him to bring together his interests in community development, urban design, and environmental sustainability.

PLANNING AFTER PANDEMIC | Teaneck, NJ A 30 Acre Downtown Economic Development strategy that utilizes ArcGIS Urban to reimagine and showcase the economic, social, and public benefit of redeveloping underutlized surface parking areas as mid- and low-rise mixeduse redevelopment projects in a multiphased 15 and 30 year approach.

GOALS & OBJECTIVES 1. Add market rate and affordable housing options to the downtown 2. Expand and enhance the existing pedestrianoriented retail corridor 3. RE-IMAGINING THE UNDERBELLY An Urban Design Revitalization Strategy

A 1.5 Mile (124 Acre) redevelopment plan along Jersey Avenue, an industrial corridor within 5 minutes walking distance to the central downtown, train station, as well as major healthcare and education institutions. This plan reimagines this underutilized industrial corridor as vibrant mixed-use redevelopment plan with a large urban park in the middle, that acts as both a wetland restoration project and a connectivity point for the mixed-use development projects and the train station.

This plan aims to restore, revitalize, rehabilitate, and reconnect the city in unique and innovate ways that strike a balancing act between cutting edge urban design and environmental stewardship.

Academic Project | Real Estate Finance and Investment Analysis | Fall 2019

Prima Nido is a mixed use transit oriented redevelopment project proposal for a 1.65 Acre lot within Bloomfield, NJ. The six story double loaded podium building will be located across the street from the Bloomfield train station and features four retail store fronts facing the main street, a large private/ municipal parking deck, residential gym and pool, multiple semiprivate rooftop decks for residential use, as well as a ground level community center open to the public.

The Figure above traces over an aerial image of the town indicating each of the three locations being considered for placemaking opportunities. Each of these locations are displayed using different colored bounding boxes.

In the figure to the left, the yellow outline highlights the existing site boundaries, and the green dotted line shows the outline of the proposed public plaza space. The public plaza space will activate the area of the lot fronting the Mt Pleasant Ave and Parsippany Road intersection.

PLACEMAKING IN HANNOVER NEW JERSEY Hannover, New Jersey

A town-wide scale placemaking project that considers 3 key locations within in Hannover, NJ. The graphics to the left display a central downtown corner lot as a public plaza space currently used for off-street parking on the site of the future Double Tap brewery. By reimagining this space as a pocket park that can be used for local small-scale events, farmers markets, fairs, and serve as outdoor dining for the future brewery and nearby eateries, the site becomes a central point of the Old Downtown and a catalyst for future economic growth.

#LOOKFORTHERIVER COMMUNITY ART MURAL | NEW BRUNSWICK, NJ Grant Funded Community Art Mural|Lower Raritan Watershed Partnership, Summer 2018

#LOOKFORTHERIVER COMMUNITY ART MURAL New Brunswick, New Jersey A unique urban hydrologic cycle referencing community sidewalk art mural, aimed at encouraging and facilitating local narrative surrounding a buried stream that flows into the Raritan river beneath the nearby roadway. The average resident does not think about their actions on land and the shared watershed. As such, #lookfortheriver was developed by the Lower Raritan Watershed (LRWP) as a means of improving way finding to our watershed, as well as to bring attention to how anthropogenic impacts affect our landscape.

This project is embedded within the #lookfortheriver framework and larger conceptual context.

This project was submitted to New Brunswick Community Arts Council for approval in November 2017.

Approval was granted in April 2018 and the project was installed in July of 2018.

The complete mural proposal has three components. The first is a detailed project vision. The second is a three section minimalistic and geometric design that visually references the urban hydrologic cycle and incorporates key plant, aquatic, and pollinator species local to New Brunswick, NJ into its overall design. Finally, it has a community engagement component with a focus on youth involvement.

This project was written and completed under the direction of the President and Founder of LRWP, Heather Fenyk, Ph.D., AICP.

POPULATION, DEMOGRAPHICS, AND HOUSING DEMAND Academic Project | Planning Methods, Spring 2021

POPULATION, DEMOGRAPHICS AND HOUSING DEMAND Passaic County, New Jersey Each of these tables and figures are taken from an analysis that explores both the population and housing characteristics of Passaic County, New Jersey. The report provides both the location and geography, along with some brief historical context as a brief introduction. Then it explores the population characteristics from 1940 through 2010. To better understand the population, the population changes from 1990 and 2000 with attention placed on both the age and sex characteristics are computed and displayed in a table.

Inferences are based on the broader historical population trends and then applied to help explain the population changes that are see taking place between these periods. Next, six methods of trend extrapolation models, as well as a log-transformed modified exponential model are used to predict the population in 2010. Finally, the cohort-component method is utilized to predict age and sex for 2010 based off of the data from 1990 and 2000, as well as both mortality and fertility data. The initial inferences and assumptions are evaluated. Each of the models are assessed by comparing them with the actual population data obtained from the 2010 decennial census. Finally, considering all of the above as context, the unmet housing demand for 2020 is predicted.

GARDEN ACCESS AND EQUITY IN THE HUB CITY New Brunswick, New Jersey A city-wide analysis that explores walking access and equity to community gardens in New Brunswick, NJ. For context, location, population and demographics, poverty status, land use, and other relevant maps were produced. The analysis then uses geocoded locations, residential land use data, as well as walking and biking distance buffers to determine which addresses have access to gardens in the city and if adding gardens to local schools would improve walking access to residents.
