SKY (AKA 605 W 42ND STREET) Location: New York, USA Client: The Monian Group Type: Residential / Mixed Use Size: 80,000 sf / 60 story / 1200 units The project is located on a prominent Manhattan Block, 11th Ave and 42nd Street.

Executed as Director of Design at Costas Kondylis and Partners. Led the design team on the overall aesthetic of the building by working closely with the zoning department to create a form in line with the developer’s desire for an “iconic” identity - both at a pedestrian and urban scale.

The entire project was put on hold with advent of the financial crisis of 2008/2009 but has recently restarted.

Construction is expected to be complete in 2017.

SKY (605 WEST 42ND ST) RETAIL Location: New York, USA Client: The Monian Group Type: Retail Size: 15,000 sf on multiple levels Personally designed the retail base of the building at the owner’s request.

The base was conceived of as Class ‘A’ retail, and was originally intended to house an automobile dealership. It recalled the angle of the tower above and borrowed a traditional architectural form - the Egyptian mastaba - rerendered completely in glass, in order to maximize visiblilty obliquely on the N-S perspective of 11th Avenue.

“ELEMENT” BRAND CONCEPT AND ARCHITECTURAL PROTOTYPE Location: Multiple Client: Starwood Type: Hospitality Size: 80,000 sf / 124 keys Led the design team at CKP to work closely with the Starwood branding and marketing teams for the development of a new extended stay hotel concept, that resulted in the Hotel brand “ELEMENT”.

Took the project from conceptual design through prototypical construction documents. Oversaw construction of a prototype in Lexington, Massachusetts, Assisted Starwood in formatting the project to be sold as a franchise package. The square white arch for which John Fotiadis is one of the trademark holders, has become a identifier of the project and a signature for the brand.

TANG JEONG “CRYSTAL VALLEY”

Location: Seoul, South Korea Client: Smasung Electornics Type: Mixed Use Size: 60,000 m2 GBFA Samsung Electronics commisioned CKP to desgn a master plan as well as architectural prototypes for a new residential district to be located adjacent to the (then) world’s largest flat panel screen manufacturing facility.

Located in a predominantly agricultural area 60 Km ouside of Seoul, the “Crystal Valley” project was designed to maximize green space and preserve as much of the existing landscape as possible. While 5 unique master plan schemes were initially developed, a “towers In the park” concept known as The Park City was ultimately chosen by the client, given the stringent zoning and density requirements of the project.

Led the design studio in all facets of the project, including developing seperate architectural identities for each cluster.

Construction commenced in 2009.

LUSAIL WATERFRONT MASTER PLAN Location: Doha, Qatar Client: Qatari Diar Type: Mixed Use Size: 600,000 m2 (land area) Located in the city of Doha, Qatar, the Lusail project was conceived as a major urban initiative to extend of the exisiting city of Doha to the north. CKP was awarded the design of the Waterfront District of Lusail which was conceived of as a live/work environment on the sea.

Three different masterplan schemes were developed for the site, with the client ultimately chooing a mid-rise density and parceliziation scheme. The final scheme resulted in 1.6 million m2 of buildable floor area.

In additon to creating the masterplan, the CKP Design Studio was asked to develop zoning regulations and architectural guidelines for the whole district.

Led the design studio for all facets of this project.

LUSAIL WATERFRONT ZONING/ DESIGN GUIDLINES Location: Doha, Qatar Client: Qatari Diar Type: Mixed Use Size: 600,000 m2 (land area) Zoning regulations and architectural design guidelines were developed to create a uniform district identity which would still allow for the individual brand expression, and development vision for each individual parcel.

A total of 46 parcels were created each with exacting zoning regulations. The regulations were modeled on the various New York City zoning districts, and their particular characteristics, that the team had dealt with on previous projects and used as a precedent.

LUSAIL WATERFRONT ARCHITECTURAL PROTOTYPES Location: Doha, Qatar Client: Qatari Diar Type: Mixed Use Size: 600,000 m2 (land area) Qatari Diar requested examples and architectural prototypes to illustrate two main points - the development potential of the various types of parcels that had been created, and the shared amenity of the waterfront promenade.

The final design submission to the client consisted of architectural models and renderings of the different building typolgies and waterfront amenity areas that the studio had designed.

An intended “blurring” of indoor and outdoor space through the use of verandas, screens and large scale Mashrabiyas was incorporated as a design strategy into the project.

QATAR MISSION TO UN

Location: New York City Client: Government of Qatar Type: Renovation Size: 10,000 sf

Following the work that the CKP Design Studio completed on the Lusail Master Plan project in Doha, Qatar, the Counsel General of Qatar requested a series of design options for the renovation of the existing Qatari Mission to the United Nations located on the Upper East Side of Manhattan. The project scope included redesigning the ground floor lobby and recladding the entire building facade.

The design approach chosen was to higlight the duality of Qatar’s emerging identity on the world stage - namely a country with strong cultural traditions, but one also open to innovation. All of the design options generated reflected this duality by expressing traditional Islamic architectural motifs through the use of innovative materials and new building technologies.

‘W’ PHOENIX Location: Phoenix, Arizona Client: Realted Group and Partners Type: Hospitality/Residential Size: 25,000 sf A quick design study for Related Companies, for a new W Hotel.

Following in the footsteps of the very successful W Hotel in Miami, Related sought to roll out additional condohotel properties. CKP was asked to quickly develop a conceptual scheme for a prominent intersection in downtown Phoenix, that featured an unusually acute angle at the intersection.

Study of Building Base

The design concept for the building was generated from this angle. The angle and the surrouning mountainous views inspired the “in-out” balcony configuration. The juxtaposed angles of the building facade and the balconies created a dynamic and iconic form which conveyed movement.

Led the design studio in conceptual deisgn of the project.

RENAISSANCE SQUARE THE RITZ CARLTON WESTCHESTER

Location: White Plains, New York Client: Capelli Organization Type: Mixed Use - Hospitality/ Residential/Commercial Size: 950,000 sf

Capelli Organization comissioned CKP to design a large mixed-use development that would contain a Ritz Carlton Hotel, luxuty residences, offices, and shared amenities. The client mandated that the project have a prominent position on the White Plains Skyline and be visible from all the the major throroughfares to and from New York City that pass along the edges of White Plains.

As a result, a scheme comprised of two 42 story towers on a shared base was developed. Partcular attention was placed on the tower tops to create a gateway effect. Led the design studio in all facets of the project. Project construction commenced in 2009.

SILVER TOWERS AT RIVER PLACE

Location: Manhattan, New York Client: Silverstein Properties Type: Rental Residential Size: 1,180,000 sf Silverstein Properties has developed a full New York City Block bound by 41st and 42nd Streets to the North and South, and 10th and 11th Avenues to the East and West.

Silver Towers (AKA “Riverplace II”) completes the block design. The project is comprised of two 58 story towers that sit on a common base of consisting of amentities and affrodable housing units.

Led the design studio in the confirguration of the overall project massing, including the configuration of the tower tops, as well as the courtyard within the base of the building.

42-14 CRESCENT STREET Location: New York, USA Client: Meadow Partners Type: Residential Size: 50,000 sf.

JFA was commissioned by Meadow Partners to design a residential building for the burgeoning residential neighborhood on Crescent Street in Long Island City. The project, which is approximately 50,000 sf, will be a 13-story building consisting of 48 rental units including a penthouse unit.

Of the building’s 4 facades, 2 will be on the lot lines. The other two facades are to be articulated in brick and metal and are designed to reflect the industrial legacy of the area the building will sit in. The façade is visually split creating the impression of two very slender adjacent buildings in the massing. The taller section of the two, reflects the Penthouse unit at the top.

ANDREEVSKIY PLAZA

Location:Kiev, Ukraine Client: ESTA Holding Type: Commercial Size: 86,000 m2

Andreevskiy Office Complex was designed to be an 86,000 m2 building located in Podol, a historic district of wellpreserved buildings in Kiev.

The building was being developed by ESTA Holding, one of Ukraine’s leading real estate development firms. With a footprint of approximately 10,000 m2, the building was to be eight stories tall and designed to contain speculative office space with retail and parking located in the base of the building. It was also designed in accordance with LEED criteria.

JFA was hired to adjust a pre-existing building massing, re-design exterior facades, and design the public interiors.

Effective April 2012 the developer has terminated the project.

ANKARA CASTLE

Location: Ankara, Turkey Client: TASYAPI Insaat Type: Mixed-Use Size: 800,000 m2 In 2013, JFA was commissioned by TASYAPI to develop a concept mixed-use master plan for a 19.25 hectare parcel of land located approximately 2 Kilometers west of the Ankara’s city center.

JFA was asked to design a high-density residential district while preserving the site’s topographic, landscaping, and cultural characteristics. During the analysis stage, JFA identified the need for a new town center for this growing area that is home to Haceteppe University as well as other prestigious academic institutions.

Borrowing heavily from the Ottoman town planning concept of the “Kulliye”, JFA was able to successfully blend a new residential high-rise district organized around a traditional commercial Maydan at it’s center. The resulting master plan creates an urban focal point and destination intended to be used by the development’s residents and visitors alike.

BATUMI RIVIERA MASTER PLAN

Location: Batumi, Georgia Client: Silk Road Group Type: Mixed-Use Size: 160,000 m2

The Batumi master plan is organized by extending one of the major streets of Batumi (Rustaveli Avenue) into the site, which roughly splits the site into a northern and southern zone. The Boulevard terminates at the high rise resiential tower.

The southern zone which consists primarily of the marina village, is designed to connect the new waterfront to the rest of the city, by creating a plan that matches the scale, height and proportion of new buildings to those of the historic Batumi city grid and fabric. The Marina Village is planned to be an exclusively pedestrian zone.

The northern zone is intended to be a mixed use development consisiting primarily of resiential buildings, and will be part of Phase 2.The whole site is anchored by a high rise luxury residential tower (formerly “Trump Tower Batumi”). also designed by JFA and shown in this portfolio.

TRUMP TOWER BATUMI

Location: Batumi, Georgia Client: Silk Road Group Type: Residential Size: 54,000 m2

The Trump Tower was designed to be part of the Phase I. The design of the tower was driven by two ideas – to create an iconic profile on the Batumi skyline, and to maximize the views out of the building for every residential unit.

A triangular floor plate was chosen to accommodate these two ideas. By highlighting the special attributes of each corner, views are further enhanced; not onlyfrom each individual unit, but also from the public zones. Two northern corners with sea views get maximum exposure from having double corner window. The south corner opens up to the city view, providing southern exposure to the atrium.

While no longer branded a s Trump tower, the project will commence construction in 2018.

MAIDEN LANE

Location: New York, USA Client: Maiden Lane LLC Type: Mixed-Use Size: 250,000 SF. JFA was commissioned to design a mixed use tower in the financial district of Lower Manhattan. The developers desire to maximize the allowable buildable floor area meant creating a building which included residential, commercial and retail floor area. The property is unusually narrow and will thus require special engineering considerations.

JFA completed its design work on the project in 2010, afterwhich ownership sold the property to another developer.

JFA coordinated its design efforts with world class engineering firms Langan Engineering and Thornton Tomasetti to create a viable and economically sound solution while maintaining a dramatic architectural vision.

SOFIYEVKSI

Location: Kiev, Ukraine Client: Fortaks Development Group Type: Residential Size: 6,400 m2 Protected by the municipality, Sofiyivski Street runs through a historic UNESCO district of Kiev near the Cathedral of St. Sofia. The district houses residential buildings from the late 19th century, rendered in a style locally known as the “Ukrainian Baroque Style”. Fortaks Development, a local real estate development firm, hired JFA to design a mid-rise residential building within this historical locale.

The site proved challenging in terms of vehicular access and physical limitations placed on the building by the historic district. It was clear from the outset that the building would need to comply with footprint and height limitations as well as echo the architectural aesthetic within the district. JFA designed a building with a jewel box character. A traditional building rendered in modern architectural details.

The plan organizes residential units around a central core, set on a retail base. The main building façade sits symmetrical on Sofiyivski Street with the residential entrance located on a side courtyard.

TSINANDALI / RADISSON WINE RESORT

Location: Tsinandali, Republic of Georgia Client: Silk Road Group Type: Hospitality Size: 10,000 m2 Situated in Kakheti, the heartland of Georgia’s wine region, the new Radisson Wine Resort at Tsinandali bridges the millennia-old tradition of wine making in the Southern Caucasus and current global trends in cultural tourism, creating a unique guest experience.

JFA was hired by Silk Road Group to re-purpose the historic wine factory at Tsinandali, and design a new 100 room boutique hotel adjacent to it. Recognizing its importance as a national landmark, JFA approached the design of the buildings and interiors as an opportunity to preserve and celebrate the cultural significance of the estate, allowing guests to immerse themselves in the rich history of Tsinandali and Georgian wine. The design of the hotel is modern in its volumetric configuration, and re-interprets the materials and formal configurations of the older existing buildings.

With its fragmented volumes, inclined roof-planes, weathered-steel framed windows and half-vaulted entrance lobby, the new structure embodies the spirit of the estate through a contemporary aesthetic.

ZEN KYIV

Location: Kyiv, Ukraine Client: ENSO Type: Mixed-Use Size: 130,000 m2 ZENKYIV is a building complex which is envisioned to not only as a place to live, but a place where someone can “center” his or herself.

ZENKYIV does this by acknowledging and marking the passage of time at a very specific location, but it also by transitioning its occupants from the outside world to the inside world. From The City to the Individual home. From an environment of noise and chaos, into a world of contemplation and inner peace.

The sequence of entering this project begins with the arrival. Beginning from the central point of the project, “the oculus”, occupants move from the point of entry and towards the final destination of their home, they transition. Nature is part of the passage and is a living echo of the seasonal changes. ZENKYIV is far more than a “green” project, even though there will be plenty of green in it. It is really about nature.

EVO AND ARC KYIV

Location: Kyiv, Ukraine Client: Taryan Type: Mixed-Use Size: 150,000 m2

Taryan Group in Ukriane asked John Fotiadis to participate in a closed competition for tw new resientail towers in Kyv, Ukraine.

Taryan has a rich history of construction, with a clear vision towards a better future through technological innovation. As a result ,the design of the two proposed residential buildings blended the brand identity of the company with narrative celebrating an evoloution of building technology.

The two buildings were organized around a central plaza which would connect visitors and residents to a retail center blow plaza level.
