The idea of electric take-off and landing (eVTOL) machines is as old as the science fiction books and movies of our childhood. The technology began to really take shape in and around 2009 when NASA first used Distributed Electric Propulsion (DEP) technology in motors, batteries and fuel cells. This led major original equipment manufacturers (OEMs) like Airbus, Boeing, Honda, Hyundai and Toyota to push, test and advance the concepts to a place where urban air mobility is not only a feasible idea in 2024, but a workable reality.

Based on concepts and software developed and tested by Uber Elevate, there is a growing number of startups betting their future on skyhigh interest in urban air mobility (UAM). There have been several companies developing the idea for air taxis with rideshare technology, hoping to expand on the early, single-seat prototypes.

Companies like Wing and Amazon Prime Air have been offering air delivery service since 2020. Other companies are using the technology for EMS, agriculture and heavy cargo transportation. Others like Archer are committed to air travel reimagined.

Archer’s Midnight urban air mobility (UAM) aircraft was designed to modernize the idea of the everyday commute. Capable of flying up to 100 miles, Midnight is optimized for 20 to 50 mile urban trips with a 12-minute charge time in between.

The new face of eVTOL is powered by six independent packs, each supporting a pair of electric engines. With speeds up to 150 mph, this new four-person plus a certified pilot machine can make hour-long highway commutes a short flight from anywhere.

These new machines have been built with safety, safety and safety through redundancy in mind. The aircraft’s avionics are equipped with four flight control computers, with inertia navigation, GNSS and AGL sensors to keep the pilot up-todate on every possible piece of data. Not only that, each pair of electric engines has their own power source in case of any malfunction.

Archer has put in the time to back up their technology. Between 2018 and 2020, they recruited industry-leading engineers, completed over 500 sub-scale flight tests and secured Maker configuration and flight handling. For the last few years they’ve secured partnerships with United Airlines and Stellantis and flight testing with the US Air Force. They’re one of only two to receive certification for passenger-carrying eVTOL’s with the FAA.

The Midnight (UAM) is designed to handle up to 1,000-plus pounds of payload, comfortable for four passengers, their luggage and the pilot. The lightweight composite structure makes the sleek and stylish aircraft the perfect balance between weight and strength, with leading industry aerospace composites. The full airframe of the Midnight is made of carbon fiber, ensuring the structural safety and performance of this modern flying machine.

Safe, sustainable and quiet are only a few of the things urban air mobility users require.

Midnight is designed to cruise at around 2,000 feet, making its noise level almost 1,000 times quieter than a helicopter. While in flight, the aircraft’s tilt propellers are aligned with oncoming air flow, helping decrease noise levels even more. This is also optimized through 12 small propellers and not one large engine, helping to secure safety as well as lower noise in the air and on the ground.

Midnight is all electric and Archer is on the leading edge of sourcing renewable energy, including sustainable seats made of “flax” fiber and other materials like recycled plastic bottles. The future of UAMs is not only comfort, cost and low noise, but it can be a part of the new way of using sustainable supply chains to help reduce their overall footprint.

The Maker flight test program has also made it possible for Archer to develop industry-leading technology and secure certification. These steps have allowed for the first purchase and delivery of 100 aircraft on their way to taking over the horizontal and vertical flight to success.

From their manufacturing facility in Santa Clara, California, the plan is to lead and react to the needs and wants of this growing area of urban air mobility. Their goal moving forward is to replace 60-to-90-minute urban commutes by car with 10-20 minute, back-toback flights that are safe, sustainable, low noise and cost-competitive. All this with a minimal charge time of around 10 minutes in between. This will allow for future areas of growth as regulations adapt and the competitive marketplace takes shape.

Look to see more vertiports or urban air hubs as this exciting new trend takes off. Vertiports and their availability will be key infrastructure for takeoffs and landings, as well as supporting charging facilities, maintenance and passenger services in major cities. The future will continue to see more collaborations between industry leaders, government, urban planners and community organizations, as it will be a huge part of the inevitable growth in this industry.

The 2019 Block Three Cabernet Sauvignon delivers a wave of black cherry and mocha plum. Chewy, it engages with flavorful tannins and develops an intimacy with the palate. Seavey Vineyards 2018 Cabernet Sauvignon

Seavey Vineyards, founded in 1979 on a renovated stone winery building that was originally part of the Franco Swiss Winery operation in the 1800s, produces approximately 3,000 cases annually from the estate’s 40 planted acres.

Blackberry, tart cherry and warm cassis waft from the glass, with notes of nutmeg and black pepper. This dense yet subtle wine has a well-rounded palate of huckleberry, red rope licorice candy, and cherry cola, with bitter chocolate, cinnamon, and a sweet tobacco finish. Time in French oak barrels served to balance this structured and energetic yet surprisingly soft wine. Atypically polished tannins and balanced acidity lead to a weighty, extended finish sure to stand the test of time. $240.

This is an ideal choice for dry aged beef or leaner cuts of beef, paired with vegetables like turnips, onions and portobello mushrooms.

Malk Family Vineyards

2020 Fort Ross-Seaview Pinot Noir

The Malk family tradition of wine farming began almost 100 years ago near Cape Town, South Africa. The Pinot Noir grapes for this wine were sourced from the Kings Ridge Vineyard located in a particular sub region of the Sonoma Coast appellation, often called the “true Sonoma Coast.”

The 2020 represents the more feminine nature of the vintage. It is bright and silky smooth on the entry and offers a simply delicious mouthfeel. It presents everything that the Estate has: black cherry, fresh earth, black tea and hints of vanilla bean but adds another layer of gorgeous fruit with added violet floral notes and even a hint of clove spice and certainly forest floor. Truly an elegant wine that exhibits some concentration without compromising balance and finesse. $70.

FOOD PAIRINGS

This wine is an ideal medium red for winter mainstays like roasted chicken, duck breast, and morel and chanterelle mushrooms.

It’s no secret that expectations surrounding luxury travel have been redefined throughout the past decade. No longer is luxury only about the most expensive experience with meticulous attention to detail to match, but now, rare and exclusive offerings are expected to qualify as an ultrapremium travel experience.

Think bespoke itineraries that provide insider access to the most famous sites in the world like a picnic at Petra, solo tours to the Colosseum, or hot air ballooning over the Serengeti. Travelers seek luxury in adventures that lead them where no other tourist is to gain perpetual bragging rights of “I went there.” Increasingly, rare and exclusive experiences have extended to food and beverage, to add to the notion of “I went there,” with “and I indulged in that.” The latter is particularly relevant to elusive labels of wine and spirits.

Perhaps this is why there’s been an uptick in expensive, rare labels, not just at five-star hotels across the globe but for floating vacations, from yachts to cruise ships. Rune Thomas, SVP of communications at SeaDream Yacht Club shares an example from a recent charter guest. “He requested a rare five-liter Chateau Petrus Magnum bottle,” said Thomas. “We were able to find one single bottle in Monaco and it was brought to the yacht in an armored car with guards closely following the bottle from the wine cellar in Monaco to the yacht.” Though Thomas was unable to comment on the price

due to non-disclosures, a similar bottle is listed online for $49,999.

In case guests want to go big but not five-liter big, SeaDream Yacht Club’s wine cellar is always stocked with exquisite bottles such as Chateau Petrus Grand VII for $5,143 per bottle and Echezeaux Domaine De la Romane Conti 2011 for $3,945.

Though yacht charters have long been associated with an expectation of exquisite attention to detail and personalization, in

recent years, several cruise lines have joined the ranks of elite offerings when it comes to wine and spirits, showcasing that they’ve adapted to the contemporary luxury traveler who expects access and exclusivity as part of their experience. After all, what could be more exclusive than sipping on a vintage that matches your birth year?

On board Viking Ocean Cruises, Torshavn Lounge and Bar is stocked with the largest vintage selection across any cruise ship with their Armagnac collection spanning 1935 to

1965, inspired by Chairman of Viking Torstein Hagen who pictured 30 years of vintage spirits as an offering for guests to celebrate their birth year. The hotel operations team landed on Armagnac as they say it’s “more special, with more fruit content that ages differently than cognac,” for an unexpected tipple. Prices vary by year, but the most costly is a 4cl pour (about 1.3 oz) of 1948 Armagnac for $332.

On Silversea, the Connoisseur Corner waits to delight guests with premium spirits, including cognac, scotch, tequila, bourbon and grappa. The most expensive selection currently available is Reserve Hennessy Richard Cognac—$350 per glass or $9,000 for the bottle—a unique presentation of 250 years of Maison Hennessy that offers a special blend of rare eaux-de-vie for a delicate nose and spicy palate.

In the American whiskey category, Silversea features Pappy Van Winkle 20-year-old, considered as a cult bourbon among enthusiasts and celebrated for its heritage and rarity (not to mention, when it was first released in 1994, it became the world’s first 20-year-aged bourbon). It’s extremely challenging to get your hands on, let alone a sip of, but on Silversea, guests can enjoy a glass for $240 or a bottle for $6,000.

It’s not all about spirits. In recent years, Princess Cruises has prioritized enhancing its wine program. They’ve worked with prominent figures in the wine world, including a past partnership under the guidance of Master of Wine and Master Sommelier Doug Frost to expand their selections and a current collaboration with Caymus Vineyards and owner Chuck Wagner for a wine-pairing dinner at their

Crown Grill. Among the selection of unique vintages listed on their wine list is the indulgent $5,288 bottle of Chateau Petrus Pomerol.

Cunard has also amped up its wine offerings with a variety of hand-picked wine packages curated by their partner sommeliers and stored in their onboard cellar. The most expensive of the packages is The Commodore’s Collection, which is $445 for six bottles or $750 for 12 bottles with access to selections from premier wine regions from Châteauneuf-du-Pape to Napa.

When it comes to river cruising, Riverside Luxury Cruises sets an exceptional standard across the pond with their European sailings. Their house Champagne is Tattinger Brut Reserve, though there’s no outrageous price associated with this pour, as guests aren’t charged for the house wine. The new company

is leading by example—included alcohol can equate to quality.

For guests seeking a bit more, Riverside Luxury Cruises presents their coveted private dining space, the Vintage Room, where reservations can be made for a premium wine and food pairing for 295 euros. That price is inclusive of the grand selection of wine labels available, from bubbles like Dom Pérignon, to great estate white wines like Chablis Grand Cru Grenouilles La Chablisienne, and red wines such as Opus One, Mondavi & Baron Phillippe Rothschild.

If you have your eye on a prized bottle that you haven’t gained access to yet, on your next sailing, it might be worth asking about your chosen vessel’s top-shelf labels—you may have a better chance of securing a sip on the water than you do on dry land.

For ideators and designers alike, it all begins with a sketch. On a raw, colorless page, the precision is shown in a contrast of sharp lines and imperfect edges. Acting as a rough draft for a soon-to-be gem, the piece of paper is paramount. The smeared details, while tedious and hard to replicate, draw in the consumer and ultimately form a lasting impression. The sketch sets the expectation.

Robert Procop, leading diamond and gemstone expert, finds proper craftsmen to sketch the designs for his California-based fine jewelry brand, and he says it’s key to success in the industry. Procop believes that this doesn’t happen by gliding with the status quo, but rather by pushing boundaries to find what works. Over time, this garners deeper admiration and respect. It was an intrepid concept Procop may have adopted from his father, who worked as an engineer at General Electric.

Born and raised in Southern California, Procop’s boldness and determination were wildly evident even from the time of boyhood. What started as a desire to collect rocks and gems in early adolescence evolved into buying and selling gems for trade. He worked in a jewelry loan office and fervently acquired the tricks of the trade. “I traveled the world and learned the

techniques of making fine jewels,” Procop said. Not only did he absorb this knowledge at an impressive pace, but he earned enough money to financially support himself as a young and spirited college student.

After immersing himself in the fine jewelry world, Procop embarked on a journey to Bogotá, Columbia where he quickly mastered the art of faceting a gemstone using a polishing machine to cut and buff the gem into a size that was suitable for sale. This tedious task, along with his love for lighting, formed an unrivaled appreciation for the design process.

Procop’s next phase of life sharpened his business acumen even further. The aspiring jewelry professional accepted roles like wholesaler, retailer, and store owner. He even began his very own luxury jewelry business in the heart of Beverly Hills called Diamonds on Rodeo, serving distinguished clients like President Ronald Reagan with exceptional, hand-crafted accouterments.

Procop now leads an advanced business concept of his own, using his familiar moniker as the foundation of the eponymous jewelry brand. Gaining notoriety along the way, Procop made his mark with royalty when he cared for the crown jewels under Queen Elizabeth. Additionally, he commissioned pieces for celebrities such as Angelina Jolie and Brooke Shields.

To showcase his infectious love for fine jewelry, Procop recently collaborated with the Natural History Museum of Los Angeles to curate the exhibit, “100 Carats: Icons of the Gem World.” The display is a true depiction of the jewelry designer’s most covetable gemstones, including a 120-carat Mozambique ruby known for its brilliance and strong fluorescence. Each gemstone in the collaboration is over 100 carats, revealing not only the true splendor of each piece in his personal collection, but his dedication to quality.

Procop’s inspiration behind the collaboration shows his adoration for high-end design, and if studied further, his refreshingly unconventional approach. He recalls asking himself, What has never been done before? And the rest fell into place. “The answer and challenge turned into an incredible treasure hunt for the finest gems in every species,” Procop said. “This kind of search and discovery is what I enjoy most.”

The Robert Procop brand also seeks to make an impact further from home. The brand supports

proper sourcing and responsible mining as a way to rebuild an industry broken down by society’s harmful impact. Unethical practices and overconsumption have challenged the integrity of the industry and given jewelry brands, like this one, more leverage to reveal these issues and bring them to the surface. The Procop retailer continually strives to educate consumers on how to shop for gemstones, which demonstrates the honest company they strive to build.

Robert Procop doesn’t intend to lose momentum anytime soon. In addition to his design and curation work, the brand proudly participates in charitable work with organizations including Treasures from Angels, a designer resale website where proceeds are given to a women’s family shelter, the Los Angeles House of Ruth (LAHR). Additionally, the brand completes work for the Education Partnership for Children of Conflict, a non-profit organization committed to increasing access to quality education for underprivileged children.

Learning the art of gemstones takes time and patience, but the team at Robert Procop would say it’s vital to standing out in the industry. Beyond that, they facilitate a quality approach that is mindful of ethical regulations. Acquiring gems from the mines and firsthand sources has helped them form an honorable reputation. And the final aspect to success has been finding the sweet spot for competitive value.

When asked what advice he’d propose to aspiring jewelry designers, Procop concluded, “Imagine your most creative ideas. Sketch them on paper over and over. Dream of what they will look like,” he said. “And only use master craftsmen.”

Designers Bring Unmatched Luxury to the World of Private Aviation.

Time drags on when you’re confined to a small seat inside a commercial aircraft. Sleep is elusive and your favorite Nicholas Cage film has only occupied 90 minutes of an overnight flight. However, for those flying privately in 2024, a trip from New York to London aboard aircraft like the Dassault Falcon 10X can feel like you’re spending the night comfortably in an exotic penthouse.

Dassault Aviation is one company in a competitive field offering purpose-built aircraft ready to host custom luxury interiors. In the private aviation world, given the space restrictions of a jet cabin’s dimensions, it takes a significant investment and talent by industryleading designers to craft a truly exceptional concept. But when done right, the results are an enchanting atmosphere built around “the client’s personality, their way of life, and their own tastes and desires,” Pietro Scaglione, CEO of PINTO Design, told Jetset.

These premier interiors feature a thematic design tailored to the client: a bespoke approach to luxury private aviation. Multifunctional layouts mean flyers can use the lounge for business, rest or relaxation. Many aircraft include estate bedrooms, state-of-the-art entertainment systems and lounges meant to accommodate whole families and parties of friends. Each cabin is an extension of its owner’s mission in life, with every square inch of cabin design carefully considered.

Some cabins seem otherworldly, especially the Mercedes AMG “Red Pig” concept, where the collaboration with Lufthansa falls on the more masculine side of the design spectrum. It’s a flying tribute to the attitude of the 6.8-litre V8 saloon turned race car. The cabin is built for those with a high-octane sensibility, featuring blacks, greys and whites with red accents wrapping around a space-age cabin. Moreover, this concept honors the legacy of the high-performance

Mercedes-AMG through “precisely embedded carbon fiber elements as well as a characteristic seat upholstery facelift,” the company said.

Many of the most compelling bespoke cabins, however, come from smaller companies specializing in luxury interiors, like France’s PINTO and the United Kingdom’s Design Q and Lie Alonso. Their work often results in clients making their jets into a second home.

Sometimes, this means just creating comfortable, low-profile dynamic spaces. Other times, it means creating interiors with a pronounced ambience and an almost palpable aesthetic. It is all about fitting the needs of the VIP clientele and their aircraft.

FLYING ARTISTRY

The Brazilian-born twin sisters of Lie Alonso are masters of atmosphere. Unlike the Red Pig, Valeria and Diana Alonso drew upon more rejuvenating powers with their “Ancient Future” cabin design that they created for the Gulfstream G650ER business jet. Guests entering the aircraft are greeted by a laurel motif that runs through the cabin. Silk embroidery on the sidewalls adds a special touch, with the cabin invigorated by ribbed wood veneer for the bulkheads and the grey chevron-patterned doors and credenza.

A pearlized finish and purple trim on the seats enhance the ambience and serve to complement the resplendent furniture. Specially fashioned lights make the golden tones glisten, and the carpet, with its burgundy-purple hue, functions as the centerpiece of the interior, intended to evoke the Brazilian primavera flower, noted Lie Alonso.

Flyers aboard the G650ER will also find a private room in the aft part of the plane—a retreat for those seeking sanctuary. The lounge area in the body of the Gulfstream’s approximately 46-foot-long cabin, which measures over six feet high and eight feet wide, functions as both a work area and a place of leisure designed for a range of activities.

The goal, Lie Alonso said, was not merely to design an interior, but to make the interior itself a work of art, one embodying the company’s Ancient Future design philosophy: “Abundance and beauty are powerful aspects of our existence, waiting to be unlocked to enrich and celebrate our experiences.”

DYNAMIC SPACE

Howard Guy, CEO of Design Q, told Jetset that when his company broke into the private interior design game back in 2005, he found private aviation interiors seriously lacking. Instead of the dynamic cabin experiences of today, most private aircraft were drab and set in boring beige, with little thought as to how a VIP might want to experience space aboard a private jet, Guy said. He credits Design Q’s experience working with cars as giving the company the needed chops to create a “slick environment” in smaller spaces. He said he wanted to bring the same standard of luxury clients experienced inside a Bentley to the cabin of a private jet.

Today, Design Q’s work can be found within the Bombardier Global 7000 airframe. The Global 7000 is a state-of-the-art private jet with a range of 7,700 nm and the capability to fly near Mach speed with up to 19 passengers. The prototype mockup for the 54-foot by 8-foot aircraft demonstrates how a jet’s interior can be transformed into a dynamic cabin that ultimately functions as a home away from home for many of its VIP owners.

The Global 7000 mockup conveys a mood of contemporary business luxury. The layout features a stately bedroom with a king size bed, a bathroom straight out of a penthouse and an enclave designed for business and leisure, where passengers can view films in ultracomfortable leather seating. Like Lie Alonso’s concept, Design Q focuses on fine materials like silk carpets and stone countertops. Lighting intensifies the ambiance with contemporary tones set against hardwood floors, as well as satin and gloss wood veneers throughout the cabin. Wood finishes and rows of leather seating make for the perfect place to conduct business before cracking open that champagne.

In the end, there’s no reason not to celebrate when flying privately aboard a Bombardier, Dassault or Gulfstream amidst the most captivating interiors the industry has to offer. Because “it’s a bit like theater,” Guy said. You take a VIP, “work with their character and give them something they have not seen before.” This results in a travel experience that is savored, not endured.

Can the Polestar 0 be the First Truly Climate Neutral Car?

The automotive world is in a state of uncertainty, there’s no doubt about that. Electric-only brands are making rapid advances into the unknown while commentators tout hydrogen and synthetic fuels as a better solution, and armchair critics brand EVs as being farcical in the first place. It’s no wonder consumers don’t know what to do. One thing all can agree on is that the climate needs an answer. Will EVs go on to become the more widely-adopted and accepted solution? The truth is, no one really knows what’s going to happen.

According to the website Insideevs.com, the US electric vehicle market saw its best year of sales yet in 2023. The research firm Canalys is predicting the global EV market will grow by 27 percent in 2024, although this will represent a slowing in growth overall. But the problem for many consumers who are still on the fence, not least petrolheads fighting the tide, is that the upfront carbon emissions created by EV production are massive. This “carbon debt” gets delivered with the car, paid off as you drive until you reach a zero emissions “breakeven point,” typically within the first one to two years of ownership.

Decarbonizing the supply chain and eliminating emissions during production, however, could go some way to increasing consumer confidence in EVs. And it would, obviously, make it a far more scalable solution for our climate. But such a challenge might not sound possible, when you consider the number of processes, materials and suppliers needed to create a car. But perhaps it’s not impossible.

That is the belief of Polestar 0—an ambitious research project designed to decarbonize the supply chain and create a truly carbon neutral car by 2030. But can it really be done? During an interview at Polestar’s Swedish headquarters, Fredrika Klarén, head of sustainability, sat down with us to help dissect the answer.

“This is a moonshot goal,” says Fredrika, “but the purpose of the project is really to develop climate neutral materials that will be pivotal not only for Polestar, but for the industry as a whole. Even if we get to 95 percent, it will have an amazing impact.” The core belief of

the project is to focus on carbon elimination— rather than using carbon credits to “offset” its emissions through green projects. “It’s great that we have programs that are supporting forestry, cultivation and renewable energy production. We should do all of that. It will have a climate impact,” says Fredrika. “But it’s just a connection to a product that has been used in the wrong way. So we’re researching and innovating within the project, rather than buying a certificate that doesn’t really mean anything.”

Since Polestar 0’s inception in 2021, Polestar has brought over 20 partners onboard to help it move closer to its goal, all of which are on the same page. “The partners that have joined Polestar 0 have joined because they believe in what we have set out to do. It’s very much a 50/50 collaboration,” explains Fredrika. “What I really love about it is when you put an engineer to the task, things start happening. But the engineers haven’t been put to the task before, previously they’ve been focused on quality or lowering costs. What we’re doing here is using this brain power we have together and asking them to eliminate climate emissions.”

This includes suppliers covering flat rolled and recycled aluminum, biomaterials, carbon neutral and fossil-free steel engineering, textiles and, crucially, rare earth minerals. As one of the largest carbon-emitting activities in production, the mining and making process for battery components is also being addressed. “If you go to the Nordics and you look at the way Swedish companies have developed the mining of the mineral used, you see that there are electric dumpers around in the mines,” Fredrika says. “If you look at the climate accounting of a mine, you can really start conceiving the different measures that would eliminate emissions. We have a British company mining rare earth elements, for example, and (the rare earth deposit developer) Pensana will join the initiative as well. They are really planning to bring in loads of renewable energy to their production sites to make this happen.”

As a Swedish electric performance car brand, Polestar says it prides itself on transparency, and it would seem Polestar 0 is the value’s poster child. The brand publishes the carbon footprints of all its models using a Life Cycle

Assessment (LCA) that takes into account a range of factors, from supply to manufacture and recycling, and summarizes its footprint in one number. The measurement takes into account the EV’s “cradle-to-gate” emissions— essentially those produced during production. It’s with this LCA Polestar plans to measure its Polestar 0 project. Presumably, that means Polestar 0 would roll off the production line starting at 0 tons of CO2e, or perhaps even carbon positive—if successful.

You can see the impact of its research beginning to show through other models. In 2022, the brand reduced its CO2e emissions per car sold by eight percent compared to 2021, and its recent 2023 model, Polestar 4, achieved the lowest carbon impact so far. That includes using new interior materials like tailored knit textiles made from 100 percent recycled PET (commonly from plastic bottles) and floor carpets made using ECONYL, which includes reclaimed fishing nets. It also uses bio-attributed vinyl that replaces crude oil with pine oil when made and NFPP for specific door trim panels that use 50 percent less virgin plastic. Polestar 4’s LCA

has a footprint of 19.4 tons of CO2e at launch, a number steadily decreasing from 26.2 tons of CO2e for the Polestar 2 in 2020.

Polestar is already using blockchain technology to trace the lithium and cobalt it uses back to their source, in an effort to move towards transparent carbon neutrality. “We know that we have so many risks in our supply chains, which can be everything from environmental pollution to human rights violations, corruption to animal welfare, and so on. If we know where the materials are coming from, we can go in

and check everything is acceptable,” Fredrika explains. “The problem is that many companies haven’t really asked where the material is coming from, especially in the mining industry. Blockchain creates transparency.”

They are also hoping to rally the rest of the automotive industry, and to use collaboration between OEMs to improve sustainability as a whole. “When it came to climate, we asked: “What do we need to do, and what has the industry been asked to do?” And we didn’t really find an industry-shared view on this. So, we

actually commissioned a report together with Rivian (a US EV maker) and a consultancy to figure out the carbon budget for the industry,” says Fredrika. “In that work, the findings were shocking—we are currently overshooting our carbon budget by at least 75 percent as an industry. We will spend all of it by 2030.” The report found three key levers that could help, among which one was to decarbonize the supply chain. It’s Polestar’s hope that this work won’t simply benefit its own brand, but the industry as a whole. “Supply chain projects like Polestar 0—figuring out how to produce materials that are climate neutral—have been met with such enthusiasm and curiosity. And we’ve spoken to a lot of other OEMs. It’s ongoing advocacy work. We’re not done at all.”

As for whether creating a truly climate neutral car is, in fact, possible, Fredrika has an answer: “We don’t know—but we’re certainly going to try.” Despite the uncertainty, this is the moral of the Polestar 0 project. If more brands take an attitude like this to sustainability within their portfolio, the world’s 1.5C degree target will surely fall easily within reach.

The sport, despite an onslaught of technological improvements to equipment, athletic clothing, and a slickly made Netflix series showing the sport’s luxury-loving superstars, still seems to evoke both within and without a sense of being old-fashioned. Maybe that image persists because so much of the game in this country takes place behind the closed gates of country clubs, but golf, especially with an influx of new players post-Covid, has been changing for some time. One of the best-case studies for that change is America’s first golf resort, Pinehurst.

Located in the Sandhills region of North Carolina about an hour south of the state capitol, Raleigh, Pinehurst has been hosting golfers since 1895 and this year it will host its fourth U.S. Open after being named an “anchor site” by the United States Golf Association. This means the championship will return to the resort’s most famous course, simply named No. 2, four more times between now and 2047. The last time the resort hosted the championship was in 2014, when it held both the men’s and women’s U.S. Open in back-to-back weeks, revealing a restoration to No. 2 where more than 40 acres of sod had been removed to return the course to a more rugged and natural look, in line with its appearance through the 1920s and 1950s.

No. 2 has always been the resort’s main draw despite having nine courses in its roster—and a tenth slated to open this April—for legions of golfers over the years who wanted to test their games, but the 2014 championships helped show casual golf fans used to seeing the teeming green of their home courses or Augusta National Golf Club each April, a different look—and a different way—to play golf. That looked involved not lush fairways and brightly-lit greens that glowed on the screen but a course that showcased a return to oldschool centerline irrigation with fairways brown and crispy at their edges, punished by the hot North Carolina summer. Furthermore, wide expanses of sand, spotted with native wire grass, provided a glimpse of golf’s past in the Sandhills and the makings of the resort’s future.

Those aesthetics captivated both the television audience and the pros, allowing the course’s original strategic elements—its fearsome dome greens known as turtlebacks—to take center

stage and not the ways in which the course was maintained. Though the restoration of No. 2 had occurred three years before the tournament, the success of the course in holding up to the challenges of both testing the best golfers in the world and hosting consecutive tournaments served as “catalyst for all the changes that happened” at Pinehurst, says Tom Pashley, president of Pinehurst.

Those changes have included updated new dining options, including The Deuce, whose patio overlooks the 18th green of No. 2 and where resort guests cheer—and sometimes playfully boo—their fellow golfers finishing up their rounds. A new brewery is located in the town’s former steam plant, and there has been a complete renovation of several other of the nine courses in the resort’s portfolio, including its No. 4 course by esteemed architect Gil Hanse, which along with No. 2 hosted the 2019 U.S. Amateur.

“I don’t know that we had any grand plans of taking [the renovations] as far as we have,” Pashley says when they started restoring No. 2, “but with each iteration [the resort] is just so well received and the appetite is strong for people to continue coming here.”

He goes on to cite the energy of the resort’s customers as a further catalyst to change and adds, “What I love to do is have somebody who hasn’t been to Pinehurst in the last five or ten years—when they come and visit it, they can’t believe it.”

The improvements at Pinehurst, in large part, are a reflection of a shift in the golf destination market largely brought on by the arrival of Bandon Dunes in Oregon, 25 years ago. At the time, many golf destinations had relied on either one architect or a handful of well-known former professional players turned architects to build their courses. Bandon presented a new paradigm in America, namely a links golf experience like that in Scotland and Ireland, where the game of golf as we know it was invented and first took shape. As Bandon’s own roster of courses grew, so did its popularity, and it forced other resorts to look at the formula for its success.

That No. 2 was indeed a world-class course, even prior to the restoration, was never really in doubt, though many people longed for it to return to its roots, including Tom Doak, who said the course had strayed too far from its origins. Beyond No. 2, though, traveling golfers had little reason to visit the other resort’s courses, which didn’t have the same cachet. The renovation of No. 4 helped a new breed of golfer, eager to try different kinds of golf, eager to play on courses that naturally reflected their native environs, discover another option at

the resort. And, ironically, for a resort that’s hosted more championships than any other, it was its par-3 course, The Cradle, that might have done as much to change its image from living history to living history and must-see present. At less than 800 yards, The Cradle looks like No. 2’s little brother, but at any given time on any given day you can see it teems with golfers ages four through eighty, all with smiles on their faces.

And, like other golf resorts across the country, Pinehurst has seen a spike in demand, which has led it to add a tenth course. “We’ve got more visitors trying to come here, so we really were having a constraint of available tee times,” Pashley says. (This quote wasn’t attributed but I assumed it was Pashley because he’s the only one quoted.) One of Pinehurst’s unique features is that it’s both a resort and a country club with its own members. A spike in the rolls of both almost necessitated a new course. No. 10 is being built by Tom Doak on the remnants of an old mining quarry and features wide playing corridors with a slew of undulating greens that invite shots to be run-up to their surface and will provide multiple pin positions that can change the playing strategy for each hole.

“I think No. 10 offers a lot of different elements that we don’t have on any of our other courses,” Pashley says, adding, “One

of my favorites is just the setting.” The course is located four miles away from the main resort on an isolated piece of property. “While I love the hustle and bustle of courses one through five here at the main clubhouse, to me, it’s like a national park. Everyone is here; they’re all looking, they’re all admiring. But over there you can just listen to the silence and the sounds of nature.”

A new course and hosting a major championship. One of those would be a lot for any resort, but along with those, the resort has also completed a major renovation to its flagship hotel, The Carolina, which involved improvements to every guest room, including leveling floors to the hundred-plus year-old hotel, as well as reconfiguring many of the room’s spaces to accommodate the modern golfer. As Pashley points out, in the resort’s earliest days, guests were packing steamer trunks and staying for a month or more. Large closets in rooms are no longer needed. Coffee stations and soundproofing are.

So, when visitors and players arrive this June for one of golf’s oldest championships at one of its oldest venues, they’ll both see and experience the past through new, modern amenities that Pashley hopes, “carries us for the next fifty years.”

In 2017, Winch Design collaborated with CRN Yachts to create the interiors of the Cloud 9. The CRN’s sole design directive was to ensure the interior was suitable for both charter and family use. The prominent design features, such as the vibrant blue juxtaposed with sandy tones, establish an elegant, pristine, yet daring aesthetic. The maritime motif is further emphasized through the incorporation of corals and shells, while the woodwork predominantly utilizes limed oak and brushed Douglas Fir. Since its launch, the Cloud 9 made a significant impact in the yachting realm. Spanning an impressive 243 feet, this superyacht epitomizes excellence in design, functionality and luxury. Boasting a sleek profile complemented by intricately-crafted superstructure details and the refined elegance of its guest areas, this superyacht epitomizes world-class luxury. The design includes eight cabins, a glass-bottom pool, jacuzzi, gym, spa/salon, outdoor cinema (don’t worry, there is an indoor one too, for rainy days), and a 4,500 square-foot master suite. Winch Design also brings its signature touch to land-based residences, creating bespoke living spaces that mirror the sophistication found in their maritime and aviation projects. THE WHARF MARINA & SPA RESORT

Winch Design has completed its first-ever boutique resort on the island of Mahe, Seychelles. The Wharf Marina & Spa Resort boasts a private marina, allowing guests to arrive and dock directly at their destination. The boutique hotel accommodates a total of forty-four guests. Thirtytwo guests can stay in the main villa, which includes two VIP suites, while an additional four guests can be accommodated in the Presidential Villa. Eight guests can enjoy the spa villas. The design celebrates craftsmanship, artistry and The OWO’s rich historical and cultural significance. Collaborating with over forty renowned suppliers, Winch has meticulously curated bespoke furniture, fabrics, artwork and accessories for the five-bedroom penthouse. The Atlas Jet, an Airbus ACJ319 built in 2013, incorporates elements reminiscent of a turnof-the-century circumnavigator’s club library: bookshelves lining the walls, sumptuous leather chairs and discreet concealed doorways leading to various sections of the aircraft. Drawing inspiration from the luxury associated with timeless English gentleman’s clubs, the design exudes Old World sophistication. To recreate this atmosphere, the design team at Winch drew inspiration from traditional hotel smoking rooms and sought ideas from renowned British brands. Their meticulous efforts aimed to evoke the comfort and ambiance of one’s own living room or cherished member’s club. Masculine accents abound, evident in details such as the leather flooring in the library, striking architectural features and the expansive double sliding doors in the lounge.

Technology, engineering and design have always gone hand in hand with polar exploration and scientific research. On the vast, icy continent of Antarctica, mankind’s presence barely registers as a blip in the chronicles of time and space. Our forebears have sent reconnaissance ships, raced to the South Pole and set up camps to overwinter in what can only be described as the most inhospitable climate imaginable. The sheer scale blows your mind. Plus, you are forever at the mercy of the elements and compelled to move in lockstep with their everchanging disposition.

Nowadays, various treaties, protocols and associations have universally declared Antarctica a place of peace, science and safe and environmentally responsible travel. Around 4,000 staff from 29 countries reside in the 70 permanent research stations, although many of them only come down for the summer months. The number of tourists is slowly creeping up, with 50 cruise ships approved to sail in Antarctic waters. With all the wildlife congregating near the sea, that’s obviously the star attraction.

Unless, perhaps, you have a penchant for the unknown and a desire to delve deeper into the interior. In days gone by, access to this was generally limited to those with a record to break or fieldwork to carry out, such are the logistics of survival and the relative inaccessibility of the landmass. Any buildings with foundations in the ice inevitably become deformed as the ice sheet flows unevenly towards the sea. After losing five research stations, the British ended up erecting the modular Halley VI

facility on ski-fitted hydraulic legs, thus making it relocatable – a world first.

Polar explorer Patrick Woodhead echoes such innovative thinking in the luxury camp he set up in Queen Maud Land, along with a truly impressive logistical operation that underpins a stay like no other at White Desert. Having spent months in the polar wilderness, first to reach the South Pole and then to cross east to west over 75 days, his dream was to enable travelers to immerse themselves in the sense of remoteness and isolation without the unremitting hardship. He embodies a sense of harmony with the environment, as well as respect. “This place is transformational, even if that is an awfully overused word nowadays,” he explains, “but it also elicits a responsibility for symbiotic existence.”

The concept, which began with a few canvas tents in 2005, has grown organically over the years into the ultimate luxury pop up, hosting just 280 guests from November to January. Nowadays, contemporary hard-shell pods are your home for the week: enigmatic dome-like structures befitting of the environs, seamlessly blending comfort, style and practicality.

The original camp, Whichaway, rests on the lunar landscape of the Schirmacher Oasis – an ice-free plateau with crystalclear freshwater lakes. Inside the cozy living spaces, you’re surrounded by tokens of exploration – photos of the greats, a library full of derring-do, cartography of the local area – such that you can’t help but feel a part of the great adventure. A barrel sauna overlooking the lake and glacier in the distance is something else, not to mention taking short but mindfully

sweet hot showers and snuggling up under a fluffy duvet on real beds for sleep deeper than you’ve ever known.

Going with a totally different vibe, the new Sky Pods at the Echo camp are inspired by voyages in space, with floor to ceiling glass panels overlooking the eponymous white desert and dramatic mountain tops in the distance, which pierce majestically through the ice to touch the heavens. Wolf’s Fang, or Ulvetanna, dominates the skyline – achingly close yet perhaps 30km away in reality. If that wasn’t mesmerizing enough, you can lose yourself in the lounge’s bespoke “Tesseract” sculpture by Anthony James, gazing into the depths of the glass, steel and LED reflections while savoring a whisky on the rocks with 10,000-year-old glacier ice.

The hospitality is so warm and the setup so beautifully orchestrated that one might be forgiven for overlooking the enormity of the task to make this all happen. White Desert is miles from anywhere. Cape Town is five hours’ flight away, the South Pole another seven hours below. The whole operation hinges on their private blue ice runway, which was discovered back in the 1990s, as well as their supply ship, whose crane loads containers up onto the ice shelf to then be transported inland by vehicles equipped with ground penetrating radar to spot crevasses.

The entire White Desert ethos is to leave no trace. Whilst the pods have no foundations, they alone are left overwinter along with a few vehicles. All the waste is shipped back to civilization, soaps are biodegradable and heating is from solar panels. The outstanding food is semi-prepared in Cape Town,

with fresh supplies arriving with each cohort of guests. They were the first to use sustainable aviation fuel on the continent, with a current blend of 50% and ambitions to reach 100% soon.

With magical flights over to the emperor penguin colony at Atka Bay and down to the South Pole, the lower soot content of SAF for their Basler BT-67 and twin otter helps reduce the potential albino effect on the ice. Patrick is excited by the thought of developing more solar arrays and making green hydrogen on site, seeing White Desert as the vanguard of innovation on the continent and hopeful for a ripple effect. They already maintain good links with the scientific community, transporting 250 scientists over from Cape Town and out to their respective bases each year, notably at the beginning and end of the summer season when they are shuttling cargo back and forth.

With operations running incredibly smoothly in the background and the feel-good factor knowing your hosts live and breathe responsible tourism, your time in Antarctica expands into a spiritual journey, a digital detox and once-in-a-lifetime adventure. World-class mountain guides take you out each day to experience unique terrains, ranging from hiking up nunataks (an Inuit word meaning isolated peak) to via ferrata traverses of beautifully striped rock faces, abseiling and ice climbing.

At Whichaway, the cherry on the cake is undoubtedly strapping on crampons and exploring the ice waves, where the sea ice abuts the rocky shoreline and crumples up into giant folds, with turquoise rivers meandering along the troughs. With your lungs full of the purest air and your spirit full of awe, the silence is only broken when the windblown ice pings as it cracks underfoot. On the hike back to base, perhaps you’ll come across an adelie penguin. The curious and uninhibited creatures will happily come right up to you, their silky chest feathers glowing in the sunlight. Obviously no-one told them about the proximity rules for wildlife, so simply step back and soak it all in.

When I saw how intricate, visceral, and “full send” the Road House fight sequences played out, I was gobsmacked, thinking… this is how McGregor gets over an injury? Ironically, your UFC trainer has to “protect you from fake fighting” in order for you to crush it on your return to the octagon. Were there any specific stunts that your trainer or attorney forbade you from engaging in on the set of Road House?

Si Si Penaloza: On behalf of Jetset Magazine, we’re thrilled to speak with you, thanks for your time. What’s been the most compelling or challenging aspect of your transition from the octagon to the silver screen?

Conor McGregor: You’ve just got the kind of reverse engineer yourself, right? In the context of acting and filmmaking, I’m a white belt. So, I had to take that mentality and think, okay, I’ve achieved a lot in the fight game, but how can I condition myself in a new arena? It’s humbling in the best way; I got to ask a lot of questions and took direction very well.

SP: Your journey from MMA fighter to cast of Road House is remarkable given your Dublin street-cred roots. I’m sure you’ve turned down dozens of past movie offers in favor of this robust opportunity to remake an iconic film. What did director Doug Liman say to you to get you fired up?

CM: Doug and producer Joel Silver presented the total package. First off, I’m a big fan of Patrick Swayze and the original Road House. Hearing Jake Gyllenhaal was involved, alongside Billy Magnussen, that really pricked my ears up — the opportunity to join an amazing cast. Shooting

Yeah, no, nothing was officially off-limits. I do all my own stunts.

Seriously? Even enduring simulated body blows and leg sweeps? Would you say you did 50 or 60% of the stunts that made it to the final cut?

I’d say 98%. I was pretty much healed from the injury, but not to the point of returning to competition. The only thing they wouldn’t let me do was the scene where I fell backward down a flight of stairs.

I’m glad they drew the line at the catastrophic stair crush.

On the heavy fight choreography days, they had stunt doubles standing by at the ready. I just really didn’t think the guys looked like me, so I did it myself.

I suppose that’s your “quality control” on the image and likeness front.

Exactly. I was invested in the outcome at every stage.

What has been the biggest game changer when it comes to overcoming injury? Have you discovered a new protocol or lifestyle shift that’s helped you reach the endgame?

I love ice water immersion and a daily short stint of direct sun exposure. We must expose our bodies to stressors daily — saunas, fasting — this is how we become stronger.

Your sartorial style sends a potent message in the ramp-up to fight night, when competitors often show up to take the microphone in baggy T-shirts and jeans. I admire how you respect the forum by bringing your A game in terms of tailored suiting. Who are some of your go-to designers for pre-match press conferences?

All my tailoring is done by David August Heil. He’s suited up the likes of Sylvester Stallone, Chris Hemsworth, Robert Downey Jr. We co-founded a clothing company called August McGregor; we’re enjoying growing the business. In the beginning, I didn’t have two cents for a suit. In my

UFC debut as a prelim fighter, I packed my grandfather’s blazer because I knew I was going to perform and get a nice knockout, so I got to wear it for the first time as a winner in Sweden. Back in the day, Lorenzo Fertitta, former UFC CEO took me to see Heil and bought me a boatload of suits to do press.

Speaking of your entrepreneurial instincts, who is your MVP when it comes to Proper No. Twelve Irish Whiskey?

I’ve got my aces in co-founders Audie Attar and Ken Austin. It’s been a massive success and continues to expand. It’s a lovely liquid, and people are really enjoying it. I also bought a brewery and launched Forged Irish Stout; I control production and we’re in four countries: Ireland, UK, USA, and Sweden, and growing. I’ve got about a thousand parties set for St. Patrick’s Day festivities, between the stout and the whiskey brand.

Let’s get meta. Who are you tapping to play Conor McGregor in the eventual Hollywood biopic? My pick is Tom Hardy, or Tom Holland if the screenplay is an origin story set in your mid-20s. Let’s manifest Ryan Gosling if you think he has the chops!

Tom Holland is amazing in Spiderman. And Tom Hardy is now a Brazilian jiu-jitsu purple belt and a formidable force on the mat. He’s a frequent competitor, which is great to see for the sport. He’s the real deal for sure. Ryan Gosling is a great actor. So many of these guys are just believable. I

mean Jake is 75 movies deep, and you really got to admire that skill level when faced with doing it yourself. All the props in the world to these guys. I was blown away when Jared Leto came out publicly to say he’d want to play Conor McGregor.

Okay, that’s wildly promising, considering his memorable Oscar win.

I know. He’s an absolutely incredible actor who can alter himself in mindboggling ways for a role. We got to chatting in Cannes at a Spotify party and he told me he’d been studying my mannerisms; we had a good laugh about it all. But he was being completely serious about his interest in the role.

If you had the opportunity to executive produce your own biopic, what decade or phase of your journey do you think would translate most profoundly or engagingly on screen?

Probably my rise to the double world title. Now that was really raw. I was hungry; the hungry lion. I’m kind of like the fat cat now, you know? Powerful. Satisfied. But yeah, that’s not to say that I can’t starve to incite that hunger again… but that would be the most dramatic era. My rise from nothing to something to everything; there are ebbs and flows in the story and, God willing, I pray every day I can keep growing in grace. To the left, an afternoon tea parlor, to the right, a library lounge with chess boards and a Macallan whisky corner. Contemporary, traditional luxury meets the eye at every corner, every touch, every smell.

For those in search of a royal retreat, there is only one room to see and remain unseen in. The Signature Royal Suite is an apartmentstyle home stretching across 2,230 square feet, laden with opulence. Two huge ensuite bedrooms sandwich separate lounge and dining rooms, with a butler’s pantry, wine fridge, kitchen and alternative entrance. Chandeliers hang above, Swarovski crystal artwork lines the walls and a cocktail bar waits to provide the evening’s entertainment.

Of course, no royal suite is complete without its own elevator down to the private spa suite, right? It’s yours to use and yours alone. Everything in the Signature Royal Suite feels exquisite, right down to the throne in the bathroom—a warmed, automatic, Japanese smart toilet with more settings than you could dream of. With the large, round jacuzzi bathtub, the enormous bedroom flatscreen TV, the fourposter beds and the regal balcony overlooking

soothing park views, this seems an experience made with Royals in mind (and though the hotel is sworn to secrecy, we suspect it’s likely been put to the test).

Whether guests are hungry or thirsty, a plethora of bars and restaurants cater for special dinners, casual lunches, decadent breakfasts and tiny tummies. Its MOREISH restaurant serves Middle-Eastern dishes in a relaxed setting, while in the summer, The Terrace pumps out freshly-baked pizza. For those looking for something more luxurious, 1215 Restaurant—so named after the date the Magna Carta was signed in not-too-far-away medieval Runnymede—serves British fine dining at its best. Choose between à la carte or a set tasting menu across five or eight dishes, all using ingredients with local British provenance. We chose the tasting menu, and it was divine.

Often, you can tell a lot about a restaurant by its bread; here we had a freshly baked mini loaf of honey-crusted oat and rye, slices of warm stretchy sourdough and a stunning soda bread, all with freshly whipped butter. Following on, the delicate cod with smoked carrots and a rich bouillabaisse lingered on our palette, the rich, local venison with celeriac and walnut was seared to perfection and the creamy duck liver parfait was lifted by pickled beetroot and plum ketchup. After dinner, head to the 1215 bar for shorts, with its magnificently lit ceiling and one of two impressive Renaissance fireplaces saved from the previous stately home.

The Fairmont Windsor Park’s award-winning spa has been voted “Best in the UK” on multiple

occasions and exudes peace and tranquility. In the main spa, there is a 20m indoor lap pool, a thermal suite with detoxifying sauna, steam room and jacuzzi, Himalayan salt room and a Japanese Ashiyu foot ritual bath. A courtyard vitality pool, lined by hanging chairs, awaits for summer dips and winter reinvigoration. It’s Essential to a Successful, Thriving Organization.

Do you work for or lead a company that has an “us versus them” mentality— department against department or employees against leadership? Often this kind of culture is the result of a business silo mentality. The concept of organizational silos has been around for decades. According to Investopedia, it refers to divisions within a business that operate independently and avoid sharing information. While the natural order of a company has team members fitting together logically within a department, that doesn’t mean that divisions should form, inevitably preventing them from aligning on goals and working together to achieve them. Failing to identify and remove silos can lead to many negative consequences that impact both the internal and external workings of a business.

IDEAS, INNOVATION AND PROGRESS ARE STIFLED.

When team members are kept separate, ideas and innovation are stifled. Creativity and input

across departments is essential to generating new ideas that fully answer the needs and desires of customers. Some of the best ideas are the result of seemingly disparate groups coming together and each sharing their unique views and expertise to solve a challenge or create something entirely unique. It’s also energizing to brainstorm with colleagues you normally don’t interact with day-to-day. It provides a fresh perspective to all.

THE FOCUS IS TAKEN OFF WHAT MATTERS MOST : CUSTOMERS, RELATIONSHIPS, GROWTH, SALES, MORALE AND PASSION.

When silos have built up within a company, the focus turns inward. There’s little to no sharing of ideas, resources, goals or information. It’s “each department for themselves.” Customer service takes a back seat to a contentious mentality, turf wars and general oneupmanship. This results in everything from lost sales and loyalty to the complete collapse of an

organization. A thriving business aligns goals across all departments and promotes a culture of collaboration to the benefit of customers and its employees.

DISAGREEMENTS BEGIN TO BREED DISCONTENTMENT.

Disagreements go hand-in-hand with business silos, which breed discontentment. When the silos are torn down, disagreements will still happen and emotions will even run high at times, but it’s ok as long as people are part of a cohesive team. Sharing the same goals, they can work together to achieve them, even if it means disagreeing with each other to ultimately make a solution or product better.

EMPLOYEE TURNOVER INCREASES.

Employees caught in business silos often don’t see the big picture or understand their role in achieving the company’s goals. This narrow view prevents them from recognizing the true value they bring to the larger organization, causing low morale, isolation and disengagement. Teams that understand their value are more satisfied on the job and less likely to jump ship and explore other opportunities.

WORK QUALITY SUFFERS.

Business silos create a combative, unhealthy culture. It’s difficult to do your best work when you’re constantly in a battle with other departments or concerned about protecting yourself and your position. And when information isn’t readily shared among departments, solutions, products and services are developed in a vacuum, leading to poor quality and design. Ultimately, the customer experience suffers.

Overcoming business silos can be a challenge, but it’s essential to a successful, thriving organization. It begins with leadership setting the right tone and encouraging collaboration and teamwork. Try establishing goals or assigning projects that require employees from different areas and functions to work together. Ensure everyone is aligned with the company’s mission and vision. This can be achieved through internal branding efforts that bring employees together and emphasize they are all on one team, working toward the same goals. My company has even created internal branding events where employees sign a banner with the company’s values and mission. It creates a visual statement of their unity and commitment.

Step by step, a company can remove business silos and foster a culture in which employees work with, rather than against, each other. When that happens, it paves the way for greater innovation and ultimately greater success.

CORPORATE - OWNED SINGLE - FAMILY HOMES Is Legislation Against Them the Answer to Affordable Housing?

Acouple of interesting bills have been proposed in response to corporate America being more involved in the single-family home market. These bills were proposed because affordable housing is becoming an issue nationwide and corporate America is fueling that problem. They are easily able to outbid homeowners and even regular investors.

In the last ten years, there has been an increase in corporations purchasing single-family homes. This trend has been accelerated since the pandemic. I believe this was because there was such an increase in home prices that large corporations saw those investments doing better than other investments they had in their portfolio. I was unaware this was happening on such a large scale until a good friend of mine who invests in single-family homes went to a conference this year and told me there were

way more corporate employees there than the mom-and-pops who usually attend.

In response to the increasing acquisition of single-family homes by hedge funds and corporate entities, two bills have been introduced in the U.S. Congress. The “End Hedge Fund Control of American Homes Act of 2023,” which seeks to restrict hedge funds, defined as corporations, partnerships, or real estate investment trusts, from owning singlefamily houses. It mandates these entities to divest their single-family home holdings over a ten-year period, ultimately prohibiting them from owning single-family homes.

Similarly, the “American Neighborhoods Protection Act” targets non-corporate owners who possess more than 75 single-family homes. It requires these entities to contribute an annual fee of $10,000 per home into a housing trust

fund. This fund is intended to provide down payment assistance to families, facilitating more accessible home ownership, particularly for those with lower incomes. As those who invest in single-family homes know, you would be lucky to net ten thousand a year on the actual home, so the government is simply proposing you don’t own over 74 homes.

THE IMPACT OF CORPORATE OWNERSHIP ON HOUSING MARKETS

While institutional investors only own three percent of all single-family rentals nationwide, they have a substantial presence in more affordable markets. For instance, in Charlotte, North Carolina, institutions own 20 percent of single-family rentals. Such significant ownership by institutional investors can drive up housing costs and limit the availability of affordable housing for individual buyers and families.

THE FUTURE OF THE BILLS AND HOW I FEEL ON THE MATTER

The million-dollar question people are asking me is how I feel about this. To start, I hate when the government puts its nose where it doesn’t belong. We have a housing shortage and anything that limits creating housing I am going to oppose. However, these corporations do drive up prices for normal Americans.

I don’t believe these bills will pass into law. This is because there will be a negative effect on the economy if they do. If corporate America was forced to sell their housing stock, it would certainly drive down home prices. This would be great for first-time homebuyers, but those who hold the majority of their wealth in their home would be upset. As would a majority of the members of Congress and the Senate who are also homeowners and don’t want to see their assets lose value.

Secondly, a lot of these institutions get their money from pensions, people’s 401(k)s and other saving vehicles. The government wants to see these assets perform, as well. As do the people whose money they are investing. Real estate is a great diversification for these funds.

However, this is an interesting topic. It really will put to the test how much the legislators want to see housing become more affordable versus how much they want to appease their donors, who want a growing economy. As I discuss a lot on my podcast, “Real Estate Strategies with Ken McElroy,” the only way to make housing more affordable is to deregulate zoning and create more of a supply. Once we can do that, it will be less expensive and easier to get a home. Until then, the trend of moving into a nation of renters will remain strong. That is why I think real estate will stay a good investment for many years to come.

Achieving Sustainable Fair Exchange in Your Relationships.

Are you creating sustainable fair exchanges in your many personal, social and professional relationships? Or are you exaggerating or minimizing yourself and trying to narcissistically get, or altruistically give, something for nothing, which can erode your relationship dynamics, wellbeing and overall life mastery?

When you arrogantly try to get something for nothing narcissistically, or humbly try to give something for nothing altruistically in your various relationship transactions, neither extreme is sustainable. Both extremes result in negative feedback responses that are designed to re-establish authenticity, sustainable fair exchange and equity.

As with negative feedback responses within your physical body striving for homeostasis, negative feedback responses within your various relationship transactions are striving to help you obtain, or maintain, equanimity and equity, and therefore overall life mastery.

People in relationships intuitively compare their inputs, benefits and rewards to their outputs, contributions, and costs and strive for equity to create sustainable fair exchange at home, at work and in their social life.

When someone challenges you and you exaggerate your perception of yourself and importance over them and think you are superior, you awaken your narcissistic persona, tend to project your values onto them and try to get them to live more in your values. You then try to get something for nothing (sacrifice them for yourself, which is ultimately futile), which eventually makes them diminish their desire to continue transacting with you. This eventually builds up resentment in them towards you to reestablish a more sustainable fair exchange.

When someone supports you and you minimize your perception of yourself and importance under them and think you are inferior, you awaken your altruistic persona, tend to inject their values into yourself and try to get yourself to live more in their values. When you are neither superior, nor inferior, to someone, you reach a state of equanimity within yourself and a state of equity between you and them, and you are your authentic self. There are seven primary areas of life that you can empower and master: Mentally, Vocationally, Financially, Familially, Socially, Physically and Spiritually. To master each area takes authenticity, sustainable fair exchange and equity in your daily transactions. Let me explain.

1. MENTALLY

When you exaggerate your perceptions of positives in others and are infatuated with them and put them up on pedestals and make them superior to you, you tend to minimize yourself in turn by the law of contrast. 3. FINANCIALLY

When you exaggerate yourself with pride as your investment within the financial market is heading up above the mean, you can foolishly overleverage your investments with other people’s money on margin and enter into risky territory, which can humble you when it returns back down to the mean or below and the margin loan is called. Trying to get something for nothing by overbuying on leveraged margin has its price.

When you minimize yourself with shame as your investment within the financial market is heading down below the mean, you can foolishly oversell your investments and give deals to other buyers and again enter into risky territory, which can aggravate you when it returns back up to the mean or above. Trying to give something for nothing by overselling has its price.

4. FAMILIALLY

When you come home cocky, feeling superior to your spouse, over deserving, and narcissistically expect royal treatment, your spouse will naturally criticize and humble you and pull you back down into equilibrium to maintain a relationship match and equity.

When you come home humble, feeling inferior to your spouse, under deserving and altruistically expect pauper treatment, your spouse will naturally praise and build you and lift you back up into equilibrium to maintain a relationship match and equity.

When you come home authentic and in a state of equanimity within you and a state of equity between you and your spouse, they will be present and loving and in a state of authenticity, sustainable fair exchange and equity to confirm and honor your state of authenticity. The purpose of marriage is teaching authenticity.

5. SOCIALLY

When you become proud, superior and arrogant to others, and expect something for nothing, society will cut you down and humble you like the “tall poppy syndrome,” which occurs when successful people are criticized. Pride before the fall.

When you become shamed, inferior and humble to others, and expect nothing for something, society will build you up.

When you become shamed, inferior and humble to others, and expect nothing for something, society will build you up. Humility before the rise.

Society will offer you negative feedback responses in the forms of criticism and praises in order to help you be authentic, and help you return you sustainable fair exchange and equity with those you care about and influence.

6. PHYSICALLY

When you perceive yourself to be challenged by others and you become superior, arrogant, narcissistic and aggressive with a sympathetic autonomic response you create symptoms to let you know it—oxidation, hyperglycemia, tachycardia and hypertension.

When you perceive yourself to be supported by others and you become inferior, humble, altruistic and passive with a parasympathetic autonomic response, you create symptoms to let you know it—reduction, hypoglycemia, bradycardia and hypotension.

When you are authentic, in a state of sustainable fair exchange and equity, your psychology and physiology both return to a state of autonomic regulation, homeostasis and wellness. Your physiology is constantly offering negative

feedback responses to guide you to authenticity, equanimity and equity.

7. SPIRITUALLY

When you exaggerate or minimize yourself and become iniquitous, you are not being your true authentic self. Your authentic self is poised, equanimous, present, inspired, enthused, grateful and loving. You are constantly being guided intuitively to express your most inspired state of being. You want to be loved for who you are. When you are who you are, you express and receive that love.

All seven areas of your life offer you negative feedback responses to let you know when you are not authentic and not in sustainable fair exchange, and they are attempting to bring you back into authenticity, sustainability and equity.

All of the many symptoms you may experience in each area of your life are ultimately on the way, not in the way. They are natural homeostatic negative feedback systems to help teach you to maximize your awareness and potential upon planet Earth.
