As we move through 2025, Estancia continues to distinguish itself as one of the most coveted private golf communities in North Scottsdale, an enduring symbol of refined desert living. With its exceptional privacy, exclusivity, and breathtaking natural setting, Estancia remains the pinnacle of luxury lifestyle for discerning homeowners.
So far in 2025, Estancia has maintained strong momentum in the ultra-luxury market, building on the strong performance of recent years. The market continues to reflect low inventory and rising prices, driven by sustained demand for upscale properties in the community with the #1 golf course in Arizona.
To date, 6 homes have closed in Estancia in 2025.
The average sales price is currently $4,866,667, marking a further increase from the 2024 average of $4,362,500.
Sales prices have ranged from $2,500,000 to $8,000,000, showing the broad appeal of homes across price points.
The average price per square foot has risen to $932, up from $740 in 2024, a 26% increase year over year.
As in past years, limited inventory and golf club membership availability remain defining factors influencing buyer demand and market conditions.
Two out of the six homes sold this year included access to a golf membership, underscoring the ongoing importance of club access as a key differentiator in the Estancia market. The correlation between golf membership availability and quicker, premium price sales remains strong.
Eighteen homes are currently on the market, including both Custom and LaScala residences.
Listing prices range from $2,500,000 to $7,650,000, with an average list price of $4,806,667.
Five of these homes currently offer access to a golf membership, continuing to shape buyer priorities in a competitive environment.
Estancia is now nearly fully built out, and as a result, lot availability remains exceptionally scarce. Two lots have sold, closing at $2,200,000 and $2,700,000 respectively. Currently, there are 4 lots available, listed between $800,000 to $2,950,000.
With so few buildable parcels remaining, lot values continue to rise, driven by both scarcity and the increasing challenge of finding comparable locations within North Scottsdale.
The Estancia lifestyle continues to attract buyers who value privacy, exclusivity, and luxury. With limited inventory, sustained demand, and rising values, the market outlook for the remainder of 2025 appears strong.
