VISION STATEMENT The vision for the proposed site is not only to revitalize the area as the heart of Boulder, but to pump Boulder’s veins full of culture.

By celebrating Boulder’s roots and striving to further develop it’s rich culture the sense of community, Boulder will be united as a body.

Culture is the bridge that connects people to people, therefore, it is important to designate a space for the expression of culture as it is a key aspect of a community’s identity. Culture is celebrated via expression of the arts. Music, dance, cuisine, art and film will be prioritized to give a living beat to the heart of Boulder.

From a contextual standpoint, the proposed site is located as the heart of Boulder. It’s is located at the convergence of downtown Boulder and Boulder Civic Area and is centered between Pearl Street and CU Boulder. The RTD bus terminal is within close proximity to the site, making its centrality especially pertinent.

Pearl Street mall and the University both function as social hubs in the city of Boulder, however the circumstances for social interaction in these areas are vastly different. Life at CU Boulder is centered around education where as Pearl Street Mall places value upon leisure and entertainment.

Geographically, the proposed site is centered between these two different lifestyles, creating a unique opportunity to celebrate differences.

Unfortunately, the site is also centered on the high hazard flood zone and 100 year flood plain. This creates demand for a 5 foot proofing requirement on all newly constructed buildings. This constraint however, supports the notion to raise permanent uses such as residential units, office space and restaurants. As shown at left, existing vegetation on the site is limited relative to adjacent areas. This highlights the need for newly planted trees and roof top gardens.

Suggested Square Footage - 53,oo0 Proposed Square Footage - 45,000 Floor Area Ratio - 4 The city function building consists of four stories, a tree-house deck as well as Persian inspired roof top gardens. This building is surrounded by intriguing outdoor space that it intended to increase productivity and the physical attractiveness of the site. The aesthetic of the space sparks curiosity and conversation, actively encouraging community engagement and exploratory interaction.

Suggested Square Footage - 25,2o0 Proposed Square Footage - 25,700 Floor Area Ratio - 2 This two story parking garage is embedded in the bottom floors of the site’s north eastern most building. is located within proximity to office buildings as well as the public market and has entrance points along both Canyon Blvd and 14th Street. The south side of the structure is masked by modern architecture to improve the aesthetic of the site however the northern side is designed to make circulation legible and simple.

Suggested Square Footage - 75,600 Proposed Square Footage - 78,000 Floor Area Ratio - 2 The residential unit is conveniently placed above the public market and office building. The unit has direct access to the parking structure and has views of Boulder Civic Area and the Flat Irons.

Suggested Square Footage- 18,00 Proposed Square Footage - 20,000 Floor Area Ratio - 0.95 The office space on site is intended to function as a collaborative work space that supports interdisciplinary areas of profession. The office shares a tree-house deck with the city function building promoting communal engagement in civil efforts.

RETAIL PUBLIC MARKET Suggested Square Footage - 18,000 Proposed Square Footage - 21,000 Floor Area Ratio - 1 The Public Market is intended to feature locally sourced and sustainably farmed produce. The space functions as a more permanent version of the farmers market that is hosted on 13th Street.

Suggested Square Footage - 12,oo0 Proposed Square Footage - 12,000 Floor Area Ratio - 1 The Retail unit on the site is intended to feature a selection of local vendors that sell to the people of the Boulder community. Though it may seem insignificant, the fashion industry plays a role in progressing the cultural atmosphere in a community. By supporting businesses that know the people and the culture of Boulder is a great way celebrate our identity as a body.

Suggested Square Footage - 2,400 Proposed Square Footage - 19,000 Floor Area Ratio - 1.85 Restaurants on site are located on the second story of the south eastern building. Restaurants and cafes feature outdoor dining experiences that face the flat irons. This experience is ultimately designed to connect visitors to the natural world which is a cultural value of the Boulder community.

Proposed Square Footage - 15,000 Floor Area Ratio - o.8 Proposed green roofs function as produce gardens for restaurants as also create interactive green space for the community to enjoy. These gardens hold a practical function as well as an attractive aesthetic quality that is available for the public to explore.

Suggested Square footage - 8,000 Proposed Square Footage - 8,200 Floor Area Ratio - 0.35 The expansion of the Boulder Museum of Contemporary Art highlights the significance of art in culture. This expansion creates the opportunity to display and celebrate work from more local artists.

Suggested Square footage - 24,000 Proposed Square Footage - 24,200 Floor Area Ratio - 1 The performance center serves to increase activity on the site and develops a sense of community at the heart of boulder.

Performance events initiate inter-community connection and fosters inspiration.

THE IMPORTANCE OF FOOD Food evidently occupies a large majority of the site’s proposed uses. However cuisine is one of the most expressed forms of culture that carries the history and tradition of a people. Food has the power to generate an emotional experience.

Depending on our origins, a single dish can remind us of home or transport us back to thanksgiving with our families. Providing diverse options creates an atmosphere of inclusivity that appeals to many peoples taste buds in addition to their heart. Food also has the ability to encapsulate our values as a community. Boulder has a large demographic that places value upon food ethics. Our intension is to support farm to table restaurants to FrenchJapanese Cuisines that are centered around sustainable farming an provide vegan and vegetarian options.

THE IMPORTANCE OF MUSIC, DANCE AND PERFORMANCE Music, art dance and performance all have ties to cultural heritage. The value of placing all these uses at the center of Boulder gives it’s “heart” a living pulse. Music, dance and performance are all very basic forms of expression.

Designating a space for people to simply be themselves and express what they are feeling is an important aspect of community identity however it is also

THE IMPORTANCE OF FILM The role of film in culture is to give life to inspiration. Film is incorporated into the heart of Boulder through it’s outdoor theater that is located in central plaza. the film screen is visible from the restaurant deck giving dinner and a movie a new meaning. The film venue is intended to show a variety of different inspirational films that focus on adventure, culture and universal topics.
