2025 REAL ESTATE MARKET IN THE SANCTUARY

The 2025 real estate market in The Sanctuary demonstrated strength, consistency, and continued buyer demand across a wide range of price points, even as broader economic conditions evolved throughout the year. Based on finalized closed-sale data, The Sanctuary recorded 25 closed transactions in 2025, totaling approximately $28.5 million in sales volume, reinforcing the neighborhood’s position as one of the Northshore’s most desirable residential communities.

Sales activity remained balanced throughout the year, with each quarter contributing meaning fully to overall performance. Rather than being driven by a single surge, the 2025 market reflected steady buyer engagement and stable pricing key indicators of long-term neighborhood health. Demand remained present across all four quarters, with the strongest activity occurring midyear and continued momentum through year-end.

Homes and lots sold across a broad spectrum. Multiple homes closed above $1.5 million, and thehighest sale of the year, 100 Juniper Ct, closed at $2,312,750. Several properties achieved price-per-square-foot figures exceeding $350, underscoring strong buyer confidence in newer andupdated construction, quality homes, and well-positioned properties within the neighborhood

In addition to resale homes, The Sanctuary continued to see steady absorption of lot inventory throughout 2025. These transactions supported ongoing development and reinvestment within the community, contributing to long-term value stability and continued growth.

Fine Southern Properties played a significant role in the 2025 market, closing 11 of the 25 total sales and representing more sales than any other broker, approximately $13.4 million in total sales volume within The Sanctuary. This level of activity reflects both strong listing performance and consistent buyer representation, supported by accurate pricing strategies, targeted marketing, and in-depth knowledge of the neighborhood.

For homeowners, the 2025 results confirm that values remain resilient despite national interest rate fluctuations. Buyers continue to prioritize The Sanctuary for its location, amenities, and quality of homes, while well-maintained properties and newer construction continue to command premium pricing. Proper pricing and strategic marketing proved essential, particularly as days on market varied across price ranges.

As we look ahead to 2026, inventory levels, interest rates, and buyer behavior will continue to evolve. However, the 2025 data makes one thing clear: The Sanctuary remains a competitive, sought-after market supported by real sales activity—not speculation. For Angelina and Dr. Keith LaCour, life in The Sanctuary is about far more than a beautiful home—it is about belonging, connection, and community. Over the past nine years, they have built a life rooted in service, hospitality, and neighborhood pride, making their home on Serenity Drive a place where careers of purpose, a love for gathering, and the only Mardi Gras house float on the Northshore seamlessly reside together.

Lives Dedicated to Service

In 2009, Angelina met Keith LaCour while he was completing his radiology residency in Gainesville. She had graduated with a bachelor’s degree in Criminology from the University of Florida and, at that time, had already spent 13 years in law enforcement, rising to the rank of Detective with the Gainesville Police Department. “Our connection was immediate,” she recalls, and after three years of dating, Keith proposed—bringing with it one major decision. He had always planned to return home to Louisiana to begin his medical career, so the couple agreed that Angelina would attend LSU

Law School after the move.

They married in January 2013, and, just months later, Angelina relocated to Baton Rouge to begin law school. For nearly three years, the newlyweds lived apart while she completed her degree. She recalls that it was “a challenging season that ultimately strengthened our partnership.” After graduating in 2016, she began prosecuting felony crimes with the Orleans Parish District Attorney’s Office before joining the 22nd Judicial District Attorney’s Office, where she continues to serve today as a Felony Prosecutor and Assistant District Attorney.

During a brief hiatus from prosecution, dabbling in insurance defense and then starting her own home delivery charcuterie business called SNACX, she received a life-altering phone call. Former District Attorney Warren Montgomery had passed away, and Collin Sims, her former supervisor, wanted to know if she would consider returning—within 30 days, she closed her business and resumed prosecuting felony cases.

Now, Angelina is excited to announce her candidacy for Dis-

trict Court Judge, Division C, with the election set for this November 2026. “Prosecuting felony crimes is a call to service,” Angelina explains. “In fact, the majority of my adult life has been dedicated to public safety in one form or another.” Her dedication is clearly evident to Keith, who is fully on board and supportive of her candidacy. The couple, who naturally love hosting and connecting within their Sanctuary community, look forward to engaging in this new capacity. Dr. Keith LaCour’s own career reflects that same dedication to service. A partner physician with Regional Radiology, Keith practices at St. Tammany Hospital, working the 11 a.m. to 7 p.m. shift and often covering weekends. Born in New Orleans and raised in Kenner, Keith attended Jesuit High School before earning his undergraduate degree from UNC, Chapel Hill. He returned to Louisiana for graduate school at Tulane and medical school at LSU.

Finding their Own Sanctuary

Sanctuary. At the time, inventory was extremely low, and their realtor was unaware that the house was even on the market. In a stroke of pure luck, Keith spotted a rare “For Sale By Owner” sign while driving through the neighborhood. The home immediately stood out: four bedrooms, four-and-a-half bathrooms, nearly 5,000 square feet, a one-acre lot, and a layout designed for entertaining. After the first showing, they knew it was the one.

They purchased the home from Kurt and Michele Thielhorn, who remain neighbors and close friends. Learning that Michele had also been a prosecutor felt like a sign that the house—and the neighborhood—were meant to be part of their story.

For the LaCours, The Sanctuary represents everything they value in a community. They love the neighborhood’s beauty, sense of safety, and proximity to the bridge, making travel to and from the city easy. Most of all, they appreciate the warmth and friendliness of their neighbors, whom they describe as gracious and welcoming from day one.

Tailor Made for Entertaining

Their home reflects that sense of openness. Known for entertaining, the LaCours designed their space to bring people together. While they spend most evenings unwinding in the living room—reconnecting after long days of work—the upstairs entertainment room is the heartbeat of every gathering. foosball, and a custom bar that seats six. When hosting parties, they even hire a bartender to tend the fully equipped bar, reinforcing their love of hospitality.

Angelina’s passion for design shines throughout the home. She favors local vendors such as Niche, Griege, and French Mix and works closely with independent interior decorator Elizabeth Menville with Elizabeth Menville Design to curate the home’s ever evolving style. Artwork by New Orleans artist Tony Mose is displayed throughout both floors, giving the home a distinctive aesthetic that blends creativity with warmth. The One and Only House Float

Perhaps the most iconic contribution the LaCours have made to neighborhood life is their annual Mardi Gras house float. Their home is the only house on the Northshore transformed into a full-scale house float by Stronghold Studios, the same company responsible for many of the famed St. Charles Avenue displays. Known as the “Alice Makin’ Groceries” house, the float blends Alice in Wonderland with New Orleans food culture and is featured on the official New Orleans house float map. The debut drew visitors from across the state, many of whom left Mardi Gras-themed gifts on the doorstep.

A Life Well Shared

In quieter moments, the LaCours share their home with two 13-year-old tuxedo cats, Hermie and Merry—rescued siblings who keep life entertaining. Hermie reigns as king of the house, while Merry lives up to her reputation as a curious and mischievous explorer.

After nine years in The Sanctuary, Angelina and Keith feel deeply connected to the neighborhood they call home. Through careers of service, a love of entertaining, and a commitment to community, they have woven themselves into the fabric of The Sanctuary—living proof that a neighborhood becomes truly special when people invest their hearts into it.

As the chilliest temperatures arrive in Louisiana during January and February, it’s important to establish a few simple yet essential procedures to protect your lawn and garden.

Protect Your Backflow Preventers from Freezing

Your backflow preventer is typically located outside your home near the foundation and sits above ground. To protect it from freezing temperatures:

• Wrap the preventer with a towel or household insulation

• Cover the wrapped unit with a durable plastic garbage bag

• Secure the bag tightly around the base using duct tape

This added insulation can prevent costly freeze damage during cold snaps.

Keep Plants Hydrated

Plants often become more vulnerable during winter, especially during freezes when wind pulls moisture from both plants and soil. Proper hydration is key.

• Set your irrigation system to water your landscaping at least twice before a freeze

• Hand-water delicate plants, such as roses, that are more susceptible to cold damage

• Well-hydrated plants experience less stress and are more resilient to freezing temperatures

Water acts as insulation: moist soil holds and releases heat more effectively than dry soil, helping to keep roots warm.

• ~ Be sure to water the soil, not the leaves—wet leaves can freeze, while moist soil provides warmth.

Don’t Be Stag-nant

While winter slows plant growth, deer activity doesn’t stop. Deer are still present and eager to snack—especially on flowers like roses. Fortunately, your irrigation system can help.

• Position sprinklers near vulnerable plants, such as rose bushes

• Use timers to activate sprinklers periodically

The Tiny Queen of The Sanctuary

In The Sanctuary neighborhood, there’s a four-pound celebrity who turns heads everywhere she goes, and her name is Libby. With dark blonde, curly hair and undeniable teddy-bear charm, this sevenmonth-old Maltipoo is often mistaken for a stuffed animal, especially when she’s riding around town in her bay sling. Strangers stop constantly, amazed that she’s real.

Libby is described simply—and lovingly—as “like having a baby.” She sticks close to the action, preferring to hang out in the playroom and kitchen where she can keep an eye on everything (and everyone). Despite her tiny size, she has a big personality. When walking with her owner’s friend and neighbor, Melanie Geier, and her three much larger male dogs, Libby barks confidently from her carrier as if she’s clearly the boss. Size doesn’t matter to her; Libby will let any dog know who’s in charge!

At home, she fully embraces her role as queen of the house, ruling over both her humans and the family’s other dog. She’s spunky, bossy, and completely in control—but also incredibly sweet. Daily naps are taken curled up on her mom, whom she’s especially attached to. A true mommy’s girl, Libby knows exactly who her primary caregiver is.

Her journey home began after a long search for the perfect Maltipoo. When a breeder in Ponchatoula mentioned they had one girl available, the decision was instant: “I’ll take her.” Her parents chose her specific breed because of its small size, teddy-bear looks, and hypoallergenic coat, which is perfect for a household with allergies. Precious, spunky, and endlessly adored, Libby isn’t just a puppy in The Sanctuary—she’s a tiny legend.

Winter Tips for Dogs in Louisiana

Louisiana winters may be mild, but our sudden drops in temperature, damp air, and morning freezes can be tough on dogs. Even if it’s not snowing, dogs can still experience discomfort when temperatures dip quickly.

Keep Outdoor Time Shorter on Cold, Wet Mornings

Moisture plus cold accelerates heat loss and can aggravate arthritis in older pets. A lightweight sweater can help thin-coated dogs, senior pets, and small breeds stay warm during those early-morning or late-night potty breaks.

Protect the Paws

Cold concrete and wet grass can cause cracking or irritation. Wipe paws after walks to remove mud, allergens, and moisture that can lead to dermatitis.

Maintain Hydration

Our heaters run more in winter than people realize, and indoor dry air can dehydrate dogs quickly. Offer plenty of fresh water and consider adding warm broth or moisture-rich foods to help joints and skin.

For Anxious or Arthritic Dogs

Sudden weather changes can trigger stiffness or discomfort. Gentle exercise, warm bedding, acupuncture, and joint-support supplements can make a big difference.

Finally, watch for signs of cold stress even in mild weather…shivering, lifting paws, or refusing to walk. Louisiana cold may be short-lived, but your dog still needs protection.

For nearly four decades, the Krewe of Eve has been a beloved symbol of celebration, community, and women’s fellowship on the Northshore. Founded in 1986, this all-female Mardi Gras organization has grown from a visionary idea shared by six women into the Northshore’s premier parade krewe—now boasting 775 members and the largest parade in the region. What began with 260 riders rolling through the streets of Mandeville has blossomed into a cherished local institution committed not only to carnival revelry but to meaningful service and year-round connection.

The Krewe of Eve was born from a simple but powerful desire: to bring the vibrant traditions of Carnival, long celebrated on the Southshore, to the people of the Northshore. The founders envisioned more than a once-a-year parade. They dreamed of an organization rooted in fellowship, creativity, and community support—values the Krewe continues to uphold forty years later. Today, Eve’s members form a strong sisterhood defined by shared experiences, lifelong friendships, and a deep commitment to giving back.

Each year, the Krewe of Eve dazzles thousands with its signature night parade through Mandeville. Beautifully illuminated floats, imaginative costumes, and joyful riders create an unforgettable spectacle. The parade is known for its generous throws—especially LED and custom Krewe items—which light up the night and thrill spectators of all ages. As the Krewe approaches its Ruby Anniversary in 2026, the excitement is greater than ever. Leading this milestone year are Queen Eve XL Melody Menard and King Adam XL Cary Menard, joined by their Royal Court.

Yet the Krewe’s impact reaches far beyond Mardi Gras. Eve members actively support numerous charitable programs throughout the year. They are devoted contributors to the Greater Mandeville Police Foundation Toy Drive, ensuring children in need receive Christmas gifts. They also regularly assist Safe Harbor, the local shelter for victims of domestic violence, by donating essential items for women and families in crisis.

Eve’s philanthropic spirit extends even further. The organization is an official sponsor of Mandeville’s Night Out Against Crime and supports the local Food Bank whenever there is a community need. Members also donate candy for Granny Gertie’s Christmas Stocking Giveaway, providing holiday cheer to children across the area. This year, Eve contributed used crayons to Mina’s Mission, a nonprofit dedicated to creating inclusive environments for children with disabilities. Additionally, the Krewe recently partnered with the St. Tammany Parish Sheriff’s Office to support breast cancer awareness through its “Pinkster” initiative. The Krewe’s First Annual Golf Tournament also selected Brooke It Forward—a nonprofit providing birthday boxes for children—as its charitable beneficiary.

At its core, the Krewe of Eve is a celebration of friendship, creativity, and community. Throughout the year, members gather for festive events including the Royal Court Announcement, the Dinner Dance and Court Presentation, Eve Night Out events, float parties, workshops, and craft days. Easton Overstreet

At just 10 years old—soon to be 11 in March—Easton Overstreet brings a mix of quiet determination, curiosity, and heart to everything he does. Now a proud fifth grader at Cedarwood School, Easton has quickly become known for his positive attitude, his eagerness to learn, and his thoughtful approach to both school and life.

Born in San Francisco, California, Easton and his family spent the last seven years living in Canada before their move to the Sanctuary, where they are excited to finally settle into what they hope will be their forever home. And although he’s still the “new kid” at Cedarwood, Easton has embraced the transition with confidence and genuine enthusiasm.

Golf and baseball are at the center of Easton’s world, both offering something unique to how he learns, grows, and experiences childhood. Golf, especially, holds a special place in his heart. He loves the peacefulness of the game—the quiet, the focus, and the feeling of being outdoors. What inspires him the most is how challenging it can be. “It can be hard at times,” he says, “but pushing through makes you a better player.” That mindset says a lot about who Easton is: resilient, patient, and willing to put in the work even when something doesn’t come easily.

Baseball brings its own kind of joy, especially because it’s something his family loves doing together. Weekends

in the Overstreet home are full of activity and simple fun—playing baseball in the yard, bowling, cooking with Dad outside, and capping the day off with ice cream. These moments are where Easton shines the most, surrounded by the people who cheer him on every step of the way.

At Cedarwood, Easton has found a place that feels welcoming and full of opportunities to explore new interests. He loves the school’s special events—Family Picnic, STEM Night, and Snapper Day—moments that make school feel exciting and memorable. But what stands out the most to him is the kindness of his teachers. Their support has helped him settle in quickly and feel right at home in a new environment.

Academically, Easton has two favorite subjects: math and physical education. He approaches each day with a strong work ethic and a desire to learn something new. Looking ahead, he hopes to find a future career that allows him to combine both math and physical activity—something that lets him use his mind and his love of movement together.

From golf greens to school hallways, Easton Overstreet is a young student with a bright spirit, a steady drive, and a big heart. The Sanctuary is lucky to have him—and Cedarwood is even luckier.
