September 29th marked the third group clean up for YPG. The Adopt-a-Street group consistently has 12 to 15 attendees. The cleaning usually takes about an hour and a half and the group heads to a local restaurant for some networking. They have gone to Hula’s for a mixer, and have gone to brunch twice at Postino Central. The majority of the team is YPG members, but always has a few regular BOMA members as well.

When you drive up or down Central Avenue, between Indian School and Thomas, be sure to pay attention to the bright blue Adopt-a-Street signs, as recognize the BOMA YPG!

In an effort to support BOMA core values, and to champion direct involvement in the local community, the BOMA Young Professionals Group decided to adopt a street in Downtown Phoenix - the Central stretch from Thomas to Indian School. This endeavor requires the group to clean the street (that houses the BOMA Phoenix Headquarters Office) once every three months for two years. The planning for the commitment started in 2011 in an effort to have BOMA members build community and group pride, make a visible impact on the local environment, network, and of course to help

Melissa Mulcahy from Commercial Cleaning Systems (CCS) has been kind enough to bring trash cans on wheels, trash liners, and trash pickers to every clean-up to make YPG’s job a little bit easier. Samantha Gibson with Behr Paint and Lee Wilson from TEPCON have brought water to the event each time, which was very helpful as some of the days have been quite hot. There is no doubt that this quarterly event helps build, strengthen, and create lasting relationships within the group. It has also helped the group meet regular members who are not YPG members.

Cleaning up a street is no easy task, but this group manages to have a good experience every time! Check the BOMA calendar for the next street clean up date!

Favorite BOMA memory/event: We were very proud to have won an International TOBY Award in 2007 at BOMA’s 100th Anniversary Convention in New York City.

A Night to Remember

2012 Moonlight Masquerade TOBY Awards By Gina Rouban, Interstate Restoration

The Outstanding Building of the Year Awards for 2012 sponsored by Securitas and Interstate Restoration was a truly outstanding event! This year’s Moonlight Masquerade themed TOBY Awards had almost 400 attendees at the Renaissance Downtown Phoenix. Ten local outstanding buildings won this prestigious award! The TOBY’s are a themed black tie event and almost everyone who attends wears formal attire. But no previous TOBY Awards included anything like the fancy outfits that were worn for the masquerade ball theme this year. Many of the attendees dressed in costumes and even more wore masquerade masks! Jacqueline Jensen with Universal Protection Service said that she “loved that people got into theme. It made it so much fun because we got to see people’s personalities shine through.” Several ladies wore Victorian style ball gowns and had their hair and make-up professionally done. Several had their significant others dress up as well. It was the sixth TOBY Awards ceremony for Tiffany Lauchlan from AME Southwest. She said the event was “Amazing! It was so exciting and classy.” She added, “It is so exciting to see a building that you maintain win.”

The event was fun, but the focus of the evening was on the outstanding buildings that competed, their quality management teams and supporting vendors. Carrie Bailes from Trident Security was the 2012 Honored Associate. She welcomed the crowd and addressed the membership. Darwyn Harp, Hines, BOMA’s 2012 President acted as MC. The ceremony was somewhat shorter than previous years, which “was good as it kept the attendees’ attention,” said Lauchlan. After the ceremony, the guests enjoyed socializing with their friends and vendors and had a great time at the casino tables. The casino night was sponsored by Ryan Companies. The table centerpieces were beautiful floral arrangements by DBL and everyone who valet parked got a special treat in their car from CCS, the 2012 Valet Sponsor. The TOBY Committee has done a fantastic job planning and coordinating the judging and the awards event. Many hours of hard work were put in by the committee and the judges who donated their time to contribute to the TOBY Awards. We can’t wait for next year’s TOBY’s!

LEED PROJECT PROFILE

PROJECT PROFILE PROJECT DESCRIPTION The 575-acre award-winning USAA Phoenix Campus is innovatively designed with a palette of natural Arizona sandstone and copper panels contrasted with clear glass, creating unique building images that blend with the surrounding Sonoran desert. The campus earned LEED Certification for New Construction in May 2005 and continued its exemplary sustainability efforts by attaining LEED Platinum Certification for Existing Buildings in July 2011. The initial design elements provided a foundation built on sustainable values which has transcended through the ongoing operations and maintenance of the facility.

USAA is committed to conduct business as a responsible steward of our natural resources. We care for the environment because it is the right thing to do. Through simple, responsible behavior shifts, we will work together to expand USAA’s environmental stewardship.

Comprised of six low-rise, interconnected office buildings totaling 650,000 square feet, the structures are organized along an east-west spine to maximize natural sunlight. Building height is limited to three floors for effortless vertical circulation for employees and a building form that visually integrates with the land. Landscapes have been enhanced with desert vegetation and native plant materials to maintain a natural desert landscape. Colors throughout the interior were inspired by summer and winter desert vistas. In addition to onsite solar generation, the USAA Phoenix Campus is an active participant in the local utility provider’s renewable energy program.

SUSTAINABLE SITES USAA’s telecommuting program, as well as the high number of occupants that drive fuel-efficient vehicles, contributed to a 29% reduction in conventional commutes. Of the 103.6 acres that comprise the USAA Phoenix Campus, 59% of the site area is covered with native or adapted plants.

WATER EFFICIENCY Low cost water conservation strategies such as installing low flow aerators and showerheads are saving nearly 500,000 gallons of water annually.

ENERGY & ATMOSPHERE Beginning in 2005, the USAA Phoenix Campus has earned consecutive ENERGY STAR certifications. After implementing measures recommended in an ASHRAE Level II Audit, the ENERGY STAR score for the campus reached a 97 by the end of the performance period. Extensive system-level submetering was also installed to enhance the ability of the engineers to analyze equipment operating efficiencies and identify ongoing opportunities for fine-tuning operations.

MATERIALS & RESOURCES An expansive consumables recycling program diverts nearly 225 tons of waste from the landfill annually. USAA’s enterprise recycling program also diverts nearly 100% of all electronic waste, batteries and lamps.

INDOOR ENVIRONMENTAL QUALITY The USAA Phoenix Campus implements an indoor air quality management program that includes an annual IAQ audit and protocols regarding facility alterations and addition projects. The ventilation systems were originally designed with continuous outside air measurement and CO2 monitoring capability; ventilation control strategies were analyzed in detail and modifications were made during the performance period to enhance ventilation effectiveness and overall indoor air quality. MERV 13 filters, extensive entryway mat systems and a comprehensive green cleaning program help to maintain overall indoor air quality for occupants.
